The Club Owner has approved the 2023 budget as follows:
Avatar Properties – Bellalago Club $167.70 (the breakdown for the fee is $41 assessments + $115 membership fee + $11.70 sales taxes)
A FEW THINGS TO REMEMBER
» Please contact your financial institution if you are enrolled in autopay to make the changes that reflect the current monthly fee to avoid late fees and charges.
» Remember that the due date for payments is the first of each month; therefore, please send payment in advance to allow the United States Postal Service to deliver your payment on time.
» Ensure you are sending two separate checks. One for the HOA fees and another for the Club fees. Failure to do so will result in having a credit on one account and a past due balance on the other.
» If you have an outstanding balance on your account you must make the payment for the difference. Autopay will not cover past due assessments and the amount paid will cover the past due first before applying to the current balance.
HOMEOWNER ASSESSMENT PAYMENT OPTIONS
1. Mail a check to the Lockbox address below made out to the Community Association: Bellalago & Isles of Bellalago Community, Inc. and Avatar Properties - Bellalago Club C/O Evergreen Lifestyles Management, LLC PO Box 98121 Phoenix, AZ 85038-0121
2. Enroll in ACH, Auto-Debit, through the online portal which pulls assessment charges at no cost to the owner.
3. Setup and submit payment through a 3rd-party payment system, PayLease, to allow for credit cards, as well as payments through an online bank account. This site, however, charges the owner additional fees associated with the transaction. Payment through a bank account is $2.95 and credit card payments are 3.25% of the total.
Existing reoccurring E-Checks will not carry over to 2023. Owners on reoccurring E-Checks will have to enroll in an alternative method of payment.

As we start another new year, we always start with a list of resolutions that we are looking forward to accomplishing. Sometimes it is hard to accomplish everything we wrote down and it’s ok not to complete it. Let’s just take time to put our priorities together and leave the small things for last, but giving them the same importance as the ones we identified as our priorities. We made so much progress during 2022, and although it might look as if we are still missing so many things, knowing that we have something to create, fix or replace, gives us a chance to look forward to the next day. This year we painted all the pergolas, and our pier is finally a beautiful reality. Other projects that we have completed, that might not be visible, we worked on with much pride for our residents to enjoy. Our commitment to this community is stronger than ever, to provide exceptional service and always have that small detail that
means so much to each of you. Receive from our Maintenance family a gift box full of positive wishes for you and your family and have a happy new year!

First Steps to a Great New Year
Written by SCOTT BROWN, HOA MANAGERHappy New Year! I hope that your holiday season was enjoyable and spent with family and friends. At the start of a new year, many people like to make resolutions and set goals for themselves for change they would like to see in their lives. Setting goals is a great first step to accomplishing change. Having realistic goals is the key to making them happen, and small steps can lead to big changes. Assessing where you are starting from and where you want to go from there is the how to begin.
If improving your health is your goal, take a good look at what your overall health is and start those small changes that can eventually get you to where you want to be. If you want to stop smoking, keep a count of how often you are smoking and strive to smoke one less cigarette per day and to reduce that number every week until you can quit entirely. If you feel like you need to reduce the amount of alcohol you are drinking, or eat less sugar in your diet, the same small steps taken regularly and consistently can get you a long way. If you are going to start exercising and it has not been your thing before, taking it slow and increasing the pace and duration slowly, but at set intervals, is the easiest way to stick with it for the long haul.
If your goal is to get out more and be more social, take a walk in the Community and say “Hi” to your neighbors while you’re out and about. Introduce yourself to that neighbor across the street that just moved in. Being a good neighbor is a great first step to being more social. Joining one of the many clubs in the Community is also an excellent way to meet people with similar interests. Volunteering with a charity or joining a church may be more of what you had in mind, just take that first step.
Improving one’s finances in the new year is a common goal and there are two ways to go, reduce expenses or increase your income. The
new year is a great time to have that talk with your boss about a raise. Turning a favorite hobby into a small side business is a great way to add income as well. Using credit cards less and debit cards more can help save on interest charges, so can paying off the balance each month. Making coffee at home instead of having that expensive drive through latte every day can save a lot of money and add up to big savings at the end of the month. Quitting some of those bad habits as I mentioned earlier can also lead to big financial savings. Setting up an automatic transfer from your savings account every payday can be an easy way to increase your savings. Setting up an IRA can help you save for retirement, and it can also be tax deductible.
However, you want to make a change, set your goals, and make them attainable. Then start taking those small steps and enjoy the progress you will make. Change is never easy but taken slowly it can be fairly painless.

The budgets for the Club and HOA were approved at the end of the year. The new assessment for the HOA for 2023 is $172 per month and the Club is $167.70 per month. Assessments are due on the first of the month and late after the ninth of the month. Please allow enough time for the mail to deliver on time. You can set your account up on automatic payments by using the ACH debit payment method set up through your online payment portal at BellalagoHOA.com

Being Neighborly
Written by OSCAR GONZALEZ, ARC COORDINATOR / HOA COMPLIANCEThe key to being neighborly? Communication. It’s often the best way to prevent and resolve conflict before it reaches the legal system. You don’t have to be friends or spend time together to achieve a peaceful coexistence, but you should try to be a good neighbor and follow these tips:
» Greet your neighbor. At the mailbox, while out on walks or when you see a moving van arrive, introduce yourself, learn your neighbor’s names and regularly offer a friendly greeting.
» Give a heads up. If you’re planning a construction project, doing landscaping alterations or hosting a big party, contact your neighbors beforehand.
» Do unto others as you would want done unto you. Treat neighbors as you would like to be treated, be considerate about noise from vehicles, stereos, pets, etc.
» Know your differences. Try to make an effort to understand each other. Differences in age, ethnic background and years in the neighborhood can lead to different expectations or misunderstandings.
» Be appreciative. If the neighbors do something you like; for example, new landscaping renovation or a fresh coat of paint on their home, let them know. They’ll be pleased you noticed, and it’ll be easier to talk later if they do something you don’t like.
» Stay positive. Most people don’t try to create problems. If a neighbor does something that irritates you, don’t assume it was deliberate.
» Talk honestly. Tolerance is important, but don’t let a real irritation go because it seems unimportant or hard to discuss. Let your neighbors know if something they’ve done annoys or is of nuisance to your home.
» Be respectful. Talk directly to your neighbors if there’s a problem and always be respectful. Gossiping with others can damage relationships and create trouble.
» Remain calm. If a neighbor mentions a problem they have with you, thank them for their input. Try to show that you are being considerate to their concern.
» You don’t have to agree or justify any behavior. Wait for any anger to subside before responding.
» Listen carefully. When discussing a problem, try to understand your neighbor’s position and why he or she feels that way.
» Take your time. Take a break to think about what you and your neighbor have discussed. If possible, arrange to finish the conversation at another time.

Once you have taken this orientation you will be given your Member ID, so make sure to come picture ready!

Making and Keeping New Year’s Resolutions
Written by KAYLEE FEBLES, LIFESTYLE DIRECTORHappy New Year! It’s that time again to create a New Year’s resolution for the year! From marking items off a bucket list, to getting into shape, or breaking an unhealthy habit, I know there’s a goal out there that you can accomplish! This can get overwhelming when you think of all the things you want to get done, and all the will power it takes to finish them - especially when life gets in the way. Here are some tips on how to set reasonable goals for yourself and to keep working at them throughout the year.
1. Be Realistic - A sure way to fall short of your goal is to make your goal unattainable. Set a reasonable goal that you know you can accomplish a little at a time until you’re at your desired outcome.
2. Plan Ahead - Some goals you have to change your whole mindset for! If you plan ahead and get into the mindset that the change is happening, it’ll be an easier transition.
3. Make a “Pros” and “Cons” list – Seeing the positive outcomes on paper will help visualize the change and why you want it so badly!
4. Track Your Progress - Keep track of small successes! Shortterm goals are easier to keep, and each small accomplishment will keep you motivated for the next one. Reward yourself for positive reinforcement!
5. Don’t Beat Yourself Up - Do your best each day that you can! That might look different depending on how you’re feeling or how the world is around you. Don’t feel down with little slip ups! Any progress is good progress.
6. Keep Trying - Even if you run out of energy on keeping your resolution, you can always start again! Take a week or two break, psych yourself up, and then try again! Don’t give up hope, you’ll be accomplishing all your goals soon!
The most important part is that you set goals for yourself, no matter how big or small, and try your best to better yourself or the environment around you. Keep the end goal in mind and you’ll be speeding through your New Year’s resolution in no time!
