NAVIGATING COMPLEX PUBLIC APPROVALS AND GUIDING LARGE, PHASED DEVELOPMENT PROGRAMS We act as adviser to our clients as they begin planning large commercial developments. With the support of our inhouse resources for planning, environmental, traffic, and other related resources, we map out and manage the increasingly
complex approvals process that impacts virtually all large-scale developments. Once all of the necessary approvals have been obtained, we work with our clients and builders to manage the equally complex and often phased construction period.

RETURNING DC TO ITS WATERFRONT We worked with our client to successfully navigate the redevelopment of Washington, DC’s Southwest Waterfront through a complex multi-year approvals process. First, we established a unique vision to transform a historically functioning commercial port gone dormant into a highly sought-after mixeduse destination, restoring the city’s connection to its waterfront. Then, we provided leadership and necessary documentation during multiple trips to the DC Zoning Commission, approval by the U.S. Commission of Fine Arts, four acts of Congress, and numerous DC Council votes. The process
undertaken was required not only for the overall master plan, but also for each individual parcel and open space element leading to construction. This $2 billion development comprised of 27 land acres and 50 water acres will be completed in three phases. The first phase, encompassing 1.5M sf of development, includes: office, retail, residential, hotel, cultural land uses, and most of the public waterfront. This phase is under construction and is scheduled to open in 2017.
