LAND AT GLASDIR, RUTHIN, DENBIGHSHIRE

A development of 63 new energy efficient, affordable homes built by Williams Homes on behalf of ClwydAlyn and in partnership with Denbighshire County Council and the Welsh Government.

PROGRESS UPDATE AND LOOKING AHEAD

We’re pleased to say that the development of Glasdir is now complete, and 63 residents / families have moved into their new homes. These new affordable homes, now known as Stryd y Friallen, Llys Bedwen, Ffordd Llwyfen, Rhodfa Criafolen and Llys y Meillionen are super energy efficient and adaptable and responsive to the changing needs of the residents, enabling them to live independently for as long possible.

OUR MOST INNOVATIVE HOUSING DEVELOPMENT YET!

These homes are seen as one of our most innovative housing developments yet, costing £15.05m (land, build and on costs) with £10.6m of grant funding from the Welsh Government.

The Welsh Government’s Innovative Housing Programme supports new ways of delivering affordable housing, focused on low carbon, energy efficient homes, helping to tackle fuel poverty. ClwydAlyn is committed to exploring ideas for low carbon homes and innovative designs and the development of Glasdir is no exception, with sustainability and community at the heart of planning.

Before the last remaining residents moved in, we invited key stakeholders from Denbighshire County Council, Welsh Government and other key stakeholders associated with the scheme, to look around our newest low carbon homes and to speak to residents! Everyone was really positive about the scheme and pleased to see these much needed eco-friendly homes for the people of Denbighshire.

RESIDENTS MOVE IN!

Congratulations to all our residents who have moved into their new homes, some more recent than others! On their moving in day, we asked various residents what they thought of their new homes, and this is what Mark and Paula had to say…

MARK – MOVED IN NOVEMBER 2022

“ I needed a fresh change and it’s nice to be moving into my new flat. It is just right for me, and I already feel very comfortable here. Everywhere is clean and new, and it’s a lovely space and light and airy. After looking at other flats, I felt instantly at home here, and I’m smiling, and I can’t stop talking about it. It is great to be living somewhere so modern, and my heating bills will be reduced, and the flat won’t get damp either. This will be my home now, and I want to make it my own and with friends and family visiting, make my own memories too.”

BRANDON – MOVED IN NOVEMBER 2022

I like everything about my new home. It will be just me living here with my 2 year old son, and with 2 bedrooms, I’ll be able to do my own thing and not have to worry. We weren’t expecting to get the house but did, and I’m really made up. The kitchen, the other rooms and the garden are beautiful, and with solar panels installed, we won’t have to pay so much on electric, which is a big bonus.“

PAULA – MOVED IN FEBRUARY 2023

“ My new home is fantastic and ideal for my husband who is paraplegic. It is specially adapted for his needs, and being a bungalow, totally different to our previous home. It will be so much better for him as he has been housebound for 2 years, and now he will be able to get around the house and out and about. Being a smaller property too it will be more economical, and as he feels the cold, the fact it is so well insulated means it will be warmer for him too. Moving here will have an impact on all our lives, and I’m so glad to be moving in.”

SURVEY RESULTS SO FAR!

To ensure we’re developing the best homes for our residents, that they are happy with, and which make a difference to their lives, we ask them to complete a survey 6 weeks after they move in and 9 months after they move in. We can then review and learn from the results. Here’s a snapshot of some questions / results.

Questions we asked residents who moved into the new homes at Glasdir first…

Are you happy with the layout of your new home, is there enough storage, if not which rooms in particular?

Over 90% of residents surveyed were happy with the layout of their new home.

Some residents did comment that they would like to use the loft storage space however due to equipment being stored in the loft they can’t be used due to access. For example, there is equipment such as: Sprinkler tanks, PV invertor, extraction systems.

We always want to learn and improve on our designs of new homes. Is there anything we should consider for future homes?

Were you shown how to make best use of the technology systems in your new home (such as the Heating System, Solar panels, Battery Storage), was this clearly explained, did you find this useful, or can this be improved?

TACKLING FUEL POVERTY

ClwydAlyn’s aim is to tackle fuel poverty and help minimise the impact less energy efficient homes can have on people’s health and wellbeing.

Built using greener technologies and innovative designs, these new homes are super energy efficient and benefit from:

• Air source heat pumps

• Solar electricity panel

• Solar electricity storage batteries

• Homes positioned to maximise solar gain and natural daylight

• Electric car charging facilities

• ‘Modern Methods of Construction’, using as many natural and sustainable materials as possible

• Sourcing materials from local manufacturers and suppliers, keeping carbon footprint low.

A first in Wales, we’ve used MacRebur Tarmac. Replacing bitumen-based surfacing with a new product made from recycled single use plastic bottles.

These homes can make a big difference. They’ll help residents support the environment; save previous energy and they could save money in the long run too.

GIVING BACK TO THE COMMUNITY

An important part of ClwydAlyn’s commitment to building high quality affordable homes is to ensure that all partners involved, commit back to the local communities in which we work in, in a wide range of ways and in line with our poverty priorities. In turn, helping to enrich our communities by giving support where it’s needed, whether that’s helping people to get back into work, combating social isolation, supporting residents in fuel poverty, or providing access to nutritious food.

During the development of Glasdir, here are some of the ways how ClwydAlyn and Williams Homes have supported the local community:

6 Apprenticeships supported including ongoing support and training/mentoring.

593 apprenticeship weeks have been completed.

Sponsorship of Ruthin Town Youth FC Kit

A donation of a football kit for Ysgol Pen Barras

A donation of food to ClwydAlyn’s Summer Foodbank

A donation of goal posts to Ysgol Pen Barras and Rhos Street

A factory set up at HMP Berwyn in Wrexham, where 25 men have been making wooden panels for the timber framed homes, at our developments, including Glasdir. Giving them the chance to gain practical skills and qualifications to equip them to gain employment on release.

We’ve given over an acre of land to Denbighshire County Council, the land. Parts of the land will be used as a mini forest, open space with use by the local primary schools and childcare settings.

97% of the value of the scheme has been spent on goods / services in Wales.

98% of waste was diverted from landfill.
