If your bundle of joy happens to be a dog, then one of the responsibilities is picking up after your pet. When you live in a community you cannot just let your dog out and then close the door. Your pet must be on a leash at all times, and any pet waste MUST be picked up and disposed of in a waste receptacle. This is not only a community rule; there is also an Osceola County Illicit Discharge Ordinance in place. Dog waste is a hazardous substance that causes damage to grass and contains bacteria, viruses, and parasites that are harmful to the health of humans, animals, and the environment.

nce more we find ourselves celebrating a New Year in which we look forward to improving what we believe can be better. A new year gifts us with the opportunity to reach out to those who we may have distanced from for one reason or another, perhaps due to the busyness or because of our world of obligations and responsibilities. Christmas was a wonderful time to celebrate family, friends, the good moments we have and those who became a memory. The New Year is about new beginnings and being faithful that good things overcome those that make us question our capacity of accomplishing our dreams. Have you noticed how every season of the year has a different transformation? Winter represents the beginning of new things, spring is the time to bloom, and summer brings the warmth and memories. Last but not least, we experience in autumn the time to let go of all those things that prevent us from blooming and transforming into something wonderful!
station! During this past year, we completed the installation of LED lights on both tennis and basketball courts. We also enhanced the water stations in our dog park, but the enhancement does not stop here for our furry friends. Parking areas have been given a fresh coat of paint and new signs installed, identifying the parking areas and main entrances for Flip Flops restaurant. New motion lights were installed around the back of the outdoor dining area at Flip Flops. Our boardwalk was completed and you will soon experience a surprise that the Maintenance Department is working on. There are so many other things that we are continuously improving, so let’s start the countdown to great things and a productive 2024! On behalf of the Maintenance & Janitorial Team, thank you for allowing us to be part of your community. We look forward to a new beginning.

As a reminder, Bellalago and Isles of Bellalago is a Deed Restricted property that has Governing Documents, which set strict rules and regulations throughout the community. All homeowners agreed to abide by the Governing Documents when purchasing their home. For reference, these documents they can be found on BellalagoHOA. com. The Compliance Department uses these documents when inspecting the community. Once they find something out of compliance, they follow up with an email and letter to the proper address. Please do not ignore these notices to help avoid escalation of notices and fines being imposed. When a notice is received, please contact the Compliance Department at BellalagoCompliance@ Evergreen-LM.com or 407-848-1692.

If you intend on renting your Bellalago property, or potentially renting a home in the community yourself, please review the following items needed to properly submit a lease for processing.
4. A non-refundable new lease fee of $50 for each adult over the age of 18. Or a non-refundable renewal fee is $25 for each adult over the age of 18. Application fees must be paid in the form of a Money Order or Cashier’s Check. (NO PERSONAL CHECKS ACCEPTED.) 5. Copy of IDs to include: Driver’s License(s), Passport, State Photo ID, current vehicle registrations.

and prevent fish kill. Aerators pump air into the water to maintain a nourishing level of oxygen. A study was recently completed of the ponds which categorized the oxygen level in our ponds as red (critical), yellow (need help), and green (looking good). Six ponds have been identified as red and will be the first to get aerated.
e live in a unique community in Central Florida. While many resort-style communities are centered on a golf course, ours is focused on water. Did you know that the Bellalago community (Isles of Bellalago and Bellalago) has 25 ponds, a 230-acre lake with over 21 miles of shoreline, and that every resident has access to that lake as well as direct access to Lake Toho? Many of us live here specifically because of the beauty of water and want our ponds and lakes to stay as clean and attractive as possible. The Lakes and Ponds Committee was formed for that purpose and its members share that feeling. As a result, the Committee works closely with the Bellalago HOA Board, and the Board just approved several measures to help maintain the beauty we expect.
The second measure is hydrilla management. Hydrilla is an aquatic plant that has the ability to grow in various conditions, which gives it an advantage that allows it to out-compete native plants. Large infestations can cause oxygen depletion zones which can lead to fish kills. To combat the hydrilla, Tripoid carp will be introduced. These carp eat only the hydrilla and can keep it in check. They have previously been used in our community with good success.
The first is pond aeration. Dissolved oxygen in the water is crucial to maintain a healthy pond and prevent algae and scum from forming
Water management is an ongoing process and information of future actions will be reported as they become approved and implemented.

he purpose of the Landscape Committee is to provide guidance on landscaping matters to the HOA Board, the residents, and our management company, Evergreen, to ensure we are receiving all we are paying for in our HOA dues as it pertains to landscaping. Every resident of Bellalago wants to see wellkept grounds that are pleasant to the eye and we all can be proud of. We meet once a month on the second Tuesday of the month. Our current landscape contractor is Floralawn, the Evergreen management representative is Scott Brown and our HOA Board liaison is Nizar Dassouki. It should be noted that the Committee’s primary responsibility is for common areas and not homeowners’ property (areas which homeowners are responsible for). The Committee’s area of responsibilities are as follows, but is not limited to:
