Summer Community Updates & Reminders BY DOUG GILBERT, LCAM, COMMUNITY MANAGER
I
t’s been an amazing spring season, and as Florida heats up and summer rolls in we’ve got a lot to look forward to. The coming months are full of club-run poolside events, Wine Pairings, and many others you can plan for by visiting the BellalagoHOA.com website. With that said, there are some important things to remember during the summer season. We are into the summer afternoon rain season and we all know thunderstorms can be dangerous. They may involve lightning, hail, straight-line winds (and downbursts) up to 150 mph, flash floods, and tornadoes. Severe thunderstorms (whose forecasts will trigger your weather radio) have winds of 58 mph or greater, hail larger than ¾ inch, and can spawn a tornado. Pay attention to forecasts for all thunderstorms and take cover immediately, as they usually move very quickly. Lightning is what kills more people in Florida than any other weather phenomenon. Studies have shown most people struck by lightning are struck not at the height of a thunderstorm, but before and after the storm has peaked. Central Florida experiences a very high incidence of lightning. Many people are not aware how far lightning can strike from its parent thunderstorm. Observe the 30/30 Rule, which is to seek 2

shelter if the “Flash-to-Bang” delay (length of time in seconds between a lightning flash and its subsequent thunder) is 30 SECONDS OR LESS, and remain under cover until 30 MINUTES AFTER the final clap of thunder. A 30-second lead time is necessary prior to a storm’s arrival because of the possibility of distant strikes far from the apparent thundercloud. A 30-minute wait after the last thunder is heard is necessary because the trailing storm clouds still carry a lingering charge. This charge can produce lightning on the back edge of a storm, several minutes after the rain has ended. DO NOT wait for the rain to start before seeking shelter, and DO NOT LEAVE SHELTER just because the rain has ended. Be safe, not sorry! On the boat dock or at the Bellalago or Isles of Bellalago pools, take cover if the staff requests you to or take heed the 30/30 Rule noted above.
Vacation Time Warmer weather is here, and if you’re like millions of people, you may be celebrating the summer with a vacation. But before you pack up and head out, make sure you aren’t neglecting security of the home that you are leaving.

Before leaving home, travelers should: • Remove unnecessary credit cards from your wallet • Download an app to help find a lost smartphone • Stop mail delivery • Notify credit/debit card providers you’ll be traveling • Notify your bank you’ll be traveling • Keep copies of sensitive information at home in case of loss/theft While on vacation, travelers should: • Be cautious when using public Wi-Fi • Password protect or encrypt your phone • Lock sensitive information in a hotel safe • Don’t post travel pictures on social media until after you return home • Use a travel wallet/purse for extra security After returning home, travelers should: • Check bank statements for signs of fraud • Carefully review credit card statements for suspicious activity • Request and review a credit report for indications of fraud
Noise and Music We know that summer is finally here and we all will be spending time with our friends and family, but please be considerate of your neighbors. Loud music, especially after midnight, can be disturbing. You do not know if your neighbor is sick or has to wake up early to go to work. If you have a noise complaint or concern, please contact the Osceola Sheriff’s Office. This is not an association matter and must be handled directly with the Sheriff’s Office.
Suspicious Activity If your neighbor is a seasonal resident or if the property next to your home is empty, please be on the lookout for any suspicious activity. Also, if you see people walking through the neighborhood looking into vehicles, looking into the windows of a home, trying to force open a door, or any other suspicious or illegal activities, please call the Osceola County Sheriff’s Office at 407-348-1100. The Sheriff’s Department is charged with the protection of your property, and they are the only organization with the authority to approach and stop these people and their activities.

Community Pets We understand that many of the residents in our community are pet owners. Owning a pet is a wonderful experience for the “parent” and it brings many joys to you as well. However, having a 4-legged addition to your family also brings many responsibilities. If your new bundle of joy happens to be a dog, then one of the responsibilities is picking up after your pet. When you live in a community you cannot just let your dog out and then close the door. Your pet must be on a leash at all times, and any pet waste MUST be picked up and disposed in a waste receptacle. This is not only a community rule, it is an Osceola County ordinance as well. Dog waste is a hazardous substance and causes damage to grass and may spread illnesses to others. Thank you for your understanding and cooperation in this matter.
Alligator Warning Please be advised that there may be alligators in the community pond. We will notify the Florida Fish and Wildlife Conservation Commission regarding this issue when the alligators reach more than 4 feet in length per their requirements. Therefore, you may see trappers in the area removing the alligators. Please always be aware of your surroundings and do not leave children or pets unattended near the water’s edge. Also, please be aware that it is against the law to feed alligators. Feeding alligators reduces their fear of humans, and this may have serious consequences for the people they encounter who do not bring them food. If you see alligators in the area, you may also report them to the Florida Fish and Wildlife Conservation Commission at the following number: 866-392-4286. Please contact the management office after you call Florida Fish and Wildlife, as the HOA will need to authorize the trappers to enter the association’s property.
Why Do HOAs Have Rules? Every association, including ours, has a few rules we all need to know about. For instance, where may we park, and where may our guests park? Are we allowed to park campers or trucks in our driveways? What are the limitations on the size and number of pets we may keep in our homes? And what choices of color, styles, landscaping, do we have regarding the decor of our homes’

Alligator Safety BY YESENIA VÉLEZ, HOA MANAGER
I
n the southeastern United States, the growing number of people living near water and taking part in water related recreation has led to a steady rise in the number of alligator sightings and reports to local officials. The majority of reports relate to alligators being where they simply are not wanted. Alligators are an important part of the ecosystem and play a valuable role in wetlands, swamps, rivers and lakes. Alligators are predators that help keep other animal populations in balance and contribute to the overall health of our natural areas. Alligators can be found in every body of water across the installation, and occasionally come out of the water to bask in the sun or move between wetlands. In most cases, if left alone, alligators will move on to areas away from people. A better understanding of the following safety tips will help ensure that people and alligators can continue to coexist.
Safety Tips An alligator should have a natural fear of humans. If an alligator 6

seems interested in you or approaches you unprovoked, it has lost its natural fear and can pose a serious threat. This is a dangerous situation, and you need to get away immediately. Unless handled, alligators less than four feet in length are not large enough to pose a significant threat. However, if you encounter an alligator of any size that you believe poses a threat to people, pets or property, get away first! Then call the Florida Fish and Wildlife Alligators Nuisance line at 866-FWC-GATOR (866-392-4286). After that, please contact the Bellalago Security Director with the case number. Please be aware that nuisance alligators are killed, not relocated. Leave alligators alone. State and federal law prohibits feeding, killing, harassing or possessing alligators. Handling even small alligators is illegal and can result in injury. NEVER FEED ALLIGATORS! It has to be said - it’s dangerous and illegal to feed alligators! When fed, alligators overcome their natural fear and learn to associate people with food. When that happens

they become dependent on that food source, grow increasingly aggressive, and eventually have to be removed and killed.
Swimming and wading is not permitted in any body of water in Bellalago and Isles of Bellalago. Observe and photograph alligators only from a distance. Remember, they are an integral component of our ecosystem.
When near water for recreation or physical fitness, dispose of fish scraps, excess bait, water bottles, etc. in the appropriate trash receptacles. Do not throw them into the water! Although you may not be intentionally feeding alligators when you do this, the result can be the same.
Stay safe out there while you enjoy the summer weather and activities outdoors! If you have any questions, please don’t hesitate to contact me.
Fish that are caught and released should be placed in the water and not thrown in close proximity to an alligator. Alligators are most active between dusk and dawn. Therefore, take precaution during these times near bodies of water. Dogs and cats are similar in size to the natural prey of alligators. Don’t allow pets to swim, exercise, or drink in or near waters that may contain alligators.

Meet Steve Patrick!
S
teven J. Patrick, II is our new Director of Security and Safety. Steve was born in Michigan, but raised in Florida. He attended school in Zephyrhills, Florida. From there he attended the University of South Florida in Tampa, studying Computer Engineering and Robotics. After leaving Central Florida and doing some traveling, Steve ended up in the place of “The World’s Most Beautiful Beaches” – Panama City Beach, Florida. He called Panama City Beach home for over 16 years while following different career opportunities, and finally ending up in the security field. With past opportunities working with Law Enforcement Agencies, Steve used his experience to help him excel in the field of Security and Safety. He started working Highrise Condominium Security in 2009 where he began as an access control officer moving up the ranks to complete his climb as Operations Director for one of Panama City Beach’s primer security agencies. Steve also spent several years in Executive Protection working with some of the world’s hottest entertainers and most well-known models. Steve moved to Central Florida in May of 2013 with his wife and German Shepard. Staying in security, he worked for the same company for 5 years. Again, starting from the bottom as a security rover working his way back up the ladder to Operations Manager with a top end security agency in Orlando. On April 30, 2018, Steve was hired by Evergreen Lifestyles Management. He brings a new level of security and safety expertise to the Evergreen family with a strong focus on client satisfaction. Catching Water BY SALLY BJERNESTAD HOA COMPLIANCE/ARC COORDINATOR
S
ince the children are off from school, I have been doing research on educational activities. I came across KidsGardening.org. For 35 years, KidsGardening, a national nonprofit, has led the school gardening movement. KidsGardening is a leading resource for garden-based educators across the country. The fun experiment below explores how your soil conditions impact water availability and soil erosion. It will take a few weeks to complete, but the results will be interesting to see. Materials: 4 old 9” x 13” cake pans, garden soil, compost, mulch, fast growing seeds (such as grass or beans), plastic trays and measuring cups. Use the following experiment to explore these fun garden recommendations with the kids: 1. Collect 4 old 9” x 13” cake pans. Fill all 4 pans with soil from the garden. As a control, leave one pan filled only with soil. In the second pan, mix organic matter such as compost into the soil. In the third pan, plant fast growing seeds such as beans or grass (this needs to be done a few weeks ahead of time so the plants have time to become established). In the last pan, cover the soil with a layer of mulch. 2. Set the pans on a table at a slight angle (10 to 20 degrees) with the bottom end placed in a plastic tray. Use a watering can to simulate rain on your different “pan landscapes,” exposing each pan to the same amount of water at the same rate of delivery. 3. Compare the water runoff from each landscape. Measure the amount of water collected and record the amount of 8

soil lost by erosion. Which landscape held on to the most water? Which one held on to the least water? Look around your garden and yard to find similar soil conditions in your landscape and decide if you need to make any changes to maximize the water being absorbed by your soil. Soil, or more accurately the pore spaces between the particles of soil, acts as the water reservoir for the roots of plants to draw from as needed. Sometimes our work in the garden results in compacted soil with less pore space. This decreases the soil’s ability to absorb life sustaining water effectively. If soil is not porous enough, water (from rain and irrigation) will simply run off across the surface without soaking in, leaving plants without enough water to thrive and often eroding the soil and taxing drainage systems in the process. There are a number of gardening practices to help your soil increase its ability to absorb and retain water including, amend the soil with organic matter to increase pore space, cover soil with a layer of mulch and install plants with deep and fibrous roots. Water is important for all living things, and the plants in your garden are no exception. Plants absorb water through their roots so your soil is an important player in making sure your plants have what they need to survive. Let’s use water wisely.

Step by Step BY LORI CHELBIAN, RESIDENT AND ARC COMMITTEE MEMBER
R
eady to make a change or update? Great! We love well cared for properties! The following are some step-bystep Architectural Procedural Guidelines that will assist you in the process that all Bellalago and Isles of Bellalago owners should follow.
Step 1 Determine if you need Architectural Committee approval for your project by reviewing the Architectural Control Guidelines and the CC&Rs. If after reviewing the ARC Guidelines, you still have questions on whether or not your project is within the requirements specified with the CC&Rs, please contact Sally Bjernestad. The better you document your project plan, the easier it will be for the Architectural Committee members to review your project. Examples: If you are changing the color of your house, obtain color samples to attach to your ARC request. Submitting only the name of your colors without color samples will only delay the process. If you are planning to build a fence, obtain pictures or drawings. Fence companies usually have pictures or drawing available. Include height, length, and distance from property line in your drawings.
Step 2 Determine if you need to obtain a permit from the city/town. Swimming pools and fences require permits issued by the city/ town government prior to construction. Remember, obtaining a permit does not eliminate the need to obtain written approval from the Architectural Committee. If you are constructing a swimming pool or fence, the Architectural Committee strongly recommends that you have a certified survey of your lot prior to finalizing your construction plans. There are set back requirements, etc. to consider. The Bellalago and Isles of Bellalago lot owner is responsible for ensuring compliance with all city/town ordinances
and insuring that any and all construction is within the owner’s property line boundaries.
Step 3 Submit your ARC request to the Architectural Committee. You may email or mail your request as per the instructions on the form, or you may drop off your request at either Bellalago and Isles of Bellalago Amenity Center.
Step 4 Please allow reasonable time for the ARC Committee to study and review your plans. The more complicated the project, the longer it will take for the ARC Committee to review your plans. The typical review time varies according to the scope of the project. Plan a minimum of seven to fourteen days for projects like fences, boat docks, driveway/ walk changes, etc. Simple projects, such as landscaping and repainting, etc. may only take two or three days. The ARC Committee must respond to your request within thirty days.
Step 5 Once you have received approval from the ARC Committee, you may begin your project. If your project is not approved, the ARC Committee will provide you with a written explanation why your project could not be approved. The ARC Committee may also provide you with recommendations for changes to your plan that would allow the ARC Committee to reconsider your plan. You may submit a revised plan at any time for consideration by the Committee.
Step 6 Notify the ARC Committee, Sally Bjernestad, upon completion of your project. Once your completed project has been verified, the ARC Committee closes the file on your request.

7 Ways to Keep the Kids Busy this Summer!

S
ummer is here, the kids are out of school and summer break has begun. Here are a few tips for parents and guardians on keeping your children busy during the summer months: 1. Involve your children in outdoor chores such as gardening, car washing and lawn care. An incentive can be a little extra money. 2. Keep the kids active by playing music and having a dance party. 3. Avoid sugary treats and snacks. Fill the pantry with healthy snacks and fruits that are a great refreshing snack on a hot summer day.
6. An indoor or outdoor scavenger hunt can be fun for the entire family. 7. Arts and crafts using materials found around the house can also be fun and inexpensive. This summer, in the month of July only, we will be offering a Summer Kidfest every Tuesday at Isles of Bellalago from 11am12pm. Summer Kidfest will include super hero themed Zumba, Kids Yoga, picnic and a movie, story time, and crafts. The children of the community will be learning about health and fitness this summer all while having fun! Parent volunteers are always welcome. Contact me if you’re interested in volunteering for our Summer Kidfest. We also offer a weekly Family Fun & Fitness class every Thursday at 6pm along with Youth Jujitsu every Saturday at 1:30pm.

Lifestyle Event Fun! BY AMY MALLINDER, LIFESTYLE DIRECTOR OF CENTRAL FLORIDA

ello summer! We have had a busy few months here at Bellalago jam packed with events. Despite the typical Florida summer afternoon showers, rain hasn’t stopped play! Thank you to those that stayed the course for our Bellalago Bass Tournament; the rains came and stayed, but it didn’t stop some great catches by some dedicated fishermen. Pirates & Princesses was a huge success! Captain Jack giving away his treasure was a welcome sight and the kids hunting each location for hidden treasure was amazing to watch. Fun was had by all. We welcomed the return of Billy Drysdale for our Beach Fest, which got moved into the Grille due to weather; however, the event was still a big success. Billy got the crowd going with all the classic hits, and the food provided by Vital Flair was amazing! Our Mad Hatter Father Daughter Tea Party was one of my favorite events thus far. It was awesome to see our Bellalago dads spend some quality time with their girls. Heavenly Tasties truly helped us bring our vision for this event to life. The center pieces were super cool and the food was out of this world. We would like to send a big thank you to our special guests, Alice and the Queen of Hearts for spending the evening with us dancing and taking pictures. Casino Night returns to Bellalago in July with a variety of tables, slot machines, yummy appetizers and awesome prizes. Wine Pairing is back by popular demand and the theme will be Italian Wines with Italian appetizers. Get your tickets now before we sell out. To all our families, we are excited to announce the 2nd Annual Back to School Bash, but this year we are going BIGGER! The fun includes DJ Joe, bounce house, snow cones, bumper boats, rock wall and hampster balls – it’s going to be a party to remember! Violation Reminders

W
ith the rains and warm weather comes an abundance of life. With the growth of vegetation the need to maintain your yards more frequently becomes a reality. These are the months that the majority of landscape violations are sent. Just like any other violation, there is a process, notices are sent, and there is a time frame (15 days) before escalation occurs. Most of the time, upon receipt of violation, the homeowner/ resident takes care of violation(s) ASAP. We do however, have some homeowners/residents that take a little longer (due to unforeseen circumstances) and/or negligence, so we place the home on SelfHelp (after proper notifications). Self-help is when the association maintains the homeowner’s property (due to maintenance negligence) and back charges their account.
Wildlife Animals are a big part of Bellalago and with the warmer weather we see more birds, gators, and other animals more frequently. As a reminder please don’t feed wildlife; feeding wildlife can causes nuisance problems around the community and is also not allowed by State/Local laws. Alligators are common in Florida and a big part of the wildlife in Bellalago; naturally their instincts is to run from people. If they are fed they lose fear of humans and alligators that are not afraid of humans are a danger to the community so please don’t feed the Alligators. 18

Violations Committee Meetings As a general reminder, notices are posted at the Bellalago amenities with the time, date, and location of the Violations Committee meetings (third Wednesday of the month). In this meeting, the committee reviews violations that have reached level two and vote to keep or remove the fine(s) approved by the board. This is the time where a homeowner can explain and/or make a case of why the fine should not be imposed. The committee members will hear the case and inspect any documentations brought forth by the homeowner. The committee will then make a final determination weather the fine is applied or not. Some of the most common violations are landscape, parking/ vehicle, and garbage bins left out. Vehicles should not be parked on the street overnight. Garbage bins should be stored away and out of sight. Lawns should be properly maintained, cut, and edged. Dead fronds/leaves should be removed from palm trees and shrubs should be neatly trimmed. Weeds should be treated and/or pulled from the lawn, driveway, and flowerbeds.
