ctober is here already, and the end of another year is in sight. Now is the time we start to get serious about the holidays, as we have already seen with all of the Halloween goodies in the stores! Here at the Bellalago and Isles of Bellalago Community, we also look forward to our annual “Hellalago: Tent of Terror” events where the residents gather for fun and fright! For those of you who have not participated, this year’s event would be a great time to do so!

Access Cards Community ID Card must be present when entering the Clubhouse or using any area of the Clubhouse facility. The picture on the card must match the person presenting the card. If you lost or misplaced your access card, you must replace it if you would like to utilize the facilities. The fee for a replacement card is $5. Please treat your access card the same way you would treat the key to enter your home. Anyone needing to update a lease or that may be in need of a new card due to damage or loss, is advised to obtain a card prior to the upcoming holiday season.

Basketball/Tennis Court Surface It has been a little over a year since the basketball and tennis courts have been resurfaced. The work that was performed effectively rejuvenated the worn surface so that it would once again be enjoyable for the resident to play. This new surface seems to be desirable for other activities such as rollerblading, biking and skateboarding. We ask that you please refrain from using the courts for anything other than it’s intended purpose as these activities cause excess wear and damage to the surface. We appreciate your understanding and cooperation. 2

Volunteering A great way to help give back to your community is through volunteering Bellalago has many high school students and adults that live within the Bellalago and Isles of Bellalago Community and are in need of volunteer hours. If you are interested in potential volunteer opportunities, please email Brittany and include your name, Bellalago address and contact number. If you are a high school student, please include the name of the school you are attending. We will add you to a contact list for when these opportunities become available. Volunteering is not just limited to students, as all Bellalago and Isles of Bellalago residents are encouraged to become involved in the community and provide a fun and welcoming experience for all. I

t has come to our attention, through our site inspections and residents informing us, that some are not disposing of trash appropriately. This has resulted in a widespread scattering of trash in various neighborhoods. Please remember that all trash must be in garbage cans/containers and should not be placed outside the home for pick up earlier than 6pm on the evening preceding pick up. Garbage bags left out, not in containers, are an open invitation to an array of animals breaking the bags and making a mess. Please help us keep the community clean and prevent us from having to send violations and/or self-help cleanup invoices. If you have any questions regarding trash pickup days, you can call Waste Management at 800-829-7370 and someone should be able to assist you. Update on School Area With school back in session, the reports of unsafe activities have unfortunately resumed on Weatherfield Drive. Cars driving in the wrong direction, vehicles parked on sidewalks and other residents’ driveways, and vehicles stopped in the middle of the road are just some of the issues. In reviewing this situation, it appears every attempt has been made to accommodate a process/procedure/activity to help with, but this area was not designed for the issue and each attempt has subsequently failed. This area was designed for pedestrian and bicycle access to the school grounds, but not as a parking lot to drop students off or to wait for them to be let out. While the one-way implementation has definitely benefited the area and we will be continuing that restriction, we will also be purchasing “Loading and Unloading Only” signage, eliminating all parking related to the student drop off and student pick-up process in this area. We will be directing our patrol services to this area to enforce these restrictions. Once we have the signage in hand, we will send out another email blast announcing its installation. We believe this change is for the benefit of the residents in the area as well as those parents and students frequenting this location.

Staff Spotlight

Oscar Gonzalez - Lifestyles Attendant Q: How long have you been with Evergreen? A: I have been an Evergreen employee since June 26, 2017, but I was a Security Supervisor for more than 10 years for Bellalago.

Q: Can you describe your current job in a few sentences? Talk about what a work day is like for you. A: My duties are to monitor the pool area, assist any residents, their guests and children with any concerns while making sure that everyone is enjoying themselves in a safe manner. I assist residents inside the center with orientations, bar codes and keeping the residents up to date with all of our future events and activities. I make sure to stay up to date and full of information about everything in this community so I can better assist anyone that needs help. I also participate in all Bellalago events, doing anything that is needed. The first thing I do when I come in is do a full walk through outside and inside the center to make sure it looks presentable and that nothing is broken or vandalized from overnight. I check the pools to make sure that the temperatures are good, the water is filtering, and they are clean of debris. I then check my emails and if there are any orientations scheduled for the day. I clean the gym when the activity is low to make sure all the equipment is ready to be used. I do all of this while assisting residents in anything they need and

monitoring the usage of the center by making sure that those using it are permitted to do so.

Q: What’s your favorite thing about your job so far? A: My favorite thing about my job is the everyday interactions with residents and guests. I also enjoy the camaraderie and being a part of a team that encourages one another to do our best.

Q: What’s the most challenging part of your job? A: The most challenging part about the job is not being able to help someone when they need it, whether it’s because I don’t have enough information to help them or it’s not my department. Also when the pool is extremely busy and I need to make sure that everyone is safe while having fun.

Q: Do you have a surprising personal factoid to share? A: A personal fact about me is that I came from a very rough neighborhood upbringing, but I choose not to let that define me. I strive to be there for those around me, never judge them, and pay personal attention to them - giving without expecting anything in return. I had a resident tell me that they felt that my greeting and smile is sincere every time they see me.

Q: Any final words? A: I wish I had become a member of Evergreen and the Lifestyles Team sooner!

Violations Committee

W

ith the initiation of the Violations Committee and our first meeting in August, we thought it appropriate to discuss the violation process in this quarter’s newsletter. When a violation is observed at a specific address, a notification is sent to the homeowner’s information within our system. (It is important that the proper address and contact information is accurate on the account to ensure any communication/notifications being sent are going to the appropriate location). In most cases, a “Friendly Reminder” notification is sent first to merely bring the issue to the resident’s attention. If this is not acted upon, a First Violation Letter is then sent and, if necessary, a Second Violation Letter is sent. The Second Violation Letter puts the issue in front of the Violations Committee if it is not resolved in accordance with the time stated in the letter. During the Violations Committee meeting, homeowners are given the opportunity to discuss the non-compliance issue with the Committee members. Failure to appear at this meeting does not prevent the Committee members from imposing a fine. The fine is $100 a day, for up to 10 days, which is placed on the homeowner’s Association account. In accordance with the governing documents, there is no formal appeal process to receiving a fine. On August 9th the initial Violations Committee meeting took place. The committee reviewed 26 violations that resulted in 21 approvals to impose fines on the homeowners and five extensions, with stipulations, were extended to the remaining homeowners. I would like to thank the homeowners on the Violations Committee for their commitment and time to the Bellalago community. Violations and its process can be tedious and an unappealing part of community management, but a necessary one to keep Bellalago beautiful! The holidays are a fun time of year and many residents show their holiday spirit by decorating their properties accordingly (including for Halloween and Christmas). As a friendly reminder, holiday decorations must be removed no later than 15 days after the holiday to avoid any notifications or violations. ummer has passed and we welcome the fall with open arms! With the holidays coming our way let’s remember to keep our health and fitness a priority. Many of us can admit that we struggle with making the right choices for our health and fitness. The great privilege residents have is that Bellalago offers numerous fitness classes that can benefit you without having to leave your community. We are honored to have excellent fitness instructors that are full of experience to help you achieve your goals. Please review the fitness class schedule on page 9 for more detailed information on the classes offered at this time. Bellalago residents - this fall lets “FALL into Fitness.” We would love to see you join our fitness classes! And for healthy eating, below is a recipe that you can try over the holidays!

3 Bean Vegetarian Chili Combine the first 12 ingredients below in slow cooker. Cook on low for 8 hours. (myrecipes.com) • 1 ¾ cups organic vegetable broth • 1 cup chopped onion • ¼ cup chopped seeded jalapeño pepper (2 peppers) • 2 teaspoons chili powder 8

New Twist On

Back to School Bash

e took our annual “Back to School Bash” and added all the colors of the rainbow. Why? Just look at the pictures and see for yourself what a fantastic time was had by all! The first ever color paint party was held with 200+ people in attendance and had residents asking for more. Billed as the “Back to School Bash” they added the twist of color, it was the first event of its kind at Bellalago. The Lifestyles Team routinely throws well-attended and high-caliber events, but they had never thrown a color paint party, never tried an event with powder paint, and it was a huge success, with kids and adults alike wanting more. Bellalago Lifestyles Team leaders, Doug Gilbert, Amy Mallinder, Giselle Rodriguez and the whole Bellalago team that included maintenance, all pulled together to pull off the afternoon event. A true example of team work. The day began early at 7 when Merry Minstrel, an Orlandobased full-service carnival company, arrived and began setting up. By noon–the party’s official start time–everything was ready: inflated water slides, a giant obstacle course, trampolines, game trucks, and a shallow pool complete with three floating humansized hamster balls. Adding to this was awesome refreshments 10

from Chef John and the Bellalago Grille, as well as cold ice treats, and a kids craft station. Kids and parents had two and a half hours of jammed packed fun, all building up to the grand finale, the paint party. White T-shirts were provided to all ages, and the mood was set. DJ Joe Magic did the buildup; everyone was issued small bags of color and told to hold on to it for the countdown, (over 500 individual bags of color were prepared ahead of time). The countdown began, 5.4.3.2.1 – and the air was filled with rainbow clouds of color as kids and adults threw handfuls of powdered paint into the sky. So many smiling laughing kids and adults, it was amazing. They repeated the paint toss three times, each time getting more and more covered in all colors, and kids wanting more and more. At the end of the last color storm, Evergreen staff hosed down everyone that wanted to be rinsed off before heading home. Doug, Amy, Giselle, and the Evergreen Lifestyles team were completely satisfied with how the event turned out. Based on how much fun the residents had—and how many are asking for a repeat—the Back to School Bash and Paint Party will likely become a regular on the Bellalago Lifestyle calendar.

The Architectural Review Committee

A

re you getting ready to paint your home, replace trees or fence in your backyard? Whether you are a first-time homeowner or long-time resident, it is important to know that before you start work on your home, it is required that your plans are reviewed by our Association’s Architectural Review Committee (ARC). The ARC assists homeowners in the process of making any changes to the outside of their property. The committee’s job is to make sure that the project follows the Association’s Architectural Review Requirements and CC&Rs. The ARC request form and supporting documents have to specify the size and style of the project, types of building materials and overall look. This information must be submitted and reviewed before the work starts. Unapproved changes might legally have to be removed at the owner’s expense. The ARC helps maintain the aesthetics and

property values of our community. When the homes’ exteriors are in good shape, grass is cut, and hedges are trimmed, the community is attractive to prospective buyers, renters, and property values are preserved. The ARC usually meets once a month, at the end of the month. The Bellalago Architectural Review Guidelines request form and list of supporting documents can be found at BellalagoHOA.com.
