METHODS OF SALE

Selecting the correct method of sale is critical to your sale success, so we guide you through all the different selling options to help you make the right choice.

PRIVATE TREATY

Sale by private treaty offers plenty of flexibility. You can advertise with or without a price and you have no limitations concerning time. It may take a week or months, depending on your requirements.

BUYER PRICE ENQUIRY RANGE

A buyer price enquiry range is set to attract buyers looking within that range. The starting price is clearly stated, as is the price you would like to achieve. This creates a good negotiating environment where buyers can look at homes in their price range, and sellers can offer their homes for sale without a pre-determined asking price.

Genuine buyers will usually base their submission upon the condition, location, and the fact that they may miss out if they don’t put in a reasonable offer.

OFFERS OVER

An ‘Offers Over’ approach is designed to get people interested in looking at your property in the same way that the retail store uses ‘from $1.99’. The goal is to attract as many people as possible to come and view your property in the hope of creating competition, multiple offers and a premium price as a result. While it doesn’t preclude someone making an offer lower than the stated figure, it does help to give buyers an idea of what the expectations of the owner are. It is also helpful when negotiating with a purchaser who submits a low offer as it serves to justify a ‘Counter-Offer’.

AUCTION

A public auction is a comprehensive 3-4 week marketing strategy which culminates in interested parties gathering to bid publicly for the property at the conclusion of the sales campaign. (Offers can be made and accepted prior to the auction date if the seller desires).

Auctions drive interest to your property by exposing it to the market for a restricted period of time and allowing buyers to openly compete (bid) for it against each other. This often results in a much higher sales price, well beyond the reserve fixed by you, the vendor.

We will discuss the auction process with you in greater detail so you can decide if it is the best path to follow for your circumstances.

EXPRESSIONS OF INTEREST

Expressions of Interest (Best Offer) essentially asks buyers to put forward their highest offer, almost like a “closed door” auction. The result can be exceptional as many buyers offer a higher price in exchange for amended terms of sale, such as a delayed settlement or a smaller deposit.

It may be appropriate where discretion is necessary, so this method is suitable in some circumstances, but not others.

We will discuss your needs in more detail to see if this method suits your circumstance.

At Petrusma, we respect your time and your privacy. For this reason, we offer secure inspections whereby all attendees are required to call and register for a pre-determined viewing time.

When required, we will commit to a minimum of two agents at every open home. This means your prospective buyers receive more attentive service and you gain more detailed buyer feedback.

FEES & AUTHORITY

PROFESSIONAL FEES

We offer value to our clients and appreciate the significant trust they place in us when selling their property. Naturally, an important question in many of our clients’ minds concerns our fees. Our professional fee is a fixed percentage of the sale price. We will be happy to discuss the precise terms at the appropriate point.

AUTHORISATION

To establish Petrusma Real Estate as your sole agent, the following documents will require your authorisation and approval.
