Summer 2024 Redevelopment of Penrhos Polish Village, Pwllheli

Vision

To provide high quality, energy efficient (low carbon) homes and health and care services in a unique village setting. The development will mainly provide homes for people with care/healthcare needs; but will also provide some affordable housing for local people and for people who will work on site.

Development progress update

As you are aware, a local contractor has been appointed to construct the new homes, and the following work has recently been or is in the process of being conducted on site: ecology survey, archaeological survey recording and photographic survey and a bat survey.

As part of the ecology survey, Heras fencing will be put around the areas of the site as shown on the plan illustrated here. This will secure the area for health and safety purposes. Williams Homes (Bala) have been appointed to help with the pre-commencement works and you will soon see their staff on site putting up the fencing.

On the 12th July, Craig Sparrow (Executive Director of Development) and Dylan Davies (Senior Project Development Manager) visited the site and provided an

update on the development and were able to answer your questions. We aim to keep you regularly updated as the development progresses, either by person or newsletter/ letter.

The aim is for work to start on the development in the Autumn.

Developing a new Care and Nursing Home on the Penrhos site

We would like to reassure you that Cyngor Gwynedd and Betsi Cadwaladr University Health Board are continually working on the development of a new residential and nursing care home, to be situated on the Penrhos site. In order to secure funding for the development, there is a process that has to be adhered to with Welsh Government.

Progress so far includes: -

• Application and initial business case submitted to Welsh Government in March 2023

• Welsh Government in communications regarding queries and amendments of application from May 23 – April 24.

• Presentation to Welsh Government Panel on 19th June 2024.

• Received confirmation of funding from Welsh Government to move forward with the next stage of the business case on July 17th.

• We are now working on the next stage of the business case together with drafting design plans for the new care home on site.

• Cadnant Planning appointed to work on preparing the planning application for the new care home.

Contact us

We hope the draft plans for the care home will be ready during the autumn. They will be shared with yourselves for comments and feedback before a planning application is submitted.

There is currently no definite timeline for the new development, but we are hoping to have the full business case and the planning application submitted by the end of next year. At that time, we should be able to provide a more precise timescale. We will keep you updated of any further progress.
