Bellalago Turnover is Here!
Written by YESENIA VÉLEZ, LCAM, VICE PRESIDENT OF CAM OPERATIONS – CENTRAL FLORIDAOne of the most important events a homeowner’s association will face is its turnover or transition from the developer of the community to its members. Despite the importance of a turnover, many members are unaware of the basics for the transition. Turnover of any HOA means that the homeowners of the association, as opposed to the developer, are now entitled to elect the members of the association’s board of directors. This is a huge step for any association, as the board of directors serve as the voice of all members while conducting the day-to-day affairs of the association.
Election and an organizational meeting of the Association’s Board will occur where officers will be elected, and where the Board will begin critical business planning concerning Turnover and the future operation of the Association. The Bellalago and Isles of Bellalago Community Association turnover meeting is scheduled for Wednesday, March 15th at 6pm at Liberty High School Auditorium.
As work is ongoing to prepare for turnover and to ensure that the process is transparent, effective, and beneficial to all homeowners, additional updates, recorded workshops and information about association business were uploaded in the community website at BellalagoHOA.com under the “Transition” folder. NOTE:

In the second notice for the transition meeting, you received detailed instructions on how to vote. In the mailing will be a unique identifier and password for you to vote online. If you prefer to complete a paper ballot, you will be able to do so. Below is an outline of the process. At this time, please make sure we have your correct mailing address on file with management to ensure you receive the mailing information. If we do not have a different mailing address for you, the mail will go to the property address.

To cast your vote electronically, a web address will be provided, along with the unique identifier and password. Please note these codes are randomly applied and each ballot is unique. This will allow for cross reference to ensure no one votes twice. Online voting will be open from February 27, 2023, at 9am and will close on March 13, 2023.

MAILBOXES
Q: How do we initially get our keys or how can I get new keys? Also, where is my mailbox?
A: The initial process to getting keys would be by visiting your local Post Office located at 1415 W. Oak Street, Kissimmee, FL 34741; open Monday-Friday from 8:30am-5pm and Saturday and Sunday from 8am-3pm.
We advise that you take your Warranty Deed as proof of residency. The HOA office does NOT handle Post Office keys at any time. If by chance you have lost your box keys or need your box re-keyed; the Post Office will give you the phone number for Barbie Sinagoga at 407-319-2425. She is a third-party vendor for the Post Office, and she is assigned to this area. You are welcome to text her and she will provide you with all information necessary.
Location to mailboxes within the community applies to homes in four subdivisions:
1. Lakeview Estates (Dockside Drive, Spinnaker Way, and Windlass Ct), once you enter Windlass Ct, mailboxes will be two houses down to the right, 112 boxes total.
2. Lake Pointe Estates (Terralargo Way), once you turn onto Terralargo, the mailboxes will be immediately on the lefthand side.
3. Mirabella (Agostino Terrace, Cortana Drive, Mirabella Pointe Place), located at the right-hand side of Mirabella Pointe Place.
4. Wildwood Cove (Bucktail Ct, Carrick Bend Drive, Goblet Cove St, Kingfisher Ct, Lanier Point Place, Reed Grass, Rose

Q: How do I get my garbage bins?
A: You will need to call the local county’s disposal company, Advanced Disposal at 407-605-3892.
CABLE SERVICES
Q: What cable services are included in the HOA and how do I receive them?
A: Cable services with the HOA are with Spectrum. You get two basic cable boxes; any other service would be considered an add on by the resident. The HOA office initially adds your address to our bulk account, once this is completed it is a done deal. The HOA does not remove or interrupt services. All service handling is done directly through the resident with Spectrum. You can contact them at 1-833-697-7328.
IRRIGATION
Q: Who do I contact regarding irrigation?
A: Our vendor Floralawn is in charge of all common area Irrigation Systems up to where the purple box sits in your front yard. Anything from that box towards your property is the resident’s responsibility. If you are having irrigation issues, you may place a work order with Floralawn on floralawn.com. In turn, they will inspect and inform you of what is wrong with the system and the cost to fix it if you decide to use their services. You do not have to use their direct service if you do not wish, however it is your responsibility as a resident for the upkeep of the irrigation system.

Time for Spring Cleaning

Spring cleaning allows us to freshen up our homes and get a head start on the soon to be hectic seasons ahead! Thinking about all the cleaning and organizing can be daunting, but it doesn’t have to be! Here are four successful tips for completing spring cleaning:
1. Clean room by room: Create cleaning checklists for each room to help you get organized and to remind you of the areas that need extra attention. Try focusing on the parts that have been neglected during the winter season.
2. Organize and declutter: One of the biggest parts of spring cleaning is getting rid of clutter. Try sorting your items into categories that make the most sense for your household. For example, trash, charity, kids, holiday, etc. This makes it easier to compartmentalize what to keep and figure out what goes where!
3. Get the household involved: Get your family to help, too! Assign appropriate chores to each person so everyone feels included. Add some music and make it fun!
4. Seasonal chores: Some things around the house need to be done to enjoy the warmer months ahead! For example, cleaning your grill, patio, or any outside work. You can also take this time to bring out any spring decorations!
Not only does spring cleaning improve the look and feel of your home, but it also comes with health benefits for yourself, too:
1. You feel accomplished: Our own act of starting something new and finishing it – no matter how small it may seem – is a big deal to our brains!
2. It’s a de-stressor: Cleaning can be therapeutic to some and can be seen as way to work out their stress. The act of cleaning
helps you restore a sense of control in a busy lifestyle.
3. You feel more peaceful: Having a clean and organized home helps you know where everything is! It helps keep peace of mind to wake up to an aesthetically pleasing place and to return to after a long workday.
4. It reduces hazards: When your home is clean and organized, you’re less likely to fall over stray objects and get hurt.
5. It gets you moving: Cleaning itself is a physical act, so depending on how much you get into it, you might get a bit of a workout too!

Alligator Awareness
Written by OSCAR GONZALEZ, COMMUNITY STANDARDS MANAGER, ARC COORDINATORAlligators are seen as terrifying creatures by many, but they are necessary in keeping balance within our ecosystems. One example of their contributions is the creation of “gator holes.” Alligators can cause a great change on the environment by digging holes into the wetland. Although these spaces are mainly for cooling themselves off, they also serve as a habitat for animals like turtles, fish, birds, and more. As apex predators, alligators keep smaller animal populations in check. Without these predators, small animals will reproduce rapidly and outpace the food supply. Alligators also feed on raccoons as one of their main food sources. Raccoons love to feed on bird eggs and hatchlings. Without our apex predators to keep this balance, the bird population will dip, and insects will quickly reproduce.
ALLIGATOR AWARENESS
Living in Florida means we share the state with an estimated 1.3 million alligators. As the weather warms and their mating season begins, you should keep these things in mind.
» Mating season is underway in the next few months, alligators are more active during this season and many gators will be showing up in unexpected places.
» Alligators can sense other bodies of water from a long distance. During this season they will travel across land from lake to lake searching for a mate. Since their hormones are raised at this time, more male alligators will be roaming, meaning people must take extra caution.
» Many of us enjoy walking next to ponds and lakes, especially with our pets. However, if approaching an alligator’s direction, distance yourself away by around 25 feet.
» Rising temperatures increase an alligator’s metabolism, which
means they begin seeking prey, according to FWC. It also means they’ll be observed basking in the sun as they regulate their body temperature
DON’T FEED WILD ALLIGATORS
An alligator that is not afraid of humans is a gator to fear! It is illegal to feed wild alligators in Florida. That piece of bread you innocently tossed into an alligator’s open mouth may result in the loss of a life, for instance, another human. By feeding alligators you are removing their natural fear of humans and teaching them to expect food from us, including those that pass by after you have. This can make it tougher for others to handle similar situations with the same animals. If we are careless about feeding alligators, this can snowball into larger problems. Alligators grow quick and up to large sizes. A 3-foot alligator searching to be fed becomes that 8-footer who has become fearless. Nuisance alligators that are caught by state-licensed trappers are euthanized. Sometimes their meat is harvested and also their hide. Don’t become part of the problem - don’t feed alligators
Even if we seem used to alligators, trouble can still arise regardless. Serious injuries caused by alligators are rare in Florida, but if you are concerned about an alligator, call FWC’s toll-free Nuisance Alligator Hotline at 866-392-4286. The FWC will walk you through the proper steps and possibly send a contracted nuisance alligator trapper to handle the issue.

Non-Emergency vs Security
Written by ELETTSY JIMENEZ, DIRECTOR OF SECURITY AND SAFETYHere are some safety tips before calling security. When to call non-emergency (407-348-2222) first and then call security (407-334-0190) to document and report.
EXAMPLES OF NON-EMERGENCY CALLS:
• Reporting a crime with no suspect (e.g., theft of a license plate)
• Reporting a crime with suspect, but suspect is not on the scene (e.g., fraud)
• Reporting a serious crime with suspect, but with a lengthy delay (e.g., assault that occurred last night at a bar)
• Non-emergency in-progress (e.g., noisy party, drug use)
• On-going crime issues or crimes that are not in-progress (e.g., graffiti or ongoing drug dealing with no suspect on scene)
• A suspicious circumstance that may indicate an ongoing criminal activity (e.g., marijuana grow operation)
WHY IS IT IMPORTANT TO CALL 911?
Dialing 911 is the fastest, easiest way to communicate with local fire, police, and medical services during an emergency. You need to stay CALM. It’s easier to obtain vital information if you are calm and listening to the questions asked. If you are unsure if your situation is an emergency, dial 9-1-1. Emergency call-takers
will help determine if immediate action is required or if you should hang-up and dial the non-emergency line. Calling 9-1-1 for a nonemergency situation ties up important lifelines, meant for people or property in immediate jeopardy or when there is a crime in progress. If you call 9-1-1 for a non-emergency matter, it will not result in a faster response. Emergency situations are always given priority over situations where police response is not urgent, or time sensitive and emergency call-takers will not take non-emergency reports on 9-1-1. Please also note that 9-1-1 call-takers cannot transfer your call to the non-emergency line. You will have to hang-up and dial the nonemergency number directly.

Zumba Gold Chair incorporates movements taken from Latin dances like the merengue, salsa, and cha-cha to create an exhilarating program that aims to improve overall energy, core stability, muscular strength, cardiovascular endurance, and motor skills.
New Year … New Projects
Written by MAINTENANCE DEPARTMENTHappy Spring Bellalago! 2022 was a year full of challenges, not only in our personal lives but also inside our community. We started the year with the reveal of our new pools and ended with the completion of our seawall, which we must admit, turned out beautiful! On this new year of 2023, we are looking forward to new projects that will enhance our clubs and its surroundings. Among some of these projects are:
• Pressure wash scheduled on a weekly basis to make sure that the exteriors of our clubs and common areas looks clean and up to date.
• New water bowls for our dog park
• Painting inside our club buildings and garbage cans
• New sod by the entrance to Flip Flops
• Installation of new dock cleats at the Pier
• Painting of the boat ramps
• Repairs on the rubber flooring inside our playground
And many others that we want to keep as a secret so that we can surprise you! It is our commitment with our community as your Maintenance Department to make sure that when you see us out there, no matter how big or how small the project might seem, our goal is to make sure that we do it with pride.
According to Google, the year 2023 could carry with it an aura of discovery, intuition, and compassion, as we search for new ways to understand ourselves and the world around us. Let’s make this our year! Let’s rediscover the beauty of our community, let’s share with our visitors the magic of our Lifestyles Events. Let’s do what we know best to do in Bellalago and that’s to make everyone feel like they just arrived home!
