In my experience working with clients to address their buildings and businesses, there's much ado about starting green programs; green teams, green cleaning, green meetings, green products, green purchasing, water use reduction, energy use reduction, etc. but little understanding as to how to pull all of those initiatives together to get started down the path to our ultimate goal, sustainability. If you own your facility, the LEED for Green (Existing) Buildings Operations and Maintenance rating system provides an excellent roadmap to begin getting your "green" house in order.

The Direct Use of Natural Gas Conserves Energy Fueling in-home appliances and equipment directly with natural gas is a much more efficient use of this resource than using it to produce electricity and then transporting that electricity across the grid to power those same appliances. When deciding between natural gas and electric appliances and equipment, consumers can often be confused by efficiency ratings. For example, a typical high-efficiency electric water heater may have
a rating of 90%, while a high-efficiency gas unit may be rated at 65%. Sounds like the electric unit is a much more efficient use of resources, right? Well, not when you consider the total fuel cycle, which is the overall efficiency in delivering energy from its source to the ultimate consumer. In this case, natural gas is the clear winner-90% vs. 31% for electricity-according to an analysis of energy flow data from the Annual Energy Review.

Joe has a master's degree in Business Administration, is a HERS Rater, a Florida Green Building Coalition Certifying Agent and a NAHB Certified Green Professional.
