— REAL ESTATE ON THE RIDGE — A roadmap to rooftops: RBLD teams accelerating new construction

In 2021, the Counselors for Real Estate Consulting Corps (CRE®) was invited by the Paradise Association of Realtors, (PAOR) to consult on the Paradise rebuild. The CRE team’s project resulted in a report with immediate action steps to facilitate the rebuilding of Paradise’s housing stock within the next three to five years, and touches on efforts to rebuild commercial properties and services lost due to the Camp Fire. With the support of Town of Paradise leadership, input from key stakeholders in the community and the CRE team’s extensive expertise in community development, we now have a roadmap for the monumental task of progressive and innovative rebuilding. According to the CRE report, “To achieve Paradise’s goals the most important factor is adding population sufficient to attract and support the services the Paradise residents need and desire.” Key to adding population is the construction of rooftops – the most crucial element in rebuilding a sustainable economy on the Ridge and restoring our commerce. This is where our PAOR Realtors® and developers come in. Realtors® are the professionals who “sell” a community. But to sell a community, you need the inventory to sell. Enter builders and developers. Through what we have coined “RBLD teams,” we are creating teams of Realtors®, Builders, Lenders and Developers to work together in rebuilding our community through the construction of “Speculative Homes” or “spec homes.” These are typically homes built in a new master planned community, or subdivision of all new homes, and sold as a turnkey ready to move in to home. Buyers may also work with their Realtor® to find and purchase a “sight unseen” new construction home. When choosing a sight unseen home through a builder, the buyer will purchase a desired lot in a master planned community with a house plan selected from options. Our RBLD teams are exploding the market with new spec home inventory and sight unseen new home builds for clients. Through this system, spec homes are gaining in popularity with our builders and developers as the housing need is rising. PAOR RBLD teams are actively welcoming a new community of residents and commerce, with an increasing number of first-time home buyers, retirees, and young families. Commerce such as big boxes and mom and pops are gradually returning, attracted to the American dream of affordable homeownership and entrepreneurial enterprise. The Ridge is a community full of desirable amenities: outdoor recreation, technology infrastructure, school choice, and a wholesome hometown vibe. The new remote workforce are pioneers discovering they can have it all living a rec and tech lifestyle in a beautiful, safe new community where business is thriving. The “Gold Rush” in real estate is booming and opportunity beckons. Returning to our Roots

I spent much of my childhood in Paradise; both sets of grandparents moved here in the 70s and raised my parents on the Ridge. Paradise has always been a safe home base to return to throughout my life. After the fire I felt compelled to be part of the rebuild and once the pandemic hit, it was an easy decision for our family to make the leap from overcrowded Seattle back to Paradise. My husband Dave and I, along with my extended family, have been working to restore the land on our family ranch where we just opened our gourmet mushroom farm, Parasol Mycology. My mom’s non-profit, Sol Sanctuary, also operates on the ranch providing grief and trauma work to survivors and is working to build out community space and programs to further support recovering locals. I also had the privilege of serving on the Town of Paradise Planning Commission since 2020 and was recently voted in as Chair. Dave and I have a 4-year old, Nolan, and are expecting kiddo number two in September 2022. The last two years in Paradise have been wonderful. We are so happy to be part of this community!

Laurie and I moved to Magalia in March of 2018. After spending 35 years exploring the Sierra Nevada mountains and foothills on vacations where we camped, hiked and back packed in the high Sierra, we had talked for decades about retiring to “Live our Vacation” and wake up every morning among the tall trees of the Sierra forests. We chose Magalia because of the trees, the beauty of the canyons, the hiking, the cost effectiveness and the rural, small-town environment. After the Camp Fire we were part of the team that came together to organize a pop-up food bank at the old Magalia Guild Hall when no grocery stores were open and Butte Meadows was snowed in. Then we co-founded the Upper Ridge Community Council to provide a voice to the Upper Ridge communities. We also helped create Magalia Community Park and sat on the original Board of Directors. We found ourselves, almost instantly, a part of this incredible Magalia “tribe.” Laurie died in 2020. I continue to be blessed by living here.
