142 & 156 PADSTOW ROAD, EIGHT MILE PLAINS The development of these two sites for the same developer saw some 37 townhomes delivered within a residential pocket undergoing transition from large rural homes to infill dwellings. The development achieved record sales based on the efficient design, while overcoming site constraints that included site access, vegetation and density.

14 JENNINGS STREET, ZILLMERE This small-scale multi-residential development delivered 5 townhouses within an expedited assessment process. The approval was obtained within 5 days of public notification completion allowing the total project to be completed within 12 months of site acquisition.

This project delivered 168 townhouses across three separate stages. The successful delivery of this project dealt with issues such as road connectivity, conflict with Council’s broader planning intent and significant vegetation. The project is now under construction with the majority of dwellings already pre-sold.

The repurposing of an existing 1960’s block of units to create 9 modern dwellings was achieved via Brisbane City Council’s Risksmart process. This saw an additional level installed to an existing building, thus enabling reduced parking rates and additional dwelling yield.

The aged care sector has undergone tremendous growth in recent years according to well-documented demographic changes. On this occasion, our team delivered a five staged development approval that varied between a three and six storey built form. Representing in excess of 150 beds and living units, this project will feature as one of Tricare’s flagship developments. Planning challenges included the limited planning height/density provisions (i.e. 2 storey zone) while managing existing site constraints such as vegetation, traffic, hydrological and biodiversity limitations.

This project was the first of its kind to be approved under Brisbane City Council’s Aged Care Taskforce recommendations of 2009. The approval saw the redevelopment of an existing facility to a five staged master planned village comprising 142 rooms and 140 independent living units. Under our expert guidance, the development was built to a five storey height within a surrounding two storey planning framework.

We do everything from small scale suburban corner stores to large scale shopping centres. We have successfully developed a diverse range of projects from world class showrooms (Lexus), to food (Red Rooster) and mixed integrated residential with commercial (Gasworks and Lyndsay Street). WELLINGTON POINT MEDICAL CENTRE This project will see the creation of a new medical centre within the Wellington Point commercial area. The centre will provide world-leading sports rehabilitation facilities among other allied health services. Once completed, the building will showcase first class design while fulfilling vital community needs.

LEXUS SHOWROOMS Acting for the dealer principal, we secured the relevant author permits required to construct two luxury car showrooms. This process saw us overcome issues of land contamination, land use rights, and street activation.

Our investigations of this site prior to purchase enabled our client to extract an additional allotment for their development. By identifying a pre-existing title shortcoming, we were able to convince Council that the site was suitable for a five lot subdivision, despite the land being marketed to our client as a four lot subdivision site. This resulted in a substantial increase in yield.

This three lot subdivision optimised the site’s location within close proximity to an existing commercial centre. The division enabled the creation of prime, small-scale residential allotments. Our due diligence and site planning efforts enabled the creation of irregular shaped blocks that allowed for maximised residential utilisation.
