Supporting Sustainable Business Success In today’s world, business success
often depends on being located in a powerful community that is not just alive but booming. Every day, the Business Development Board works to competitively position Palm Beach County as a global center for business, innovation and talent. Our focus is on recruiting companies from out of state while growing companies in our backyard. Speaking of our backyard, Hedrick Brothers is a classic example of the hundreds of “homegrown” Palm Beach County companies that have succeeded for decades and become a big part of our community. Another component to building a competitive environment includes the Business Development Board working with CareerSource and academic leaders to ensure that Palm Beach County has a skilled workforce. Our Academic Leaders Council, Career Showcase, and private school headmasters committee focuses on creating a strong alignment between the skills being taught in the classroom and the jobs being created in our region. Connecting our public and private schools to our industry clusters is critical to developing a strong talent pipeline necessary for the tremendous job growth our county is experiencing. In addition, this dynamic job growth and massive migration of companies to our county led the Business Development Board to look internally at refreshing how we market the county. Therefore, we recently rolled out a newly designed logo and marketing materials. With our strong board, staff and partnerships, we will remain steadfast in building a sustainable Palm Beach County.

Advancing the Life
Gina Melby, longtime supporter and leader of the BDB Life Science Advisory Council
LGM Pharma, based in Boca Raton
IN THE PAST FIVE YEARS, the Business Development Board has recruited nearly 50 life science companies to Palm Beach County, while supporting the growth of new startups and well-established businesses of all sizes. “Palm Beach County’s life science cluster includes more than 711 companies,” said Gina Melby, chair, BDB Life Science Advisory Council. The council includes stakeholders from industry, education, government, research, medical institutions, and venture capital firms. “The county’s significant investment in the sector has recruited many of those companies, spanning among research and development, manufacturing, biotech, medical devices and hospitals. The county is poised for additional growth with new projects on the horizon zoned for health care and life sciences.” Melby has led the Life Science Advisory Council for the past seven years assisting with: n The founding of the Council in 2015 n Supporting several life science press conferences n Facilitating 50 BDB relocations and expansions n Helping with the launch of a study in 2016 that outlined the needs to continue growth in the life sciences It started a decade ago with the recruitment of the world’s top two research institutes – the Scripps Research Institute from San Diego and Max Planck Society from Germany. Co-located in Jupiter alongside Florida Atlantic University, it’s not surprising that Palm Beach County is one of the nation’s most attractive locations for investment in the life sciences. The newest addition to the Jupiter bioscience hub is the University of Florida, which recently announced the acquisition of Scripps’ 30-acre campus on Donald Ross Road, with additional plans for 70 acres nearby in Palm Beach Gardens. The new name will be “UF Scripps Biomedical Research”.

Searching for a cure – Diabetes Research Institute For the Diabetes Research Institute (DRI), 2021 was a hallmark year for advancements in pioneering islet transplantation, a core part of the institute’s mission for the past 20 years. The innovative technology involves replacing the insulin-secreting beta cells from human donors to the recipient. “We are steadfast in our commitment to finding the cure for diabetes,” said Sean Kramer, CEO of the DRI Foundation (DRIF). “As we look to 2022, we are hopeful that we can continue to make inroads in critical areas like islet transplantation and more.” Recent DRI-supported research includes testing of dimethyl fumarate (DMF), a drug that has shown efficacy in keeping the immune system from attacking beta cells that carry necessary insulin within the body, and anti-CD40 ligand (CD40L), which may provide a safe way to limit the body’s immune system’s ability to attack insulin-producing cells. Both of these therapeutics were developed as a course of treatment for various autoimmune diseases. However, in recent years, they have shown promise in treating type 1 diabetes.

LAND, AIR AND SEA Expansions Boost TRANSPORTATION INFRASTRUCTURE PALM BEACH COUNTY’S LAND, AIR AND SEA transportation network continues to grow with new projects and services that support the region’s business growth. Here are highlights from the BDB’s Distribution & Logistics Task Force, a group comprised of the leaders shaping the future of the County’s distribution and logistics industries, as well as updated statistics on projects and services.
LAND
PALM BEACH TRANSPORTATION AGENCY More than $1 billion in highway projects are in the works over the next five years, including widening I-95, Florida’s Turnpike and the Beeline Highway, according to Andrew Uhlir, deputy director of program development, Palm Beach Transportation Agency. The Florida Department of Transportation (FDOT) is continuing with major construction in the county over the next few tears, including widening sections of the turnpike from the West Palm Beach Service Plaza north to Beeline Highway. Interchange and widening projects are planned for I-95 from Linton Boulevard north to Okeechobee Boulevard. Meanwhile, the Beeline Highway is being widened from Northlake to Blue Heron Boulevard. “We are considering high-capacity transit and additional mobility options to meet our growing population and jobs,” said Uhlir. “It is costly to continue to widen roadways, and most are already built out. We are currently studying Okeechobee from State Road 7 to West Palm Beach for ways to address the mobility of people and safety, such as bus rapid transit and light rail.”

PORT OF PALM BEACH As the state’s fourth busiest container port, supporting more than 3,500 direct jobs, Port of Palm Beach is developing a strategic master plan. “This will provide staff with development options that optimize cargo throughput, expand our megayacht berth facility, and pave the way for the future of the port,” said Blair Ciklin, chairman, Port of Palm Beach District. A new cement terminal now under construction is expected to boost bulk cargo by at least 250,000 tons, and the container yard occupied by Tropical Shipping is set to be repaired this year. A major infrastructure project expected to begin this year will move rail cargo faster, reducing container dwell time and transportation and inventory carrying costs for cargo shippers, according to Manuel Almira, port executive director. Most of the existing rail system will be upgraded, nearly doubling the port’s rail traffic capacity from 44,000 TEUs to almost 100,000 TEUs. “The project will also reduce truckers’ processing times through the entrance gate, resulting in more efficiency,” Almira said. It will also improve air quality by reducing truck emissions through greater use of rail transport.

Future improvements include the expansion of Concourse B, security checkpoints and a secure connector linking Concourse B and Concourse C. HEDRICK BROTHERS CONSTRUCTION: Building For the Future By Richard Westlund
Dale Hedrick is building a solid foundation for South Florida’s future. As CEO of Hedrick Brothers Construction, he leads an accomplished team of professionals with extensive experience in serving commercial, education, municipal and luxury residential clients.
“We are a full-service, quality-driven construction management and general contracting firm with a long tradition of excellence,” said Hedrick, CEO of the fast-growing West Palm Beachheadquartered firm. “On every project, we take a proactive, transparent approach to customer service so there are no surprises along the way.” For more than four decades, Hedrick Brothers Construction has been a leader in South Florida’s dynamic commercial and luxury residential markets. With a talented team and leading-edge technology, the company now has more than 45 projects underway that support the region’s business and residential growth. As its pipeline has grown, Hedrick Brothers Construction has scaled up its operations by opening offices in Pompano Beach and Melbourne. In Palm Beach County, Hedrick Brothers Construction’s long list of projects includes Class A “sea suites” for corporate headquarters, as well as schools, multifamily buildings, hotels, industrial facilities, automotive dealerships and more. On the luxury residential side, the company serves owners of expansive condominiums, world-class residences, and equestrian estates, completing projects with skill and discretion. “Our ability to serve diverse markets truly sets us apart,” added Hedrick. “We are also known for cost control and schedule adherence—two fundamentals that are essential to owners, as well as our own success.” Hedrick Brothers Construction takes a partnership approach to
every engagement with an open-book policy, so owners can stay informed every step of the way. The company’s full-service approach includes preconstruction, construction management, design-build, general contracting, virtual design and construction, safety, and sustainable construction. “Our clients benefit from our team being brought in early to establish budgets and to assist the architect and owner with value enhancements,” Hedrick said. “The sooner we are on board, the better the project turns out. We also take care to identify reliable sources of construction materials to avoid supply chain delays.”
A Construction Family Tradition For Hedrick, construction excellence is a family tradition. His great-grandfather was a contractor in North Carolina. His grandfather, George, was a contractor and moved the family to Lake Worth after World War II. Dale’s father, Charles Lee Hedrick, ran a construction company until the 1970s. “By the time I graduated from the University of Florida, my father had retired, so my brother Paul and I started Hedrick Brothers Construction on January 11, 1979,” said Hedrick, who bought out his brother in 1983. Through the years, Hedrick Brothers Construction has grown steadily, thanks in large part to referrals from satisfied customers. “I have never worked with another company in any capacity that was as professional, skilled and honest as Hedrick Brothers

In the office sector, Hedrick Brothers Construction recently completed the interior and exterior renovation of 205 Datura, creating a Class A five-story office building in downtown West Palm Beach. “I had the pleasure of personally working with the staff, and I have found them to be honest and straightforward in their approach to work and business,” said Douglas W. Brewer, managing director, Morning Calm Management. “I would not hesitate to endorse Hedrick Brothers Construction in consideration of future projects.” Through the years, Hedrick Brothers Construction has built a loyal clientele in the automotive dealership sector. Braman Motorcars has been a client since 1985, with projects for BMW, Audi, Porsche, Bentley, and Rolls-Royce dealerships, and service centers in West Palm Beach and Miami. Known as a global esports and entertainment company, it consolidated operations from Los Angeles, California, and Berlin, Germany to Palm Beach County, now being near its two teams—Florida Mutineers, the “Call of Duty” team, and Florida Mayhem, the “Overwatch” team. It also employs a stable of content creators who play games like “Minecraft,” "Fortnite", "Roblox", and more. When asked why Palm Beach County over Los Angeles or Berlin, there were many reasons, but the top

three were quality of life, cost of living and the desire to be in the same region as the teams’ fans and community. “It also doesn’t hurt that the beaches here in Florida are pretty amazing,” said Spoont. As you walk through the halls of Misfits Gaming’s headquarters, most walls are covered by murals completed by South Florida artists. The building includes customized, state-of-the-art game rooms where players can practice and compete, professionalized streaming rooms with stream labs and microphones, a full social media lab, and a creative studio where the company shoots videos and photos in house. “We started Misfits Gaming because I really wanted to apply a passion for video games,” said Spoont. “I really thought about how esports and gaming truly is the next frontier of how today’s youth of Gen Z and Millennials are consuming their time.”
FAU Opens Esports Center on Boca Raton Campus Recognizing the growing demand for gaming experiences, Florida Atlantic University has opened a new Esports Arena in the student union of the Boca Raton campus. The high-tech environment features 40 gaming PCs with high-end hardware, more than 40 of today’s most popular games, and wall monitors for spectators to follow the action. Each station is furnished with a full-desk mouse pad and comfortable gaming chair. “The Esports Arena offers the university community more student jobs, which leads to real-time business management learning experiences and increased student programming opportunities,” said Michael Cooper, director of the Boca Raton student union. “The arena also gives students access to tournament play (PC and console gaming, table tennis and billiards), building a new foundation for students to network and engage. It is a comfortable place that the students call home while being a part of the community here at FAU.”
Students may purchase rental access to the arena’s PC gaming computers, Nintendo Switch consoles, or Xbox One. Other console stations, ping-pong tables, pool tables, and board games are free. “Our Esports Arena is where you can play games to your heart's content,” added Cooper. “We offer a friendly space for both casual and competitive gaming.” Along with the arena, FAU now has official esports teams for “Super Smash Bros. Ultimate,” “Overwatch,” and “Rocket League.” There is also an FAU Esports Gaming Club not directly affiliated with the arena.

West Palm Beach
CENTER FOR ARTS & TECHNOLOGY
Established in 2018, the West Palm Beach Center for Arts and Technology (WestPalmCAT) offers arts education to historically underserved high school youth and targeted job training, support, and employment services to prepare unemployed and underemployed adults to obtain and retain living-wage local jobs. The WestPalmCAT plans to build a state-of-the-art facility in the Northwest District of West Palm Beach. To bring the vision to reality, it’s launching a capital campaign to raise $10 million to fund two phases of development. West Palm Beach’s Community Redevelopment Agency has already committed $5 million toward the project. The project will eventually include arts and career training programs in an existing rented space and the construction of a new building and greenhouse. For information on how you can support the WestPalmCAT, please contact 561-312-0539 or email info@wpbcat.org.
