e always love to provide our readers with lots of solid information to use as the Holy Grail when visiting Pattaya. Every month we like to detail a full day-trip itinerary, usually with a theme, that lists several places you can visit in one entire day. Pattaya has lots of wildlife attractions with zoos, aquariums and other interesting animal themed parks. Get your camera, rent a car or taxi, and let the day begin! 9am: Pattaya underwater World Whether you are staying in Jomtien or Pattaya, it is a quick drive to the aquarium known as Pattaya Underwater World, located on Sukhumvit Road near Jomtien. First opened over 10 years ago, the aquarium is a great family attraction, equipped with a 100-metre-long tunnel with over 3.8 million litres of water. With an impressive diversity of over 5,000 fishes from 500 different species, you are not only wowed by the sight, but also learn a few new things about marine life along the way. The tickets are 500 THB for adults and 300 THB for children. It really is a great way to start the day. 11:00am: The Sheep Farm Located between Pattaya and Laem Chabang on the 36 motorway, just a 15-minute drive from Pattaya, the Pattaya Sheep Farm is one of the newest family attractions in the region. The farm

is only 50 THB to enter and has an open feel with lots of pens with sheep, horses and donkeys and other farmyard animals. There is also a play area for the kids with a bouncy castle and a Big Wheel, but one of the best things about this place is their onsite restaurant where we would suggest you stop and have a bit of lunch before moving on. 1:30pm: Siracha Tiger Zoo Just a 20-minute drive north of the Sheep Farm, you will find the Siracha Tiger Zoo, and as the name suggests is the home of some amazing tiger shows. It would only be right to point out that some of the conditions on how the animals are kept is sometimes a contentious point, but that is pretty much standard across the nation. With crocodile, pig, elephant and tiger shows, this is a great place to spend a few hours of your afternoon. The prices are 450 THB for adults and 250 THB for kids. 4pm: Khao Kheow Open Zoo You will find Khao Kheow Open Zoo just a 15-minute drive from the Tiger Zoo, known not only as a normal safari park, but also as a night safari where you drive through the park in an onsite golf cart and view the majestic beasts at their natural best. The prices are 350 THB for two hours in the cart for 4 people, or 500 THB for two hours in the cart for 6 people. The open zoo is home to lions, tigers, giraffes, penguins and many more animals that you would expect to see in a safari park. work, but visitors will also notice strong influences of Khmer architecture (like that seen in Angkor Wat for example, or several older temples in Thailand) and Chinese architecture. Depictions of Hindu pieces like those found in India can also be seen throughout the complex. Visitors will immediately notice that the Sanctuary of Truth is not yet finished; much like Gaudi’s Sagrada Familia cathedral in Barcelona, a project this massive and ambitious necessarily takes many years to complete, or centuries in Gaudi’s case! Although the project began in 1981, it is not estimated to be completed until 2025 at the earliest. However, even this date may be delayed as the tropical environment takes a toll on the wooden structures, requiring parts that are already finished to be replaced even before the other parts have been built. This frustrating cycle makes construction quite slow and difficult, but progress is nonetheless being made. But if you look back in history, all the world’s greatest structures that will still be here in centuries to come take time, skill and emotion to create. The temple itself is right on the water, and the grounds alone are beautiful. Of course, the temple is simply awe-inspiring, and will truly give guests a memorable experience. Visitors can also take a tour to see the artisans at work and understand better how this incredible place has been built. Those who buy tickets online will find adult tickets for 500 baht and children for 200 baht, while walk-ups will pay a slight premium.

One of the scenes most synonymous with Pattaya is the beautiful Sanctuary of Truth Temple, located near Naklua, which is bound to make a breathtaking first impression.

Make sure you take along your camera as some of the views are amazing, although if you wait until sunset time, you will encounter breathtaking silhouettes of the temple against the backdrop of the coastline, which are some of the most recognizable photos you see of Pattaya. Whether you are a culture vulture or just want to see something that is unique, a trip over to the Sanctuary of Truth, located in Naklua which is just north of Pattaya close to Wongamat Beach, is pretty much essential viewing.

Pattaya’s Sanctuary of Truth is one of the area’s most intriguing tourist attractions. Although it is a temple in form, it is very much different from the normal wats that visitors can find around Thailand’s cities and towns; indeed, the Sanctuary of Truth is unlike just about anything else found in this world.

Not only were tourists from the fledgling holidaymaker markets in Europe and America flocking to the city, but there was also a massive migration of Thais coming to Pattaya looking for fame, fortune, husbands, riches and opportunities to cash in on the rising popularity of the city.

The growth was simply manic over a short time period, and in true Thai-style, completely unplanned, creating a melting-pot of bars, resorts, guesthouses, restaurants, street food vendors, massage parlors, taxi stands, shops and stores, but still no 7/11 in sight! Some may say that the changes came too fast and that still today, we are experiencing some of the knock-on problems of rapid and unplanned growth.

As the Vietnam War came to an abrupt end, US servicemen stopped coming to the city, but by this time Pattaya was beginning to be overrun by single European men, which more than made up for their absence, cementing Pattaya’s reputation as a truly must-visit holiday destination for those looking for sun, sand and promiscuity. If you and your partner are currently on the verge of ending your relationship through divorce, it is necessary to contemplate on your possible divorce options because everybody knows that breaking up is never simple especially if you have finances and children that you need to consider. In Thailand, divorce is classified into 2 types: uNCONTESTED DIVORCE Uncontested divorce is the termination of marriage by mutual consent. The procedure is typically faster and cheaper as there is no need for a representation in court while preserving both parties’ privacy. There is less emotional stress involved to both parties, as well as to their children and respective families as it enables the couple to end their marriage in a civilized manner. Uncontested divorce is possible only if the couple has no disagreements over children or property. There is no need to have a ground for divorce. The couple’s mutual decision to end the marriage is enough. A settlement or divorce agreement should contain provisions regarding the terms of sharing of assets, child custody and support, alimony, and other important matters. In the absence of such agreement, the matter shall be decided by the Court. It is recommended that you decide these matters beforehand and formalize them in a divorce contract. This will guarantee that there are no disagreements before you go to the registrar’s office. The details of the divorce conditions shall be specified in the divorce registration.

Unlike uncontested divorce, you lose control of the divorce process once a judge becomes involved. The judge may come up with an arrangement that neither of you will be comfortable with. He may also come up with a property settlement where you lose things that were more valuable to you. Sharing of marital property and debts between parties Marital property is anything acquired during the course of marriage by way of gift, purchase, or inheritance. Personal property is anything acquired before the marriage. When a couple divorces in Thailand, all marital property is divided equally and personal property does not have to be shared. If both parties agree to the terms then the proceedings are not complicated. However, if the couple cannot agreeably settle the property distribution issues, the court will have to resolve the issues based on Thai laws. that to the uninitiated, it may seem like a reason to panic.

Last but not least, let’s not forget this is the low season. These few months in the middle of summer have always been a bit of a slog and the grey weather certainly doesn’t help improve the mood of the bored agent staring out his shop window. There are some very positive aspects of the current market that are quite encouraging to me. Resale prices in older buildings are going up considerably at the moment. I’ve been calling this for a while – the differential in pricing between the older builds and the off-plans was far too great, so we’re now beginning to see that gap narrow. The View Talay buildings, older Wongamat condos, as well as the older Pratumnak buildings are edging up considerably, particularly with the smaller studio units. Land prices around town are also still climbing at extraordinary levels – from the darkside to Bangsaray to Pratumnak, I’d estimate land prices are growing at a steady 20% a year. This just does not happen in a recessed market.

THE DOLDRUMS OF SUMMER

W

hile property markets in the West always see a major boost in business during the summer months, Thailand’s low season is in full effect. It certainly has been an interesting year here to say the least and I think most agents and sellers are beginning to see the effects of several influences here. First and foremost, the political situation in Thailand certainly hasn’t done the property market any favours. We began to see the effects of this even in late 2013 and it really did snowball from there. Having said this, most people I speak with here, expats in particular, see the military coup as a positive thing and the steps taken by the ruling junta thus far have been overwhelmingly positive. I think we all expected somewhat of a trickle-down effect from this, so it’s nothing shocking. 52

The current political situation in Russia/Ukraine has definitely dampened the demand from Russian buyers. With tourist arrivals down 30% year on year and the Russian economy scuppered by sanctions and their economy heading toward a possible recession, even the ones that have showed up in the Land of Smiles are being a bit more shrewd with their hard-earned Rubles. But again, this is hopefully a temporary situation (as most conflicts and sanctions tend to be) and I believe we’ll start to see the numbers coming back in no time at all. The new visa regulations also seem to have gotten some people a bit spooked. I wrote about this at greater length a couple of issues back – in a nutshell, I explained that this is nothing new. In my years here I’ve seen visa regulations change drastically numerous times, only to see everything balance out again. There is no reason to believe this time is any different. However, I do understand

Finally, the amount of enquiries we’re getting for this upcoming high season is at least on par with last years, so I do see these summer doldrums passing us by. As insulated to the world as we’d like to think we are here in Pattaya, sometimes we have to remember they’re not all sunny days. Increased Demand Outside the City Many years ago there seemed to be a bit of a boom out at Phoenix Golf Course. We sold a few houses and pieces of land and I really thought that the area was taking off. It made perfect sense – it’s the closest golf course to the city that offers actual housing and the land prices at the time were only about 4 to 5 million THB per rai backing right on the fairway. But alas, it was as short-lived burst, and while the housing at Phoenix has continued to grow, it certainly hasn’t done so at the levels I expected it to. Fast forward about ten years, and while Phoenix housing is a still quietly moving along, the surrounding area is rapidly growing. The main Huay Yai Road, particularly between Sukhumvit and the big temple several kilometers down is now peppered with signs for new housings estates, and upon further investigating, they are sizeable estates at a healthy end of the market (4 – 10 million THB) and they all seem to be selling rather well to both Thais and expats.

Further down around Silverlake there also seems to be a bit of a boom happening. It’s a nice spot down here and I’m always impressed by how clean the area is, even on the little side sois. There is talk of a high-end golf course going up in this area, and as with everywhere else, land prices have seen a sharp increase over the past couple of years. With the ever-growing population and traffic in Pattaya and Jomtien, it only makes sense that there was going to be a migration of former city dwellers to the further reaches. As far as 30km sounds, most of these more rural areas are easily reachable with a 20 – 30 minute commute from the city. And now with more area attractions reaching out this way, we’ll definitely see more commercial businesses opening up and serving not only the tourists but the local population making it more self-sustainable than it has been in the past.
