An annual Bellalago tradition, the Bellapalooza Spring Carnival was a hit again this year as residents, friends, and the greater community came together along the shores of Lake Toho. A family-friendly event, Bellapalooza peaked every interest with carnival games and an Easter Egg Hunt for the kids plus live music entertainment and a fresh farmers market for the adults. Great community events like this are just one of the many highlights and events that set the pace for the Bellalago lifestyle! With a social calendar planned for residents and their guests of all ages, invite your friends and family for a Bellalago experience. E

vergreen Lifestyles Management is truly blessed to have the opportunity to manage Bellalago and Isles of Bellalago. I am personally excited to be back at Bellalago and working with our fantastic residents and the staff to get things back on track. Many of you have reached out to us concerned for the existing staff here at Bellalago. I want to let you know that we are happy to report that the whole team will remain unchanged at this time. Doug Gilbert will be taking on the role of Club Manager and focusing on the club aspect of the business. This means he gets to work closely with the Lifestyles Staff and the Maintenance Teams to ensure the facilities are in tip top condition for your enjoyment. Doug gets to continue his passion for fitness and wellness and will be focused on the club elements to deliver a first class service to all our residents and guests using the Amenity Centers. Doug has done a great job over the past few months keeping things moving along, and I know he will continue to be a great asset to the Evergreen Lifestyles Management Team. Gloria Hernandez will be our Community Standards Manager within Bellalago, as well as working with our team all over Central Florida to continue to grow her knowledge of the community association business and gain experience. Gloria stepped into the role of assistant manager to Doug, and

has done a great job supervising the restroom renovations at Bellalago. We look forward to her continued growth within the Evergreen family. It has been a hectic few weeks as I get up to speed on the last few months and what’s been taking place around the community. By the time you read this newsletter, we will have already held a welcome meeting and shared with you all our plans for the future and Evergreen’s commitment to the community. Over the coming months we will be looking to achieve several things: • Getting residents signed up on the new Bellalago Lifestyles website so we can improve the overall communication of events, meetings, and general community items. • Re-establishing the advisory committee. • Have a solution to the long term vibrancy of the onsite restaurant facility. • Completing the pool resurfacing projects and face lifts at both Amenity Centers. • Completing the restroom renovations at Bellalago. • Have a timeline in place for the delivery of new gym equipment at Bellalago. • Expand the Lifestyles program and offer more opportunities to enjoy the great lifestyle Bellalago has to offer.

As many of you already know, the Bright House Bulk Agreement has been renegotiated with AV Homes and a lower cost has been agreed. This change will be seen in your assessments paid monthly. New coupon books will be arriving very soon, if they have not already. This communication will also include details to sign up for our new website, as well as details on how to make payments and set up ACH options for your monthly assessments. We will be accepting payments at the Amenity Centers for the month of April only! After this month all payments must be either mailed, paid online, set up with your bank to issue auto payments, or set up with ACH. Teen Volunteer Program

T

he benefits of volunteering are virtually endless; for teenagers, it has additional bonuses. It looks good on college applications, helps with scholarships, teaches different skills, adds to your resume, and makes you more appealing to employers. Volunteer experience looks fantastic on a college application and in some cases makes you eligible for certain scholarship assistance programs and/or financial aid. It gives you an advantage when applying for a school as it serves as work/life experience. Some schools may even give you credits for volunteer work. Volunteering demonstrates commitment, work ethic, and is a testament to your character as a hard worker. When you volunteer, you not only acquire valuable skills that will help you in the future, you strengthen your resume and it helps you in the real world. Volunteering will also help you seek employment. Many employers prefer some sort of work experience and volunteering counts as hands-on work experience. Volunteering also gives you opportunities to meet new people and expand your social group beyond the walls of your school. You will learn some interpersonal skills that will help you in future endeavors. Volunteering

tends to bring like-minded people together, sometimes forging lifelong friendships. There are a plethora of benefits from volunteering as a teen. You gain hands-on experience that will give you the tools and leverage you need when seeking employment and/or applying for college. It also expands opportunities for friendships and of course one of the best benefits of volunteering is knowing you have made a difference in your community. There are many events within Bellalago that you can participate in, including kid’s crafts (with Liz), movie nights, and other events we’ll have in the months to come. One of the bigger events in April is the field day event where there will be different events and fun activities to participate in. This event will be lots of fun, so come help out and enjoy yourselves with friends. We will also be working on other events for teens and would love some feedback, opinions, and suggestions to make this program more appealing.

Learning to Relieve Stress BY DOUG GILBERT, LCAM, CLUB MANAGER

H

ello everyone! The Lifestyles Team and I want to thank you for your extreme patience over these past few months. I will admit there were been ups and downs in the first quarter of the year, but the outlook going forward will be very exciting and I am definitely looking forward to change and getting back to some exciting times at the Amenity Centers! As some of you may know, I have a background in fitness and wellness and although over the last year and a half I have been focusing on the community management side of things, I still find time to read about new ways to stay healthy and fit as well as learn about new workout trends, gadgets, and other things in the fitness world. The start of the year may have been a bit stressful at times. This is typical right after the holidays, but there are ways you can deal with stress and not let it bring you down. People get stressed for different reasons - a big sports game, an office presentation, deadlines at work, even other people and relationships. All of these can cause stress. The feeling of mild anxiety can cause different outcomes, even negative consequences. A student can fail his or her exam simply by being stressed out or when he encounters a mental block that prevents effective study or getting the right answers on an exam. Stress, as a normal human reaction, is the body's reaction to rising challenges and 6

tough situations. Everyone, in some way or another, encounters stress. It is simply inevitable. People and events tend to clash, therefore resulting in stress. People work, play, study, do things everyday, and it is impossible not to feel stressed in one way or another. Sometimes when people do not want to deal with these everyday stresses, they turn to medications. A healthier approach to relieving stress is by practicing stress relieving techniques that can maintain the person's state of balance and regulation in both body and mind. Exercise is a stress relieving technique that is not only good for your physical health, but also helps relieve a person's tension and frustration. Sports and other fitness routines are excellent ways to relieve tension. Many people who want to manage stress go to a boxing class, join a cycling club, or engage in other exercise activities that would allow them to release their stress. Aside from exercise, another useful technique is to practice deep breathing, which gives the person a feeling of relaxation. Proper breathing counts and rhythm can be used as a stress relieving technique, that eventually lead to relaxation. Relaxation activities such as Yoga or Tai Chi can also eliminate stress by relaxing the mind and body, and thereby relieving stress patterns around the body. Yoga and Tai Chi also help develop concentration and positive body awareness. These Oriental

Arts have been practiced by millions of people for centuries and medical research has documented the beneficial effects of these modes of exercise. By moving slowly with ease and always in a state of relaxation, the person performing these activities will feel good, and soon the feeling of relaxation will follow. Muscle relaxation also works in relieving stress. By deep breathing and constant contraction and relaxation of different body parts, the person will feel relaxed after every contraction, which also releases stress. Massage therapy also helps fight stress. Massaging your scalp, putting pressure on your shoulders, or even your eyes can really decrease stress in that certain part of the body. Take a second look at these stress relieving techniques and try one or two. They have helped me get through the last few months! I encourage everyone to try the Yogalates and Tai Chi fitness classes offered here at Bellalago (I’ve heard some really good feedback about them): • Yogalates - Tuesdays at 6pm at the Isles of Bellalago Amenity Center • Tai Chi - Wednesdays at 10:15am at the Isles of Bellalago Amenity Center

I

would like to welcome the many new homeowners to Bellalago. It has been a pleasure to see the community grow in just a few short years. For those homeowners who are not aware, my contact information has changed and is provided below. I will be discussing a few topics pertaining to ARC applications, violations, and community updates. Just as a reminder, all homeowners must submit ARC applications for all exterior work to their homes, including yard art, potted plants, landscape lighting, etc. In addition to the ARC application, there may be additional documents that must be submitted for review by the committee. Keep in mind that ARC applications can take up to 30 days for review, so it is imperative that your applications (along with the required documents) are submitted ahead of time. You may also log onto BellalagoHOA.com to review the Architectural Guidelines, should you need to look up any stipulations on work that you want to have done such as fences or screen enclosures. Feel free to contact me should you have any questions regarding Architectural Requests. We are continuing to send letters for ongoing violations such as trash/ 8

recycle containers, vehicles parked in the street or blocking sidewalks, landscaping, etc. Please remember that trash/recycle containers cannot be stored where it is visible from the front of the home. We have also received several complaints about vehicles blocking the sidewalks. Please be aware that pedestrians as well as residents who ride bicycles in the community must have access to sidewalks at all times. Reminder letters for the 7-year paint requirement will continue to go out. If you have already painted your house, please call or email me so that we can do the final inspection and update your account. If you need an extension, please contact me to avoid receiving letters and fines. We did find that there were quite a few homeowners who submitted ARC applications for paint that were approved, but have not painted their homes. Violation letters will continue to go out to those who have not painted or are past their extension request date. In the past few months we have also worked closely with our maintenance staff and landscaping vendors on updating and maintaining the common areas. I would like to recognize our maintenance staff and point out some of the things that we

may not notice on our day to day commute through Bellalago, but really make a huge impact on the look of the community. They have painted and upgraded the lighting on all of the monuments in Bellalago, inspected and repaired sidewalks, and have done a great job assisting the staff and vendors with the renovations of the Amenity Centers. Floralawn has done a fantastic job trimming the palm trees in the community as well as the Amenity Centers. They have also completed trimming all of the oak trees, pruning the crepe myrtle trees in the common areas, and have updated the landscaping in the pool areas. It has been great working with our staff and vendors on the renovation of the Bellalago Amenity Centers and we really hope that you continue to enjoy your experience at Bellalago. Spring Activities

Fun for the Whole Family BY KELSI CLONTS, ACTIVITIES COORDINATOR

I

t’s spring! The sun is shining, birds are chirping, and the flowers are blooming. This is my favorite time of the year. The weather is not too hot, nor too cold, and the flowers are beautiful. To celebrate this gorgeous spring, we will be planning some exciting events. But first, I would like to talk about the events we already had at the beginning of 2015! On Saturday, February 14th we had the romantic and elegant 50 Shades of RED Valentine’s Dance. The Welcome Center was transformed into an intimate atmosphere with different shades of red, stunning rose centerpieces, and some risqué props! The food from Vital Flair was delicious once again and DJ Ahmed did a fantastic job with music and lighting. Liz made beautiful favors for everyone to take home. The residents and guests ate and danced the night away and I believe if you asked them, they would say they had a wonderful time. 10

Right before Easter, Lifestyles puts on a spring carnival. The Second Annual Bellapalooza was held on Saturday, March 28th at Bellalago’s boat lift area. There were games, bounce houses, an Easter egg hunt, farmers market, food trucks, health fair, crafts, and a DJ! Wow, there was a lot! This was open to the public and everyone had a blast! This spring, we’ve planned some exciting events. In April, there will be the first ever Men’s Game Night! On Monday, April 13th from 7pm-9pm, men 21 and over can come relax, play Texas Hold em’ and dominoes, and drink beer! It’s BYOB. This event does require purchasing tickets in advance ($5 per gentleman) and they will be available at both Amenity Centers. Next on April’s list is the Family Board Game Night on Friday, April 18th from 6pm-9pm. Come to the Bellalago Amenity Center and play all types of board games including

Sorry, Operation, Connect 4, Clue, Life, Battleship, and more! This is a FREE event for Bellalago residents of all ages. On Wednesday, April 22nd, Ladies Night is back! This month the ladies will be making candles. Ladies Night is from 7pm-9pm at the Bellalago Amenity Center. This event does require purchasing tickets in advance ($5 per lady 18 and up) and they will be available at both Amenity Centers. On Saturday, April 25th Lifestyles will be putting on an Adult vs. Kid Field Day! Come by the Bellalago Amenity Center from 11am-3pm and play games, compete against your fellow residents, and win prizes! Teams will be broken up by age groups. This is a FREE event for residents of all ages. Sign-up is required for this event. Lastly, on Thursday, April 30th, we’ll be hosting the first ever Dessert Night for adults! From 7pm-10pm, come by the Grille at Bellalago and listen to John Dorian sing while playing his guitar,


eat dessert catered by Vital Flair, and mingle with your fellow residents! This is a FREE event for residents 18 and over only. The month of May will also be a busy one! Starting off on May 2nd-3rd, the Community Yard Sale is back! If you would like to participate in the Yard Sale, please sign up at either Amenity Center. The deadline to sign up is Monday, April 27th. Next on the list is the Safety Workshop on Saturday, May 16th. Stop by the Bellalago Amenity Center and listen to firefighters, police officers, and other emergency dispatchers discuss safety and you might even have the privilege to tour their vehicles! This is a free event for Bellalago residents of all ages. Can you believe Memorial Day is just around the corner? This year, Memorial Day is on Monday, May 25th and we’re planning a celebration! First off, a flag ceremony will be conducted at the Bellalago Amenity Center. Following the flag ceremony, you are welcome to join us on the pool deck for an old fashioned barbecue bash with music, games, and fun for all ages. This event will require purchasing tickets in advance from the Lifestyles Team. Bring your family and friends for a wonderful day out in the sun. The event is $10 per adult and $5 per child 10 and under. The Flag Ceremony and the event is from 11am-3pm. The pool will be open only to residents who have purchased tickets in advance and will reopen at 3pm for open swim. Lastly, our monthly Ladies Night will be held on Wednesday, May 27th. This month, Ladies will be making cards! This event does require purchasing tickets in advance ($5 per lady 18 and up) and they will be available at both Amenity Centers. School is finally out in June and it’s time to celebrate! On Saturday, June 6th, celebrate with a Video Game Tournament! From 5pm-8pm come by the Bellalago Amenity Center and compete with fellow gamers. The game is TBD. Other games will be available after the tournament. This is a FREE event. Sign-up sheets are located at both Amenity Centers. Since the Fishing Day in January went so well, Lifestyles and the Fishing Club have decided to do another one! On Saturday, June 13th from 4pm-6pm stop by the boat lift area and enjoy fishing with the Fishing Club! The bait and fishing poles will be provided by the Fishing Club, but feel free to bring your own if you choose. Water and snacks will be provided by the Lifestyles Staff. This is a free event for residents of all ages. Sign-up sheets are located at both Amenity Center. Since school is out, I think it’s time for a movie night! The movie is TBD for Friday, June 5th and on Friday, June 19th at 8pm we’ll be showing The Spongebob Movie: Sponge Out of Water. This is a free movie night for residents of all ages. Popcorn is complimentary while supplies last. Soda,

juice, and water are $1 each. In June, Ladies Night will be held on Wednesday, the 24th from 7pm-9pm. The ladies will be making No Sew Blankets! This event does require purchasing tickets in advance ($5 per lady 18 and up) and they will be available at both Amenity Centers. Lastly, for the end of June, we will celebrate with an Ice Cream Social! Come join the Lifestyles Team at the Bellalago Pool and enjoy some ice cream sundaes, music, and the summer sun! Create your own sundae with chocolate or vanilla ice cream and MANY different toppings. The event will start at 12pm. Please purchase tickets in advance. Tickets are $2 per person and $2.50 the day of event. WOW, what a busy few months we’ll be having and it’s going to be a blast! I cannot wait to spend the spring and summer months with you all. Although we have been doing an excellent job, I still want to remind all residents: PLEASE do not forget to purchase your tickets in advance so we can provide adequate food for everyone. Catering companies require final numbers no less than three days prior to the event. The reason we sell tickets for events is to make sure only residents who purchase the tickets are the ones partaking in everything provided at the event. Purchasing tickets in advance helps us plan more appropriately with enough food, games, and entertainment for everyone, and as an added bonus, it does not give me panic attacks! Lease Applications & New Resident Registration BY GISELLE RODRIGUEZ, MEMBERSHIP COORDINATOR

ow! April snuck up on us and here we are, over three months into 2015. I hope these last months have treated you well and hopefully you’re sticking to your New Year’s resolutions! For those of you who may not know me, please allow me to formally introduce myself. My name is Giselle Rodriguez and I have been your Bellalago Membership Coordinator for the past two years. I’m from Leominster, MA and I’m now happy to call Florida my home. Some of my hobbies include singing and bowling. My responsibilities are, but not limited to, working with new homeowner leases, renewal leases, property managers, and new homeowner registration. At this time, I would like to briefly cover some of the rental procedures and policies for the community. Beginning in May 2012, the Bellalago/Isles of Bellalago HOA implemented its 4th Amendment/ Lease Application Procedure, which applies to ALL new and renewal leases. Please take note of the following regarding this procedure: • Per the Governing Documents, each adult (18+) residing in the home are required to complete the lease application and a background check. • All lease applications must be submitted 30 days prior to the start of lease term for processing. • Once the application is submitted and processed and the background check is complete, the next step is 14

for the Board to review for approval or disapproval within 30 days of submittal. Once the application has been reviewed and approved/denied, we will contact the tenants with the Board response.

There is a charge for all leases (new and renewal). I am available to answer any questions and to provide additional information and required documents pertaining to this process. I can be reached via phone or walk-in at the Isles of Bellalago Amenity Center. Once approved, new tenants are to schedule a Bellalago Orientation in order to receive their Bellalago ID card, which will allow them access to Amenity Center facilities. At this time, tenants will also receive their transponders which will grant access into the Bellalago/Isles of Bellalago gates. Please note that there is a $25 charge per transponder issued and a maximum of four (4) transponders per household. All renewing tenants will have their transponders activation period extended based on the terms of the new lease. Renewing tenants are asked to stop by the Amenity Center to renew their Bellalago ID at no charge with the updated end of lease term date. The procedure in place for new homeowners at this time is the Warranty Deed along with identification need to be submitted in order to be registered into our

system. Once this information is provided, the homeowner will be registered into the community DwellingLive system. This will give new homeowners access to review their individual profile which includes all general information (homeowner address, mailing address, email, phone, etc.). In addition, homeowners will have access to add/remove any permanent or temporary guests and all vendors. If at any time you need assistance with your DwellingLive profile, please feel free to contact any of the members of your Lifestyles Team. Working at Bellalago has been a great experience and an absolute privilege. I enjoy being one of the first Bellalago team members visited by all residents. Fortunately, we have a great community with excellent residents that I enjoy interacting with and helping on a daily basis. If you have any questions or concerns, feel free to stop by to see me at the Isles of Bellalago Amenity Center from 8am–2pm, Monday through Friday.
