The Steiner Stars (both the Blue and Red teams) have been part of the Steiner Ranch community for 21 years and always called Bella Mar their home pool. Assessments are due July 1st, 2022

The July semi-annual Association assessments are due July 1st, 2022. We encourage all residents if you have not done so already to take the opportunity to register on the CiraNet portal at https://www.ciranet. com/ResidentPortal. Not only can the assessments be paid with ease through the resident portal, you can also view Associations documents, current/history of your account ledger (starting September 1st, 2018, anything prior to this date contact the HOA office), Association financials and “report a problem” in your Association. While on the resident portal please verify your contact information such as your mailing address, telephone number and email address. Semi-annual assessments are due July 1st, 2022 and considered late if received after July 31st, 2022. Statements will be mailed to each homeowner at the mailing address on file. If you do not receive a statement by June 30th, contact the GrandManors Resident Services at 1-855-947-2636. Residents are encouraged to use one of the following payment methods: • ACH/Auto Debit (**Recommended**) – Sign Up Today! This is the easiest way to pay! The ACH system automatically debits your account for the correct amount when your assessment is due. You will need your GrandManors Community ID; Account #; and Check Digit ID. 2022 Annual Meeting & Election Reminder The Annual Meeting of the Steiner Ranch Master Association, Inc. (the “Association”) shall be called to order at 6:30 p.m. on June 21, 2022, at Towne Square Community Center located at 12550 Country Trails Lane, Austin, Texas 78732. Registration for the Annual Meeting shall commence at 6:00 pm. The purpose of the meeting will be to: (i) conduct the annual business of the Association; and (ii) elect three (3) Directors of the Association to serve a three (3) year term (One (1) Director will be elected from District 3, One (1) Director will be elected from District 4, and One (1) Director will be elected at large). Homeowners with an email on file received an email from votehoanow. com with online voting instructions, and all homeowners received via regular mail the Annual Meeting and Election packet. The HOA counsel/attorney will oversee and moderate the end-to-end process, and election results will be announced at the Annual Meeting on June 21, 2022. Thank you for your participation!

Message From SRMA BOD President:

2022 Annual Meeting, Election & Overall Accomplishments and Ongoing Projects Update Dear Steiner Ranch Master Association (SRMA) Residents, Hope everyone is having a great start to the Summer. I am writing to you today to remind you of the upcoming SRMA Annual Board Meeting and Election and to reflect on the SRMA accomplishments over the past years and areas for improvement and upcoming community enhancement initiatives. ANNUAL MEETING & ELECTION The 2022 SRMA Homeowners Annual Meeting and Directors Election are scheduled for Tuesday, June 21st beginning at 6:30 pm till 8:00 pm at the Towne Square Community Center (in person and Zoom). Please participate in the elections via online voting (which will be open from May 31st through June 19th, 2022) or in person or by proxy. The HOA counsel/attorney will oversee and moderate the end-to-end process, and election results will be announced at the Annual Meeting. This year the SRMA has three (3) open Board Director positions: • One At Large (Any SRMA homeowner may run for an At-Large seat on the Board). The At Large position was previously held by Shaun Cranston. Mr. Cranston provided significant leadership and was also instrumental in finalizing the new TDS contract and securing the construction team for Towne Square 2.0. • District 3 (Lakewood Hills, Las Brisas, Summer Vista, Savannah Point, Rio Mesa, Savannah, and The Fairways). Currently, Christina Morales has held the District 3 director seat and served for five years. She has been an integral part of the significant advances, particularly in updating our landscaping and amenities, including the dog park. We appreciate her significant contributions and wish her all the best in her future endeavors. • District 4 (Belcara, The Bluffs, Emerald Ridge, The Grove, Mediterra, Monterey, Palisades, Santaluz, Sierra Vista, Tierra Grande), incumbent director Mr. Garriss is running for this seat. During his term, Jonathan Garriss has provided significant thought leadership and has been deeply involved in several aspects of community governance, operations, and various key projects (landscape, dog park, Lake Club, Towne Square 2.0 planning).

COLLECTIVE ACCOMPLISHMENTS The significant accomplishments from the past four years (2018-2022 since the transition from self-managed to GrandManors) are testament to the GrandManors HOA staff and all Board and Committee volunteers’ dedication and service to our Community. Some of the highlights are: • Developed vision, mission, and core values for the HOA in 2018. • Transitioned from self-managed to GrandManors Professional Management in September 2018. The resulting automation, integrated software systems, and operational efficiencies helped the Association save approximately $450,000 annually, which has been funneled to various projects landscape, new amenities, parks, safety, and traffic. • Implemented process controls to improve financial governance and accountability in day-to-day operations. • Bylaws revised to 3-years terms for the Board of Directors to ensure the stability of the Board. • Updated bylaws to ensure there is no hung Board (3/3) via automatic elections within 60 days if Board cannot appoint a vacant seat (created either by resignation or removal). • Implemented Board Code of Conduct to improve Board governance and management. Continued from Page 6 • Developed email action policy to expedite the decision-making process among Board members when necessitated between Board meetings. • Developed Committee Charter to provide guidelines and ensure operational governance and adherence to our bylaws by all Committees. • Added a two acres Dog Park subdivided into areas for small and large breeds with a crushed granite jogging path carved around the area, drinking fountains for people and dogs, and high-quality cameras with a 360-degree view. In addition, added 10+ dog stations across the Community. • Secured Lake Club parking lot with wall, fence, and RFID gates and updated signage. • Landscape 2.0 upgrades, both main entrances into Steiner Ranch were completely renovated with new hardscape and plant material, and entrances at 35 community monuments throughout Steiner Ranch have been upgraded with new designs and plant material (more to come in 2022 and 2023), • Integrated security cameras at common areas and strategic locations. • Installed Speed Radars across multiple locations.

• Added weekly recycling and composting services through TDS and one additional green waste pick-up, totaling three green waste pickup services per year. • Annually manage over 25 community events catering to all Steiner Ranch’s residents. Overnight Parking, Boats & Watercraft Storage Reminders

Per Steiner Ranch governing documents, no automobile or other vehicle may be parked overnight on any roadway within the community. Boats and watercraft must be stored in an enclosed space at all times. Storing watercraft in driveways or on the street is not allowed. To report overnight street parking or watercraft violations, please visit ciranet.com and submit a ‘Report a Restriction Violation’. Physical and/or photographic evidence is helpful in substantiating a violation or problem.Thank you for helping the association uphold Steiner Ranch rules which serve to protect and maintain the appearance and safety of the neighborhood. 8

Greenbelt Reminders

Please remember and share with all family members the following: GREENBELT CUTTING & CONSTRUCTION IS PROHIBITED Greenbelts in Steiner Ranch are private property of the HOA. Cutting trees, constructing forts or fire pits, and any other activity which damages greenbelts is prohibited and may result in fines and penalties. FIRES ARE PROHIBITED Fires are absolutely prohibited in Steiner Ranch greenbelts. MOTORIZED VEHICLES ARE PROHIBITED Motorized vehicles are not allowed in greenbelt areas or trails as they pose a safety hazard to walkers and bikers. They also damage the trails, which the Trails Committee and other volunteers graciously maintain. BALCONES CANYONLAND PRESERVE RULES Cutting vegetation, dumping materials such as landscape trimmings, draining swimming pools into the preserve, and building forts or other structures on the BCP are illegal. Any use of fire on the BCP at Steiner Ranch, including smoking, is strictly prohibited. No access to the BCP is permitted EXCEPT FOR the J-Canyon, Eastridge, and Powerline Hill trails, which may only be accessed from established trailheads. Users must stay on approved trails at all times. Creating additional trails is prohibited, including trails from the back of residents’ lots. Violations could result in trails being closed. Travis County natural resources staff routinely patrols the BCP, and while no one wants it to reach this point, legal action can be taken when the law is broken. Oak Wilt Policy

Please remember to NOT prune, trim or wound oak trees through the month of June. Doing so puts oak trees at high risk for oak wilt infection, a destructive fungus that affects oaks and causes tree mortality. The Association may impose fines for violations of the Steiner Ranch Master Association Oak Wilt Policy. To view the approved Oak Wilt Policy in its entirety, visit the HOA website and click the ‘FAQS’ menu drop down.

By popular demand - the Association partnered with Emmy Award-Winning, Texas Music Awards “Singer/Songwriter Of The Year” Bob Cheevers to host a Singer/Songwriter Night Series in Steiner Ranch once a month. The next event will be held on: Saturday, June 4th, 2022 at the Lake Club at 8:00 pm. Doors will open at 7:30 pm. Tickets are $10 per person, and the events are limited to adults only. Steiner Activities & Events News from the Trails Committee Submitted by Sterling Gray

Summer Camps, Programs & Free Activities School is OUT and Summer is HERE!

The Association is pleased to offer the following camps, programs opportunities and free activities to Steiner Ranch residents:

Free Adult Programs (Registration Not Required) Tai Chi: Offered Monday - Friday 8:15am - 9:00am at Towne Square Pavilion. This class is taught by the Steiner Ranch Tai Chi group and all levels are welcome. Tai Chi helps relieve stress on the body and mind, improve Health and Physical Fitness and enhance Self Defense capability. Yoga: Offered Monday evenings at 6:30pm at Towne Square Community Center. Class is taught by instructors for the Lake Austin Spa. Bring yoga mat, towel and water.

With acres and acres of greenbelt surrounding Steiner Ranch, our community is home to a plethora of wild creatures, both furry and feathered. The Balcones Canyonland Preserve areas in Steiner were specifically designated to protect several species of endangered central Texas birds; the Golden-cheeked Warbler and the Black-capped Vireo. J-Canyon is part of the preserve and is a great place for bird watching and listening. But did you know that there is actually a “bird blind” in the preserve? It is located just off the trail, about half a mile south of the J-Canyon Trail entrance on Horseback Hollow. The blind sits at the edge of an old watering tank that was part of the orginal Steiner Ranch, and is easily identified on Google maps. For those of you that are not native Texans, a “tank” is not a actually a tank, but a man-made pond that is typically spring feed, and used to provide water for livestock. Unfortunately, the bird blind had fallen into disrepair due to years of Texas weather. But thanks to a local Boy Scout, it has been given a new life. Nicholas Langevin, of Troop 441, recently completed his Eagle Scout project by completely “rehabing” the blind. It now features a sitting area as well as a framed color guide to Texas birds. So If you haven’t explored J-Canyon lately, grab some binoculars, hit the trail, and stop by the blind to see if you can identify some of the central texas birds common to Steiner Ranch. The pond is also teaming with small fish and turtles.

Community Yoga: Offered Wednesday evenings at 7:00pm at Towne Square Community Center. Class is taught by resident Shailesh Basani (MS, ERYT, C-IAYT) who has been a yoga practitioner for more than thirty years. This Yoga class will include Sun Salutations, postures, breathing, meditation, and relaxation. All levels are welcome to the class. Bombay Jam: Offered Wednesday evenings at 8:00pm at Towne Square Community Center. Class is taught by resident Heera Pillai, who has been practicing Bombay Jam workouts for many years now. Bombay Jam is a dance fitness class that centers around Bollywood music and dance. It is very high energy and upbeat with movement that boosts oxygen supply to key muscles, providing great aerobic exercise and improving muscular resistance over time.

Young at Heart is an active social group open to Steiner Ranch residents ages 50+. We are purely a social organization wanting to share fun times. Joining us is a great way to make new friends, and get to know people your own age in the neighborhood. If you live in Steiner Ranch, you are invited to join us. Pool Update POOL RULES

Pools are for residents of the Steiner Ranch Master Association and the Steiner Ranch Residential Owners Associations only and their invited guests. To ensure Steiner Ranch pools remain fun, safe, and sanitary for all residents, the below rules are in place. 1. Pool gates must remain closed and locked at all times. A facility fob is to be used to access locked facilities during hours of operation. DO NOT PROP GATES! 2. The Association may deny access to the pools at any time due to occupancy limits, weather, pool conditions, or if maintenance is required. 3. At the discretion of the association, and as approved by the Board of Directors of the SRROA and/or SRMA, certain periods of the normal open swim hours may be set aside for specialized activities. 4. All facilities and pool furniture are cleaned overnight daily; however, they are not sanitized. Usage is at the resident own risk and COVID-19 may be present. 5. An adult must accompany children 14 years old and under at all times. 6. Proper swim wear is required. Swim diaper and plastic pants must be worn by children who are not completely toilet trained. 7. No diving. Dive blocks are for use by Swim Teams and/or private lessons approved by the Association. 8. No Smoking.

Summer Pool Hours

Bella Mar Open Monday to Sunday 8:00am 10:00pm The following programs will be using the Bella Mar lap pool: Master’s Swim Program: Wednesday & Friday 5:30am – 6:45am; Sunday 6:30am – 7:45am (*Two lanes available for lap swimming) Steiner Stars: Stars Red – Tuesday – Friday 7:30am – 12:30pm Stars Blue – Monday – Thursday 1:30pm – 6:30pm (*One lane available upon request to the coach on deck) Towne Square Open Monday to Sunday 8:00am 10:00pm The following program will be using the Towne Square pool: Water Aerobics – Monday/Wednesday 9:00 am – 9:50am (*half pool available for residents) John Simpson Open Monday to Sunday 8:00am 10:00pm You can view lap lane calendars online at: www.steinerranchhoa.org under the amenities tab Residents may use lap swimming lanes at Bella Mar Lap Pool and John Simpson Pool at 5:30am upon request to the Community Associations Office.

9. No glass containers of any type are allowed in the pool facility.

10. No pets in pool area. 11. Residents are responsible for any damage they, their guests, or their children cause and for cleaning up any mess or trash created by them prior to leaving the pool facility. 12. It is the responsibility of each resident using the pools to follow the protocols from local health experts, State and CDC guidelines. 13. Violation of these rules may result in suspension of pool privileges, fines or other charges, and/or legal action.

Gate monitors will also be at the Bella Mar & Towne Square pools from 12:00 pm to 8:00 pm and at the John Simpson pool from 2:00pm to 7:00pm on weekdays, Monday through Friday. This schedule will begin on May 28th and run through August 16th. Once school starts on August 17th, the hours will change to 5:00 pm to 8:00 pm, Monday through Friday, and 12:00 pm to 8:00 pm on weekends, Memorial Day, and Labor Day. Please note:

Per the SR Pool Rules, all children under the age of fourteen must be accompanied by an adult at all times.
