Petitioner proposes to develop the vacant parcel southwest of the intersection at North Territorial Road and Mast Road consistent with standards of the D2-Downtown Interface District use. The proposed development community will consist of six (6) new three (3) story buildings. It is intended to be a mixed use building with approximately 64,303sq. ft. of underground parking built in 6 subterranean levels, approximately 92,864 sq. ft of ground floor retail, and approximately 92,684 sq ft. of 2nd floor residential condominiums.

Impact on Public Schools: The proposed project represent a variety of unit sizes, with these units primarily one-bedroom and urban loft layouts. It is anticipated that these arrangements will accomodate few if any occupants with school-aged children. The surrounding public schools will greatly benefit from the substantial increase in tax revenue generated through the development of the site.
Environmental and Natural Features: There are no natural features which will be adversely impacted on the site. The area to the west will be designated as a natural area to protect the wetlands. The project will improve the stormwater characteristics of the site through implementation of a stormwater manangement system that complies with city requirements.
