LAB PLANNING / DESIGN

Page specializes in challenging projects for demanding clients throughout the globe. Laboratory facilities are among the most intricate and complex projects.

The unique challenges posed by highly toxic petrochemical corrosion labs, sterile environments for pharmaceutical manufacturing, biohazard high-containment suites, precise environmental control of animal laboratories are commonplace obstacles overcome by our dedicated technical team of architects and engineers every day. BRANDING & GRAPHICS

Our visual identity and experiential designers create brand identities and graphic designs that support how places and environments are experienced. The orchestration of 2-dimensional design work including typography, color, imagery, form, technology and, especially, content, forms this basis. Examples of this work include wayfinding systems, architectural graphics, signage, exhibit design, retail design, and themed or branded spaces. We operate at the intersection of communications and the built environment. We provide architectural and placemaking visioning, and create overall design vocabularies that help clients hone in on the possibilities, character and nature of a project.

To support clients before and beyond traditional professional services we have a dedicated strategies and analytics team that develop and employ a broad array of tools, techniques, and processes to help our clients make informed project decisions. Our team members collaborate with Page and consultant specialists, designers, engineers, and clients to clarify goals, assemble information, and evaluate alternatives. Their understanding of business dynamics and organizational complexities allows them to efficiently and effectively facilitate productive discussions and target research. Custom data exploration and visualization differentiates our deliverables, not just to explain and summarize findings, but often also serving as interactive decision-making tools that help bring clients and their stakeholders into the evaluation process. COMMISSIONING

Page recognizes the level of investment and importance of facilities that function as designed from the day they open. Our Commissioning service provides this assurance to owners and operators as well as minimizing costly construction rework. This is accomplished through a collaborative process that includes the building owner, design professionals and the general contractor under the guiding hand of the Commissioning Authority.

Our Commissioning staff has developed a solid track record for Page as a Certified Commissioning Firm (CCF). The exacting standards of our teams of professional engineers, architects and field technicians in service of our clients support delivery of construction quality.

Page also performs Testing, Adjusting, and Balancing (TAB) in accordance with NEBB standards. We are an independent testing firm with absolutely no affiliation with manufacturers, factory representatives, vendors/providers, contractors or installers of HVACrelated equipment and systems.

Like the city that spawned it, 70 Rainey is a dynamic blend of sophisticated elegance and laid back informality and warmth. The crisp, finely detailed 34-story residential tower is sheathed predominantly in glass curtain wall, providing each of the 164 condos with panoramic views of the Colorado River, the Austin skyline and the Hill Country beyond while also reflecting the ever-changing light and color of the big Texas sky. Generous balconies punctuate and enliven each smooth, carefully crafted facade.

As the refined residential floors of the tower merge with Rainey Street below the building revels in the quirky character of its iconic neighborhood. Upper floors provide for a variety of condo-units that range from studios to three bedrooms. The building culminates with two-story penthouses. The perfect view orientation of the upper levels, looking straight down the length of the river, twists back at the base to align with the historic street grid. This structural feat is accomplished through a stealth move that also maximizes parking in the building’s column grid.

Materials like wood, concrete and oxidized steel add a tactile dimension at pedestrian levels where porches and terraces encourage direct interaction with the street. Rich gardens on the amenity levels invite that laid-back lifestyle Austin is known for while also, along with suspended planters on the garage facades, linking the building directly the lush adjacent parkland. The building’s base responds to the dynamic street life with a variety of entries to amenity spaces including bars and restaurants that provide continuity for the culture of the street. The project achieved an Austin Energy Green Building 4-Star rating.

Fountain Place, the icon of emergent 1986 downtown Dallas, has long stood as a welcome sentinel for all visitors approaching from the west and south. The original master plan for Fountain Place envisioned an identical tower to the west, rotated 90 degrees. The AMLI Fountain Place tower seeks to fulfill the spirit of the master plan by creating a 46-story residential building that is sympathetic in massing to its neighbor while celebrating the uniqueness of scale and identity that are the hallmarks of residential towers.

Like the office tower, AMLI Fountain Place sits atop a 192’ square podium. Above the garage podium, the tower rotates 45 degrees in order to maximize the views towards Uptown and the Margaret Hunt Hill Bridge. The top of the tower has been artfully shaped with tapered glazing in order to create a dynamic and sympathetic profile; a contextually appropriate neighbor to the office tower. As such, AMLI Fountain Place will both inherit and enhance the cache of Fountain Place, completing the masterplan and enlivening the district by injecting much-needed diversity of use to west downtown Dallas.

This residential development located on East Avenue on the corner of Cummings Street will be 49 stories and will rise about 545 feet tall. At approximately 460,000 square feet in total, the tower will include approximately 310 for-sale residences, which will be a mix of efficiently designed 1- and 2-bedroom homes as well as larger 1-4 bedroom residences, and some penthouses.

Approximately 3,000 square feet on the ground floor will be available for retail and dining space. An on-location parking structure will include over 500 spaces for both tenants as well as some for the public. This project is currently targeting Austin Energy Green Building 3-star rating.

The Goal of The Westcott was connect with a feeling of home in a park setting, embrace Memorial Park, and integrate luxury, elegance, and comfort into the bustling edge of Crestwood. A multifamily residence, infused with the gracious charm mid-century inspired club house, it incorporates timeless, subtle materials the backdrop for shapely and inviting vintage inspired furnishings and art.

The Westcott is a multifamily project with 315 units and 18,000 SF of Amenity spaces including a ground floor lounge for co-working, receiving guest or waiting for a ride share service, a mezzanine lounge, a co-work space with exterior terrace, a full clubroom with media and game lounges, pool courtyard with cabana lounges, Fitness with separate on demand and yoga rooms, and a sky lounge that shares the expansive views of the beautiful neighborhood immediately adjacent and the Houston skyline beyond. Page also designed the units finishes, millwork, and lighting and fixture, guest suites and all Amenity and Model furnishings, art, and accessories.

Nestled on the edge of neighborhood, arts district, and city, 1155 acts as a connector, blending the characteristics of each diverse environment into a cohesively elegant, luxury multifamily project. The contemporary 9-story 74 unit residential building fronts to a main thoroughfare which bridges Austin’s major arts venues. Views from 1155’s rooftop Sky Deck amenity frame Austin’s downtown district while overlooking the Lady Bird Lake parks and trail system; simultaneously connecting residents to downtown while providing a direct connection to nature which is rare for urban developments.

The design of amenity spaces in 1155 serve as exceptional backdrops to the scenes of resident’s everyday lives. Materials and details combine importance of place, history, and future through the use of local resources, finishes, and craftsman lighting. Layered lighting enlivens the interior and elevates the activity within when viewed from outdoor spaces. Outdoor rooms blend with the interior spaces in a manner both seamless and generous.

1155 is being designed in conjunction with Meeks + Partners. Page serves as Interior Architect, Interior Designer, and Furnishings and Art Consultant, for the Amenity Spaces (Leasing, Lobby, the Club House and Fitness on level 4, the Rooftop Sky Lounge), all public circulation spaces and the unit interiors, as well as an architectural design consultant for the exterior architecture.

FiveTwo at Highland is one of three residential communities to occupy the 81-acre development. Its two four-story buildings frame a new park and create a gateway to the ACC campus from a busy artery, Airport Boulevard. Flanked with retail and light industrial buildings, this corridor lacks residential character and scale, so the challenge was to create a unique identity to debut the project, reintroduce the area to the community, and persuade prospective tenants to see this neighborhood differently. Page provided branding and graphic design for the development’s identity, interior architecture and design, including Furnishings Art and Accessories for the project’s 10,685 SF of amenity and common spaces.

The project’s central location, up-and-coming neighborhood, availability of mass transit, and proximity to retail, dining, entertainment, and The University of Texas at Austin position it to attract an eclectic mix of residents. The brand identity aims to place it top of mind with prospective tenants. FiveTwo at Highland borrows the last two digits from the neighborhood’s zip code to create a memorable sense of place and set the tone for future development in the area. Promotional graphics and wayfinding emphasize the project’s connection to 78752 though bold type and eye-catching images.

Joule Denver / 1000 Speer Denver,

The Joule Denver residential tower marks a prominent gateway to Denver’s Golden Triangle Arts District. In keeping with the high standard of urban architecture employed on recent projects in the District, this 16-story building reflects a blend of modern design with traditional Denver architectural materials. Also in keeping with the region’s emphasis on sustainability, the project is seeking LEED certification.

The Joule Denver, also known as 1000 Speer, provides 224 apartments, ranging from efficient studios to larger threebedroom units. It also includes townhouse-style units with individual entries on Cherokee Street. Each unit features a view of either the downtown Denver skyline or the Colorado Rocky Mountains. These are visible through floor-to-ceiling windows that are standard in most units. The rich layers of pedestrian, public, and semiprivate spaces around the building’s perimeter help to activate the immediate streetscape.

The outdoor amenity space includes an infinity pool overlooking the Rocky Mountains. Along the deck of the pool, cabanas, fire pit, outdoor grilling stations and a virtual golf simulator allow residents to take advantage of inviting weather. Other amenities include an adjacent clubhouse lounge with multiple TVs that also affords a view, a state-of-the-art fitness center equipped with Matrix and a bicycle storage and maintenance room as well as a dog grooming room.

2902 W Residence Austin, Texas

This Residence at the W is inspired by the client’s desire to imbue a high rise residential experience with the soul of history and craft found in Italian and Scandanavian mid-century interiors. Muted tones, soft, smooth textures and purposeful lines define the 3,200 square-foot residence. The team explored the development of volume within a fixed horizontal high rise interior, introducing vertical sections and edges, creating a series of intimate spaces seamlessly flowing into one another as the layers are peeled away.

2902 presented an opportunity to bring the feeling of a crafted, custom home into a downtown condominium setting. For the client, it had to be specific, unique and true to his design sensibilities — warm yet spare. Butter, mushroom and salt are the basis of the color palette. Consistent, precise detailing and the generally understated tones rely on single materials used in several applications. Steel, patinated brass, plaster and rosewood finishes define screens, floating ceilings and elegant shelving. In the mostly open plan, there is an emphasis on layers and relief to create and define spaces.

Located in the heart of Downtown San Antonio, 300 Main is a residential high-rise project. It consists of two interlocking residential towers, with the tallest tower reaching up to level 32. The two interlocking towers are positioned to the north of the amenity deck to help maintain unencumbered views of the historic Milam Building. 300 Main offers 354 residential units, a sprawling amenity deck with a pool on level 7 and a sky deck on level 25 to capture panoramic views of San Antonio and the distant hill country. The project also features retail areas on the ground level with an inviting porte-cochere to help serve as a public space for the city.

The parking podium of the project consists of a contextual brick color found around Downtown San Antonio. Expressed with massive brick piers, the podium provides over 450 parking spaces and covered walkway to help provide shade to pedestrians from the intense Texas sun. A variety of brick patterns and techniques are utilized on the podium to showcase the historical use of brick through the city. The two dark brick residential towers rise above the podium presenting a modern expression for the skyline while still having connections to the traditional brick buildings of the past.

The interior of the project creates a series of volumes, planes and framed features with the use of a finish palette that features texture, color and patterns that celebrate the richness of place in a refined way. The combination of both traditional finishes, such as plaster and end-cut wood flooring combined with modern materials like steel and glass provide a unique downtown residential experience that expresses the character, substance, color and texture of a vibrant San Antonio through an urban lens.

Rice Lofts Houston, Texas

In the late 1990s, Page was tapped to repurpose the historic but long vacant 1913 landmark Rice Hotel into residential lofts. This awardwinning effort was broadly acknowledged as the project that sparked the revitalization of Houston’s downtown urban core and introduced new residential units into downtown Houston for the first time in over forty years. The 7,000-square-foot Crystal Ballroom was completely restored at that time, including detailed woodwork, cast plaster ornamentation and the hotel’s original oil murals.

This iconic building is under new ownership today, and the Page design team was again commissioned to update the interiors of the building. The lobby, common areas and all 308 apartment units in the 18-story building, now known as “The Rice,” are re-imagined with sleek and contemporary fixtures complemented by warm and luxurious finishes. The goal of the project was to make the space feel more modern and bright while respecting the building’s historic character. In addition to updating the residential units, the renovation included enhancements to its amenity spaces, including the entrance and lobby, as well as a new club, fitness facility, outdoor terrace and pool area.

Listed on the National Register of Historic Places, the historic Rice building, originally a 1,000-room hotel, was constructed on the site of the former Texas State Capitol before the Legislature moved to Austin. Extensive research into the building history enabled the developers, architects and designers to restore much of the hotel’s original character during the initial renovation, which afforded the property a $4.5 million federal historic tax credit.

Located on the banks of Brushy Creek, the Ruby Hotel revives an existing mid-century house and sets two new buildings on the creek-side site. The renovated house includes a full-service cocktail bar, a conference area and ample gathering spaces that spill out onto a new deck equal to the size of the house. The outdoor spaces overlook the pool, grounds and the creek, providing a beautiful view of the Central Texas landscape and creek, nestled beneath the branches of the native live oak trees.

The two new, two story buildings contain 39 rooms, whose art and objects personalize each space and read as pieces from Ruby’s extensive collection. The new buildings are connected by a breezeway, protecting guests from the elements while keeping the grounds open and accessible. The interior finishes are done in jewel tones inspired by the mid-century era, creating a feeling of elegance and timelessness in each carefully cultivated space. The original house finishes spill over into the reception area, drawing guests into the era of Ruby from the moment they enter the hotel.
