Living With Wildlife
Community Management Office Staff Update
One of the unique features which draws many new residents to Victoria Park is our beautiful conservation and natural wetland areas. These areas are natural habitats for many of Florida’s native wildlife species, several of which are protected. Florida’s Fish and Wildlife Conservation Commission’s website is a wonderful resource for information regarding living with alligators, sandhill cranes, black bears, etc. I encourage residents to visit www.myfwc.com for more information about living with these animals.
We are happy to add Michelle Chils to our Community Management Office team. Michelle joins us part-time in the front office assisting Celi Rosario with resident questions, orientations, work orders, etc. Please feel free to stop by the office to say hi and welcome her to Victoria Park!
Hurricane Preparation It’s hard to believe that at this time last year we were cleaning up after Hurricane Irma. So far this year we have been lucky but if the last two years has taught us anything, it is that we can never be too prepared. Now is a great time to refresh your hurricane supply list, check the exterior of your home for trees that need to be trimmed, etc.
Community Growth
Community Management Office We have started the application process to obtain financing to build a permanent community management office. The plan is to add additional office space to the back of the existing amenity center at Victoria Trails (approximately 1700-2000 sq. feet). We are hoping to secure financing within the next 30 days, award the construction contract by the end of the year and begin construction in early 2019 with the goal of completion by Fall 2019.
Victoria Park has 2,273 homes as of 8/31/18! New construction home sales continue to average more than 20 homes per month. Victoria Oaks (area across from Freedom Elementary) has begun clearing land for development of the first phase of homes. Phase 2 of the Village Center construction is well underway and will bring additional shops, restaurants and medical offices to Victoria Park. Enjoy the fall and the upcoming holiday season!

e want to thank all residents who continue to work very hard in maintaining the integrity and beauty of their homes and investments at Victoria Park. Please understand that the role of the Community Standards Administration is to help insure the community stays up to the covenant standards as set forth in the governing documents. If you should receive a letter from the Covenants Department, the best thing you can do is contact us. We are always willing to assist in any way possible or offer timeline extensions as necessary. In the event there is an issue that you would like to report, you may do so by filling out a Confidential Incident/Violation Report, which can be obtained online or at our Community Management Office.

Architectural Applications Please remember to fill out an application for the Architectural Review Committee before you begin any changes on your home exterior. These applications can be found online or by coming into the Community Management Office.
Home Maintenance We have been focusing on the items listed below: • Pressure Washing – Including home exterior, driveway and sidewalk. • Exterior Painting – You can now choose from a variety of colors to paint your home. • Mailbox Upkeep – Clean, visible numbers. • General Landscape Items – Shrubs and tree trimming, weeding, edging, etc. As a reminder, please note that the tree needs to be trimmed 8 feet high from the sidewalk and 14 feet high from the street. Also, if you are having problems with sun or shade, you can replace your grass with other ground cover, for example with Mondo or Dwarf Confederate Jasmine. Please contact our office or go to our website to view other choices. • Irrigation Abuse – Lawns should be watered deeply, but infrequently to encourage deep roots. Victoria Park allows for two watering times per week which is sufficient. For new plant or

Parking We are still having issues with parking in the street. Please be courteous of your neighbors and park your vehicles in the garage or driveway. We will continue leaving “Friendly Reminders” on cars that are obstructing traffic. All parking issues should also be directed to the City of Deland Non-Emergency Police Line at 386-626-7400.
Beautification Awards We are searching for beautiful homes to give our Victoria Park Beautification Award. One home will be selected per quarter and will be featured in future Picket Fence articles. If you would like to nominate a particular home, please email me.

Warrior Princess Eleanor Paige Stephens Battling Neuroblastoma BY JUSTINE TUCKER

T
his is a story of a small town coming together to spread love, encouragement and hope for children with pediatric cancer. At three months old, our Victoria Park resident Eleanor Paige Stephens was diagnosed with Stage 4S Neuroblastoma. In a matter of moments, life became uncertain and dreams were placed on hold for Scott and Sarah Stephens. This began the fight for Eleanor’s life.
February 2, 2018 Eleanor was the race starter for the annual ME Strong 5K. On June 23, 2018 the 2018 Warrior Kids Foundation Charity Golf Tournament took place at Victoria Hills Golf Club raising $18,000 with all proceeds going to the foundation! On September 5, 2018 Mayor Apgar held a Proclamation in honor of DeLand “going gold” to bring awareness in the month of September for kids with pediatric cancer.
After the diagnosis, her parents soon started calling her their Warrior Princess. She was their princess with the strength of a warrior. Eleanor went through hospital stays, time in the pediatric ICU, surgery and chemotherapy. The cancer is still progressing, and Eleanor is now in another round of chemotherapy.
“Things will happen in your life that you didn’t plan for, but we are beyond thankful for this community bringing us love and support,” said Sarah Stephens. And, as Eleanor would say, “We tell cancer NO, NO, NO!”
In her pursuit to help families Sarah founded the Warrior Kids Foundation. The foundation is a faith-based, non-profit organization committed to supporting families whose children are battling pediatric cancer. Three areas touched on are normal everyday expenses, treatment-related equipment, and supplies, as well as spiritual and emotional support through a licensed Christian counselor. Eleanor quickly became well-known in our community. DeLand has really shown their love and support for this Warrior Princess. On

On Monday, September 3rd Victoria Gardens held their Labor Day Luau with 107 residents in attendance. We enjoyed the Polynesian Buffet provided by our very own Food and Beverage Team and a great Molokai Show provided by All for One Event. The residents enjoyed hula dancing with the entertainers. The grand finale was the fire show out by the pool. It was a great evening for this event.

Social & Golf Course Updates BY JASON FARRELL
W
e have made great strides recently in enhancing your experience as a member and we wanted to take the opportunity to share our improvements with you! We are focusing our efforts on fun additions to your social programming. Our weekly theme nights have provided wonderfully reliable, value-based dining options for our members and residents to enjoy. We have also begun incorporating Trivia and Bingo into our Thursday evenings to add a layer of fun and activity to your experience, with prizes to be won, and at no cost to you! Our Friday Karaoke nights have been overwhelmingly received and we have increased the frequency of these evenings to every other week. We also reached out to the local market to research the best options for our upcoming Live Music nights in the clubhouse. Chef Michael hosted a “Wine Dinner” with the help of The Elusive Grape! We have a lot in the works here at Victoria Hills and we are excited to bring you a livelier and more enjoyable experience! We have also made great strides with the health and playability of the golf course. Brad Tucker and his team have done a phenomenal job promoting continual improvements in the long-term health and success of the plant profile. Of course, working with a living, breathing entity continually presents its challenges and we wanted to touch on a few aesthetic points to help everyone better understand the reason for the area and realistic expectations for its progress and eventual elimination. We are sure you have noticed a great increase in density of turfgrass. You may have also noticed an abundance of “brown spots.” These conditions are brought on by spot-spraying (by hand) to eliminate particular weeds and invasive grasses. The particular composition we elected to use is very damaging to the weeds, and only provides temporary discoloration to the healthy Bermuda grass. We chose to spot-spray the tees, fairways and greens in an effort to provide a much stronger concentration of necessary chemicals on our more manicured surfaces, ensuring overall

playability is minimally affected and our efforts will yield the fastest and most productive results. You may already see that the Bermuda grass has regained its proper hue and the areas previously occupied by the goosegrass and sedge are filling in nicely. We have also performed a broad spray of the same chemicals in our roughs to help eradicate the weeds and invasive grasses from these areas. These applications are less concentrated and, as such, required a complete second application to reach the desired result. Both of these practices are necessary to eliminate invasive species and promote lesser chances of complications in the future. Most of the golf course has healed completely from our combination fertilizer/herbicide application; however, there are a few areas that were particularly affected by unexpected collection in highly concentrated areas. The fertilizer/herbicide used requires immediate watering or runs the risk of “burning” the turfgrass. We have had the good fortune of getting mother nature’s assistance with moisture, however with the abundance of rain we received, some of these applications were washed into collection areas, creating a higher concentration than desired and burning some of the surface. These areas should fill in completely and mirror the exceptional appearance we are enjoying throughout the rest of the property.
