Welcome to the Castle Family! Castle Management is delighted to have been selected as your new Club management company. Beginning on August 1, 2023, Castle will be responsible for providing all financial, property, and administrative management services for Solivita Club.

Castle prides itself on catering its services to the custom needs of our communities, while providing unparalleled support to our onsite team. We are equipped with the resources to attend to the distinct needs of each of our communities. Our fundamental goal is to make each member feel important and cared for.

As your new club management team, we are excited to create meaningful connections with our members and to build a culture of community, friendship, professionalism, and fun. Over the coming months, our Castle staff looks forward to welcoming Solivita Club team members to our team to ensure we continue to provide the quality and caring service the Solivita Club members have become accustomed to. Solivita HOA Report

Autumn is just around the corner and with it comes seasonal HOA tasks and events. Among them are the 2024 Operating Budget and annual elections for the Board of Directors whose terms are expiring. Proposed Amendments to Governing Documents, the date for the HOA Annual Members Meeting and subsequent Board of Directors Organizational Meeting follows.

The 2024 budgeting process has kicked off with all committees analyzing their 2023 expenses and anticipated 2024 expenses by category. Just like last year’s process, the various committees will submit their recommendations to the Finance Committee for inclusion in the overall Draft Budget. These recommendations will be presented and voted on for approval by the Board at the October 17th Board Meeting.

The Elections Committee is working on updating the electronic voting consent documents and last year’s roster. Any Owner that is not currently enrolled is requested to do so soon to avoid expensive mailing charges. This will also simplify and expedite the voting tally. HOA eblasts will be sent out to further inform the Owners of the process.

The committee will also be providing email messaging regarding the timing of candidate’s declaration of their candidacy, the election of Directors and voting on amendments to our Governing Documents. We will arrange a “Meet the Candidates” program and, in coordination with the Governing Documents Committee, information on the proposed amendments to the HOA governing documents.

The Governing Documents Committee is currently reviewing several proposed amendments to the By-Laws, continuing the revitalization of this document, with the intention of presenting a limited number of proposals to the community for a vote this fall. Proposed amendments to the Master Declarations and Articles of Incorporation and other amendments to the ByLaws will be under consideration in subsequent elections.

The By-Law change to Sub-Section 3.2, which was approved by the Owners and the Board last fall, requires the following process:

“Annual Meetings. The annual meeting of the Members (the “Annual Members Meeting”) for 2023 shall be held in December 2022. The Annual Members Meeting for the year 2024 shall be held between January 1, 2024, and March 31, 2024. Thereafter, the Annual Members Meeting shall be held in the first three (3) months of the following year. The Annual Members Meeting shall be, on a date, at a time and at a place to be determined by the Board. The Annual Members Meeting shall be for the purpose of electing Directors, and for the transaction of other such business as may be required.”

Immediately following the Annual Members Meeting the Board will commence with the seating of the newly elected Directors to be followed by its Organization Meeting. As of this writing, I plan to submit a Motion at the July 18th Board Meeting to establish a date, time and place for the Annual Members and Board Organization Meetings.

SPEED ENFORCEMENT

The HOA, Security, and Polk County Sheriff’s Office receive multiple complaints of speeding each week from residents. The Sheriff’s Office has been asked for their assistance in speed enforcement. Receiving a speeding ticket is not only financially costly, but can lead to much more serious results.

Summer Series – Home Before Dark Day Trips: Sanford

Historic Sanford is an adventure; it is one of the most history-oriented locations in the state. The eight-squareblock Historic Downtown has more than 25 buildings that have been restored to the way they looked more than a century ago. Eat, drink, shop, and just stroll and revel in tradition. A stop at the Welcome Center on Palmetto Avenue and First Street will help you get oriented.

The Barbara Lee sternwheeler is a great way to spend a hot summer day. The Barbara Lee has 3 and 4 hour cruises on the St. John’s River (one of the few rivers to flow south to north). The cruise includes lunch or dinner, a table inside (where it’s cool), a knowledgeable narrator and live music. For more information visit www.stjohnsrivershipco.com

Also visit the Sanford Museum which has a unique collection devoted to local history. One of the highlights is a sports exhibit focusing on local legends, including sportscaster Red Barber.

Renowned German restaurant “Ah, Hollerbach’s” is always a treat. It might be because of the eight different schnitzel preparations on the menu. If that’s too much, there is a wealth of options for lighter dining and snacking, including Henry’s Depot Food Hall with choices ranging from fried seafood of every sort, to ice cream at The Greenery Creamery.

If you’re a walker, you can explore Historic Downtown Sanford on foot, but driving around town is simple and parking is convenient. Sanford is also a golf cart friendly community; you can rent a variety of golf carts from Sanford Golf Cart Rentals (407-710-5816).

An easy day trip, Sanford is about a 90-minute drive from Solivita. It’s also a 90-minute ride on SunRail. A plus is a free trolley meets each SunRail train and delivers you to several stops in downtown Sanford, including the Visitors Center. The last train back to Poinciana leaves at 8:16pm.

Sanford is home to the Ritz Theatre, celebrating its 100th anniversary this year. It continues to offer live theater and memorable movies - often with a unique twist. For example, on August 3rd at 7:26 (yes, 7:26) for $5 you can attend a singalong showing of “The Sound of Music.”

Yard of the Month

Our choice for this month comes from 145 Torino Lane in Lago Vista, the home of Sun and Tom Kim, snowbirds from Rhode Island. The ‘green thumb’ of the family, Sun tells us she is fascinated with all the subtropical plants she can grow in this winter paradise called Solivita. Tom is happy to do the grunt work. A happy wife is a happy life, and Sun enjoys gardening both here and in the Ocean State. Take a ride around the community to see all the beautiful blooming plants; it really is something to stop and view the beauty.

Orlando’s Magical Dining Month

Orlando’s Magical Dining Month starts on August 18th and ends on October 1st. Please visit magicaldining.com to view more than 100 participating restaurants in the Orlando area. They will all have magical dining menus that will feature three course dinner menus to choose from for a fixed price. The price does not include tax & gratuity. Magical Dining month has become extremely popular so making a reservation is not a bad idea.

The Rotary Club of Poinciana

Rotary is a global organization and when people move, if they are Rotarians, they will seek out a new local club. The Rotary Club of Poinciana formed in 2011 and they meet on the 2nd and 4th Friday of the month in the Osprey Room, 3rd floor, at HCA Florida Poinciana Hospital (325 Cypress Parkway) across from Solivita. They serve a complimentary breakfast at 7:30am with the meeting starting at 8am and ending at 9am. Millers Hunting and Fishing Expo

You can go to Millers Hunting and Fishing Expo on August 25th and August 26th from 9am to 5pm located at 1661 NW 57th Street in Ocala. There will be fishing and hunting related items for sale. There will also be food, a DJ and a raffle for a hunting style shotgun and rifle at this event. The expo is at least a 2-hour drive, but I figured I would mention it since there is no admission or parking fees and John Godwin from Duck Dynasty will be there both days! August Happenings in Solivita

Happy August, Solivita residents. If you’re amazed that we’re halfway through the year already, join the club. So are we!

All Floralawn crews, whether working on mowing or detail tasks, stay very busy at this time of the year. It’s that season when the grass grows practically as we watch it. Everything does grow very fast in the summer, and we have to hustle to keep ahead of it.

Floralawn Summer Crew Safety

By the way, do you ever wonder how our men and women can keep working all day long in the hot summer sun? It’s grueling, to be sure. Our crews’ safety and well-being are very important to us. We hold training sessions on how to care for yourself in the heat. Measures include hydrating ahead of time, drinking water throughout the day, stopping for breaks in the shade, and being able to recognize the signs of heat sickness.

Whitefly and scale are shrub pests. They are soft-bellied bugs that pierce leaves and suck out the sap, compromising the health of the shrub.

Our crews watch for all these bugs and treat them with pesticides and cultural controls such as proper mowing and watering practices.

Lovebugs are Coming

Lovebug season is around the corner. Be prepared to encounter clouds of these flying bugs throughout September. Unfortunately, they come with the territory in Florida, and we all have to deal with them!

August Coffee Talk

We didn’t have a Coffee Talk in July, but we do have one this month. It’s scheduled for August 18th and will be held at 9am in Mosaics. Come and hang out with us for an hour to hear all the latest Floralawn news. Got questions related to landscaping or Floralawn services? Bring them and we’ll do our best to get your questions answered.

Turf Pest Monitoring

Besides the mowing, detail work, and trimming that our crews do throughout Solivita, they also carry out tasks related to managing turf pest infestations. Sod webworms, chinch bugs, whitefly and scale are several of the turf and shrub pests we watch for.

The sod webworm is actually a caterpillar found in lawns with grasses like St. Augustine, Bermuda, and zoysia. Sod webworm larvae eat the tops off grass blades. Mature webworms eat the entire blade. A population of these can chew down a whole area of turf, leaving it looking like it has been scalped. Chinch bugs suck the juice out of grass blades. They’re voracious,

Clearing Up Some Confusion About CERT

I wanted to address some issues that have come to my attention recently regarding Solivita’s Community Emergency Response Team (CERT).

First, CERT is not governed by, or under, the HOA or the Board of Directors. We are supported by them in respect to use of facilities, and the ability to advertise via Reflections, and/ or email blasts, which will be sent by either the HOA or the Resident to Resident Resource Center (R2R).

In addition, we do receive a small amount of funding from the budget, as we provide an important resource to the Solivita community. This is used to purchase First Aid supplies, and other items that could be used during a catastrophic event here. CERT serves under Polk County Fire Rescue, and we follow the guidelines set forth by them. Social Media platforms such as Nextdoor and Facebook are not official forms of communication from CERT and should be disregarded.

Second, CERT does not manage, purchase, or maintain the AED’s. We teach how to use AED’s during our free Check, Call, Compress classes. We also teach how to find the nearest AED using the Pulse Point App. The training we provide for Check, Call, Compress is NOT any part of a Certification process, and

Third, CERT does not do much fundraising. The only event we do is our Smoke Detector and Battery replacement program which takes place in the spring. Although we do not actually charge for this service, we ask for a donation to replenish our supply of batteries and other items we need to continue to serve the community.

Speaking of the Smoke Detector Program, registration for that will take place in February 2024. We will let the community know when this will be done. If you have not registered by the deadline (the last day of February) we will not be able to accommodate you and will recommend you hire a handyman to do your replacement.

As always, CERT stands ready to be “immediate responders” along with Citizens Assisted Patrol (CAP) in case of a catastrophic event and will continue to train our team. We appreciate the support we receive from the HOA, the Board of Directors, and Lifestyles. La Boheme is Giacomo Puccini’s bittersweet opera about four struggling but high-spirited bohemians in 19th century Paris, centering on the doomed love affair between Rodolfo (the idealistic poet) and Mimi (the consumptive seamstress). Its beautifully designed tableaux of short musical motifs befittingly illustrate the infectious joie de vivre of bohemian youth as well as the tragic waste brought by illness and separation. La Boheme is one of Puccini’s most beloved operas, and has some of the most memorable arias ever composed.

Recorded live from the stage of the San Francisco Opera, Brian Large skillfully adapted Francesca Zambello’s epic opera production into an enthralling video, capturing the artistic connection between soprano Mirella Freni and tenor Luciano Pavarotti as the star-crossed lovers. Gino Quilico sings Marcello, the colorful and moody painter, whose tempestuous relationship with the flirtatious Musetta (sung by Sandra Pacetti) somehow mirrors in a comedic manner the more profound love between Rodolfo and Mimi.

Test out your all-around trivia knowledge in teams up to eight people. Doors will open 30 minutes before the game starts. Known as one of the finest in the nation, the band re-creates the look, style and sound of the most famous rock and roll band in the world, The Beatles! A totally self-contained theatrical experience that takes you on a musical and visual trip back to the ‘60s! A full three-costume show performing songs from 1964 to 1970 to represent The Beatles time evolution. BeatleBeat performs at Disney’s Epcot Center and in England to sold-out audiences. Tickets are $35 per person. All seats are good because there will be professional sound equipment used for the concerts. Tickets that were purchased for the October 8th date need to be exchanged for the correct date, October 1st. All tickets will need the October 1st date to enter the show.
