A LETTER FROM THE OWNER I wanted to thank you personally for your interest in “Balaam.” I welcome you into my home and hope that you can appreciated that this ‘house’ is the realisation of a long-term dream I have had for my family and I. If you have any questions in your mind as to whether this might be the right property for you, hopefully this note will answer them and help you make a good decision. Living on the river in a home that offers everything imaginable for a modern family, with an abundance of space and comfort has been an amazing experience

for us. It has been an absolute privilege to call ‘Balaam’ home and it is not an easy decision to commit to selling a property that you truly love. However, collectively with my family we have decided to move to pursue the ‘green change’ and are designing a ‘country estate’ with Shaun Lockyer, having already bought a property in the outer suburbs. This home was designed by accomplished architect Shaun Lockyer and was built to the highest of standards to maximize the location, river frontage and city

views. It has suited us perfectly and I have been unable to fault it in any way over the past seven years we have lived here. It is a home that is a genuine pleasure to return to everyday. I welcome all your interest and should you want to buy my home, please do not hesitate in contacting the agent. If you are lucky enough to be the new owner of this home, I wish you all the best and hope it brings as much pleasure and good fortune into your lives as it has ours. DON O’RORKE

PROJECT OVERVIEW WITH ARCHITECT

SHAUN LOCKYER

S

haun Lockyer Architects (SLa) award winning Brisbane architects was formed in 2009 to focus on modernist architecture that connects people and place. Inherent within each project is a desire to craft memorable, sustainable and efficient design solutions that add value to the inhabitants’ lives. SLa engages in varying types of projects including residential, institutional, commercial and interior design. Working with private and public clients who value a collaborative and transparent design process, each SLa

commission employs a versatility and passion that transcends scale and budget. The firm is led by Shaun Lockyer, AIA, who presents over 15 years of international design experience, including nine years as Director and Partner at Arkhefield in Brisbane, QLD. Outside of the practice, Shaun is recognised for his contribution to architectural education and support of the profession. The SLa team is made up of Shaun Lockyer, Lucy Hyndman, Andrew Forsyth, David Gockel, Lucy Jeffries,

Jen Lambkin, Harriet Duetz, Michael Ford, Carmen Saide and Neva Wethereld. The Balaam House is the built realisation of an extraordinary brief by a very ambitious client on a unique piece of riverfront land. This property offers an enviable lifestyle opportunity that is unlikely to be repeated in the Brisbane real-estate market, boasting over 1000m2 of living area on 1600m2 of land, along 48m of absolute river frontage. The design of the house is a testament to what is

possible when there is a true collaboration between the client, architect and builder, built to the very highest of standards which have been recognised by both architecture and construction awards along with unprecedented national and international media coverage. Balaam was designed by prominent Architect, Shaun Lockyer* in 2004/05 and built by Hutchinson Builders in 2005/06. The house design is an ode to modernist ideology in its use of material and form. The material palette is minimal but of the very highest of standards, combining natural textures to ensure a timeless and robust aesthetic that has already endured through changes in architectural fashion. Jarrah timber is offset against zinc, white off-form concrete, steel and glass to create a rich and warm feel throughout the house, both inside and out. The house has been architecturally detailed to a level rarely achieved in contemporary design. This attention to detail has been carried through to every piece of

built in furniture, tiling pattern, light fittings and even bespoke door handles. The experience of entry takes the visitor through a timber clad “arbour” under a cantilevered, glass fronted swimming pool, through a bespoke jarrah front door into the lobby which also serves as an art gallery. An infinity edge water feature and internal courtyard light-well welcomes and surprises the visitor once in this lobby space. Glass floors outside the lift landings accentuate the memorable and dramatic sense of arrival through the house on the upper living floors. The house was conceived as a large family house comprising every space imaginable. 8 bedrooms, 9 bathrooms, numerous living areas, both inside and out offer resort style sub-tropical living across 3 expansive levels. Spaces are zoned to accommodate young and older children, with play areas dedicated to both groups to afford privacy and acoustic separation irrespective of

needs. A wine cellar, gym, study spaces, parent’s retreats, 6 outdoor terraces, 2 gardens, access to 2 swimming pools, a play area, an architecturally designed cubby house and animal enclosure complete what, can only be described as, a one-off schedule of accommodation. A lift, security system, ducted air, home automation, automated blinds and screens, water tanks, heated pool, a fire pit and solar hot water completes the level of finish and inclusion. The house was also designed with a “thermal chimney,” a futuristic but simple sustainability initiative that encourages the flow of natural ventilation throughout the house. To this end, the house has also been designed to maximise north sun while addressing the southern, panoramic city and river views. The living spaces have been designed in such a way as to ensure maximum privacy to the water and views.

MEDIA COVERAGE BALAAM HAS RECEIVED EXTENSIVE CRITICAL ACCLAIM FROM AUSTRALIAN AND INTERNATIONAL ARCHITECTURAL MAGAZINES. Solid, playful zinc walled elements juxtapose the light weathering timber 'follies' that serve different programmatic needs within the house. The clearly extroverted pool conspicuously cantilevered over the entry is the centre piece for life, play and drama within the house. — BEST AUSTRALIAN ARCHITECTURE Balaam may be magnificently built and perfectly located but it's the intrinsic sustainability initiatives that make it an impressive residence. — PINNACLE MAGAZINE

The house uses intelligent design to achieve climatic performance before relying on technological devices that can distract designers from getting the basics right. The architect saw this as an opportunity to illustrate that sustainability does not have a 'look' and that it is meant to be inherent in the design, not something added once the design is complete. — HABITAT MAGAZINE The interface between materials is another deliberate attitude manifest in the design. The meeting point of different materials is almost always off-set or expressed

BALAAM4007.COM.AU

in a way obviously reflecting change of purpose. The change of material is a celebrated action at every turn and this slightly "baroque" attitude toward embellishment, while possibly idiosyncratic in the modernist idiom, is considerate and reflective of the "Scarpa" or "Alto-esk" expression of detail. — EAST MEETS WEST Arkhefield's beautifully articulated family home in a busy residential area of Brisbane is literally stacked in all the right places. — BLUEPRINT ASIA

TENDER PROCESS This property is being sold by Tender and the owner has asked that all offers be presented to him as he is completely committed to selling. The seller will accept tenders from prospective buyers and consider these various offers at a pre-specified date. The offers are presented in sealed envelopes and no buyers will be made aware of where other offers are sitting. Qualified parties are welcome to attend open homes, organise private inspections and carry out their due diligence before submitting a written tender by the due date. The owner will not accept any offer before the closing date. Buyers do have a few bargaining tools on their side. For example, they can make

a conditional offer, such as making their purchase subject to a building approval certificate. These terms and conditions are included by the seller’s solicitor in an official tender document. After the closing date, all offers will be individually presented to the owner on their own merits and the seller will choose the tender that is most favourable – depending on the price and term. If you wish to submit a tender please ask the agent for a copy of the tender documents and read them carefully. You will be asked to fill in a sale and purchase agreement and submit it before the close of the tender.

WHAT IS REQUIRED? › Your offer › A deposit cheque (usually five to ten per cent of the offer price) — the cheque will be returned if your tender is not successful › Settlement dates › Any conditions you are attaching to the offer MATT LANCASHIRE: 0416 476 480 — matt.lancashire@raywhite.com DAN WHITE: 0412 074 286 — dwhite@raywhite.com
