t doesn’t matter whether we are visiting a theme park, a zoo or enjoying a spot of scuba diving, as the most important thing is staying safe at all times. For many jobs in the modern day world, we need a first aid certificate, and in terms of scuba diving, it is extremely important. Pattaya Dive Centre is located between Soi 10
and 11 on Pattaya Beach Road and is the place to come for the highest safety standards and courses around. If you are wanting to become a diver or dive instructor, Pattaya Dive Centre is the place to visit when seeking PADI accreditation and certificates. The centre is the longest-standing and oldest dive company in Pattaya, owned by the British PADI Master Dive Instructor, David Wright, who has been in the city and on the dive scene for more than 25 years. Although Pattaya Dive Centre offers a vast choice of entry-level scuba diving courses, if you are already an experienced diver, there are some fantastic opportunities to dive in the Gulf of Thailand. One of the newest and most important courses they host specializes in first aid and safety, which could be needed for many job types, not just diving.
Emergency First Response Courses In this day and age, what we used to call a ‘first aid’ course is now known as an ‘Emergency First Response’ course. At Pattaya Dive Centre, you can get yourself fully certificated. Many expats around the city need this certificate to do their jobs, so this is the place to visit. Although many people think of this course as First Aid, it actually covers secondary care as standard, alongside AED and oxygen use. With a combination of knowledge development and practical use, with hands-on training and to development confidence to care, this is an important course. You will need to sit an exam at the end of the course, and although Emergency First Response is a serious course, the atmosphere at Pattaya Dive Centre is one of relaxation and a fun attitude towards learning. The course is recognized in over 80 countries and conforms with internationally-recognized first Aid and secondary care standards. The certificate is required in many workplaces and is just a nice thing to have on your CV, and that’s not even entertaining that these skills could save someone’s life one day. If you are also thinking about doing the PADI Rescue Diver Course, this certificate is a requirement. The course takes just one day and costs 4,500 THB local price, and 2,200 for the manual and certification fee. When you seek the best and safest dive company in Pattaya, there is no one better. he park is located about 9 km away from Pattaya city, located in East Pattaya, about a 10-minute drive from downtown Pattaya. It is a “living museum� of rocks, plants and animals, which offers fun and exciting shows. The Park has plenty to offer: - Different types of trees, plus the award-winning bonsai and artfully trimmed trees that are over 200-year-old. - 100 million year old fossilized trees, and capriciously formed stone sculptures. - Lots of animal shows every day There are Giant Mekhong Catfishes, some Thepha fishes and snakehead fishes from the Amazon. The park is home to a variety of domestic animals, elephants and tigers, but there are also some unusual animals from around the world, including the Himalayan Brown Bear, African ostrich and the cassowary from Australia.
The Park includes a crocodile breeding facility with more than 1,000 saltwater and freshwater crocodiles and is for many visitors the real goal of the park. Moreover, there are not only the beautifully landscaped park with ornate flower and rock gardens, but also a number of amusing and exciting shows that attract both local and foreign visitors. THAILAND HOUSE REGISTRATION BOOK By: Magna Carta Law Office
H
ouse Registration Book or Tabien Bahn is an official document issued by the Local Municipality or District Office to Thai nationals, as well as foreigners, owning a residential property in Thailand, as a proof of a person’s permanent legal address and voting district. The House Registration Book for a condominium unit is the same as that for house and so is the application procedure. The only difference is that the type of housing is specified in the former as “Condominium”. Although a person can own more than one house or condo unit in Thailand, each with a different Tabien Bahn, he or she can have only one principal residence, the Tabien Bahn for which is the only one in which he or she is allowed to have his or her name registered. A minor can be registered in the Tabien Baan as long as a Thai parent or a Thai guardian is registered along with him or her. There are two types of Tabien Bahn: • Blue (Thor.Ror.14) issued to Thai nationals • Yellow (Thor.Ror.13) issued to foreigners who meet specific criteria The Tabien Bahn may or may not bear the name of the real owner of the house. This document only shows the house number and details of all the people living in a specific property and is not valid as a proof of Real Estate ownership, that is why it cannot be used as mortgage collateral. It only proves that the property has a registered address in Thailand and it can simply be used as a proof of address of the person in official registration procedures. Ownership of property is verified by its Title Deed. A Tabien Bahn can be issued without the house owner’s name on it. You have the right to change, register another person’s name into it or leave it blank. However, in the event that you need to sell the property and there is no name registered in the Tabien Bahn, you have to pay 3.3% Business Tax on the higher of the selling price and the assessed value unless the property is owned by a private person (not a company) for over 5 years, in
which case you only need to pay 0.5% Stamp Duty and withholding tax, if any. Business Tax will not have to be paid as well in cases where the owner’s name appears in the Tabien Bahn for over 1 year. If registered in the Tabien Bahn as the owner, you have to fulfill the following legal obligations: Birth Notifications – when there is a birth that took place in the house, either of the parents or you must inform the Local Registrar within 15 days. Death Notifications – when somebody died in the house, you must inform the District Office or the police within 24 hours. Moving Notification – when someone moves in or out of the house, you must inform the District Office within 15 days. House Number Application – when you plan to demolish an existing house, you must inform the District Office and apply for a demolition permit. A construction permit must also be applied for before you can build a new structure. You then must request for a new house number from the District Office within 15 days after the construction has been completed. For lost Tabien Bahn, you can apply for the renewal at the District Office and they will issue a new Tabien Bahn for a minimal fee. You can either go to Police Station to secure a Police Report for lost Tabien Bahn to be submitted to the District Office or go directly to the District Office. PattayaCityUncovered.com
