Welcome

Welcome to the April Edition… Well the calendar says Spring is here, but someone seems to have forgotten to tell the weather judging by the extended cold spell we are experiencing. I’m optimistic that it will break eventually and those lovely spring days we like to imagine exist will arrive. On the subject of weather I would like to extend our thanks to the local people who took the time and trouble to make Rottingdean passable in the heavy snow we experienced in early March. They were out there shovelling grit onto slippery patches and pushing vehicles who got stuck on the hill. We were in the queue on the way home so saw all this first hand. My appeal for local articles is certainly paying off, there are several features lined up over the upcoming months, kicking off this month with a fascinating look back at motoring in the 1950’s - see page 25 for more on this. Keep the articles coming in, we aim to publish as many as we can. Keep warm!

Rose Macfarlane

Adams & Remers

This is the time of year when letters and emails arrive from authorities and schools, letting parents and carers know whether their child has secured a place in the school of their choice. Most children will have their school education provided in a state school, and some will be fortunate enough to be heading to a private school. A few years on, many parents will hope to support their children through university. With university fees now as much as ÂŁ9,000 per year (and who knows what in a few years) it makes increasing sense to set aside funds, if possible, as early as possible. For those lucky enough to have a lump sum to set aside for this purpose, perhaps from releasing capital when moving house or a windfall on the death of a relative, it is worth considering creating an Education Trust. If a parent gives money in trust in this way, there is a particular advantage in that, immediately, the money is no longer treated as theirs for inheritance tax purposes. Families may have a variety of reasons for this being a useful way to plan for the future, but it can be particularly helpful for certain families where there is the tragedy of terminal illness. The parent wants to make sure that as much money as possible will be available for the children, without HMRC taking a slice on their death. This specific form of trust requires some careful tax advice when setting it up, such as from Adams & Remers, but the long term benefits to certain families can make the process highly worthwhile.

If you have a legal query that you would like explored in this column, please write to me and I will try to answer them in the coming months. Rose Macfarlane is a solicitor specialising in wills, trusts, estate and tax planning. You can email her at Adams & Remers LLP on rose.macfarlane@adams-remers.co.uk or call her on 01273 403294 for a free ten minute chat to see if she or a colleague can help you. Adams & Remers is a full service law firm, with specialists in property, tax, employment, corporate and commercial, litigation and family law. This article is not intended to be a full summary of the law and advice should be sought on all issues.

Grandparents can get in on the act too. If you survive 7 years after gifting the money into trust for grandchildren (or godchildren, etc), there is no possibility of HMRC taking a slice in inheritance tax on your death either. Some of you have been kind enough to say hello when you recognise me round and about the Deans, and it is always a pleasure when you do. Occasionally, I have been asked whether any of the planning ideas I have written about in this column fall into, how shall I put it, the sort of tax schemes that Jimmy Carr was so criticised for entering into. Well, I take pride in knowing that the things I write about, and talk to my clients about, are all tried, tested, and some might say conservative ways of tax and estate planning. I always want to be comfortable with the ideas I share with you and clients, so that I am confident you are too.

Fake Websites Most people know that if they come across someone selling “Rolex” watches on a street corner that the watches are either fake or they are stolen. Dodgy geezers selling their wares out of a suitcase may still crop up from time to time but most have gone online.

Fake websites are becoming more sophisticated and harder to spot. You go online to your usual shopping site, buy yourself a cracker of a bargain and then all too late discover it will never be delivered – your usual shopping site looked just like it always does but it was in fact a fake and you have been scammed. So do you give up shopping online? No, you don’t – you just need to be cautious. Here are 5 simple security measures for avoiding fake websites: 1: Don’t use a search engine: if you are doing your banking online don’t go through Google or Bing or Yahoo to find your bank, instead type the web address straight in, i.e. www.mybank.co.uk 2: When you go to a web page you look out for “https://www.” The s shows the site is verified, or secure.

3: Check for the padlock symbol – for some users this appears at the bottom of the screen, for others elsewhere. 4: Use a credit card: you have more financial security if buying goods online with a credit card 5: Trust your instincts: does the site look slightly different? Is there something just not quite right? If you also have a really good antivirus installed on your computer this will give you an extra level of security – in addition, a lot of companies are refusing to give compensation if you have been scammed and don’t have any decent security on your computer. If you require any further help or advice then please don’t hesitate to get in touch. In the meantime we wish you, as always, continued happy and safe computing.

The Lido - Past and update on the present

17

Local History - Part 13 Mike Laslett

Saltdean Lido

The term Lido derives from a bathing place in Venice and refers to a venue for water based activities, with areas for sunbathing and eating. The Golden Age of new Lidos was in the 1930s when health and fitness, especially swimming, was very popular. Most Lidos have since closed but you will be aware of the successful local action which resulted not only in Saltdean Lido being saved from development proposals, but also becoming Grade II* listed. The Council are currently seeking bids for a 50 year lease to secure the building’s future, however the pools are unlikely to re-open this summer. The Lido was designed in the Modernist style in 1938, no doubt inspired by the De La Warr Pavilion at Bexhill-onSea. The architect was Richard W.H. Jones, who also designed the Ocean Hotel.

architecture, developed largely in Germany and France. Perhaps after the horrors of World War One, Britain turned its back on the continent, politically and culturally. Another reason, no doubt, was the great popularity of Art Deco which preceded it. Architecturally Saltdean Lido relies on harmony of line and curve. The building materials of metal and concrete are of secondary importance. The only apparent decorations were the flagpole and the lettering. Forming curved wings on either side of the café are the changing rooms on the ground floor and the sun terraces above. The café resembles the bridge of an ocean liner, an effect heightened by its white curved metal railings.

Historically, Britain has welcomed foreign architectural styles, with Italian & French Gothic used for our cathedrals, Italian Renaissance by the Tudors and Greek & Roman Classical styles adopted by the Georgians. Therefore it seems strange that in the 1920s and 1930s there was such a slow reception of continental Modernist

Its been a busy few months for Saltdean Lido CIC, the local community group hoping to secure the lido site for residents. In January the group held a series of public exhibitions with Conran & Partners showcasing their vision for the site and plans. Over 900 people attended and 98% of respondents who completed a feedback survey stated their preference for the site, is for our group Saltdean Lido CIC to take over. This is huge support and we will continue to work with residents to secure the best possible outcome. As well as preparing our bid for the site (the deadline is the 19th April) which you can read more about in our April newsletter delivered with the Deans magazine we've been finalising the now annual event - Saltdean Lido Fun Day.

food fair, arts & craft stalls and live entertainment all day. Local residents’ article

25

Motoring in the by Local residents 50’s Tony & Martyn Our story begins with the purchase of a 1953 Ford 103E Popular as shown in the photo. Twelve years ago the car was found in a derelict state, but was saved by its previous owner and restored to be used once again. From further research, our car is very rare and was number 32 off the production line at Dagenham, built on the 17th October, on the very first day. How many of the present and the older generation left remember those quiet days, when you could travel without the traffic nightmares that we know today except for Bank Holiday hold ups and queues - not a lot has changed today in that respect! In the 1950’s it would take between four/five hours to journey down to the Coast, no motorways or dual carriageways either. Once we arrived everything was a lot cheaper and at most places, there would be a Fairground on the Beach, with Punch and Judy stall.

We mentioned earlier about a 5 CWT Van made available to the small business of the period, these were useful as delivery vans, aimed at local Greengrocers/Hardware stores, however they were discontinued in 1956. Although those had been once available between 1937 1939 known as the 7W/Y type based on the Saloon. These car’s today cannot be expected to always keep up with modern traffic, but they still hold there own when required. So long as one remembers to brake well in advance, the car has no hydraulic braking, this is achieved through a rod and cable system. Three further points to compare back to the 1950’s, and now - the cost of a gallon of petrol and low road tax, and lastly, the moderate cost of staying overnight in a small Hotel/Guest house, if one had to break one’s journey whilst returning home.

BHCC article

Help a family in need and get guaranteed rents Did you know that Brighton and Hove has got the largest private rented sector in the country? The city’s landlords were recently surveyed and asked what percentage of tenants they thought were in receipt of some form of housing benefit. They on average thought it was about 10%. You may be surprised to know that the reality is that a staggering 43% of tenants in the private rented sector within Brighton and Hove are in receipt of some form of housing benefit. The council is keen to lease properties from landlords for between 2-7 years so if you have a property to let, this may be for you. Not only will you be helping a local family in need, but there are many benefits to the scheme for landlords too. The council will fully manage the property and tenants with no fees or commissions, there is a small repairs service run by a team of caretakers and the council will even throw in a free professional photographic inventory. The council absorbs the usual landlord risks by guaranteeing rents even through void periods. In the event of an eviction being needed, the council will completely handle it with no cost to the landlord.

Martin McCurdy, the Acquisitions and Accreditation Manager says “The scheme has now been running for 8 years and is currently leasing over 800 properties. Due to this phenomenal success, the council has branched out and will now lease properties spanning all the way from Worthing to Seaford. The council is also keen to acquire more disabled access properties so if you have a property you think may meet this criteria you may be able to receive enhanced rents for it. You can contact the Acquisitions and Accreditation team on 01273 292213 or 293830 for more information.

Neighbourhood Watch

Steer clear of cycle theft You only have to take a stroll on the Undercliff to realise how popular cycling has become and it is great to see so many people taking up this form of exercise, but unfortunately more bicycles mean more opportunities for theft! More than half of all cycle thefts take place from an owner's property. Simple crime prevention methods and basic security can lessen your chances of having your cycle stolen. ● Keep your bike in a secure garage or shed and keep the door locked. ● Keep it out of public view. ● Secure it to an immovable object or consider installing a floor or wall-mounted anchor lock for extra security. ● Take out insurance either by extending your home contents insurance or through a separate policy. Cycling organisations and bike shops may offer specialist cover. Do this at the time of purchasing your bike, otherwise you may not get around to it. ● Register your bicycle model, make and frame number. This assists the police in returning recovered bikes to their owners. Contact your local police station for further advice. ● Security mark the bicycle. A number of proprietary marking and tagging systems are available. Out and about ● Avoid isolated or dimly lit places. Leave your bike where a potential thief will have to perform in public!

● Park your bike safely and considerately. Use cycle stands where possible or where it will not be a hazard, obstruction or inconvenience to other pedestrians. ● Always lock your bike, even if you are leaving it for a couple of minutes. ● Lock your bike to an immovable object. ● Lock your bike through the frame. ● Secure removable parts. Lock both wheels and the frame together. ● Take smaller parts and accessories that can be moved without tools with you. ● Make the lock (and chain, if used) and bike hard to manoeuvre when parked to stop thieves smashing the lock open. ● Face the lock towards the ground (but not resting on it)so it can't easily be turned upwards for picking. It may seem like there are lots of things to think about when locking your bike, but once you get into the habit you will be able to lock your bike within seconds and it will be well worth the trouble! Telscombe Lawn Care Is your lawn in need of some TLC? Local resident, former Greenkeeper and business owner Jon Linscer explains that this is the best time to start for a lush summer lawn to be proud of and enjoy‌ Jon Linscer is the driving force behind Telscombe Lawn Care, a small private business recently established in Telscombe Cliffs. He is the former Head Greenkeeper from Seaford Head Golf Course, where he worked for 24 years.

He is ready to provide you with a healthy lawn to be proud of and enjoyed throughout the summer months and beyond!

Jon can provide many garden services, such as regular mowing, hedge cutting and turfing, but distinguishes himself from other local gardeners by providing specialised lawn treatment packages, pulling on his many years experience of turf management. Jon explained that spring is the ideal time to start tackling those problem areas with your lawns, and a carefully adapted programme will ensure weeds are kept under control, and growth enhanced to provide a lush, green lawn. Jon lives in Telscombe Cliffs with his family, and keeps ferrets and chickens . LOCAL BUSINESS
