reat news! The 2019 HOA fees are going down…. The Board, at their October 16, 2018 meeting, adopted the 2019 budget with the monthly homeowner’s association fees in the amount of $ 128, a $17 decrease per month ($ 1,536 per year). All homeowners who already have their accounts on “AutoPay” or “ACH with your Bank” should make the proper changes to reflect the 2019 amount.

Overall, the combined fees did go down a total of $ 15 a month!

Animals Bellalago is the home of many endangered species, including alligators, eagles and other wildlife predators. For the protection of your pets, please keep your dogs on a leash. It is illegal to feed alligators, sandhill cranes and other wildlife in the state of Florida (Section 379.412 of the Florida Statutes). It’s not permissible to shoot or kill any of the wildlife in Bellalago and the Isles of Bellalago. It is unlawful to intentionally kill or wound any species listed as endangered, threatened or of special concern (Section 379.412 of the Florida Statutes). If any wildlife becomes 2

Dog, Dog Poop & Dog Park Rules All dogs must be walked on a leash no longer than 20 feet. No dogs are permitted to run loose, except in an enclosed yard or dog park. All pet owners are responsible to pick up any matter created by pets and dispose of it in a proper receptacle. Commercial breeding of dogs is not permitted. Dog park rules and requirements are to be posted outside the dog park. It is required to register your dog at the Amenity Center to be able to use the dog park. Staff Spotlight

Amy Mallinder - Lifestyle Director Q: How long have you been with Bellalago and Evergreen Lifestyles Management? A: I have been working with Evergreen Lifestyles Management since February of 2016. I started as a part time Lifestyle Attendant at another community. I officially began full time and joined the Bellalago family in March of 2017. The 2017 Spring Carnival was my first event assisting Doug Gilbert.

Q: Can you describe your current job? A: Currently I am a full time Lifestyle Director for Bellalago as well as overseeing many other Lifestyle programs at other Evergreen communities within Central Florida. The communication and social media elements of my job have grown over the past 18 months. I manage events for all ages and that’s what helps to make this job extremely fulfilling. Outside of planning events I am responsible for social media and communications for Evergreen as a whole. I work with our web master to keep all community and Evergreen website up to date across the state.

On that note, I am excited to announce that our Fitness and Wellness Director Giselle Rodriguez is currently working on our January 2019 5K Love Run. She has chosen the charity “Beyond Type 1” to be the focus of this event and I couldn’t be more honored that she felt this charity was one that deserves to be recognized. You will find me front and center at the Beyond Type 1 Booth on January 19th for this event. I hope to meet many of you there!

Q: What’s your favorite thing about your job so far? A: Seeing the visions for events in my head play out into successful events is rewarding. Smiling faces, laughter and the positive feedback from residents is always a great thing to see and hear. If someone had told me I could make a living planning fun events for residents, I would have done this job sooner!

Q: What is the most challenging part of your job? A: At the end of 2017 my life took a major change and I had to learn a new normal. I was diagnosed with Type 1 Diabetes following a busy weekend at Hellalago 2017. There I was thinking I was just run-down from planning a busy event when in reality, my doctors told me I was close to a Diabetic Coma! And you thought Hellalago was scary! Type 1 Diabetes is a very serious chronic disease with no cause and no cure! It does not come from lifestyle or eating too much sugar, my pancreas does not work. Therefore, I have to act as my own pancreas every second of every day. Against the backdrop of that challenge I am blessed to have support of the entire Bellalago staff who all took the time to educate themselves of the highs and lows (no pun intended) of living with Type 1 Diabetes. I am happier than I ever thought I could be at my job and so thankful to be part of a great team.

The leasing department has recently made some changes to the application documents. These changes, we hope, will benefit us all. They can be picked up at either the Amenity Center or emailed if you need to renew with the HOA. We often hear tenants say they are not aware of having to renew. This information should be shared by your property managers and/or homeowners. Once your lease expires and you decide to stay in the home, you must submit renewal documents to the HOA so we can update the system and avoid barcode and facility use delays. We suggest turning in the paperwork one month or so prior to the lease expiration.

Peppermint White Hot Chocolate

Instructions: Stir milk and white chocolate in a saucepan over medium heat, stirring occasionally until the mixture comes to a simmer and the chocolate is melted. Do not let it boil or allow chocolate to burn on the bottom. Remove from heat and add vanilla and peppermint extract. Add whipped cream, crushed peppermints, and marshmallows if desired. ENJOY!

appy Fall Everyone! Hopefully we will start seeing some true fall weather soon. Mother Nature has not yet decided it is fall. We are hopeful the humidity will soon ease up and we can start to enjoy the cooler evenings and some outdoor movies and outdoor fun.

I want to say a huge thank you to everyone who completed our recent 2018 Lifestyles Survey. The feedback has been extremely positive and helpful for us to continue to improve the Lifestyle Program here at Bellalago. We try our very best to have a variety of events for all homeowners and we welcome comments or ideas at any time. Planning a Western Hoedown has been an event I’ve had in the back of my mind for a while and it was amazing to see what a great reception it received. Rye Road were incredible, and the food was delicious. A lot of residents reached out to me requesting an event for the boys of the community as we had the Father Daughter Dance. Therefore, the Mother and Son Superhero Date night was created. We had a wonderful evening with everyone who attended including Spiderman, Batman and our Balloon Artist. We have a lot coming up in the next few months. Of course, Hellalago will return with Pirates and Mummies as the theme. There will be a not so scary pumpkin patch, bounce houses, cotton candy, and some other surprises. The night is guaranteed to end with a BANG! We are extremely excited to share with you our Hellalago photo from last year’s event which won an award at the Florida Festivals and Events Association Annual Awards. Let’s 6

The Holiday Craft Fair is filling up nicely with 14 vendors confirmed at the moment. If anyone is interested in becoming a vendor, please email me by November 1st to register. Goodness It is Time to Mulch! BY SALLY BJERNESTAD, HOA COMPLIANCE/ARC COORDINATOR

T

When replacing the mulch, it is suggested to take out some of the mulch that has built up over time. However, fresh mulch can rob your plants of nitrogen as it decomposes, so you may need to add cottonseed meal or another source of nitrogen to compensate.

Researchers are finding that adding mulch has significant environmental benefits, not just aesthetic value. Having bare soil on your property will cause erosion and sediment runoff. As it absorbs rainfall, mulch helps prevent the soil underneath from becoming compacted and crusted. About 2 to 3 inches of mulch is recommended for plant beds and should be done twice a year. Also, mulch can help suppress weeds.

Some people may want to use plastic or geotextiles, such as landscape fabric, to separate certain mulches from the soil. If you use an organic mulch that will break down, like shredded hardwood bark, avoid landscape fabric because you want the mulch to be in contact with the soil to improve it. Plastic or landscape fabric could prevent water and rain from reaching the soil, and actually could increase runoff. There is a belief that black plastic will keep weeds down, but weeds could grow into the landscape fabric.

Shredded pine bark mulch, interlocks to avoid washing away and is ideal for plant beds on a slope. Plus, it decomposes into the soil, and it is least likely to change color. Shredded cypress mulch allows water to easily soak into roots, but resists washing away from heavy rains. Cypress offers nutritional benefits to plants as it decomposes and retains color well.

A tip to banish slugs, snails and other unwanted pests from the mulch around your plants, try adding crushed eggshells or sharp sand. Pebbles or river rocks are great additions to any garden because they do not break down and there is no need to reapply annually. Please be sure to submit an Architectural Review Request to add pebbles or river rocks in your plant beds.

he cold winter days are just around the corner; in Florida that does not mean your landscaping work is done. Here are some maintenance tasks that need to be completed before the arrival of the cold weather: pull up all the dead annuals, cut back your perennials, and most importantly, replenish the mulch.

Colored mulch is one of the most popular and least expensive. It can complement the exterior colors of your home. For example, brownish/red pine mulch goes well with brick houses. Using a dark mulch can contrast with flowers enhancing your landscape theme and setting. Be aware that the color may fade, and dye from mulch can leach into plants’ roots. 8

Preparing for the Holidays: It’s Not Too Early! BY YESENIA VÉLEZ, HOA MANAGER

P

reparing for the holidays can be a lot of fun, and it can help you get things done in advance so you can enjoy the holidays more. Holidays are usually the most beautiful days of the year, no matter which holiday we are talking about. In most cases, people are off work. They gather together with their families, friends, and relatives to have some quality time together, whether going somewhere or staying at home. Everyone is relaxed and spends time on something that can’t be done on those numerous working days during the year. Garland, ribbons and candles come to mind when thinking about prepping your home for the holidays. This article is not about what will look best on your front door or how to set your table perfectly for the holidays. That’s what Pinterest is for! Working for a homeowner’s association has made me aware of the importance of prevention. Unfortunately, in our line of business we see and hear about disasters and mishaps over the holidays that cost damage, money and stress. So as an ode to the season of giving, I’m going to give you five tips of what NOT to do when prepping your home for the holidays.

When Preparing Your Home, Do NOT: • Combine dry garland and candles. This is a cry for disaster. I’ve actually witnessed a mantle go up in flames at a holiday party because of this combination. The beautiful candles gave off a crackling glow of light all evening and the garland surrounding it was a lovely sight, until all the party guests were throwing their drinks toward the fire that was slowly rising up the tall wall. Trust me, it’s a good idea to stick with the new flameless candles. 10

Overload electrical outlets. Stick with no more than three strands of approved and lab-tested lights. Although it can be hard to get rid of those “vintage” bulbs you’ve cherished since you were a child, don’t use any wiring that’s cracked, bare, rusted or is worn and torn. Splurge for some new bulbs.

Leave your driveway slippery for guests. If you’re having company over, be sure to clear any snow, and salt the walkways that will welcome them. You don’t want to take Aunt Betty to the emergency room when you should be making memories.

Leave your cooking unattended. Chances are if you’re having people over, you might be using your kitchen more than normal. Don’t forget to keep towels, papers, pot holders and other items that could catch fire, away from the stove. Be sure to keep an eye on what you’re cooking, and if you have little ones in your house, make sure you supervise them as well.

Ignore your smoke alarms. Check the batteries and test each smoke alarm to make sure they’re working. Smoke alarms save lives and can provide for an excellent turkey timer, as they have in my household.

Enjoy making your house beautiful for the holidays and don’t ignore the importance of prevention and awareness. Happy holidays!

Why to Winterize Your Home (Yes, Even in Central Florida)

ou wouldn’t leave your windows wide open all winter, would you? By not taking the time to winterize your home, you might as well be doing that. By taking the time to do furnace and AC maintenance, care for equipment outside your home, and minimize drafts, you could see some serious savings on your energy bill. Below is a helpful home winterization checklist so you can keep your home comfortable and energy efficient without emptying your wallet on energy bills.

Outside the Home Checklist • Clean Gutters and Downspouts – Clear pathways allow water to run freely away from your home to prevent water damage from rainwater overflowing the gutters, and helps prevent possible water leaks that can come in through your roof into your attic. • Drain Hoses, Water Valves/Faucets – Shutting off the water valve to outdoor faucets can prevent a frozen pipe disaster. If you are unable to shut them off, you can wrap them with foam installation available at your local Lowes or Home Depot. Draining water from hoses prevents freezing and bursting, and storing them inside, saves you the life of your hose.

Heating and Cooling System Checklist • Replace the Filter – Replacing your HAVC filter increases efficiency, lowers costs, and improves air quality. • Check the HAVC Efficiency – At the start of the season, enlist a HAVC professional to help to ensure that you won’t have a mid-season breakdown. HVAC systems that are 10 years or older may be wearing down various parts or may even need to be replaced. If you want to be sure your HAVC unit works when you need it, scheduling cleaning and maintenance services will have it running in tip top shape year round. • Switch Ceiling Fans to Reverse – In the summer, your fans rotate counterclockwise to blow cold air down, but changing fans to a clockwise rotation in the winter helps to re-circulate the warmer air pooled near the ceiling, saving you from using extra energy! You do not want to turn your furnace setting on 12

or up if you don’t have to. Turn Down the Water Heater – The default for many water heater models is 140 degrees, but 120 degrees is plenty for most homes. Those 20 degrees could save you nearly 10% on your bill as per Kissimmee Utility Authority. Clean the Vents – Experts recommend having a service technician clean the vents every year or two so that air flows freely and clear of obstacles. This helps prevent indoor allergies during the winter months. Update Your Thermostat – The latest programmable thermostat technology is a great tool to efficiently manage temperatures and ensure your comfort. Plus, you can preset them if you are away from home for any length of time. Seal Air Ducts – Homeowners will lose nearly a third of their heating and cooling air due to leaky or poorly connected air ducts. This can be prevented with routine maintenance.

Piping and Insulation Checklist • Window Care - Check all windows for air leaks, and use weather stripping or caulking where necessary. Leaky windows can waste 5% to 20% of your energy use per year as per Kissimmee Utility Authority. • Use a Draft Stopper – Prevent cold air from coming in underneath your door. According to the Kissimmee Utility Authority, drafts can waste 5% to 30% of energy use per year. If weather stripping is not doable, add a draft stopper to all outside entry doors. • Add Insulation – Did you know an originally insulated home can lose a quarter of its heat through its roof? Adding fiberglass insulation can keep the warmth inside during the winter, and keep the coolness inside during summer! You can add fiberglass insulation on your own (available at Lowes or Home Depot) or an outside contractor can spray in foam type insulation. Remember, your home is your investment. A little bit of time and maintenance can help protect the investment you’ve made in your home, keeping it in peak condition. 12

Family Fun & Fitness! BY GISELLE RODRIGUEZ, FITNESS & WELLNESS DIRECTOR

T

he summer came to an end so quickly, therefore we welcomed the fall with some fun along with our Bellalago families. We gathered together for a friendly Family Feud! We happened to also encounter our first cold front of the season with morning temperatures as low as the mid 60’s, but luckily by the event time we had temperatures in the low 80’s. It surely was a beautiful, sunny, and breezy morning! On October 13th we started off the morning with our 2018 Family field & fitness day! The day was filled with games such as water balloon toss, hula-hoop team building, bubbles, and a lot of fun! We had 12 stations set up around the amenity center and one course that was full of activities for all ages! We were ready to start the field & fitness day! We had 11 families that were very excited and determined to finish the course. We started the event with a warm up and then off to the races they went! The best part was seeing all the smiles and hearing all the laughter

from the families as they faced each station on the course. From sack races, ring toss, three legged races, matching duckies, stacking cups, egg and spoon obstacle courses, and my favorite station, SPONGE BALL. There was not one frown in the crowd! After reviewing all the times recorded, we had our first, second and third place family winners. The Hernandez family in first place, the Ponies in second place, and the Lapaix family in third place! After receiving their trophies, all the other families were given a participation medal and we ended our day with some healthy snacks! Thanks to the Bellalago Staff that went above and beyond for this event! Until next time Bellalago families!

T

he Community Documents (CC&Rs) are legally binding rules and regulations that each homeowner agrees to when he or she purchases a unit within the association. If owners rent out their homes, it’s the owner’s responsibility to inform the new residents of the bylaws as well. CC&Rs include stipulations on assessments, building design and additions, and the governance of the association. All residents need to understand these CC&Rs so they don’t unintentionally violate them; owners can be fined by the association and—in extreme cases—sued for violating the CC&Rs. Our association’s rules were formulated to preserve the appearance of the community, protect the value of our common property and our individual homes, and make our neighborhood more harmonious for all of us. They also help ensure the association as a whole can thrive and that members are treated fairly and equally. So, it’s important to know the rules and do our best to abide by them. To keep up to date on what the rules are—and what the consequences can be for not complying—look for a list of association rules on the community website at BellalagoHOA.com.

Common Rules in Bellalago Parking (13.5.1) Overnight parking on the street is not allowed in Bellalago. Commercial vehicles are not allowed and must be stored in the garage or out of sight. Vehicles are not allowed to block sidewalk and/or pedestrian walkway. Garbage Cans (13.19) Garbage cans/containers shall be stored out of sight and shall not be placed outside the home for pickup earlier 18

than 6pm on the day preceding the pickup. In Bellalago trash gets picked up on Tuesdays and IOB trash gets picked up on Mondays. Yard waste is on Wednesday and Recycling on Thursday. You can call waste management for special pickups and/or directions for putting out large items. Yards (9.2) Lawns shall be neatly cut and edged and all landscape materials shall be maintained in good and living condition at all times. Failure by owners to maintain the landscaping as required shall be caused for association to enter upon the lot to maintain (Self-Help) at homeowners’ cost. Roofs, Driveways and pressure treatment (13.35) Roofs and/or exterior surfaces and/or pavement, including, but not limited to, walks and drives, shall be pressure treated as often as appropriate but in any event within thirty days of notice. No surface application to driveway shall be permitted without the prior written approval of the ARC as to material, color and pattern and shall not extend beyond the front lot line. Animals (13.2) Pets may be kept in a home only as long as such pet or animal do not constitute a nuisance. All pets shall be walked on a leash and owner shall clean up all matter created by pet. Free roaming pets are not allowed in any portion of the community.
