Hurricane Preparedness
Written by SCOTT BROWN, LCAM, COMMUNITY ASSOCIATION MANAGERThe reality of the power of a major hurricane was brought home again last year as Hurricane Ian slammed into Florida’s Southwest Coast, destroying Ft. Meyers Beach and many other surrounding areas. The damage will take years to recover from, and some truly lost all in the storm. For a coastal community, evacuation is truly the only realistic option, while the interior of the state can generally plan to stay put and ride out the storm if they desire.
The key to surviving and getting through the aftermath of a big storm is preparedness. Knowing where the storm is predicted to make landfall and where the expected path will take it is important, but being prepared well in advance for a hurricane is key.
The 2023 Atlantic hurricane season is expected to be a near normal season with 12-14 named storms, 5-9 hurricanes, and 1-4 major hurricanes. There is a good chance that this area will be impacted by one or more of those storms.
HAVE A PLAN
This year’s hurricane season started June 1st and will end on November 30th. Be ready by planning ahead.
» Write down emergency phone numbers and keep them accessible in your home or in your mobile phone.
» Prepare your emergency supplies.
» Find the nearest emergency shelter and make sure that they take pets if you have a dog or cat that will be evacuating with you. If you have special needs, make sure the shelter that you plan to head to can accommodate these needs.
» Evaluate your home and what it will take to secure it when a storm is imminent.
PREPARE YOUR HURRICANE SUPPLIES
» You need a minimum of three days’ worth of fresh drinking water for you and your pets - one gallon per person ,per day.
» A minimum of three days’ worth of non-perishable food for everyone in your family. Canned food (and a non-electric can opener), along with other prepared food that does not require cooking is best.
» A minimum of one weeks’ supply of your prescription medications.
» Flashlights and extra batteries.
» Alternative cooking method, such as a gas or charcoal grill (to be used outside only).
» Toiletries and personal items.
» Cash, credit cards and important documents, such as insurance policy information, wills, passports or other identification.
» Fill your gas tank as soon as you know the storm will hit your area.
» Move vehicles under cover in a garage, or away from trees at a minimum, when the storm is heading your way.
» Check smoke detectors and carbon monoxide detectors to verify functionality.
WHEN A STORM IS IMMINENT
» Pick up any loose items in your yard such as pool furniture, toys, trash cans, etc. and secure them inside so that they do not become deadly missiles in the high winds of a hurricane.
» Cover windows and doors with storm shutters or plywood to protect from flying debris.
» Know where your main electrical supply breaker is to be able to turn off the power in case of flooding or downed power lines.
» Fill the tub or other containers with water for added water availability if needed.
» Make a decision to evacuate early if you are going to go. Highway traffic will be heavy the closer the storm is to landfall.
» If you decide to stay and ride out the storm at home, follow the storm’s progress on television, online or on the radio to know exactly where it is and what to expect as it approaches.
» Pay attention to all Emergency Management official notices and orders. If your area is required to evacuate, be ready to do so.
» Stay indoors until the storm passes. Wait until the wind and rain have subsided to go outside and asses any damages.

Reconnecting with Familiarity: Returning to the Community
Written by DOUG GILBERT, LCAM, ASSISTANT GENERAL MANAGERAfter an absence of a little over six years, it is with great joy and anticipation that I have returned to the Bellalago and Isles of Bellalago community. As I step into my new role as the Assistant General Manager, I am greeted by a sense of nostalgia and familiarity. However, I am also met with the realization that things have evolved and transformed during my time away. Nonetheless, the warm welcome from familiar faces and the prospect of working in this thriving community once again fills me with excitement and gratitude.
Coming back to Bellalago and Isles of Bellalago after such a significant period away feels like stepping into a time capsule. Memories flood back as I walk through the community, observing the changes that have taken place. New homes have sprung up, infrastructure has been changed and enhanced, and there is an undeniable energy of progress in the air.
The familiar faces of colleagues, residents, and community members offer a comforting reminder of the bonds forged years ago. As I reintroduce myself to those I once knew and meet new individuals and families who have moved in, a sense of camaraderie and shared history becomes evident. It is heartening to witness the continued spirit of unity and collaboration that defined this community in the past, and it fills me with enthusiasm for the journey ahead.
While it is delightful to see the growth and development that has occurred, I am aware that some adjustments are necessary to adapt to the changes. The past years have brought updated policies and procedures, and an ever-evolving landscape of community needs and expectations. As Assistant General Manager, I am eager to immerse myself in this transformation and ensure a seamless transition into

With this in mind, I am prepared to embrace the new initiatives and strategies that have emerged during my absence. By working closely with General Manager, Scott Brown and the rest of the team, as well as leveraging my previous experience, I am confident that I can contribute to the continued success and growth of this exceptional community.

It can seem daunting with a busy and set schedule, but it doesn’t have to be a complete lifestyle change - you can make time for it in as little as 15 minutes a day! Even on the drive home from work, or just a moment before bed. Here are six ways to incorporate wellness in your life!
1. DRINK MORE WATER
Water lubricates joints, and transports nutrients for energy and health. Even enhancing your water with flavors is better than not drinking any water at all! Carrying around a water bottle also increases your water intake simply by just being more convenient.
2. NOURISH YOUR SKIN
Your body’s largest organ, the skin, takes a lot of abuse, especially during the summer months. Make sure to use sunscreen, and try to use moisturizer and lotions to keep it healthy.
3. REPLACE YOUR SNACKS
Everyone loves a good snack throughout the day, but they can sometimes be on the unhealthier side. Try swapping out the chips and sugary bars for things like air-popped popcorn, celery or carrot sticks, or making your own smoothies from fresh fruit and veggies.
4. EXERCISE OUTDOORS
Instead of the air conditioned gym, try an outdoor workout instead!
Working outside gives the benefits of new surroundings, fresh air, and a therapeutic boost! Studies show that working out around green spaces is good for your mental health.
5. PRACTICE DEEP BREATHING
Strained mental health can affect your breathing and can create muscle tension and sometimes even pain. Take moments out of your day to take intentional deep breaths to relieve some of the stress.
6. STRETCH
A great way to wake up and get the day started is with stretching! Aside from preserving mobility and independence as you age, stretching helps keep your muscles and joints flexible and protects them from injury.
There’s plenty more ways to practice wellness, but these are the easiest to add to any lifestyle. Everyone’s self-care and health routines are different and come at your own pace. Try dedicating August to find what works for you on your wellness journey!

ARC Process
Written by OSCAR GONZALEZ, COMMUNITY STANDARDS MANAGER, ARC COORDINATORAs the ARC Coordinator for Bellalago I would like to extend some information to help clarify the ARC process for homeowners. Please be advised that all exterior alterations to your home or lot must be approved by the Architectural Review Committee (ARC) before alterations are made. The ARC shall approve or disapprove any improvements or structure of any kind within any portion of Bellalago and Isles of Bellalago, including, without limitation, any building, fence, wall, pool, tennis court, screen enclosure, decorative building, landscape device or object, and/or other improvement or change or modification thereto, plants or plants in pots, lighting, doors, windows, landscaping art, statues and gardens all have to be submitted for review before installation.
If you are painting your home, even if it’s going to be the same color, you must submit your paint scheme for an approval for record keeping and to make sure that one of the HOA approved paint schemes is applied. There are 36 HOA-approved paint schemes, and they can be found at each Amenity Center or on BellalagoHOA.com
The committee is made up of current residents of Bellalago; we have two meetings per month conducted every first and third Thursday. Any current resident may attend the meetings, watch the proceedings, and afterwards they may ask the committee questions. Residents cannot interfere during the proceedings. Each application, along with all of its supporting documents, is reviewed and voted on individually. The decisions the ARC members make are as a majority rule; they can individually decide to Approve, Deny, Approved With Stipulations or Refer to the Board. There are also important Construction Stipulations that all approvals must comply with.
Denials can be appealed within reason to the ARC or directly to the Board with the Board having the final decision. However, no appeal should be submitted that goes against our governing documents, architectural guidelines or architectural design, harmony or appearance of the community.
Bellalago has Architectural Design Guidelines that all residents have agreed to abide by. These guidelines are posted on BellalagoHOA. com. When submitting a request, please think of it as a presentationmeaning, the more information and supporting documents we have, the easier it is for the committee to review and make a decision. The ARC Request Applications can be found at each Amenity Center or on the community website. Once you are ready, please send all documents directly to me.
The following are the supporting documents that I need in order to be able to present most ARC requests:
1. Completed ARC Application.
2. Marked property survey.
3. Proposal from the company completing the work.
4. Pictures of the area where alterations will be made.
5. Picture samples of materials.

Safe & Healthy Summer with Our Furry Friends

We buy the perfect swimwear, plan our weekends at the beach or the pool and make sure that we have plenty of water, sunscreen, towels, our Bellalago ID and everything else we need to be out in the sun. But, what about our furry friends? They also like to enjoy the outdoors; however, we need to make sure that we take all necessary precautions to avoid overheating in these warm temperatures.
As I was searching for more information on this topic, I came across the Purina website and found excellent information that will allow us to take preventative measures during this summer season. In the article, entitled “HOW TO KEEP DOGS COOL IN SUMMER,” the author shared helpful tips to make sure that your pets are cool while enjoying the outdoors.
Below are the six (6) tips recommended by the author:
1. HAVE PLENTY OF FRESH, COLD WATER AVAILABLE
It is recommended that you always have a portable, collapsible water bowl or squirt bottle to assure that your dog has adequate hydration while playing in the park - about every 15 to 20 minutes during exercise. Don’t give them more than 4-8 ounces of water at a time to prevent vomiting, bloat, and other conditions.
2. PLAY IN THE WATER
Play with them by running through sprinklers and the swimming pool. According to the author’s opinion, water activities are one of the most fun ways to protect your dog from the summer heat.
3. AVOID THE MIDDAY HEAT
Humidity is a very important factor when considering exercising outside. Avoid midday heat if the temperature is around 80ºF. This temperature can make the pavement extremely hot and can harm your dog’s paws, causing injuries.
4. NEVER LEAVE YOUR DOG IN A PARKED CAR
According to the Centers for Disease Control and Prevention (CDC), “Cars parked in direct sunlight can reach internal temperatures up to 131°F to 172°F when it’s 80°F to 100°F outside.” When taking your dog for a ride in the car, the air conditioning helps them keep down their anxiety levels associated with traveling in a car. Never leave them unattended inside your car, even with the windows down.
5. STAY OUT OF THE DOGHOUSE
During the summer, look for areas around your backyard that have plenty of shade, maybe under a tree. Airflow inside these houses is not enough and can be dangerous in high temperatures. Remember
to have a bowl of cool water accessible to them; adding a few ice cubes is not a bad idea!
6. KNOW THE SIGNS OF HEATSTROKE IN DOGS
According to Dr. Reynolds, there are a few of things to look for when you are walking or exercising with your dogs:
» Ears and tails can alert us on how your dog is feeling. Ears up … good sign, ears down or look droopy … ALERT! If this last one is the case, it’s time to take a break under a tree and have some water.
» Another sign is the size and length of their tongue. Panting is how dogs cool down, and as their tongue grows in width and length, they’re attempting to offload more heat and may not be able to do as much as they need.
» Always be aware of the way your dog is adjusting to the temperatures and any symptoms of heatstroke. These
symptoms include excessive panting and/or salivating, discomfort, vomiting and diarrhea, disorientation, and seizures.
As a pet lover, I know how important these furry friends are in our lives. They give us joy and comfort in not-so happy times. They are part of our family, and we want the best for them. It is our responsibility as their owners to make sure they are safe and well hydrated. Let’s enjoy this summer in a safe and healthy way; our furry friends are looking forward to creating great memories with you!

After closing on properties, we request that all homeowners submit copies of the following documents to the Amenity Center to be processed: the warranty deed, a copy of the owner’s driver license, and each resident’s vehicle registration.
Once a new property owner has been added to the system, a welcome email from DwellingLive is sent. From there, you can add or remove guests to allow gate entry. If you’d prefer to call in a visitor with a registered phone number, you can do so by calling 407-906-7998. The guest’s name will only be listed for gate access for 24 hours, so schedule accordingly.
For scheduling orientation sessions, please contact NVelez@ Evergreen-LM.com. Orientation sessions last 30-45 minutes. During sessions, we discuss rules and regulations, review HOA guidelines, Bellalago IDs are issued to residents for Amenity access, and we attend to any questions you might have as you settle into the community.
ASSESSMENTS
HOA assessment fees cover 24-hour security, funding the Board, homesite irrigation, basic cable television, storm water supply, and maintenance of all monuments, common areas, fountains, community streets, lakes and ponds.
Club assessment fees cover all fitness center related classes, an onsite restaurant, community pools, courts, boardwalk, boat ramps, boat lifts, and activities/events.
For assessment payments, you can register online at portal.evergreenlm.com/home_v2/Login with your email and create a strong password that is easy for you to remember. The account number and registration key can be found in your welcome package that you receive when closing. The HOA offices do not have this packet.
New Owner set-up takes 4 to 6 weeks to process. When you close, a two-month payment is received for HOA and Club dues. Within this two-month time frame, residents will receive their “coupon books” in the mail. These booklets will allow you to make payments and will also provide your credentials for online payments as well.
Mail your checks to the Lockbox address below with the check made out to the Association. Include your account number on the check and send a separate check for each account (HOA and Club).

NEIGHBORHOOD WATCH WORKS
• This program remains as the most successful crime prevention program worldwide. The Neighborhood Watch program encourages and teaches citizens to recognize and report suspicious activity.
• It works because it reduces opportunities for crime to occur; it doesn’t rely on altering or changing the criminal’s behavior or motivation.
• It involves free training from law enforcement on inexpensive ways to safeguard your home and property.
Neighborhood Watch is known to instill a greater sense of security, well-being, and reduce the fear of crime in your community. It also creates a greater “sense of community” and puts the neighbor back
into neighborhood. Neighborhood Watch brings law enforcement and the community together as a team to reduce crime in your area.

The responsibility of crime prevention doesn’t fall on one person – it’s everyone’s business. If you see something, say something. Law enforcement agencies, however, often are the focal point in community crime prevention.

Hello Neighbors!
Written by MARY O’DAY, BELLALAGO BOARD PRESIDENTAs the summer months set in, we continue on our new journey as a self governing community. I would like to thank all of you who have volunteered for a committee position. Your efforts have a material affect on addressing various issues and we will be able to do so much good!
We’ve been working “behind these scenes” on some issues that are critical to our community. Those issues include ensuring our deposits are insured, checking on our insurance and past claims, reviewing impacts and costs for the Townhouse development, reviewing
and developing processes to ensure the community is protected with regards to delinquent assessments, reviewing high resolution security cameras and possibly connecting them to Dwelling Live to both mitigate the unauthorized entry into our community and rely less on barcodes, and obtaining quotes for an engineering firm to inspect and report on all of the HOA owned assets such as bridges, roads, and more.
Together we are making great strides and we thank you for walking along this journey with us. Now, let’s keep walking.
