Welcome to the August Edition… We do have a summer! What’s more there is photographic evidence of this as this month’s cover shows. With the school holidays upon us we can only hope this warm and sunny climate continues at least until September - surely we deserve it after such a prolonged winter? Its a scam! We received an email recently asking for help – someone we know quite well told us they had had an impromptu trip out to Manila in the Philippines and they had been mugged, at gun point, and had everything stolen from them. They were stranded and needed us to send money out to them urgently… We deleted it. And we contacted them separately to let them know their email account had been compromised. Then there was the email from “UPS” letting us know that they had tried to deliver the parcel that we had ordered but nobody was available to take it in, so please could we call the number on the email to rearrange delivery. We deleted it. And the bank emailed us to let us know somebody had tried to access our account and therefore we needed to resubmit our security details – if we didn’t do this straight away our account would be frozen and we would have no access to our funds. Yes, you guessed it, we deleted it. Email scams are the most “successful” way that hackers, spammers, malicious viruses and malware are let into
computers, and they are always evolving new ways to catch you out. If you are in any doubt what so ever, trust your instincts! If you have decent security on your computer it will help, but human error is still the weak link for online security. Even if the email appears to be from someone you know, it still could be dodgy – if in doubt contact the person, or the company, who has sent it, but don’t use any of the contact details on the email – search them out separately. If you need any further help or clarification please don’t hesitate to get in touch. In the meantime we wish you, as always, continued happy and safe computing.

French for Fidgets Lucy Amos a Sussex-based mother, teacher and linguist came up with the concept of teaching French and Spanish to pre-school children when her children were small themselves. She found she went to lots of different music classes and her babies enjoyed them so much that it crossed her mind that you could run a music and movement class and learn a language at the same time. So she set to work to write the Fidget method involving handmade puppets, song, dancing and music, food and craft activities. The method uses all the senses and catchy tunes to sing commonly used phrases. You may have noticed how children pick up the tunes from cheesy adverts on TV, well the method does the same only they’re learning some useful French or Spanish phrases not the name of a car insurance firm…..

A French and Spanish graduate and mum to 2 fidgets, she started teaching the method a year ago. “The classes are such good fun to teach and the children love singing all the songs and dancing around.” “The sense of pride the children have when they can say phrases in another language makes my job so worthwhile!” “It’s so true that when the foundations for language learning are laid down at a young age, it becomes easy to build upon and learn more phrases very quickly. The children soon lose any initial sense of embarrassment at saying something that sounds “funny” to their ears. And once that barrier comes down they can gain in confidence in so many other areas like playing an instrument and performing. If nothing else they love showing their grandparents and friends how clever they are at counting and singing songs in a foreign language. “

Southover Badminton Club Southover Badminton Club are your local badminton club, playing at Longhill school, Rottingdean on Wednesday evenings. Originally formed in Lewes, the club relocated when the Deans Leisure Centre was built nearly ten years ago and have been there ever since. . In order to encourage more participation, both at club and beginner level, we are holding three free taster sessions in September. In 2011, badminton overtook tennis to once again become England’s favourite racquet sport. Often dubbed the fastest racquet sport, nearly one million people play badminton in the UK each year. Once you’ve found the right people to play with it’s a great way of getting more active and meeting more people in your local area. Badminton England’s ‘No Strings Badminton’ sessions are run by leisure centres and clubs across the country. Aimed at beginners and social players, the Monday evening session at the Deans Leisure Centre is reasonably priced and allows people to grab a racquet and play badminton with no fuss. Club badminton, meanwhile, allows those looking to improve their game to play against other club members and, if desired, the wider Sussex area in a friendly but competitive environment. Be it new arrivals into the area, returning students, people looking for an evening away from home or those looking for a new challenge, club life provides an environment in which to meet new people and improve your game. In order to encourage an increase in badminton in the Deans area, Southover are holding free taster sessions in September for potential new and returning players to test their skills and meet new people without having to
attend a club night. The local No Strings Badminton coordinator will be available to welcome all new players, whilst attendees wanting to play more competitively will be encouraged to talk to some of the regular club members. All shuttles, court hire and equipment (should you not want to use your own) are free! The sessions will be held at the Deans Leisure Centre on the 16��, 23�� and 30�� of September. Tudor Cottages and Tudor Close Rottingdean
The picturesque ‘Tudor Cottages’ on the corner of Dean Court Road are not Tudor but a clever conversion by Charles Neville, the developer of Peacehaven and Saltdean carried out during the 1930’s utilising a barn and some cottages of Court Farm, On the opposite side of the road more ‘Tudor’ homes appeared when two further agricultural buildings were converted into Tudor Close. The buildings were skilfully developed in mockTudor style over a period of three years, but much of the fabric of Tudor Close and Tudor Cottages is genuinely old since much of the timber that has been so elaborately carved with Tudor roses and other decorations were taken from other old barns and buildings. These did not sell well so were converted into the Tudor Close Hotel. In the 1930’s famous people, including film star Bette Davis, stayed there. In 1936-7 the hotel was extended by architect Richard Jones who also designed Saltdean Lido. However, in the 1950’s Tudor Close became homes once more. Mock Tudor was very popular in the1930’s typified by tall Tudor -style chimneys, carved timber gables,
small windows with leaded lights and solid oak front doors. Domestic examples of Tudor carving be seen at several other houses in Dean Court Road, and also at Founthill Road, Westmeston Avenue and Cranleigh Avenue, Saltdean. Mock Tudor inns may be found in central Brighton. The Hotel du Vin in Ship Street bears the date 1636 but this relates to the New Ship Hotel which stood on the site, rather than the existing building which dates to 1933! Similarly, the grade II listed King & Queen in Marlborough Place by local architects Clayton & Black has carved timbers, herring-bone brickwork, stained glass and even a portcullis yet was erected in the 1930’s. You may be amused to know that when Waddington’s first introduced the popular board game ‘Cluedo’ in 1949 it was originally called “Murder at Tudor Close.”

Like most things, light fittings have evolved; brass, polished or brushed chrome, all giving those finishing touches to well decorated homes.

Coconut Oil An edible oil extracted from the kernel or meat of matured coconuts from the coconut palm. It is used as food and medicine. It is slow to oxidize due to its high saturated fat content, so is resistant to rancidification and lasts up to two years without spoiling. Coconut oil contains a large proportion of lauric acid, a saturated fatty acid, medium-chain triglyceride (MCT) that raises blood cholesterol levels by increasing the amount of high-density-lipoprotein (HDL) cholesterol and low-density-lipoprotein (LDL) cholesterol. Lauric acid is also found in laurel oil, palm kernel oil, human and animal breast milk. MCTs may not carry the same risks as other saturated fats. Many health organizations advise against the consumption of coconut and palm oils due to their high levels of saturated fat. Companies in the 1970's and 80's instead substituted trans fats, unaware of their health-damaging effects. Coconut has been a staple for traditional tropical cultures for thousands of years without resulting in clogged arteries, obesity, and heart disease. In the 1930's, a dentist named Dr. Weston Price traveled the world, examining traditional diets and their effect on dental and overall health. He found that those eating diets high in coconut products were healthy and trim, despite the high fat concentration in their diet, and that heart disease was virtually non-existent. In 1981 researchers studied populations of two Polynesian atolls. Coconut was the chief source of caloric energy in both groups. The results demonstrated that both populations exhibited positive vascular health. Studies Showing Benefits of Coconut Oil (CO) and Virgin Coconut Oil (VCO) Brain: Larger decrease in metabolites in muscle, fat and brain tissue than fat free diet. Cancer: Polyunsaturated Fatty Acids (PUFAs) in CO inhibit the growth of malignant human colon cells. Cardiovascular / Heart : VCO provides health benefits in treating Cardiovascular disease. Cholesterol: Lowers total cholesterol and improves liver metabolism of fats. Diabetes: CO and monosaturated fatty acid diets improve glycaemic tolerance so are useful for people with impaired glucose tolerance and type 2 diabetes. Hair: Prevents combing damage of hair. Reduced protein loss in damaged and undamaged hair; is able to penetrate the hair shaft, used as a pre and post wash treatment. Liver: VCO protected the liver against damage from paracetamol. MCFAs are readily oxidised in the liver, leading to greater energy expenditure. Skin: Wounds treated with VCO healed much faster; collagen turnover and antioxidant activity increased. Improved skin hydration and increased skin surface lipid levels, so used as a moisturiser. Dietary fats can modulate tumour production in skin.
Weight Loss: Can decrease fatty tissue gene expression. Larger increases in muscle and smaller increases in fat tissue. Dietary CO oil does not cause dyslipidemia and seems to promote a reduction in abdominal obesity. Greater energy expenditure with MCFAs rather than long-chain fatty acids (LCFAs) results in less body weight gain and decreased size of fat deposits as well as have a greater satiating effect the LCFAs. Caution: As with all oils, avoid repeated heating as this makes them genotoxic (gene disrupting) and carcinogenic (cancer forming). We are happy to advise you on your health matters. More and more often we receive reports from our Police Community Officer who has had to visit victims of crimes where the criminal has been able to enter the property, car or garage easily because the owner has not made the property or vehicle secure! We must all be responsible for our own actions! We must make it harder for the criminal, not hand them everything on a plate!!! ALWAYS REMEMBER ● Always put your vehicle in the garage if possible. ● Make sure the vehicle is locked whether garaged or parked on the drive or road. ● Do not leave your car unlocked when you ‘pop’ into a shop! Opportunist criminals could easily be around. ● Never leave bags, wallets, or anything visible in your car. ● Make sure that keys are not left in doors to the property. ● Always lock the garage door. ● Park your car close to the garage door overnight if unable to put your car inside, especially if you have valuable items in the garage. ● Keep down stair windows closed and locked if you are in the garden.
The above are a few of the simple things you can do to help alleviate crimes. Come on – let’s beat the opportunist criminals. Help make Saltdean, Rottingdean and Ovingdean crime free. Don’t end up feeling silly and regretting not doing the simple task of being responsible and using a key! A Landlord in the Deans ? Some Questions & Answers Part 1…………. 1. What is the market like for renting at the moment in this area? There is a high demand for rental property due to an increasing number of people moving home. The Deans area has seen a rise in popularity as people look to the outskirts of Brighton for less expensive rents, or for the opportunity to live in a quieter location and a more attractive environment , with easy access to the town centre. 2. I am thinking of buying a property to let out. What type of properties should I be concentrating on? Two bedroom flats and houses are generally more affordable, and appeal to the widest range of household types. Three bedroom houses are popular with families with children; one bedroom flats are ideal for couples or a single person. A garden or outside space; garage or driveway; modern bathroom or kitchen, can all add value. 3. I want to rent out my home. What do I need to do to it? How much you do depends on the condition and your budget. To maximise your return; to attract the most suitable tenants; to meet legal and safety requirements, do the most that you can afford. Expenses incurred in relation to your rental property can be offset against tax on your income. Any improvement can add capital or rental value. Pay special attention to decorating, flooring, kitchen, bathroom, and general presentation. 4. Should I leave the furniture, or is it better to let unfurnished? The majority of rental properties are ‘unfurnished’ and include white goods. If renting furnished, soft furnishings need to comply with safety regulations. Furniture needs to be in good condition: it will incur wear and tear and you can be held responsible for repair or replacement. 5. What legal things do I need to arrange? You need an Energy Performance Certficate (valid for ten years) and if there are gas appliances; a Landlord’s Gas Safety Certificate (renewable annually). You have a ‘duty of safety’ especially with regard to the electrics and an electrical certificate is recommended. Smoke alarms need to be fitted on each floor of the property.
6. How can I avoid trouble with tenants? The Tenancy needs to be well managed from the beginning and it is worth taking the time to find good tenants. Careful referencing, a comprehensive tenancy agreement, a detailed inventory, and regular visits to the property all help to avoid problems. Help me to help you It’s not just what I can do for you – it’s what you can do for yourself… So, if you want to really reduce the effects of ageing and feel better than ever you’d better join a gym, start circuit training and preparing for a marathon, right? Wrong. You only have to do a few simple things to enjoy the full effects of my facial massages and anti-ageing treatments.
Of course these steps are not always possible to do, especially if you live a busy lifestyle. Very important tip to stay younger for longer: RELAX and avoid stress. Easier to say than do!!! What could you do about it? ● Taking up a hobby is on option.
Try to drink plenty of water – five or six glasses a day.
● Meditation!
Take some gentle exercise: Walk up the stairs, instead of using the lift, go for the occasional walk, try to stand up and walk away from your desk occasionally at work. Maybe you could try the 5 Tibetan exercises, a series of exercises or Rites, reported to be more than 2500 years old.
● Or simply do something for yourself for half an hour a day, you will feel better and the wrinkles will not come so soon. Some people smile, to make friends. Others smile to look younger and live longer.
If you’re a smoker please try to give up. And, of course, eat sensibly. That means go easy on the alcohol. And try, if you can, to eat your five fruit and veg a day.
