T

he three P’s in community association management are the same hot button issues you’ll find in nearly every community throughout Florida, if not the country. People, pets and parking. Storage of trash and other unsightly items are also commonplace in community associations since they have a tendency towards closely situated homes. It’s no different in Bellalago and Isles of Bellalago. I hear complaints on a routine basis about all of the above. I am frequently asked to include reminders about things in the community email blasts and newsletter about issues ranging from keeping recycling from blowing around to bringing barking dogs inside, and we are typically able to do so. Unfortunately, chances are that the people who need to read these reminders are not the ones likely to pick the newsletter or read their community emails. Nevertheless, my article this time is dedicated to reminders about neighborhood courtesies.

Dogs It has been reported in various neighborhoods that there have been dogs off leashes. Pet owners shall at no time allow pets to run unrestrained in common areas, streets, sidewalks or pathway areas and shall at all times have full and complete control over the animal. Please remember there is a $100 fine (1st Offense) from the county (Osceola County, Florida - Code of Ordinances, Chapter 4 - ANIMALS) for unrestrained pets. 2

Please pick up after your pets and remind your children to do so as well if they are responsible for the dog-walking duties. Pet waste is probably the #1 complaint amongst our residents, so please be diligent and keep Bellalago & Isles of Bellalago looking and smelling beautiful!

Motorized Vehicles Motorized dirt bikes, ATV’s and other motorized vehicles ARE NOT allowed on HOA property. Building dirt bike jumps and similar activities are also not permitted. Any known violators will be charged with the cost of repairs. There are a variety of public lands in Florida that are open to managed OHV recreation. Check with your local land management agency regarding legal riding areas and local regulations. There are many privately owned and operated motocross tracks throughout the state. A list of riding opportunities on public lands can be located at https://www. freshfromflorida.com/Divisions-Offices/Florida-Forest-Service/ Recreation/Off-Highway-Vehicles-OHV/Where-to-Ride.

Short-Term Rentals We have received an increase in concerns regarding short-term rentals such as on Airbnb. The pertinent portion of the governing documents is as follows (Section 13.27 of the Amended and Restated Declaration of Covenants): Homes may be leased, licensed

or occupied only in their entirety and no fraction or portion may be rented. No bed and breakfast facility may be operated out of a Home. Individual rooms of a Home may not be leased on any basis. No transient Lessees may be accommodated in a Home. All leases or occupancy agreements shall be in writing and a copy of all leases of Homes . . . shall be provided and approved by Association. Please be respectful of your neighborhood and refrain from participating in short-term rentals. The Association does periodically verify on these sites and action will be taken accordingly.

Noise If you are an early riser, be mindful of your night-owl neighbors who enjoy sleeping in. Also, be kind to your neighbors whose job or family responsibilities mean they get up early every day. Remember, noise at any time of the day is illegal if it is considered a nuisance by your neighbors and could result in hefty fines with the County.

Also, we have cleaned the carpets in the Fitness Centers; restriped the community parking lots; replaced the laterals in the Bellalago Pool filters; the clubhouse entrances have been pressure washed; sidewalks along Bellalago Drive and Bella Isle Drive have also been pressure washed; The Pier Dock wood has been replaced; the picnic grills have all been replaced; we upgraded several light fixtures to LED; as per the Department of Health, we replaced all pool drains; and several more repairs and upgrades are in the works. ello all and Happy FALL! As we welcome a new season, it’s a great time to try some new recipes. Below I have included a simple recipe for all of you pumpkin lovers!

Pumpkin Spice Hot Cocoa Ingredients: • ½ cup milk • ⅓ cup heavy whipping cream • ¼ cup milk chocolate chips • 1 tsp. cocoa powder • 1 ½ teaspoons pumpkin puree • ¼ tsp. pumpkin pie spice • ¼ cup whipped cream • Optional: 1 pinch ground cinnamon and 1 pinch ground nutmeg Instructions: 1. Whisk milk, cream, chocolate chips and cocoa powder in a saucepan over medium heat until texture is smooth (3-5 mins). 2. Stir in pumpkin puree and pumpkin spice until fully incorporated. 3. Pour hot chocolate into 2 mugs. 4. Top with whipped cream 5. Sprinkle cinnamon and nutmeg and ENJOY!

Lawn Mushrooms & School Safety BY YESENIA VÉLEZ, HOA MANAGER

H

appy Labor Day! With summer gone and school back in session, you may have some free time to get back into the routine and complete some weekend projects.

Fungi Fix: What to Do About Lawn Mushrooms Mushrooms popping up in an otherwise manicured lawn can give gardeners fits. While it’s natural to worry or at least wonder about these unusual growths, they look more alarming than they really are. Fact: Most of the fungi that produce mushrooms do not cause lawn diseases—which is good, because truth is, there isn’t much we can do about them.

What’s Happening? While everyone can instantly recognize a typical umbrella-like toadstool, others are very bizarre. Slimy, finger-like stinkhorns smell bad in order to attract flies and other insects that spread

their seed-like spores. Puff balls are round and when broken open a release a cloud of spores. Birds nest mushrooms are usually found in groups and look very much like small nests with egg-like growths cupped inside. Often-colorful slime molds spread like thick jam. When these plump, moist growths appear, they are actually the highlight of an already-existing underground party. These kind of fungi grow as very small, threadlike organisms called “hyphae” that grow from microscopic spores. Fungi crisscross in mats under the soil and over its surface consuming decaying organic debris such as fallen leaves and twigs, old grass clippings, animal waste, buried wood, old stumps, dead or dying tree roots, and anything else that is compostable. In fact, they are very important to garden health. These beneficial organisms help decompose and recycle organic matter that otherwise would pile up and be an even worse problem. As fungi spread and work, they release pent-up nutrients and

actually “feed” the soil and plants. What we call mushrooms are actually the reproductive “fruiting bodies” of well-established fungi. When conditions are right—usually moist and cool—a happy fungus will shoot up its version of a seed-filled flower, to spread its spores by wind or via creatures that eat the growth. This is often the only visible portion of a fungus, and by the time we see them it is usually way too late to do anything about the fungus. They aren’t a problem when out of sight in the woods or in a compost bin. But they can be upsetting to folks who find them going about their business in the middle of their well-tended lawn.

The Good News Again, mushrooms in themselves don’t cause lawn diseases; they are merely the “flowers” of an existing fungus. They indicate a healthy lawn with lots of organic matter in the soil. As the underlying fungi break down this organic debris, they release plant nutrients, which can actually cause the lawn in the immediate area to be a richer, deeper green. In fact, a good lawn expert can “see” a hidden fungus by the curve of lush green growth it often causes (similar to how pet urine can “green up” spots in the lawn). Unfortunately, sometimes the fungi hyphae can become so thick it prevents air and water from getting down to grass roots, causing the lush green to turn brown. When this happens in a circle or curve (caused by the fungus growing outward, like a slow-motion ripple on a pond), it is called a “fairy ring” because of the curve of mushrooms that appear in suitable conditions. Because there’s not a good control for fairy ring, about all we can do is plant new grass inside of the curve—and encourage it to follow the narrow fairy ring as it moves on. Sometimes watering or fertilizing the area a bit more can mask the symptoms. And aerating the area can at least temporarily help grass in the area to grow better. Still, mushrooms are generally not troublesome to lawns, other than looks—which is a cosmetic attitude thing, not a horticultural problem to be solved.

• Pedestrian drop off/pick up within Bellalago is strictly for residents only, guests are to utilize the school designated area. All vehicles inside the community must have a blue parking tag on the vehicle rear view mirror. In the upcoming days, staff along with security will be requesting all residents and members that use this area to complete a parking tag while waiting in the line in order to assist everyone. Each resident must provide the name, address and barcode for our records. Anyone in line that does not have this tag will be asked to exit the line and pick up or drop off their children inside the school premises. • The school opens the pedestrian gate at 7:30am and closes the gate at 8am in the morning (drop off only). • Vehicles can start the line up at 7am for the drop off and as early at 2:30pm for pick up on Mondays, Tuesdays, Thursdays and Fridays; and 1:30pm on Wednesday (early release. • Unattended vehicles will be tagged and fines will be imposed. • Obey the speed limit – 15 MPH will be strictly enforced in the school zone area. • DO NOT block the pedestrian crosswalk with any vehicle. • Parents must utilize the crosswalk to prevent injuries when vehicles are moving. • Please keep the school drop-off/pick-up line moving by teaching your children how to exit or enter the vehicle when the car has made a complete stop. • Security will inform all permanent guests that enter the community that the pedestrian gate area is only for residents. Fines may be imposed on all who do not abide by these simple rules. Thank you for your help and cooperation! Enjoy the start of the fall season!

School is Back in Session Did you know that in most communities more children are hit by cars near school than at any other location? To help change this pattern, this year we will be improving the drop off and pick up zones by implementing new procedures for the school pedestrian gate area within Bellalago.

Join in the Festivities! BY AMY MALLINDER, LIFESTYLE DIRECTOR OF CENTRAL FLORIDA

W

hat a busy few months it has been here at Bellalago. We brought back Club Bellalago’s Casino Night in July. This event was sold out with 80 residents in attendance enjoying Black Jack, Roulette, Poker, Craps and of course, the slot machines. Vital Flare catered yet again with some delicious canapés - the coconut crusted chicken skewers were to die for!

with the paint party to round out this event. As you can see by the pictures on the following page, we got messy!

Residents won a variety of prizes in our Chinese Auction, including rounds of golf at a local course, Orlando City Soccer tickets, a puppy wellness basket, wine paired with chocolate, champagne and cheese baskets, a spa day, and the hot item of the night was an awesome heavy-duty blue cooler. One lucky resident walked away with the jackpot grand prize. This event was a night to remember for us, we hope you enjoyed yourselves as much as we did.

The Country Western Hoedown is coming up in September. This event is the first of its kind here at Bellalago and we guarantee a good time! Tickets are available at the Bellalago Amenity Center now; hurry and get yours before we sell out!

We had our “Taste of Italy” wine pairing event at The Grille in July. There were 50 residents in attendance who got to enjoy a variety of wines from Italy, paired with traditional Italian cuisine along with some great educational information about these wines by Charles and Cheryl from Time for Wine. We thoroughly enjoyed having Charles and Cheryl back with us again and we look forward to working with them again in the future. To kick off the kids going back to school, we had our Annual Back to School Color Party. This year we stepped up our game with a food truck, bumper boats, a rock wall and of course, the Snow Cone Hamster Wheel. We had four sessions of color explosion

We welcomed the Bellalago Card Club to our calendar in the month of August, which is every Thursday in the Multi-purpose Room. The Bellalago Book Club continues to grow and a few more clubs are in the works to add by the end of the year.

“Build A Pet” will be taking the place of the Kids Craft in September. The kids of Bellalago get a chance to bring a furry friend of their choice to life at our build a pet workshop. Please see the ad on page 19 for more information. Hellalago is also fast approaching; this year our theme is Pirates and Mummies. We promise this event will end with a BANG! Community Reminders

T

here have been a few new faces at Bellalago and I want to welcome all new homeowner/residents to our community. In this edition, I wanted to provide some general information regarding our community. Most, if not all of you, have gone through the orientation process and received some general information along with your ID’s. It is important to have your ID’s when using the amenities as it is a rule and needed in order to have access to the facilities (such as the gym and pool). In addition, you must sign in when showing your ID’s; this allows us (the Association) to identify residents and turn away those who should not be using the amenities. Sign in’s also help identify various needs and/or changes. For example, it helps us know what fitness classes are doing well and which ones need to be changed due to inactivity (low attendance count).

Association Website For those who are not aware, www.BellalagoHOA.com is the official website of Bellalago with a wealth of information. Here you can find information regarding events, including fitness classes, the calendar, community documents (CC&R’s), financials, vendors, pictures from past events, newsletters, and important contact information. On the website you can also find most printable forms, including the Event Request Form, ARC Application, Mailbox Order Form, Lease Application Form, and many others. All of these forms can also be picked up at any of the Amenity Centers. In addition to the website, you can also check Channel 742 (on Spectrum/Bright House cable) for information.

Violations The number one violation continues to be landscaping. Lawns 10

should be neatly cut, edged and all landscaping material should be maintained in good living condition at all times. Failure to properly maintain your landscaping can result in violations, fines, and/or self helps. If property is not being maintained, the Association has the right to enter the lot and maintain such landscaping (self-help). Any cost incurred by the Association during the self-help(s) shall be passed on to the homeowner.

Boating Bellalago is regarded as a fishing/boating community with access to Lake Toho. Some general things to keep in mind regarding boating in Bellalago are the following: • Bellalago is a no wake zone and boats are not permitted to travel more than five miles per hour. • Jet skis and air boats are not permitted. • Boats must be registered with the Association. • Man-powered boats such as canoes and kayaks are permitted. • Boating is at your own risk. you moved to Florida recently, you might have noticed that close relatives, extended family, friends, coworkers...basically everyone wants to come over and visit. Especially when they find out where you live. Kissimmee is a really nice place to live and happens to be near the Theme Park Capital of the World, Orlando. You cannot blame them. They adventure. They apply sunblock. They’re tourists. And in Kissimmee, they’re very valuable people.

The Fourth Amendment to the Amended and Restated Declaration for Bellalago and Isles of Bellalago, 13.27 Leases, starts on page 2 to be exact. This means that Airbnb listings and other short-term rentals can result in a violation.

If you take out a map of Kissimmee, you will find that the first and most important thing to ask yourself is: to theme park or not to a theme park? You can decide that you are going to dash off to Disney, see the sights at SeaWorld, or go wild at Universal Studios. But then you remember that you live in Bellalago or Isles of Bellalago. Now the questions you ask are, “Should we go to the pool? Can we go out on the boat? What are the events for today?” Basically, you are going to need a plan and schedule.

I want all residents to enjoy our wonderful community and surroundings. There is so much to experience, see and do. I truly encourage all residents to read Bellalago and Isles of Bellalago Governing Documents. They are located on the www.BellalagoHOA. com website.

More often than not, we want to take advantage of our beautiful surroundings. We want to share the amazing things that we experience in Bellalago and in our area. Airbnb comes to mind. At first, it sounds like a great idea. People want to come over all the time, so might as well earn extra income for the park admissions. Airbnb recommends that when you are deciding whether to become an Airbnb host, it is important for you to understand the laws in 12

ellalago has paired up with a Mobil indoor + outdoor cycling company “Grind + Cycle” to introduce an indoor cycling event to our Bellalago community on Friday, September 28th. This will be a ticketed event with limited space. Cycling, also known as spinning, has been a big fitness trend for years, but in the last several years has taken off with many indoor cycling gyms and classes offered worldwide. “Grind + Cycle” is a fairly new Mobil cycling company in the area that will bring the experience along with the bikes to our front door. We hope you will join us on this ride.

Some snacks will be provided, but the guys are encouraged to bring their favorite beverages and additional snacks if they choose. ADULT BINGO Friday, October 5th & 19th • 7pm-9pm • The Grille B-I-N-G-O! Come to Bellalago and play BINGO. Coffee is on us, dessert is on you. Residents and guests must be 18. $10 gift cards will be awarded for every win. FALL COMMUNITY YARD SALE Saturday, October 6th & Sunday, October 7th • 9am-2pm When guests enter the main guard house, they will be handed a list of addresses of the houses participating and a map. Come have fun and play for a chance to win gift cards. We’ll teach you how to play. Bring a dessert or snack to share.

8 Tips for Safe Trick or Treating 1. PLAN A ROUTE: Adults should plan out a route in advance and check it during the daylight for such obstacles as broken sidewalks (or no sidewalks), construction timber, or other obstacles that could trip up trick or trickers. 2. COMFORTABLE SHOES: Require well-fitting shoes to be worn, preferably sneakers. Kids should wear sturdy shoes and not the princess high-heel, too-large boots, or other types of shoes often shown with costumes. Their feet, and most likely you who may end up carrying either the shoes or the child, will be thankful. 3. COSTUME SENSE: Avoid costumes that drag on the ground. While cute initially, costumes that drag can trip up little feet, get caught on bushes, and create a tussle that sometimes results in the child wanting to remove the costume. With the thought of comfort, pick costumes that are bathroom-friendly as well. 4. GOODY BAG: Think practical over cute when picking a trick or treat goody bag or container. Some of the seemingly-fun ones sold in stores are heavy (before any treats are added) and others are too long and will drag on the ground. 5. LIGHT UP THE NIGHT: Have each child carry or wear something lit, such as a flashlight, glow bracelet or necklace, or flashing attire for visibility. Light-up shoes are also practical, and ever-so-noticeable on a dark night.

6. FLEXIBLE PROPS: Only carry flexible props, such as knives, swords, ninja items, etc., that can't cause injury if a kid accidentally falls. No play prop should resemble the real item and consider leaving play weapons at home.

7. KEEP HYDRATED: Be sure kids don't get over-heated and keep hydrated. Plan costumes according to weather since temperatures could still be in the 80s in the evening.

LADIES CRAFT NIGHT Wednesday, October 24th • 7pm-9pm • Bellalago Join Liz for a relaxed time of creativity. You will be creating a craft while having a good time enjoying wine and cheese and other refreshments! This is a ticketed event for ladies 21 years old and over. Purchase tickets in advance at either Amenity Center.

AQUA FITNESS

DRUMS ALIVE®

QI GONG/TAI CHI

Tuesdays & Thursdays • 10:30am An excellent, low impact cardio and strength workout for people of all fitness levels. This class utilizes water weights, aqua gloves and pool noodles to achieve a unique total body workout. Swimming is not required.

Mondays • 6pm Unique and different from every other workout you’ve tried before! This class combines the energizing beat of the drum and the music of the streets that will get your feet stomping and your body moving!

Wednesdays • 10:15am Involves moving meditation, integrating physical postures to coordinate slow flowing movement with focused intention and a calm meditative state of mind. Both Qigong (Chi Kung) and Tai Chi offer benefits of improved focus, reduced blood pressure and reduced anxiety. Regular practice helps to improve balance and strength for all ages.

FAMILY FUN & FIT CLASS CRAZY 8 - SEPTEMBER DEMO CLASS

Wednesdays • 7pm A fun and effective circuit style training that will include 8 stations. This class combines one’s own body weight as well as a variety of functional and strength training.

Thursdays • 6pm All age groups welcome! The class includes warm ups, stretches, games, family team building, weight training, circuit training, and quality family time! FUSE CLASS HIIT + TRX

Wednesdays • 11:15am Fridays • 10am This is a partner-free, dance-based fitness class that brings you easy, fun dance moves from Cha-Cha-Cha, Disco, Jive, Merengue, Paso Doble, Quick Step, Salsa and Samba. This class will help you stay fit, learn to dance, and have a great time. DEMO CLASS

Wednesdays • 6pm High Intensity Interval Training Class that consists of a variety of challenging circuit training focused on strengthening your body, combined with TRX for a full body workout! H2O POWER CLASS

Mondays • 11:15am A high intensity workout in the pool, focusing primarily on aqua intervals and strength. This is a great non-impact workout that can be done in deep or shallow water. All fitness levels welcome. HATHA YOGA

Mondays • 10:30am Focuses on form and alignment of the body. This class is designed to help improve strength, flexibility, balance and bring peace to both the body and mind. This class is great for beginner to intermediate levels (levels 1 and 2).

Saturdays • 10am A full body workout that will combine strength training, dynamic conditioning, interval training, and cardiovascular conditioning to increase strength, power, agility, and endurance. Be ready for anything and bring a buddy! TIGHT TONE & KICK
