Community Updates & Reminders BY DOUG GILBERT, LCAM, COMMUNITY MANAGER

W

ell, 2018 is here and moving fast. I thought since it was early in the year I would talk about some of the larger projects we have planned (or in the process) for both the Club and our common areas. Sidewalk grinding has begun in the Isles of Bellalago Community and will move to the Bellalago Community soon after. We initially replaced a few rotten boards on the pier, leading up to the gazebo; however, upon further inspection more was found. All boards that showed any traces of rot were replaced as well as making sure all the others were secured. The entire pier will also be repainted and will be brushed and rinsed weekly. There are several fountains in Isles of Bellalago that are waiting for repair. Pumps are being rebuilt and once they are ready, installation and repairs will begin. All hinges on the walk-in gates throughout the community have been replaced. Most of these gates had to be reinforced and strengthened. Gates are not able to close on their own. As the Association continues to grow, you will see changes, including vendors, management processes, and team members, just to name a few. Vital Security has replaced the previous security vendor and there’s also been a change in our pool maintenance 2

vendor. While there will be a “get to know the community� period, we are confident that this partnership will be successful. To everyone who I have met and who have expressed comments and concerns, I appreciate your feedback and have made notes and initiated service requests. My expectation in the future is to continue with open communication towards a successful community. Thank you also to the residents for all the compliments towards our amazing Lifestyles Team, as we strive to continue making your community an enjoyable place to live. I am proud to mention our new Lead Maintenance Tech, Oscar Rivera. Oscar brings with him a strong expertise in maintenance and has a wealth of knowledge and problem-solving skills. I also would like to recognize Amy Mallinder, our Lifestyles Director. Thank you to all our residents for acknowledging all that the team does, from Lifestyles to Maintenance. Our focus for the next quarter is to continue bringing you fun and exciting events. Also, when it comes to the upkeep of the community, there will be more pressure washing, maintaining the common areas and the facilities, and holding our community vendors accountable for repairing and performing work properly in this community.


Communication is Key With such active intentions, knowing what’s going on around you is important. Starting this spring, we hope to make that information easier for you as residents to access without it being overbearing. I don’t know how many times I’ve heard that when someone sees the Bellalago and Isles of Bellalago email address pop up, they automatically delete it. At a certain point, being buried in emails starts hindering the effectiveness of that form of communication. As of March, all HOA and Lifestyles driven email “blasts” will be compiled the week after sending and posted on the community website. How will this help? We are hoping there will be no more “I didn’t get that email.” Everything will be in one consistently accessible place. Communication will be clear, with no more digging through 20 other emails to find the one you actually want to read!

Golf Cart Etiquette How fun is driving your golf cart all around the community? What a great way to travel to the clubhouse, a friend’s house, or just look at all the beautiful nature in the neighborhood! Just remember to be careful. First, it’s important to distinguish between a low-speed vehicle (LSV) and a golf cart. LSVs are any four-wheeled vehicle whose top speed is greater than 20 mph, but less than 25 mph. These vehicles must comply with federal safety standards. While they look like golf carts, they have safety equipment (headlights, turn signals, mirrors, etc.) that make them safer on the roads. There is a Florida Statute that governs their use - FS 316.2122. Your LSV must be registered and have proper insurance in order for it to be “street legal” on

roads that have a speed limit of 35 mph or less, and a valid driver license is required to operate them. Please follow the rules of the road and obey traffic signs to keep you and your neighbors safe! Golf carts, while not “street legal” still fall under the rules of traffic safety and the driver can be ticketed for traffic offenses and DUI, just like an LSV. Please use common sense when operating either type of vehicle. Stop at posted Stop Signs, yield for pedestrians, and obey the rules of the road. Let’s keep the community safe and incident free!

Fishing in Bellalago Lakes and Ponds The ponds and lakes in Bellalago are “retention ponds.” The water in these lakes is run-off that comes from stormwater and street water that is sent through a system of street storm drains, and a network of underground pipes. The pond water also comes from surface water from the property around the ponds. This includes fertilizer, pesticides, and herbicides. Recently there was a sewer leak into our main lake. Due to these pollutants, you should never eat any fish from our lake and ponds. This is one of the reasons keeping fish caught on our lakes is against the community rules. DO NOT EAT from our lakes and ponds. Catch and release only!

Speed Enforcement in Bellalago The HOA, Security, and the Osceola County Sheriff’s Office receives multiple complaints of speeding each week from residents. The Sheriff’s Office has been asked for their assistance in speed enforcement. Receiving a speeding ticket is not only financially costly, but can lead to much more serious results. Here are some quick facts on speeding: A driver is six times more likely to have an accident when traveling at 25% above the posted speed limit. Speeding reduces the amount of available time to avoid a crash and increases the severity of a crash once it occurs. Speed is a choice over which the driver has complete control. Please adhere to the community Speed Limit of 25 M.P.H. Remember, there are children at play in our community.

Love Is In the Air! BY JOE MURPHY DIRECTOR OF SECURITY & SAFETY

Mating season for alligators occurs from mid-April through May, and courting will start much sooner. To attract females, males display by head-slapping the water and producing a deep rumbling bellow. Once a male-female pair is formed, they will swim together, touch each other’s snouts, and blow bubbles. Mating takes place in the water and when completed, the male disperses and the female is left to search for a place to build her nest. Female alligators construct nests by mounding up vegetation, sticks, leaves, and mud in a sheltered spot in or near water. Females use their whole bodies during nest construction—body and tail to clear an area, jaws to gather and drag vegetation, and hind legs to dig the hole in the mound for the eggs. After completing the nest, the female will deposit all of her eggs (ranging between 20 and 50) at once and cover them up with more vegetation for incubation. She may move vegetation around to keep the eggs at a fairly constant temperature. Females stay near the nest during incubation and actively defend it from predators like raccoons. Females may also be aggressive toward humans, often hissing and charging at intruders, so alligator nests should never be approached. During this time alligators will be on the move and more aggressive, for the reason of breeding. Please give them a wide berth and respect their territory during this time.

My name is Jalissa Torres and I am the Membership Coordinator. Just to share a little about the department I work for, we handle processing leases for renewal tenants as well as for new tenants. We handle adding new homeowners into the systems and also work with property managers and realtors that want to have open houses. For all of our residents, we highly encourage you to use DwellingLive.com; this website gives you the opportunity to add any guests and vendors you want to allow into your home without having to call the gatehouse. would like to thank all homeowners that have communicated with me via email and phone regarding the Architectural Review process and violation notices. Communication is such an integral part of building stronger relationships and helps to eliminate confusion. I am grateful to be able to provide assistance to all homeowners to better understand the Design Guidelines.

On the ARC application, you need the exterior paint color names and codes for the following locations: Body of the House, Garage Door, Trim, Front Door and Shutters (if you have them).

The question most homeowners ask me is, “How long does the Architectural Review Committee (ARC) take to review an application?” The ARC has been working diligently to make the approval process as easy and painless as possible. We are more than willing to work with homeowners and expedite requests. The ARC will continue to make improvements to better meet the needs of this vibrant and diverse community.

Please remember, whether it’s a large or small landscape renovation, building a boat dock, changing the color of your home, or just installing a satellite dish, all changes to the exterior of your home or yard need approval from the ARC prior to starting the project. I am here to answer any questions you may have, so please keep in touch!

Another question I hear often is, “If I am going to paint my house the same color, do I need to submit an ARC form?” The answer is yes. If you are painting your house the same colors or changing your exterior colors, you will need to submit an ARC application form. If you are changing your exterior colors, you can choose from our approved exterior paint packages or supply us with 8

e are excited to have had a great start to the year! The fitness class changes have rolled out smoothly in our community and we have seen an increase in overall class attendance. Our Tennis Clinic started this winter for 8 weeks and with a great response; we are ready to begin sign-ups for the Spring Tennis Clinic. You can find more information at rdutennis.net. The Tennis Clinic is offered for all ages starting on April 2nd. Sign up today! I encourage you and your family to come out and try our fitness classes this month! Feel free to stop by the Amenity Center to pick up our monthly calendar or view our online calendar at BellalagoHOA.com. At this time we will continue to evaluate the classes and we will make changes necessary based off the community’s needs. Please review page 11 for class days, times and descriptions.

irst and foremost, I want to thank the residents that keep their properties looking good and up to code according to our community standards. I would also like to welcome new residents to the Bellalago community and give an overview of some of the rules (per our CC&Rs).

Parking (13.5.1): Overnight parking on the street is not allowed in Bellalago. Commercial vehicles are not allowed and must be stored in the garage or out of sight. Vehicles are not allowed to block sidewalks and/or pedestrian walkways.

Animals (13.2): Pets may be kept in a home only as long as such pets or animals do not constitute a nuisance. All pets shall be walked on the leash and owner shall clean up all matter created by pet. Free roaming pets are not allowed in any portion of the community.

Garbage Cans (13.19): Garbage cans/containers shall be stored out of sight and shall not be placed outside the home for pickup earlier than 6pm on the day preceding the pickup. In Bellalago, trash gets picked up on Tuesdays and in Isles of Bellalago trash gets picked up on Mondays. Yard waste is on Wednesdays and recycling is on Thursdays. You can call waste management for special pickups and/or directions for putting out large items. Yards (9.2): Lawns shall be neatly cut and edged and all landscape materials shall be maintained in good and living condition at all times. Failure by owners to maintain the landscaping as required shall be cause for the association to enter upon the lot to maintain (Self-Help) at the homeowners’ cost. Roofs, Driveways and Pressure Treatment (13.35): Roofs, exterior surfaces and pavements, including, but not limited to, walks and 12

Valentine’s Day at The Gatsby Mansion On February 10th, we gathered under the stars at Isles of Bellalago to celebrate the season of love! Residents dressed to the nines in their roaring ‘20s attire, really embracing the theme of the evening. The weather couldn’t have been more perfect to dance the night away. We enjoyed delicious food provided by Vital Flair including beef short ribs that melted in your mouth, as well as snazzy shot glass desserts. We added some unique touches to the venue in the form of mood lighting throughout the pool deck, courtesy of DJ Joe Magic. DJ Joe really bought out all the stops with mind blowing magic tricks and the tunes to get everyone moving. Not forgetting our funky SNAP! Booth and professional photographer Derek, of Morgan Photo Studio, capturing the highlights of the evening. We want to extend huge congratulations to Pat and Burt Duttlinger, who have been married the longest out of all attendees with 50+ plus years of marriage! Our Lifestyles ladies added to the magic of the evening, dressing as flapper girls to create that little something extra, delivering sweet treats to our guests. Everyone loves chocolate on Valentine’s Day!

wellingLive offers many features that allow residents to manage their personal information. Residents can add or delete entries on their guest list, and update vehicles and other personal information directly from their account as long as they have access to the web. You will be able to control access to your home. You can change your profile, guests, vendors, vehicles, and even have “party” access lists for when you have gatherings at your home.

How to Register? If you or your guests are not listed, or you have not registered with DwellingLive yet, please visit the Bellalago or Isles of Bellalago Amenity Center to complete a registration form.

Guest List App: Available Now! The dwellingLIVE Guest List app for residents is now available for both iOS and Android. Easily manage your guest list and account information on your mobile device. Features include: • View guest list • Add, edit and delete guests • View guest history • Edit user profile (name, password, phone numbers, etc.) • Manage email and text message notification settings To download, search for “dwellingLIVE” in the app store from your phone. You will need to know your login email and password to sign in. If you haven’t registered for dwellingLIVE yet, don’t forget to stop by the Amenity Centers for more information.
