New Kids on the Block
BY JANA MALIK DIRECTOR OF ACTIVITIES We’re not talking about the boy band group back from the ‘80-‘90s, we’re talking about new Solivita residents who have lived here for one year or less and a new staff member in the Activities office. For new residents who have lived in Solivita one year or less, here are a few insider tidbits about purchasing tickets for Activities events:
Rico and I am a bilingual in Spanish and English. In my free time, I love to spend time with my children and husband. I am the owner of a small business for 3 years that involves a lot of crafting, decorating and t-shirt making. One of my hobbies is photography. I find it relaxing when I am taking photos. I’m very excited to start this new journey with such an amazing team and in a beautiful community. I look forward to meeting everyone at our next events!
1. Activities event tickets will go on sale every month on the
1st business day of the month at 9am through SolivitaHOA. com at the Purchase Activities Events and Solivita University Classes icon, a month before the event date. For example, an event on Friday, December 8th, will begin online ticket sales on Wednesday, November 1st at 9am. 2. Due to venue space and popularity, some events may sell
out quicker than others. 3. Activities events that have a ticket price, require pre-ticket
purchasing. We do not sell tickets on the day of an event due to ordering supplies and food, unless we have room left for a show, dance or a class that does not include food. 4. If you are getting tickets for your group and the event offers
a food choice or some other choice, make sure to gather that information, including any severe medical allergies, ahead of time as it will be asked when you purchase tickets. 5. We have a five business day before the event date refund
policy. Let us know by email (preferred) or by phone. If you need to refund a few tickets out of a bundle of tickets, email us which ticket numbers we are to refund. We prefer you get a refund from Activities instead of reselling; however, it is acceptable to resell. 6. If you resell your ticket that asked for a food choice, your
food choice selection is also resold to the new ticket holder. We can make changes to the food choice up to 5 business days before the event.
Residents Only New Year’s Eve Parties Very important to note, the New Year’s Eve Parties will be strictly for RESIDENTS ONLY due to venue space capacities. Each and every resident will be required to show their Resident ID Badge to Security or Solivita Club staff before entry. If it is forgotten, you will be required to get it as we do not have membership files at the venue locations. If you plan to attend this event and you misplaced by your Resident ID Badge, make an appointment with Wilman. DeJesus@CastleGroup.com or call 863-427-7137. There is a $25 replacement fee for this service through exact cash or check only.

Solivita HOA Board Report: Scams
BY LARRY ANSON PRESIDENT, SOLIVITA HOA BOARD OF DIRECTORS It seems that almost every day we read or hear about one of our neighbors being caught up in a scam that cost them dearly, both financially and by lost peace of mind. This month we will point out some common scams, and how to spot and avoid them. The Federal Trade Commission, the primary government agency involved in educating and protecting the public, reported that 2.4 million Americans lost $8.8 billion in 2022. While the number of reports was down by 500,000 yearover-year, the losses actually increased by 30 percent. Experts suggest that if you think you are too smart to be scammed, think again. Our purpose here is to help educate you in the rapidly changing and highly sophisticated world of fraudsters. Scott Wilder, Director of Communications for Polk County Sheriff, said his department received 191 scam reports in the first six months of 2023. The largest involved a crook who cheated a man out of more than $100,000. The thief pretended to be an investment broker. He was courteous, convincing the victim to transfer the money to an account he managed. Before long, the broker and the money disappeared. The FTC reports that more than $3.8 million was lost in such scams in 2022, double the previous year. However, imposter scams are now the most common of all frauds. A Solivita woman reported that she lost about $1,000 to a caller who told her he was from Duke Energy. Her power was about to be turned off because “Duke” had not received payments for two months. She knew the money had been taken from her bank account, but the “kindly” caller said it was probably a computer error. Still, to stop the shut off, she had to make a payment immediately. She’d get it back once the error was corrected. He helped her set up a Zelle bank function to transfer the money. He even “helped” her when things went wrong, resulting in her having to make the transfer three times. Wilder said another popular imposter scam these days involves crooks calling to warn the recipient that they missed jury duty. To avoid imminent arrest, a fine would have to be paid immediately. Many of the fraudsters operate offshore, making it difficult or impossible for law enforcement to make arrests. 10
Tips From Experts
» Banks, utilities, and governmental agencies never call unannounced. They will typically send a letter or a text that requires a two-step verification. Don’t trust anyone claiming to be from your bank or the government. Call instead to verify. » Don’t answer a call if you don’t recognize the number. If it’s legitimate, they will leave a message. » If you receive a test or email from a government agency or a trusted business, don’t open it. The crooks often “spoof” messages to make them look like the real deal. Look up the business and contact them directly. » Never click on hyperlinks in electronic messages. That could lead to a virus being planted in your device. » Never give your personal or financial information in response to an unexpected request. Never give anyone your passwords. » Resist pressure to act immediately. Check out the caller. » Never pay with cryptocurrency or gift cards. Never deposit a check and send money to someone. » If someone calls about a family member who needs help, call the family member directly. » If you get an unexpected electronic notice of a bill or even a receipt, don’t reply. Call the business directly. » Don’t panic. Talk to someone you trust. » Report the fraud attempt to law enforcement. Also notify the bank, credit card company and any agency or business that had been part of the crime.

November in Solivita
BY BRAD THOMPSON BRANCH MANAGER, FLORALAWN Floralawn has now completed seven full years as Solivita’s landscaping and lawn care provider. Our first year was a baptism by fire with unusual things to deal with, like Hurricane Irma. Things settled down after Year One and although every season since then has brought its own adventures, we continue to enjoy the opportunity to work in this beautiful community.
Mowing Schedule Changes This Month
This month we’re switching to our off-season bi-weekly mowing schedule. At this time of the year, the grass growth slows considerably, and lawns don’t require cutting every week. Until the end of March 2024, you will see mowing crews coming around every two weeks. The detail schedule will stay the same, however. Visit SolivitaHOA.com to see Floralawn’s winter schedule. You can also call us at 863-225-9565.
Native Grasses
We’ve started pruning the native grasses throughout Solivita. This includes the large clumps of Fakahatchee grass that grow in the center median of Solivita Boulevard and in the common areas. We cut these grasses way back at this time of year.
Watching Out for Turf Grass Diseases
Even though summer is long over, we’re keeping an eye out for
common cool-weather turf grass diseases like brown patch fungus and gray leaf spot. Brown Patch Fungus affects many Florida turfgrasses, including St. Augustine, which grows throughout Solivita. When grass stays damp or wet for long periods of time—such as during our humid summer days—it becomes vulnerable to brown patch fungus. The fungus attacks grass blades at their base, weakening them until they can be pulled out of the ground easily. As the disease progresses, the grass turns yellow and then brown. Gray leaf spot disease is also caused by a fungus. Florida’s humid summers provide a moist environment in which gray leaf spot fungus thrives. Even though we’re into November, weather conditions still make central Florida’s turfgrasses vulnerable to disease. So, we watch out for gray leaf spot, too.
Questions?
Do you have questions or concerns? We’re available to answer them. Contact us at 863-225-9565 or hello@floralawn.com. The holiday season is upon us again. For all of us at Floralawn, I want to wish the residents of Solivita a Happy Thanksgiving. If you’re traveling, be safe! Floralawn 863-225-9565 hello@floralawn.com

What to do After a Storm has Passed—Safety Tips SUBMITTED BY WAYNE SCHOEFFEL MEMBER OF SOLIVITA CERT
Continue to Monitor News Sources for Ongoing Storm Bulletins
Follow on Heavy Rains, Winds or Tornadoes • If you don’t have power, monitor your battery-operated weather radio. Use S.A.M.E code 12097 (for easterly warnings) and 12105 (for westerly warnings).
Inspect Your Home & Property
• When walking around your yard, wear closed-toe shoes with solid soles so you won’t cut your feet on any debris. • Watch out for wild critters. Wild animals may be confused and belligerent when displaced from their normal homes and your pets will likely be stressed (leave them inside so you can focus). • If you have damage to your property, take photos of it for your insurance company, before you move anything. Contact your insurance company right away to begin the claims process.
Help Your Neighbors
• Especially elderly or handicapped. Inspect their home. Take photos of any damage there. Remove debris.

Additional Tips
• If power was lost, use saved water for bathing and flushing toilets. • If you use a gas grille for cooking, be sure it is away from the house to avoid Carbon Monoxide (CO). • If you see liquid oozing from a manhole in the street, stay away—it is sewage. • Exercise caution if running a generator—serious burns can result from careless refueling. • When power returns, turn heating and AC breakers back on (after shutting down your generator if you used one).
If you have other questions, contact the CERT Command Post at 863-496-0539 (when set up after a storm) or 863-5146728 (normal number). 17
