A

cool breeze, magnificent sunsets, and the return of friends and neighbors from up north is a gentle reminder that Florida is an amazing place to live, work and play. Unfortunately, there may be unscrupulous individuals that head our way looking for an opportunity to take advantage of homeowners by offering to sell their services or have little regard for the community. The Sheriff’s Office encourages you to follow the tips below to keep you and your family safe while enjoying your property and surroundings. Keep all doors, including the garage door, closed and locked at all times, especially when you are outside working in the yard. Stepping away from the front of the house to retrieve something in the backyard is all the time needed to gain access to your home. If you answer the door, never invite someone you don’t know into your home. Instead speak with them through a window or step outside, closing the door behind you. Be the eyes and ears of your neighborhood. Also, make sure you lock your vehicles. Don’t hesitate to report unknown or suspicious people, activity, or vehicles by calling the Sheriff’s Office first, followed by security. Last, but not least, don’t do business with door-to-door contractors or vendors such as tree trimmers, landscapers, roof or driveway cleaning companies attempting to sell left over material, and other home repair services. Please email me the name and phone number and description (if you’re able to get it) of any vendor soliciting their service to you at DGilbert@Evergreen-LM.com. To report a suspicious person or vehicle, call 407-348-2222. In an emergency, dial 911. While we are a gated community, there are times when the above activities can take place. We all need to watch out for both ourselves and our neighbors.

Love Your Dog, Leash Your Dog We love dogs—we really do. That’s why the association is committed to enforcing the county leash law on association property. According 2

to the U.S. Humane Society, an unleashed dog has an average life span of less than four years. Allowing your dog to run free threatens your dog’s health and welfare and the happiness it brings to you. We also love our community. That’s another reason the association is committed to enforcing the county leash law—so all residents may enjoy our community. We trust we can count on you for voluntary compliance with the leash law. We don’t like to call animal control, but we won’t have any choice if your dog is running free.

Guest Passes Guest passes are to allow your friends and family members who are visiting access to the club facilities. Each home in the Bellalago and Isles of Bellalago communities will be issued four complimentary guest pass cards worth 40 guest punches (ten punches on each card). Each time you bring a guest to use the facilities, a Lifestyle Staff member will punch a square on this card. Punching one square allows one person to use the club facility, per day. Once those four cards are used up, additional cards may be purchased. *Please note, cards that were issued last year do not roll over. Residents do not need to accompany their guest to the facilities; however, you will still need to complete a Guest Waiver for your guest prior to them using the facilities. Guest Waivers can be downloaded from BellalagoHOA.com or you may fill one out at either amenity center. Guests must be 18 years or older to use the facility alone. Keep in Mind: • A pass is only necessary if your guest is going to use the amenities (pool or fitness gym). If guests are visiting your home or having lunch/dinner at The Grille, they do not need to use the passes. • Guests must have their guest passes with them at all times when using the club amenities. • Children under the age of 18 must be accompanied at all


times by an adult resident or guest with a guest pass. • Number of guests at one time, per household is 10 guests • Homeowners are responsible for the actions of their guests. • If you’re going out-of-town and relatives/guests will be using your home, please send an email to DGilbert@EvergreenLM.com giving permission to issue guest passes to your guests. Include in the email the guests’ first and last names, dates of their stay, and indicate who is an adult or youth.

Reminders from the Association Update Information: If your phone number or mailing address has changed, please contact Jalissa Torres at JTorres@Evergreen-LM. com or visit her Monday to Friday from 7am to 2pm at the Isles of Bellalago Amenity Center. Property Maintenance: Please take the time to inspect your home. If it is in need of cleaning and sprucing up, please do so—let’s keep Bellalago a beautiful place to live. Shrubs & Trees: It is VERY important that you keep shrubs/trees at the end of your driveway or at adjacent intersection (if applicable) trimmed and neat. Doing so will allow you/others to see clearly. House Numbers: The County requires 4” house numbers on your home which must be visible from the street. This will assist Fire and Rescue units in finding your home quicker. Building Permits: Before you begin any home/property projects, complete an ARC Application or contact Sally Bjernestad at SBjernestad@Evergreen-LM.com to see if it’s approved by the community. Pet Owners: Pet issues are the #1 complaint filed at the office. Please pick up after your pets. Also be advised that Osceola County has a strict leash law. All pets must be physically leashed when outside of the home or fence or enclosure and shall not be permitted to run loose. To report animal issues, please contact Animal Control at 407-742-8000. Walkers: CARRY ID! Wear bright colors in daytime and white/light colors at night. Carry a flashlight (at night), and always walk facing oncoming traffic. Please step off the roadway when an oncoming car is approaching. If walking in a group, please walk single file. Bicyclers: Cycle with traffic. CARRY ID! Wear bright colors in daytime and white/light colors at night. If riding in a group, please ride single file. When riding at night, make sure your bicycle is equipped with a headlight. Move over when traffic is behind you. Golf Cart Safety: Please be aware that golf carts share all Bellalago

roads and are subject to the same rules of full-size vehicles and may be ticketed. Please use due care while driving. Golf carts are not allowed on common areas and must use streets and sidewalks as well as park in proper parking lots/places. Lost & Found: If you find something that isn’t yours, please drop it off at the Amenity Centers. We ask residents who have lost items to check with security as well. Pool Hours: Opens: Monday to Friday at Dawn; Saturday & Sunday at 8am (Excluding days when pool is undergoing maintenance) Closes: Dusk (time may vary during Daylight Saving Time and Standard Time) Security Vs. Sheriff: If you witness a violation (such as unauthorized gate access) of Bellalago and Isles of Bellalago and/or Rules & Regulations, contact Security at 407-846-3014. In the event of criminal or unlawful activity, CONTACT THE OSCEOLA COUNTY SHERIFF’S OFFICE at 407-348-2222. For life threatening emergencies, call 911. Please notify security if the Sheriff’s Office has been contacted. Inoperative Or Malfunctioning Street Lights: Please report street light problems to me at DGilbert@Evergreen-LM.com and have the 5 digit pole number and location handy. You may also call KUA Electric/Duke Energy also with the 5 digit pole number and location. Contractor/Vendor: If you have contractors or vendors coming to your home, please list them by adding their information for vendors in the DwellingLive Gate Access Software. This assures them access to your home in a timely manner when arriving at the Guardhouse. Oversized Vehicle Parking: If you or your guest need to park an RV or moving truck, please contact me (DGilbert@Evergreen-LM. com) so that Security can be notified. Semi-Truck type vehicles are not allowed to park inside the Bellalago and Isles of Bellalago Communities and will be towed at the owner’s expense.

Summer Reminders With warmer weather right around the corner, many will make the trek to the clubhouse pools and bask in some beautiful Florida sunshine! Below are some important things to remember when visiting the Amenity Centers this summer. The following will be monitored and enforced by the Lifestyles Team. Please be respectful of the staff. • Bellalago issued ID Badges are required when visiting the centers. • When in effect, wrist bands must be worn and visible when in the pool and pool area.

• Outside alcohol/beer and glass bottles as well as smoking is not permitted. • Cooler sizes may not exceed 12” by 12” and may be checked. • Footballs, soccer balls, and anything that can be thrown is not permitted. These items can injure someone if they are hit with them. • If you are working out and would like to enjoy the pool or spa afterward, please rinse off before entering the pools. • Proper bathing attire must be worn. Lifestyle staff members are responsible for monitoring both inside and outside of the Amenity Center as well as performing desk duties. The Lifestyle Team does their best to maintain all areas; however, if you see someone misbehaving or not following club rules, please notify a staff member as soon as possible and we will address it. If you have guests enjoying the pools (or clubhouse) please see that they first check in at the front desk with a guest pass and receive a wristband (weekends included). Food and beverages are permitted in the pool area, but no glass containers are permitted at any time. Food and beverages are not allowed in the pools or on the apron immediately adjacent to the pools. Please remember to clean up and dispose of any garbage in the trash containers.

If you are outside on the pool deck or patio and raise an umbrella, please lower it when you leave the area. If it gets windy while you are using the umbrella, please lower it so it does not get damaged. Also, please return the tables and chairs to their proper place. All umbrella tables should have four chairs. The small tables should be spread out among the chaise lounges and extra chairs. Swim diapers must be worn by all young children not toilet trained. The purpose and importance of swim diapers is explained below. The Centers for Disease Control and Prevention (CDC) recommends that all public swimming facilities require the use of swim diapers on infants and toddlers. Thank you for your cooperation! W

e wish to express our many thanks for all the residents who submitted their applications to be on the committees for Bellalago and Isles of Bellalago. We received over 25 requests and have selected the candidates that will be on the committees. This is a vital sign of a healthy and strong flourishing community that will be productive and achieve many goals.

Mosquito Control We are approaching the season where pesky mosquitos come out and invade our cozy back yard. The Association has an agreement in place with Clark Environmental Services and they will spray monthly in the common area lakes. If you experience higher than normal mosquito infestation in your area, please contact Osceola County Mosquito Service Request by dialing 407-742-0200 or you may contact me to better assist you. If you chose to contact me with the complaint, we will need your name, contact number and email in order to provide these details to the county representative.

Waste Management On another note, Osceola County has informed us that Waste Management no longer pick up certain electronics as stated in their flyer (which you can find on page 4 on the bottom right) along with other items. Televisions are considered hazardous waste and are not collected by the waste haulers. There are two locations where they can be taken, free of charge. All residents that do not make special arrangements for disposals will receive a notice of violation and possibly a fee or fine for removal and disposal of items.

Remember all the common areas belongs to all neighbors. When you do not pick up after your dog, you are leaving the mess in your own yard and your neighbor’s yard.

Please keep our community clean and remember that Bellalago and Isles of Bellalago are the homes of critters, animals, birds and endangered species that are protected.

Violations

S

pring is here and summer is on the way, so it’s a perfect time to work on your yards and spruce up the landscape around your home. Beautiful landscape not only helps with the appearance of your home, but it also adds curb appeal and value. Spring is also the perfect occasion to check your AC units, change filters and perform general maintenance to ensure that your AC unit is working optimally during the upcoming summer months. This is also a good time for spring cleaning, including power washing of homes, fences, and sidewalks and cleaning your windows.

Basic Violation Reminders • Trash bins should be stored out of site and should only be put out during waste pickup. • Lawns should be maintained and cut/edged regularly. • Vehicles should be parked properly on the driveway and not block the sidewalk (cannot block pedestrian traffic). Vehicles should not be parked on the landscape, or on the street overnight. • Pets should be on a leash at all times when being walked. Owners are responsible for proper cleanup and disposal of pet waste and no pet should be left out, unattended at any time.

Violation Process When a violation is observed, a notice is sent; if the violation is not corrected, an escalation (second) notice is sent. If the violation 8

continues, it eventually reaches the level where the board votes to impose a fine. The Violations Committee’s role in the process is to confirm or reject the fine levied by the board. If the committee does not agree, the fine may not be imposed. Notices are posted at the amenities advising the time and place the committee meets monthly (every third Wednesday of the month). This is an opportunity for residents to testify and present evidence in opposition of the fine before final approval/rejection by the committee. Once fines are finalized, they will not be removed. I wanted to thank those residents that volunteer their time and are part of the committees. Committee members are homeowners who volunteer their time, give valuable input, and a voice for the community. Occasionally, we have vacancies and ask for volunteers to join and help; e-blasts are unusually sent when such vacancies arise. ith the warm Florida weather embracing us this time of year, you may want to cool off while you exercise! Bellalago has numerous water aerobics classes you can join throughout the week. This is a great way to stay active, get some sun, and stay cool. In 2018 we have incorporated three different water aerobics formats that cater to all fitness levels. Please review the fitness class schedule for more information on dates and times of classes.

Benefits of Water Aerobics Water Aerobics offers multiple health and fitness benefits. I’d like to share 3 benefits below: 1. It’s a Low impact Workout: Although you will be moving with resistance in the water, water aerobics is ideal for all fitness levels. The water makes your body feel 90% lighter, therefore your body is receiving less of an impact in the water making this workout ideal for those who suffer with back problems, arthritis, and knee conditions. 2. It’s a Great Cardio & Strength Workout: Most water aerobics classes include kicking, running, and cupping 10

the water which helps with strengthening of the muscles as well as getting a great cardio workout. Bellalago water aerobics classes also include noodles and water weights for strengthening purposes. 3. In 1 Hour You Will Get a Full Body Workout: Water aerobics classes offer a full body workout, incorporating upper and lower body routines that will be sure to strengthen your upper and lower body. Please make note that swimming is not required. Currently the Bellalago fitness schedule offers three water aerobics classes with different formats. Come and join us at the Bellalago Pool on Tuesdays and Thursdays at 10:30am, along with Fridays beginning at 11:15am.

Ready, Set, Coleus Plants! BY SALLY BJERNESTAD, HOA COMPLIANCE/ARC COORDINATOR

W

hen we think of how to add different colors to landscaping, most people initially think of flowers. Flowers, however, take time to bloom and require a lot of care. A substitute for this dilemma could be found with Coleus plants. Coleus plants are ideal for anyone who wants colors in a hurry, but do not have the time or skill for too much upkeep. This member of the mint family is very popular again. It can be found in main-street botanicals and home improvement stores. Coleus plants come in a variety of kaleidoscopic hues of colors, such as shades of green, yellow, pink, red, orange, and maroon. The selection of striking leaves is better than ever. The variety of patterns is amazing. They can include solid colors, splashes, blotches, streaks, flecks, margins and veins. The plants come in different heights as well. The variations are never-ending. My favorite is called “Big Red Judy.� Traditionally, most Coleus plants have grown best in partial shade. However, there are now many new varieties that thrive in full, hot sun. This heat-tolerant, durable annual has very few disease or 12

insect problems. They can be used in hanging baskets, containers on patios, or in landscape beds. Soil for these plants should be kept lightly moist at all times; mulching around your plants helps conserve soil moisture. Poorly drained soils and excessive watering will damage coleus. Coleus plants can really thrive in Florida landscape during the summer. These plants are hard to kill and affordable. Eggstravaganza 2018 BY AMY MALLINDER, LIFESTYLE DIRECTOR OF CENTRAL FLORIDA

W

e were so egg-cited about our Eggstravaganza this season! On March 31st we welcomed the arrival of the Easter Bunny and the Spring season. We promised our residents that this year would be bigger and better than ever. With months of planning and a 5am start for the staff, we are pretty confident we held true to that promise. We hope you all feel the same way too. The day was filled with LOTS of candy filled eggs (10,000 to be exact), four different age groups for our egg hunters allowed for all the kids to collect that special treat. It’s amazing how quickly 10,000 eggs disappear. With additional Bouncing Bungees, Pirate Ship, Spinning Top, Bumper Boats, Carnival Games, a huge Health Fair, and not to forget the amazing crafts station. It’s easy to see why we had so many smiling faces. We were very excited to invite some local food trucks to Bellalago, two of the three trucks sold out of everything, making it a very successful day. We estimate over 1500+ people were in attendance, and the rain held off which was a bonus. We were especially excited to partner with American Carnival Mart out of St. Louis, MO for our prefilled eggs. American Carnival

Mart is a company that hires individuals with disabilities, we believe in this mission and are extremely honored to have worked with them again this year. Now to move on and plan the events for the rest of 2018!

Landscape Committee Update As spring was beginning to bloom, the landscape committee has been busy with several projects and on-going situations. The clean-up from the fall hurricane is nearing completion. The committee has decided to continue to stake as many plants and trees as possible in an attempt to save the plants and save the cost of replacement. We are also beginning the process of replacing plants that were damaged by the hurricane and by the unusually cold winter. As the year progresses, you will see every area of Bellalago being updated, starting with Isles of Bellalago. The trimming of street trees is completed, and with the influence of the committee, the trees were cut beyond the scope of the contract. This should reduce trees from hanging into the sidewalks as we all try to walk and bike through the community. Now that the trimming is complete, fresh mulch will be installed. The committee requested that the mulch be installed later this year so the Oak trees can drop their leaves first.

The Landscape Committee is working on other projects in addition to monitoring the monthly landscape service provided by Floralawn. The committee, Evergreen, and Floralawn are preparing for another lawn care/plant care seminar for this spring. We had a great turn out for the last seminar and we hope to make this one more informative and interactive. Additionally, we are reviewing the scope of work for the landscape contract and accepting bids for the 2019 contract. We are working with Floralawn on incomplete work orders and resident concerns about the work order system. Lastly, we continue to work with AV Homes on solutions for water usage and our irrigation system. The landscape in our community is beyond compare in our area. It is the goal of the landscape committee, Evergreen Lifestyles Management, and Floralawn to not only maintain the standards of the community, but to exceed them!!! We encourage everyone to get out and enjoy the nature our community offers.

Advisory Committee Update BY BRIAN J. TORPEY, CHAIRMAN Happy Spring from the Advisory Committee! This is the first of the new regular updates you will be reading in each edition of the Beacon from the resident committees. We realized not all residents are aware of the existence or purpose of these committees, so now you will get to read about their recent activity in every newsletter! The Advisory Committee has been hard at work addressing a number of issues the past few months. Not the least of which has been, in conjunction with the Covenants Committee, creating a Quick Reference Guide for the rules and design guidelines here in Bellalago and Isles of Bellalago. We have also been attempting to adjust the language of existing rules for better clarification. It is the hope of the Committee that this will give residents an easy place to find answers to their questions. The guide will be sent to every home and is also available on BellalagoHOA.com. The Advisory Committee would also like to thank the hard work of the Covenants Committee for preparing this guide. Another topic the Committee is working with Evergreen and the AV Homes Board to address is the lack of recreation area in the Isles 16

of Bellalago section, apart from the Amenity Center. This is still in the preliminary stages, but all agree something is needed and we are looking at the possibilities. Stay tuned! The new security company, Vital, has taken over and is doing a great job so far. There will be some growing pains, so we ask for your patience while they are worked out. Also, all applicable committees, Evergreen staff, and the AV Homes Board of Directors are aware of the state of our irrigation systems. The Advisory Committee has been informed that the board is actively preparing for a permanent and large scale solution to this issue. Again, please be patient with both ELM and AV Homes. They are on the job and we thank them for their hard work! Finally, a reminder about the upcoming Coffee Talk; we have approximately 1,700 homes in this community and yet only a handful of folks turn out for these meetings regularly. Please do your best to make the upcoming one on May 22nd at 6:30pm at Liberty High School. This is a chance for your voice to be heard. This is your community!
