Last year’s inaugural issue of The Palm Beach 100 set out to identify and honor 100 local residents who lead our area’s key companies, initiatives, and organizations. The COVID-19 pandemic has—both literally and figuratively—required individuals and organizations to pivot in order to survive. One of the backbones of South Florida’s economy is our usually bustling tourism and hospitality businesses, which have been hard-hit during the pandemic. Next to premiere will be Banyan Cay Resort & Golf, a nontraditional take on the golf club; Amrit Ocean Resort & Residences, a luxury wellness resort spread across seven beachfront acres on Singer Island; The Ray, a Curio Collection by Hilton hotel in the Pineapple Grove Arts District; and Mandarin Oriental Boca Raton, the first of the chain’s new hotel-residences. On a national level, travel and tourism is facing a 51 percent unemployment rate—more than double the rate recorded during the height of the Great Depression. Though the circumstances are challenging, Pesquera says there’s a positive way to perceive the situation. “When the travel industry recovers, it’ll put a lot of Americans back to work,” he says. “Travel and tourism led the recovery of the economy after the recession in 2008; it was particularly effective in Florida, creating hundreds of thousands of jobs. If we can bolster the travel and tourism economy, it will be a tremendous boost to the overall national and state economies. What’s good for travel and tourism is very good for everybody else.”

COVID Crunch The global pandemic has impacted some local industries more deeply than others By Andrea Rollin
LOOKING AHEAD
I
n the midst of a pandemic, it pays to be essential. According to Michele Jacobs, president and CEO of the Economic Council of Palm Beach County, the county’s most COVID-19-resilient industries are those deemed essential, such as construction and professional services. Among those professional services, Jacobs calls out legal and tax professionals who have been able to tailor their offerings to the needs of their clients. By utilizing technology, many were able to keep their proverbial doors open during social distancing. Jacobs says that in many cases these businesses were instrumental in helping their clients navigate through the CARES Act stimulus payments, Paycheck Protection Program funding, and other small business loans that governments made available. But not every industry has been able to pivot with such agility. “The hospitality, restaurant, and retail industries have been hit the hardest for obvious reasons,” she says. “Tourism is a third of our economy in Palm Beach County, so it’s critical that we can safely reopen this sector when possible. This industry is expected to have a slow rebound.” While local health care providers have been coping with COVID-19 patients, their breadand-butter income from elective surgeries has really suffered, as many hospitals and surgical centers focus instead on stemming the pandemic’s spread, Jacobs adds.
Jacobs points to ongoing trends like remote work environments, noting that these new arrangements may continue into the foreseeable future for many area businesses. She says corporate travel—which has seen a significant downturn during 2020—will also be slow to restart. “We have all successfully utilized online platforms like Webex and Zoom to communicate with our teams around the globe,” she notes. These modes of communication are likely to remain popular and, long-term, there could be a shift in the size and type of office space companies choose to lease. Online shopping will continue to grow, while traditional retail as we knew it will likely evolve to a hybrid of brick-and-mortar and online, Jacobs says. There will be a “right-sizing” of retail within the country, as the United States has historically been grossly “over-retailed” compared to the rest of the world. Strong mall retailers will survive, she predicts, but a “right-sizing” seems to be unavoidable. She also envisions IT businesses continuing to prosper and new business solutions born from the pandemic surfacing. “Through all of this, there have been certain businesses, like internet providers and IT companies, that have been able to flourish, with disruptors and innovators finding new solutions (streaming services, the launch of Disney+) to the problems this pandemic has caused,” Jacobs says. In the future, Jacobs believes corporate events and meetings will evolve and certain special events and fundraisers will be changed
forever, including charitable work. “The nonprofit community is finding new, exciting, and meaningful ways to connect with their donors,” she says, pointing to Loggerhead Marinelife Center in Juno Beach as a success story. The organization has pivoted during the pandemic, finding virtual ways to stay connected with existing supporters, garner new donors, and provide school-aged students with compelling content while they learn remotely—and their online donations skyrocketed, Jacobs says. “Governor DeSantis visited LMC in July to announce the water funding projects that remained in his budget.” In keeping with what she calls our community’s “collaborative” environment, Jacobs and Kelly Smallridge, president and CEO of the Business Development Board, have partnered with County Administrator Verdenia Baker to hold industry sector work groups to help identify the specific issues that the pandemic has created and to bring recommendations to county leadership that could help alleviate or mitigate losses, while identifying ways to safely reopen our economy. In the end, though, Jacobs emphasizes that Palm Beach County’s industries will emerge stronger when locals support locals. (economiccouncilpbc.org)

Startup Scene Time’s up, Silicon Valley: South Florida is poised to become the innovation capital of tomorrow By Skye Sherman
FAU Tech Runway Located on the Florida Atlantic University campus in Boca Raton, FAU Tech Runway is a shining example of how public resources multiply when mobilized by private capital. The Runway’s 28,000-square-foot coworking space fosters the next generation of South Florida entrepreneurs by accelerating innovation and incubating startups—offering participants education, expert mentoring, investor introductions, financial support, and more. Since its 2014 inception, the Runway has helped launch companies like ShipMonk, Aquaco Farms, and even the nonprofit Child Rescue Coalition, which supplies software to police departments nationwide. Its annual Launch Competition provides promising early-stage ventures opportunity to activate or expand. Winners are typically selected for their growth potential and introduction of disruptive technology, and frequently stem from research areas such as neuroscience, marine science and ocean engineering, cyber security, big-data analytics, artificial intelligence, and machine learning. The Runway’s numbers speak for themselves: 117 surveyed entrepreneurs who are “Runway alumni” have generated 101 patents and trademarks, 650 new jobs, and $275 million in revenue and counting—not to mention raised more than $113 million in capital. Philanthropy Tank Competition In the spirit of CNBC’s popular business-reality television series Shark Tank, Palm Beach County’s Philanthropy Tank Competition aims to ignite next-generation ideas with a charitable vision. Changemaking students in grades 8-12 with a social-service, activism, or community-impact idea can pitch their organization to philanthropist-investors for a chance to win backing in the form of one-on-one mentoring and up to $15,000 in initial funding. Since 2015, Philanthropy Tank has awarded more than $500,000 to initiatives, distributed across more than 40 self-started local charities and community projects. The program empowers and equips students to develop and execute creative solutions to social issues in sectors ranging from health and human services to the environment, education, and the arts. 1909 Philanthropy Tank Competition
1909 Creator haven and entrepreneurial incubator 1909 may be based in downtown West Palm Beach, but its COVID-induced evolution from physical space to digital community has rendered its location (virtually) irrelevant. Established in 2018, 1909 is named for the year Palm Beach County was founded—a declaration that revolutionary ideas are still emerging in the area each day. There’s no “normal day” at 1909, but at any given moment—within the coworking space or beyond its walls—members can be found finessing data and analytics, painting murals, bridling finance and real estate, crusading for school gardens, assembling branding suites, or commanding any number of tech-related sectors, from graphic design to digital marketing, web-
site development, programming, Blockchain, and beyond. The collaborative ethos of 1909 is showcased in its annual accelerator program, which provides instruction and mentorship to fledgling entrepreneurs and concludes with a live pitch competition. 1909 has positioned itself as a hub of innovation and creativity in South Florida’s startup landscape; two 1909 members are developing patented technology to gamify the process, tokenizing a startup’s many hard-to-quantify efforts outside of revenue milestones. Hindsight is 20/20 A look back at the financial forces that influenced 2020’s real estate rally By Judy Martel
T
he news about residential real estate in 2020 was both good and bad. First, the good news: Ultra-low mortgage rates brought buyers out in droves. The bad news? There wasn’t enough inventory to satisfy demand. “In general, the numbers in Florida are following the same trend across the entire country,” says Brad O’Connor, chief economist at Florida Realtors. “Except for a brief dip in March, when some owners took their homes off the market at the outbreak of the pandemic, we’ve seen an enormous demand largely because of record-low interest rates on 30-year mortgages.” Mid-year, 30-year fixed mortgage rates dropped below 3 percent, marking the lowest level since Freddie Mac began keeping track in 1971. But factors working against homebuilders hampered new inventory. The ongoing trade difficulties with China coupled with Canadian tariffs on lumber wreaked havoc on the supply and prices of building materials, O’Connor explains. “We definitely had some wild and crazy stuff going on. At one point, lumber prices were triple what they had been earlier in the year.” The skilled construction labor workforce is also slightly down from where it should be. Subsequently, developers have been building larger, more expensive homes that promise higher profits. That locks out millennial and first-time buyers and increases the demand across the state— and especially in Southwest and South Florida—for affordable housing. The pandemic played a role in housing’s performance, though not as major as analysts might have predicted at the outset. In what O’Connor
notes is being called the “March phenomenon,” sellers who weren’t in a hurry to unload their homes pulled them off the market, increasing the dearth in inventory. In April, listings started trickling back and steadily rose each month, though still short of the supply needed. Across the state, single-family homes priced above $300,000 have been selling the fastest compared with last year, with those priced above $1 million enjoying the greatest increases. “It’s not unusual coming out of a recession, because the stock market is among the first major economic indices to recover and it has rebounded pretty nicely since the drastic decline in March,” O’Connor says. The so-called “wealth effect” kicks in, when investors see the gains in their stock portfolio and subsequently feel richer. Some wealthy people are also reassessing the distribution of their assets and putting more money in real estate, O’Connor adds. “We saw the same thing after the Great Recession in 2009.” Realtors across Florida have reported a pandemic-fueled demand in housing from
Northerners seeking to escape congested cities and move into larger homes with home offices and plenty of space for kids. It makes sense, says O’Connor, who also points out that actual numbers to support buyer migration typically come from the IRS or Census data and lag by a year or two. Whether more people will have the ability to work from a home office depends somewhat on the progression of the pandemic, leaving some buyers with a wait-and-see attitude. “Lots of companies don’t have their postCOVID plans in place, so employees won’t know if they will continue to have the option to work from home.” The success of the coming year will be most strongly influenced by a continuation of the low interest rates and the post-pandemic economic situation, but O’Connor says the trend over the past few years of not building enough to meet demand likely won’t be reversed any time soon. “With increased demand, especially for single-family homes, and increasing population, we need more new listings than usual.”

Schwinn is a member of the National Academy of Medicine. An educator with more than 200 peer-reviewed publications to her credit, she spent 27 years as a clinical investigator at a National Institutes of Health–funded primary laboratory.
Shapiro is in his fourth year as head of school at Saint Andrew’s in Boca Raton, after 29 years at Phillips Exeter Academy in New Hampshire. He has five children and has always worked in education, because “it felt like the right fit for me from the start.” At Phillips Exeter, he created a Russian exchange program and revamped the Russian language curriculum, coached a wrestling team that won multiple New England championships, and founded the Harkness teaching initiative with the Noble Network of charter schools in Chicago.

Fanjul, along with his family who previously ran a sugar company in Cuba, founded Florida Crystals in 1960. Since then, he’s grown the company to span 190,000 acres in Palm Beach County, two sugar mills, a sugar refinery, a packaging and distribution center, a rice mill, and the largest renewable power plant in North America. Florida Crystals is the sole producer of certified organic sugarcane products made 100 percent in the U.S. Its subsidiary, ASR Group, is the world’s largest sugarcane refiner.

Goss serves as chairman of the South Florida Water Management District’s Governing Board, after being appointed to the board by Governor Ron DeSantis. Whaley is the first woman ever elected to an officer position within the PGA, but that achievement only begins to illustrate her career in the golf industry. She was a LPGA Tour member in the early ’90s and the first woman to qualify for a PGA Tour event since Babe Zaharias in 1945. Whaley still golfs competitively and teaches as the PGA director of instruction for Suzy Whaley Golf and the Country Club at Mirasol. She and her husband, Bill, also a PGA employee, have two daughters, Jennifer and Kelly.
As South Florida grew, the roads and highways grew along with it. In 1953, Elmore founded Hardrives Paving, responsible for constructing much of I-95 and many of the area’s major thoroughfares. Along with partners, the company also developed major residential and golf course communities. For more than 60 years, Elmore has committed his time to civic, educational, and cultural organizations and has served on more than 30 boards, leading him to be honored numerous times for his leadership, community involvement, and philanthropic impact in Palm Beach County.

Murphy, president of Pioneer Linens, began her career as an educator, founding the first area kindergarten in Wellington. In 1995, she became vice president of Pioneer Linens, a company started in 1912 by her grandfather, Max Greenberg. She became the third generation to run the business as she gradually took on the day-to-day operations from her father. Along with a storefront on Clematis Street in West Palm Beach, she has modernized the business to include online retail.
Recognized as one of Simon Property Group’s “Best of the Best” general managers for six years in a row, Saldaña chose his line of work because it gave him the opportunity to use his marketing and people skills. He joined Simon Property Group in 1993 as a marketing director and quickly moved on to manage other Simon centers before taking on the management of the Town Center at Boca Raton. In 2018, he led his team to a regional “Best Mall Team” award.

Since becoming the CEO of Office Depot in 2017, Smith has been on a mission to transform the retail giant into a digital services provider. Previously, he was the COO at multibillion-dollar tech company Lenovo, where he was instrumental in its growth to become the largest personal computer company. Smith also held executive positions at Dell.
