INFRASTRUCTURE SPECIFICS UTILITIES: Water Systems: Town of Gilbert has 16” waterlines within both Germann and Lindsay Roads. Water system is estimated to have sufficient capacity for proposed development on this site. Irrigation Water System: The site is located within the Roosevelt Water Conservation District. Currently the site has an open canal located on the south side of site. At the time of development, this open canal will be required to be placed underground. Sewer Systems: Town of Gilbert has a 24” sewer main on both Lindsay and Germann Roads. Per Town of Gilbert, the sewer mains have been designed with sufficient capacity to accept flows from proposed development on this site. Natural Gas: Southwest Gas is the provider and currently there is a 12” high pressure gas main on the north side of Germann Road for the site. Any main line improvements would be the responsibility of the owner/developer. Telecommunications/Fiber Optics: CenturyLink is the telecommunication provider in this area. Cox Communications has fiber 1700’ west of the Germann/Lindsay intersection and planned/designed fiber 1300’ to the east. Cox also has a Hybrid Fiber Coax (HFC) plant at the intersection of Germann/Lindsay that runs north and south along Lindsay Road. Both Fiber and HFC networks are in the appropriate proximity to support any development on this site. Electric: SRP is the electric provider in this area. Existing buried facilities are reported to be along Germann Road. Existing overhead lines along Lindsay Road include a 69kV line, and 12kV line. The 12kV is required to be buried underground at the time of development. TRANSPORTATION: AZ 202 & Lindsay Rd. Interchange: The Town of Gilbert completed the Market Study phase which reinforces the need for a 202 Freeway & Lindsay Road Interchange. The Town of Gilbert plans to enter the design phase with ADOT by the end of 2016, and anticipate construction completion by 2020. Germann Road: Currently classified as a major arterial roadway with one lane in each direction but is proposed for six lanes. The project is scheduled to enter the design phase in summer 2016 with construction tentatively scheduled for 2018. Lindsay Road: Currently classified as a minor arterial roadway with one lane in each direction, is proposed for four lanes.
