Designing a warehouse is a complex task. The layout must be made and designed with clarity. It is necessary to have accurate information about the location, budget, type and amount of inventory to be stored, and the number of people required.

A global provider of instruments, subsystems, and process control solutions for advanced manufacturing industries resolved to consolidate its facilities from five buildings to a single location. A comprehensive, multi-pronged assessment of the existing facilities included review of site conditions, staff workflows, detailed programming, test-fits and department adjacency planning, and site selection. The 107,000 sf project included R&D labs, administrative office, clean rooms, machine shop, and a central warehouse. Significant site work involved developing loading dock access to accommodate large equipment and bulk storage. The warehouse area was designed to adapt for future vertical expansion to high-bay space.

This 300,000 sf (27,870 sm) center for the publisher of Consumer Reports houses over 400 professionals of journalism, law, public policy, and materials testing. The phased work included a renovation of the existing office and warehouse building, an 80,000 sf (7,432 sm) expansion to create additional testing labs, office and swing space, employee cafeteria, and central warehouse & storage. Grouping the offices around the newly created atria offers all employees access to natural light and also enhances a sense of community for the technical staff. To minimize energy consumption and still provide maximum occupant comfort, the facility includes an ice generation plant for cooling, gas fired absorption chillers, highly efficient lighting, high performance window glazing, and dual-level office lighting with occupancy sensors.

Perkins Eastman designed a new 9,500-sf (883-sm) machine technologies training facility for New Century Careers, a non-profit manufacturer and technical skills development organization serving Southwestern Pennsylvania. The adaptive reuse project transforms the warehouse space into a clean, well-organized area, which complements New Century Careers’ unique program. The existing warehouse was completely gutted and replaced with new interiors in an industrial design vocabulary. The new facility includes a computer laboratory, loft-style administrative offices, locker rooms, production area, lunchroom, kitchen, reception desk, and central warehouse and storage.

Perkins Eastman developed a new Logistics Center and Warehouse for Guilford Technical Community College near Greensboro, North Carolina. The warm stone and brick façade of the building grounds the building in its context, while expanses of windows afford views into and out of the facility while providing natural light to its users. A high-bay skylight-lit Model Warehouse and Flex-Lab space, a requirement of the building’s curriculum, are juxtaposed to the auditorium to allow for interactive presentations of equipment and methods on the auditorium floor.

The new building is home to the University’s Safety Management program and supports their vision of being a premier training program for safety management professionals in the oil and gas exploration, energy byproduct processing and new collateral manufacturing, The facility incorporates class / lab space with very specialized high-bay industrial spaces, warehouse an storage spaces to simulate a variety of light and heavy manufacturing and construction environments. Renovated layouts strategically blend faculty office and student study/lounge areas to leverage informal learning and interaction. The complete MEP systems redesign and replacement incorporates sustainable practices with a focus on occupant comfort.

Perkins Eastman designed a complete conversion of the warehouse, working with Edison Properties to create commercial office space, ground floor retail, restaurants, amenities, and mini-storage. The building features modern, loft-style and penthouse office space on its six upper floors, which include co-working suites and offices for Edison Properties. A rooftop green space offers stunning views of Manhattan and the building is linked to the city’s fiber optic cable network providing high-speed internet access set to attract the kind of technology companies Newark is seeking.
