Creative Arts Building Project 02 - Creative Arts Building Norwich City College Modeled in the style of a Norfolk barn, the award-winning Creative Arts Building at City College Norwich provides the arts students with a flexible and inspiring learning environment, whilst enhancing the College’s status as the East of England hub for the National Skills Academy in Creative and Cultural Skills. Bringing all facilities together under one roof, this 2,490m2, steel-framed building features three purpose-built floors dedicated to specific areas of the creative, performing and digital arts.

As well as providing a vibrant space to stimulate students’ creativity, the new building meets the BREEAM ‘Excellent’ standard, with sustainable features including natural and mechanical ventilation systems, ground source heating, brown water recycling and solar panels.
South Bank Arts Centre Project 11 - South Bank Arts Centre Bedford College Following the construction of a three storey, steel framed extension, the South Bank Arts Centre houses Bedford College’s new gallery and theatre and a first class teaching facility and arts hub. During construction, the site remained fully operational on a further education campus of over 1400 students. Works included the demolition of the outdated theatre, with the replacement theatre building abutting the original structure and access maintained from the existing corridors. Alongside studios for drama, graphics, textiles and ceramics, the new accommodation offers industry standard media and music suites including TV and recording studios with all the latest equipment.

Project 12 - Scottish Borders Council PPP Bundle Scottish Borders Council
Within a £72m Public Private Partnership between Scottish Borders Council and Scottish Borders Education Partnership (SBEP), GRAHAM Construction built 3 schools in challenging locations, each with site specific issues including high marine exposure, breeding bird habitats and a flooding river. A collaborative approach with the client and end-users from the outset ensured that teaching staff, pupils and the wider community were fully informed of design and project progress at all times through the use of 3D models, flythrough videos and ‘meet the team’ events, resulting in iconic schools providing bespoke, high quality educational, social and sporting facilities. In line with the Client’s “Schools for the Future” model, each of the schools achieved a BREEAM ‘Excellent’ rating and an “A” Rated Energy Performance Certificate (EPC). Sustainable features include the use of natural ventilation and lighting, solar shading, wind turbines, rainwater harvesting and biomass heating.

Port Glasgow Shared Campus Project 01 - Port Glasgow Shared Campus Inverclyde Council, Scotland The new Port Glasgow Community Campus development is one of a kind in Scotland.

Designed to provide the highest quality accommodation in an exposed, elevated site in upper Port Glasgow, this complex, largescale project brings together the existing Port Glasgow High School and St Stephen’s High School and amalgamates two ASN schools to form Craigmarloch School. Also housed within the campus is an Enterprise Centre, serving the wider Inverclyde community, and sports facilities which include a Multi-Use Games Area (MUGA), fully equipped fitness suite and two full-size all weather pitches. As Design & Build contractor, GRAHAM Construction aimed to retain the schools separate identities whilst allowing seamless integration on a shared campus. This was achieved by having distinct entrances and teaching areas connected by a central social hub providing access to shared facilities.

Given the site’s elevation, the design included very high levels of thermal insulation and an extremely challenging air tightness target. A number of sustainability measures were incorporated including a biomass boiler, photovoltaic and solar thermal panels and a SUDs drainage system, with the project achieving a BREEAM ‘Very Good’ accreditation. Additionally, as the subject of a ZeroWaste Scotland (WRAP) case study, waste reduction measures produced savings of £274,000.

Model Primary School Project 16 - Model Primary School, Belfast South Eastern Education and Library Board The award-winning extensive restoration of a Grade B Listed Victorian building and construction of a new two-storey extension required careful phasing and close collaboration with the Design Team and School Principal to ensure the school remained operational throughout the construction period. Restoration to the external fabric included substantial stonework repairs, replacement of missing carved details and the refurbishment of sash windows and hand-forged wrought iron railings and gates. The new teaching wing provides 3 new classrooms, 2 learning support rooms, an assembly/dining hall and new kitchen facilities.

Lagan College, Belfast Project 03 - Lagan College Belfast Lagan College has undergone significant redevelopment transforming it from an outdated school into a new, purpose-built educational facility for over 1200 students and 135 staff members.

Within a £35m PPP contract existing buildings were retained, refurbished and integrated with the 9,900m2 new build programme comprising of a media suite, an extended Sixth Form provision, a bistro, canteen and café areas, a sports hall and fitness suite, a music technology suite, a multitude of general classrooms all ICT equipped, a dance/drama studio and sports pitches.

From the outset, a collaborative approach was adopted with the school and local residents which was recognised by the Considerate Constructors Scheme with a Bronze CCS Award. Achieving BREEAM “Very Good”, an impressive carbon performance was targeted by incorporating rainwater harvesting, 100% recyclable, aluminium standing seam roofing, motion detector lighting, a BMS controlled energy management system and provision for the future installation of solar panels. Located within a National Trust Estate, the site was particularly ecologically sensitive. On the recommendations of a specialist ecologist GRAHAM Construction redeveloped an overgrown scrub area and constructed a new wildflower meadow with native hedgerow, scented nectar shrubs and plants to encourage insects and butterflies. Bat and bird boxes and a nectar feeder were also installed, all of which has further increased the site’s ecological value.

Tor Bank (SEN) School, Belfast Project 04 - Tor Bank School Tor Bank School Education Partnership
Working closely with the client and design team, the outdated Tor Bank school has been replaced with a new, purpose-built facility packed with the most efficient high-tech equipment and concepts available. Visually impressive, the single-storey school accommodates departments from Foundation to Sixth Form as well as Therapy Provision, Multi-Purpose Facilities and a ‘Children and Family Support Centre’. High-tech facilities include interactive ‘cause and effect/light and sound’ equipment which is available in 4 of the 15 classrooms, a creative arts and drama theatre, a light and sound studio, a calming and relaxation room and an interactive soft play studio. Much of this equipment is touch controlled and wireless. Additionally, an innovative ‘way-finding’ system helps the children and young people to easily identify with the teaching/play spaces in which they are taught.
In line with the client’s wishes for a sustainable school, a ‘Very Good’ BREEAM rating was achieved by incorporating environmental features such as rainwater harvesting and water attenuation systems, as well as provision for the future installation of solar panels. The exceptional standards of consideration shown by the GRAHAM team towards the local neighbourhood and the environment were highlighted with the award of a Silver Considerate Constructors Scheme (CCS) National Site Award 2013.

Achieving BREEAM ‘Very Good’, the building incorporates a number of environmental features such as water harvesting, high levels of thermal insulation, natural ventilation and a green roof.
This is one of the most impressive sites that I have visited/monitored in recent times, both from the technical aspects of the innovative design and the management and execution of the works.

Maplefields School is a Special Educational Needs school catering for 110 pupils aged 5-16 years old with severe social, emotional and behavioural difficulties. Designing and constructing buildings that would offer the children the best opportunity to achieve their maximum potential was of the utmost importance. Over 5900m2 in size, the project is structured into 3 schools within 2 buildings and provides important adult learning, cultural, social, sports and leisure facilities for the use of the local community. Purpose-built classrooms at primary and secondary levels sit alongside dedicated facilities for the over-16s to enable them to study for diplomas in careers such as media, catering and construction.

North Lanarkshire’s Schools and Centres 21 Framework Project 06 - North Lanarkshire’s Schools and Centres 21 Framework North Lanarkshire Council As part of North Lanarkshire’s £250m Schools and Centres 21 Framework, GRAHAM Construction delivered three schools: Coltness High School, Calderbridge Primary School and Greenhill/Drumpark ASN Primary School.
Three contemporary elements were added to the reconfiguration of the building’s interior to complement and enhance the existing building; a large glazed courtyard with an ETFE roof, a polycarbonate light box over the new pool and a Trespa clad extension. The resulting fully restored, refurbished and extended accommodation provides learning facilities for 350 pupils including a swimming pool and multi-use gym. Value: £11.2m
Coltness High School Following a major transformation over three years of a series of dilapidated campuses erected in the sixties, Coltness High School now boasts a distinctive visual identity and community presence. A new, threestorey technical block, gymnasium, administration wing and dining area link to the original structures through a covered social space. The school grounds include two sports pitches and a full-size 3G synthetic pitch available for use by the community. A BREEAM ‘Very Good’ rating was achieved through the incorporation of passive and active sustainable features including a high performance envelope with stringent air-tightness levels, biomass boilers, ground source heat pumps, rainwater harvesting and a passive stack natural ventilation strategy. Calderbridge Primary School Following the amalgamation of 2 Primary Schools, the 4142m2, purpose-built school accommodates 350 pupils, a nursery for 60 children and an integrated Community Centre. The school building achieved BREEAM ‘Very Good’ with sustainability features including rainwater harvesting and air source heat pump technology. Exceptional standards of construction and local community engagement were recognized by the Considerate Constructors Scheme and included local employment of over 80% of the supply chain, the creation of 11 apprenticeship roles and 8 positions filled through local recruitment initiatives.

Greenhill/Drumpark ASN Primary School The amalgamation of Greenhill Primary and Drumpark Primary and Nursery Schools involved the demolition of outdated 1960s buildings and the renovation of the Victorian Grade ‘C’ listed former High School building, returning the building to prominence.
Willow Dene SEN School Project 07 - Willow Dene SEN School Royal Borough of Greenwich Willow Dene Primary School is unique in its partnerships with Deansfield and South Rise Primary Schools in Greenwich, London. There are no other known partnerships of this kind in the UK linking special and mainstream schools. An above-average sized primary school, Willow Dene caters for children with a wide range of learning disabilities from autistic spectrum disorders to profound and multiple learning difficulties. Over 5400m2 in size, the four-phase scheme to replace the existing outdated school will create a new SEN Primary School including warm water swimming pool; a refurbished foundation year building including link bridge to the new school; and new external play areas, car parking and landscaping.

Alongside 23 purpose-built classrooms, state of the art facilities include sensory, music therapy and soft play rooms as well as medical, oxygen and physiotherapy rooms.
Working in a live school environment in a busy residential area, GRAHAM successfully minimised disruption to the school and local community by negotiating an area of land beside the project for site facilities and a contractors’ car park, ensuring safer and less disruptive access to the site. An impressive carbon performance is targeted through the incorporation of solar panels, wind driven ventilation systems, Combined Heat and Power systems and water attenuation tanks. Value: £12.5m

Kingsland Primary School Project 08 - Kingsland Primary School Scottish Borders Council
Accommodating over 400 children from nursery to primary seven, the 16 classrooms are light and airy with floor to ceiling windows. All but four classrooms can directly access the outdoors, emphasizing the connection of the school to its semirural setting. There are a number of tutorial rooms and breakout spaces to facilitate supervised small working groups and one-to-one tuition which are full of light and attractive spaces to work in, and as a result are well used spaces. The use of natural, local materials internally and externally lend the building a timeless, Scandinavian feel that feels fresh and light. The external landscaping is a significant feature of the school offering a variety of outdoor space in which to play, with views of the surrounding area. Value: £9.1m

Built into the side of a hill overlooking the river Tweed, Kingsland acts as a prominent gateway to the town of Peebles, with its positioning and features providing wonderful views across the surrounding valleys.
Banbridge Academy Project 09 - Banbridge Academy Southern Education & Library Board (SELB) The completion of a two year, 5-phase construction project has provided staff, pupils and the local community with a contemporary, 21st century educational facility. 16,500m2 of new and phased refurbishment works included an extension to teaching accommodation, a new assembly and dining hall, sports pitches, fitness suite and the sympathetic restoration of a Grade B1 listed building, which houses the school’s reception area and administration centre.

Working within an operational school campus of 1340 pupils and over 120 staff, Banbridge Academy was selected as a Construction Excellence Demonstration Project for Health & Safety, paving the way for innovations in this field through a combination of management driven processes and behavioural based safety strategies. As a consequence, this major building programme was completed without incident.

In addition to this achievement, GRAHAM delivered the project 3 months ahead of programme by re-sequencing the works phasing which generated some £900k of value engineered savings, benefitting the project overall. Achieving BREEAM “Very Good”, the result is a magnificent school campus which, through a distinctive blend of function and form, provides an excellent suite of well-appointed buildings and classrooms, offering pupils the optimum opportunity with which to achieve their maximum potential.

Aviemore Primary School is the first school to be built in the Cairngorms National Park and caters for 248 children from Nursery to Primary 7. The single-storey building is of a contemporary design with consideration of the future-proofing of the building integrated into the general layout through its format of wings rather than a central block. In response to conservation priorities, natural materials internally and externally reflect the surrounding woodland area and create a calming, inspirational environment for teaching. The school is not just a centre for learning but is also a community hub. Alongside the ten primary classrooms, nursery unit and ancillary facilities, there is a community library, service point, fitness suite, sports changing facilities and multi-purpose activity rooms. For several years the Council worked closely with the community to ensure that the new complex would become the community focal point of Aviemore.
Walnuts (SEN) School Project 13 - Walnuts (SEN) School Milton Keynes Council Walnuts School is a community residential special school and children’s home catering for 150 pupils from Foundation age to Year 14. All pupils are on the autistic spectrum or have social communication difficulties. Having expanded over a period of years on an ad hoc basis, the new steel frame school has replaced the existing, inadequately sized and designed buildings and provided full time residential accommodation for 30 children, a resource which was previously unavailable to the school. Teaching accommodation includes 20 classrooms, each with a small withdrawal space, and residential accommodation includes overnight rooms for pupils and staff. Both buildings are positioned to create 2 inner courtyards providing secure and protected external spaces. 36
Located within an area of Special Scientific Interest, an ecologist was employed to monitor the works and measures were implemented to protect the presence of Great Crested Newts. A sensory garden and sedum roofs on all buildings further encourage biodiversity.

Faced with a challenging 56 week programme on a greenfield site adjacent to an operational school, a close working relationship was developed with the council, the school and the design team. At GRAHAM’s suggestion, alternative ceiling systems with a shorter installation time were used for programme gains.

Maddiston Primary School is a non-denominational primary school providing education from Nursery to Primary 7 with an enhanced facility to support pupils with additional educational needs. Arranged over 2 storeys, the new 15 classroom primary school and 4 classroom nursery is a model of sustainable construction and was built in line with the Council’s wishes to promote sustainable development.

Achieving BREEAM ‘Very Good’, the school boasts several sustainable features: a structure built entirely from FSC Certified timber frame, rainwater harvesting, sedum grass roofing, recycled newspaper wall insulation, Enviroblock blockwork, passive stack ventilation and locally sourced natural stone cladding. As a sustainable and environmentally friendly substitute to steel in the sports hall a Glulam Portal Frame was chosen.
Redhall School Project 15 - Redhall School, Edinburgh City of Edinburgh Council Redhall School is a bespoke 8 class school in Edinburgh designed for 80 primary school children with Moderate Learning Difficulties (MLD). Located in the grounds of Longstone Primary School, the layout of purposedesigned classroom wings is curved and ‘fragmented’ to de-institutionalise the building, maximise natural light and ventilation and reduce the building’s impact on neighbouring houses. Each wing contains four classrooms, a time-out room, a one-to-one teaching area and toilets, with each classroom opening onto individual secure ‘play courtyards’. Facilities also include soft play and sensory rooms, a sports hall, dance studio and a large multi-purpose outdoor pitch, also available to the neighbouring Longstone School and the wider community.
