SINCE PERKINS E AS TMAN’S FOUNDING, design

for residential projects has been a core focus of the practice. Over the last three decades, the firm has designed more than 90,000 residential units, ranging from single-family homes and small affordable urban infill projects to high-rise luxury condominium towers and entire, new communities. We have built work throughout the United States and in many countries around the world. With this experience as a foundation, the firm’s team of residential specialists brings the full range of skills needed for a successful project.

COLLABORATION is fundamental to our practice. Architecture is a collaborative undertaking. Not only do most projects require an experienced team of architects and interior designers, they also require at least 8 to 12 other specialty disciplines. Our role is to captain this team to create a successful project for our clients. We have more than 150 staff with specialized residential design experience in our offices around the world. Our organization and approach allow us to utilize the full range of expertise on any project within our enterprise, no matter the size or location.

We learn important lessons on each project that we apply to subsequent opportunities; each project builds upon the experiences learned so far. Over the past three decades, we have been privileged to work for a large number of thoughtful and experienced clients who have contributed significantly to our

development of a successful global residential design practice. Among the many lessons we have learned and then refined: understanding the impacts of the many codes and regulations that govern most residential development; creative techniques for managing complex public approval processes; awareness

of evolving market preferences for amenity packages as well as unit design, fixtures, fittings, and other details; maximizing building efficiency; selection and detailing of cost-effective building systems; sustainable design strategies unique to residential developments; and building a brand and market positioning.

OPTIONS IN URBAN SETTINGS Most of our projects are built in urban settings. Through our experience with these settings around the world, we know that each site presents a unique design and construction challenge and that every municipality has its own particular sensitivity. The increased emphasis for housing within the urban core and its emphasis on a walkable proximity to public transportation,

recreation, work, and shopping means a greater demand for developable sites within cities. But at this point almost all of the easy-to-develop urban sites are fully built-out. Those that remain are often former industrial sites that require our significant creativity and extensive experience managing complex public approval processes to realize their potential.

LARGE-SCALE, MIXED-USE, AND NEW COMMUNITIES Our residential practice must work at a variety of scales. While never losing sight of the key components that make up an individual dwelling unit, the team of residential experts at Perkins Eastman understands that the dwelling must fit within a larger context. Our multi-

family work ranges in size from several dozen units to entire cities housing 10,000 or more people. Our work responds to the shift toward pedestrian-friendly, transit-oriented development. Instead of trying to overcome environmental conditions, we are designing mixed-use buildings

and communities that respect the environment, provide access to public transportation, and encourage social networks and improve social capital by increasing interactions between people.

PLACEMAKING Good places, rooted in their context, acquire meaning over time and provide a richer experience as they respond to the desires and expectations of the community. In the design of urban environments the architect’s role, in the words

of the influential architect Charles Moore, is to “shape places that will engage people and encourage the investment of their energy.” By channeling energy through the site we create a vibrant sense of place and a destination hub.

HIGH-DENSITY OPTIONS FOR SUBURBAN COMMUNITIES While the firm is very active in high-density urban developments across North America and overseas, we also are involved in the design of new low-rise residential developments. Our clients select us for our ability to create attractive residential

ADAPTIVE REUSE OF THE URBAN FABRIC Today many urban sites are fully built-out, requiring an investigation of alternatives. Over the past four decades, advocacy for adaptive reuse of former industrial sites has gained momentum in the development community. Not only do these projects require our extensive experience managing the complex public approval processes, but they also benefit from our team’s

creative solutions to realize the potential of these brownfield sites. These structures provide the optimum building components for residential units, such as generous ceiling heights, large window openings, and expansive, column-free bays. Identifying new uses for these existing structures also supports smart growth and sustainability and revitalizes cities by honoring their past.

ENVIRONMENTS FOR SPECIAL POPULATIONS The firm has designed dozens of affordable housing projects for residents with special needs. This has ranged from work with more than 15 public housing authorities and Hope VI recipients to projects for organziations serving the homeless, clients in substance

abuse programs, residents with HIV and AIDS, abused children, residents with developmental disabilities, and many other special needs populations. The firm also has a widely recognized expertise in designing specialized environments for seniors.

INNOVATION IN TRADITIONAL SOCIETIES Perkins Eastman has had the opportunity to plan and design both buildings and entire communities in many parts of the world. To each we bring our knowledge of the basic building blocks of what makes a successful residential community. We recognize, however, that no

two countries or cultures are alike and successful residential communities in traditional societies must respect and incorporate a variety of important local issues. This ranges from the use of local building systems to an understanding of the origin of key unique features in local

building codes. It also means understanding key cultural issues such as Feng Shui in Asia, Vastu in India, and the need to maintain separate public and private spaces within a home in Saudi Arabia and other Islamic countries.

Today the firm has twelve other offices in North America, as well as offices in Shanghai, PRC; Mumbai, India; Dubai, UAE; and Guayaquil, Ecuador. The firm has a professional staff of 1000 consisting of architects, interior designers, planners, urban designers, landscape 32
