f you are on holiday in Pattaya or have been here loads of times before, no doubt somewhere within a corner of your subconscious mind you would like to come to Pattaya to live. It’s a natural progression for any multiple/serial Pattaya visitor, and why wouldn’t it be? But as the old adage
goes: “If it was that easy, everyone would be doing it!” If you are serious about making the big move, there are so many things you need to consider before you take the plunge.
What can of jobs can I work?
Have you noticed how human beings are the only living things who have to pay to live on the planet? Bum deal, right? It doesn’t matter where you live because you need cash to survive. If you are coming to Pattaya to live with a fortune already in the bank, this article isn’t really for you. Many people come to live in Pattaya with their life savings and set up businesses, many of which are bar, restaurant or real estate related. However, if you are coming here with a comparatively small amount of money, you will need to find a job. All laboring jobs such as handymen, working on construction sites, working in bars or taxi driving are jobs reserved for Thai people. Jobs in the tourism or hospitality sector are where you need to look. The most popular jobs with foreign expats in Pattaya are English Teaching, Web & IT related jobs, scuba diving

instructors, sales, marketing and copywriting. If you have experience, skills or talents in the above criteria, you will find something in Pattaya. Most people get TOEFL certificates to teach English in Thai schools or obtain PADI Scuba Diving instructor certificates. There are choices, but you need to know the market beforehand and to do your research.
Where to live?
It all depends on what you are looking for. If you want to live in a convenient location close to all the tourism, Pattaya, Jomtien, Naklua and Pratumnak Hill are the best locations. You can find apartments in the city from approximately 10,000 THB per month upwards or single rooms/bedsits for a little cheaper. Alternatively, you could live in East Pattaya, located on the opposite side of Sukhumvit Road, where you will be able to find a small bungalow for as little as 7,000 THB per month. How much does it cost to live in Pattaya?
How long is a piece of string? Some people seem to be happy living here on 30,000 THB per month, and I suppose for a single person that is a good starting point. If you want to actually have good time without resorting to live in the cheapest accommodation and eating Thai food every day, you will need at least 40,000 per month and maybe even closer to 50,000 THB. But as I said, how long is a piece of string? It all comes down to your lifestyle choice and it can be as cheap or as expensive as your budget allows. Living and working in Pattaya is not always as dreamlike as it begins, but as long as you have a plan and stick to it, keep your feet on the ground and your eyes wide open, everything in the city is yours for the taking.

TRANSFER OF PROPERTY OWNERSHIP IN THAILAND By: Magna Carta Law Office
T
he registration of the transfer of property ownership from the owner or developer to the buyer takes place at the Land Office after the property is built, the contract has been signed,
and all the installment payments have been made. The remaining balance of the purchase price is usually paid on the day of transfer at the Land Office. Whoever buys or sells a property in Thailand should be aware of the following taxes and fees: • Land Registration (Transfer Fee) The rate is 2% of the appraised value of the property. • Stamp Duty/Fee 0.5% of the assessed value or the actual selling price, whichever amount is higher. Stamp duty does not have to be paid if specific business tax is applicable. • Specific Business Tax 3.3% calculated on the basis of the government appraised value or the actual selling price, whichever amount is higher. This tax only applies if the property is sold within the first five years of ownership. Otherwise, a stamp duty will be assessed instead. • Income Tax Income from the sale of a property is subject to income taxation. This is calculated based on the government appraised value of the property, the length of time it has been owned and the applicable personal income tax rate. When the property seller is a company, the withholding tax is 1% of the selling price or of the assessed value, whichever is higher. When the property seller is an individual, the withholding tax is calculated on a progressive income tax scale. Under Thai tax laws the land office must take the income withholding tax at the time of transfer of ownership. There are no specific rules as to who pays for which taxes. It must be negotiated by the buyer and the seller, and must be stipulated in the sales contract.
Documents needed for the transfer of land and house ownership 1. The title deed for the property (Chanote) 2. Copies of the passport(s) or other identification documents of both the buyer and the seller 3. Copies of the entry stamp(s) in the passport(s) of the foreign buyer and/or the seller 4. Company Documents updated for the last 3 months Documents needed for the transfer of condominium ownership 1. The title deed for the property (Chanote) 2. Document from condominium juristic person stating that all maintenance fees are paid up (Letter of Debt Free) 3. Copies of the passport(s) or other identification documents of both the buyer and the seller 4. Copies of the entry stamp(s) in the passport(s) of the foreign buyer and/or the seller 5. Foreign Exchange Transaction Certificate or Thor Thor 3 (for purchases in the name of a foreigner only) 6. Company Documents updated for the last 3 months Foreign Exchange Transaction Certificate or Thor Thor 3 is a legal document issued by banks upon receipt of foreign currency into a bank account in Thailand. This must be requested from the bank when remitting funds to Thailand for the purpose of purchasing a condominium unit. In line with a foreigner’s acquisition of a property, it is Thailand government’s condition that the money used to pay for the purchase price must originate from an offshore source in the form of foreign currency. This certificate shall be presented to the officer at the land office where ownership of the condominium unit will be registered. Failure to comply with this requirement will prevent the registration of the property under the purchaser’s name. A buyer or seller of real property can authorize another person to handle the transaction on their behalf by filling in and signing the power/letter of attorney form specially provided by the Land Office. The government provincial and local Land Department’s branch offices in Thailand only accept the official standard Land Department’s Thai script ‘Power of Attorney’ (Tor Dor 21 for land and house; Or Chor 21 for condominium). Using these forms will ensure that the principal gives all the required information. The completed form, together with a certified copy of the principal’s citizen ID card or passport and visa, are to be presented by the agent to concerned officials of the Land Office. If the form is completed outside Thailand, the principal must have the completed form legalized/notarized by the embassy or consular office/a notary public. All documents required by the Land Office such as Birth Certificate, Marriage Certificate, Death Certificate, etc. must be submitted in Thai. Translated documents must be certified as correct translation of the original document.

here is nothing more exciting than sampling the local cuisine and delicacies of the places we holiday, to soak up the local flavors and ambience of said destination. However, human beings are creatures of habit and there is nothing we like better than to eat the food we have become accustomed to in our normal daily lives in the western world, so check out our Pattaya Guide to Shopping for groceries article. Fortunately for us, Pattaya is home to thousands of international restaurants serving every type of food from the four corners of the globe. Sometimes we want to do a bit of grocery shopping and cook for ourselves, especially if you are staying in a villa or condo, so it’s great news that Pattaya is home to some quality supermarkets selling all your western favorites.
The two main shopping center chains in Thailand are Big C and Tesco Lotus, and although this is where the majority of Thais do there grocery shopping, it is not ideally suited to the western palate. You could buy your fruit and vegetables at the two above mentioned establishments, but wouldn’t you prefer a place where you can get everything under one roof?
Central Festival, on Pattaya Beach Road, is the city’s most up-market shopping center, known as the home to all the world’s major clothing brands. On the basement floor of Central Festival, you will find the Tops Supermarket, selling all manner of imported meats from New Zealand and Australia, alongside a wide selection of pre-packaged meals such as Spaghetti Bolognese and so on. No doubt that Tops is Pattaya’s most chic and westernized supermarket and the high prices also reflect the standard. Two of the most popular supermarkets in the region with expats, and sometimes overlooked by holidaymakers, are Foodland on the north-side of Pattaya Klang (Central Pattaya Road) and Friendship, which is located at the southern end of Pattaya Tai (South Pattaya Road). Both supermarkets have a massive choice of western delicacies from Norwegian salmon, imported cheeses and wines from France and a wide variety of cold-cut meats. The bakery area at Foodland is a great place to purchase freshly-bread and cakes. If you are looking for no-nonsense grocery shop with a price that’s right, Friendship and Foodland are the best.
Villa Market, known as one of Thailand’s biggest western food market brands, has a shop in The Avenue complex, next to Macdonald’s on 2nd Road between Pattaya Tai and Pattaya Klang. Villa Market is similar to Foodland and is a convenient place to buy all your western groceries.

When wandering about in the city, you will encounter lots of local delis, some dedicated to French or Scandinavian products, while others cover all western needs. These are great places to grab some quick provisions, but are not ultimately geared towards a ‘big shop’.

here is something magical about visiting a market in Thailand. The aromas of the food stalls and vendors wafting amidst your nostrils, the palpable atmosphere of the hustle and bustle, and the sights and sounds that all combine together to create a memorable experience, not forgetting a bargain or two, are all the things that epitomize visiting the Land of Smiles. One of the most appealing markets in Pattaya for tourists, as well as locals, is the Weekend Night Market on Thepprasit Road. First established in 1999, the Thepprasit Road Weekend Night Market is a must-visit attraction in the city. Taking place every Friday, Saturday and Sunday from 5pm to 11pm, the market comes alive like a throbbing and breathing organism of bargains and boisterousness. Stroll amidst the stalls
selling everything from clothing and fashion items, trendy watches and sneakers, electrical goods, local handicrafts, artworks, mobile phones and computers, and even cats, dogs and other pets.Thepprasit Road market has nearly everything you can imagine. The food market offers the vastest selection of cooked food, raw ingredients, drinks, cakes and other edible and savory delights. From fried cockroaches to the most sublime seafood, noodle stalls and even a bar kiosk that sells alcoholic beverages, you will be dazed and confused with so much choice. Although the prime time to visit the market is between 7pm and 10pm, it is also at its most busiest at that point, which is great if you want to sample a real slice of the action or enjoy a spot of people watching, but if you want to get in and out commando-style with some great bargains, we would suggest you go a little bit earlier at 6pm before it gets too busy.
As the name suggests, the Weekend Market is located on Thepprasit Road, 300 meters from Sukhumvit Road. You can’t miss it, as the flashing neon lights, sheer volume of traffic and hoards of people means it stands out like a skinny bloke in a sumo wrestling contest. We would suggest that you brush up on your haggling techniques so you can get the best items for their cheapest possible prices. If you are looking for a real bargain, a few hundred meters down the road is the second-hand market which really does offer some interesting products for the cheapest prices that you might not find anywhere else in Pattaya.
