Page has designed Medical Office Buildings (MOBs) across the country, from master planning and design of the core and shell to the design of countless tenant suites. With this level of experience, Page brings our clients significant best practices and lessons learned. MOBs should be visible and easy to drive to, with convenient parking. The architecture and signage should reflect and reinforce the brand identity. They must be internally efficient from a rentable area perspective and cost-effective to build. The bay depths and ceiling heights should accommodate a wide range of potential uses, from individual doctor suites to multi-specialty practices, imaging centers, and ambulatory surgery centers.
The building layout should allow physicians and staff to access the building and their suites without having to walk past patients in the lobby or waiting rooms. The building must be easy to navigate for patients and families and should provide ample daylight and views to the outdoors. Access to adjacent buildings and garages should be protected from the weather. To accommodate the possibility of ambulatory surgery, elevators must be appropriately sized, covered drop-off provided, and consideration given to a separate discharge area. Ambulance access and emergency generators must also be anticipated.

With experience ranging from large comprehensive outpatient care centers to individual doctors’ suites, we understand clinical operations, medical equipment, and subtler issues such as evidence-based design, branding, and employee satisfiers.
Outpatient facilities are distinctly different from hospitals, and it is essential that the design team understands the detailed and sometimes subtle differences. With dwindling reimbursement and the continued shift to delivering 90% of lifetime healthcare needs outside of hospitals, ambulatory facilities must meet higher expectations than ever.
Excellent ambulatory care facilities share the following characteristics:
§ Emphasis on providing patients with the right level of care at the right time and place. Concepts such as a patientcentered medical home, team-based care and telemedicine are changing the way ambulatory care is delivered

Page was hired to master plan and design infrastructure for the 10-acre medical campus of this multi-phase development. The first phase includes site planning and design of a new 160,000 SF medical office building with New England Cancer Specialists (NECS), the anchor tenant, occupying 40,000 SF on the ground level. The MOB design offers flexibility to suit a range of tenant programmatic needs including Imaging, Nutritional Health, Ambulatory Surgery, Imaging, and Infusion. In alignment with the developer’s vision to create a welcoming environment that incorporates the natural landscape, Page’s design integrates natural materials, treatment spaces with peaceful “porch views”, healing gardens, and walking paths. A 500-car parking garage is also located on the site with connections to residential and community amenities, as well as biking and running trails.

From specifically trained doctors and nurses to colorful, friendly waiting rooms, everything at Children’s Healthcare of Atlanta is designed expressly for kids.
What’s possible from the moment a child arrives at the Center for Advanced Pediatrics? The best care and the best experience! The adventure begins with a step through the waterfall.
After passing through cheerful gardens, patients, families, and visitors are greeted by two stair towers. Representing the earthen edges of a waterfall, the towers frame a blue-glass curtainwall with curved mullions, playfully replicating the random way water moves down the falls. As day becomes night, LED fixtures in the horizontal fins light the vertical tower elements, using colors and patterns to transform the stairs.
Entering the building, expansive windows offer ample daylight and views to the garden. A wood wall and textured ceiling panels curve to create an abstract, whimsical tree canopy that assists with wayfinding as you move through check-in and into the waiting area. Pops of color emphasize destinations, and color and imagery make for a soothing patient experience in the exam rooms. Open ceilings and curious finishes enliven the top two administrative floors to complete the healing experience for patients, families, and clinicians.
When it comes to pediatric care, first impressions matter. Page’s Nurture through Nature approach to design blurs the lines between the outdoors and indoors, creating a playful, kids-first atmosphere and setting the tone for this healing environment.

The Longs Peak Medical Center follows the success of Longs Peak Hospital and is a continuation of the campus master plan. The four-story building will accommodate outpatient services including multi-specialty clinics, women’s clinics, outpatient imaging, breast center, rehabilitation, virtual health, conferencing space, and community space.
This new construction also includes tenant lease space, shell space for future expansion, new clinics, and space for other outpatient services. Site improvements include expanded parking and connectors / walkways to the existing buildings on the campus.
The project includes multiple high technology modalities such as an imaging center with fluoroscopic, PET-CT, MRI, and ultrasound capabilities, along with a women’s health center, physician offices, and clinic space for multiple specialties.

As healthcare services are shifting to outpatient, Duke Health is developing a destination ambulatory center for a majority of their complex services. This ambulatory center is a 200,000-square-foot building with a 40,000-square-foot ambulatory surgery center (ASC) supporting four operating rooms and four procedure rooms.
Page’s planning and design team has planned a full function sterile processing department (SPD) as part of the ASC to support the needs of surgery center and other clinical services in the building. This small SPD is about 2,300 square feet with space for cart washing, decontamination, prep and packing of instruments, and sterilizations. Plumbing and HVAC systems were carefully planned and designed due to its location on the fifth floor of the building.

Following a Master Planning engagement, Page is providing medical planning and design services to Billings Clinic for its new Ambulatory Care (ACC) and Surgery Centers (ASC). Billings Clinic is seeking to create a community healthcare campus that is welcoming and an important asset. Goals include excellent care, efficiency, wellness, and retention of care providers.
The new Ambulatory Care and Surgery Centers will be housed across one single-story building and one three-story building. The healthcare campus design will reflect the regional aesthetics and the layouts will promote efficient, healthy, fun, comforting, and social places.
The overall design will seek to create a dynamic multi-use experience that has a “sense of place” and provide the Gallatin Valley with a friendly neighborhood place to visit and receive care. Page collaborated as associate architect to Cushing Terrell Architects.
