Through the winter and into the spring we have continued to receive positive enquiry for quality listings throughout the country. According to nationwide statistics collated by the Real Estate Institute of New Zealand, in the three months to August 2019, the median price for all lifestyle properties sold was $700,000, $55,000 higher than the comparable amount to the three months ended August 2018, an 8.5 percent increase. Reviewing the market in the North Island through the winter, sales volumes remain steady in Northland; Waikato had a good supply of listings and a substantial increase in sales; demand in the Bay of Plenty, particularly in both the Western Bay and Whakatane regions, is strong; lifestyle property in the Manawatu/Wanganui region lifted slightly; while in Wellington the market held par, particularly in the Horowhenua district. Meanwhile, south of the Cook Strait, in the Tasman region demand for lifestyle property saw some strong prices in both Nelson and Marlborough through the winter; in Canterbury easy proximity to Christchurch was key with property in Kirwee, Prebbleton, Tai Tapu and Ashburton districts all in keen

demand; prices continue to rise throughout Central Otago and the Queenstown/Lakes district; while in Southland volumes of lifestyle market sales increased. Kunekune pigs The kunekune pig is a popular New Zealand pet with its sociable and placid nature making it an ideal family pet on your lifestyle block. A kunekune loves human contact, so don’t be afraid to give them a good scratch! Unique to New Zealand the kunekune, with its Māori name translated to mean ‘fat and round’, has characteristics that fit that description with short legs and a short snout. A kunekune’s colouring varies greatly though the most common colours are black, black and white, brown, gold, tan and cream. A pig’s coat and its texture varies throughout the year with summer often resulting in extensive hair loss.

Buying a kunekune The New Zealand Kunekune Association recommends buying registered stock from a respected breeder. Look for a short snout, tassels present, sound legs and feet along with a good temperament. If it fits in with your lifestyle consider buying two pigs so they are company for each other. When bringing your new addition home keep your pig in a secure pen or small paddock for the first few days until the kunekune recognises you as its food source. Once settled in, you can let your kunekune roam free. Note though your pig will look for escape routes!

Mud layers are helpful too in fending off flies and other biting insects. So make sure your kunekune has access to clean drinking water, shade and a wallow or swimming area to cool down in.

Diet

Summer care

Kunekunes are a grass grazing pig with an adult pig being able to maintain body condition on good quality pasture alone. As pasture quality varies it is common to supplement a diet. If not using commercial rations, be careful that the supplement or scraps are of sufficient quality for your pig’s requirements. For example, cheese is an excellent supplement, but like milk, can cause diarrhoea because of its fat content.

Pigs are very prone to heat stress as, unlike humans, they don’t have sweat glands to keep themselves cool. Rather pigs need to cool themselves down using water or mud.

The New Zealand Kunekune Association recommends pregnant and lactating sows be fed at a higher rate as their nutritional needs are greater, while young

pigs should be given a good quality supplement up to nine months of age. Pigs should be fed twice a day when their diet is being supplemented and ensure your pigs have plenty of water. A lactating sow, for example, can drink up to five litres of water a day. The New Zealand Kunekune Association suggests these feeding rates when using commercial pellets along with some pasture to feed your pigs: • Adult boar or sow - 1 to 1.5kg per day • Lactating sow - 1 to 1.5kg + 0.2kg/piglet/day • Piglets 2-4 months - 0.5kg per day • Pigs 4-9 months - 0.75kg per day

She never made it to London and just over a year after meeting in New Zealand, the couple were married. They stayed in the United States as John completed his master’s degree in physical therapy. Then, while back in New Zealand in 2001 for a visit, John found himself suddenly and spontaneously buying a physiotherapy business and the Appels settled back in New Zealand the following year. Six years later the opportunity to buy land and live on a lifestyle block arose, as Sharon explains. “With a busy and thriving physiotherapy business the chance to enjoy rural living came to fruition. Kirsty Walker of PGG Wrightson Real Estate, Tauranga helped make Bryan and Gilda Smith’s dream come true as she found them the lifestyle property they yearned for at McLaren Falls, 24 kilometres south of Tauranga.

Now thoroughly settled, without missing a beat from their big city years, they wouldn’t look back as Bryan explains. “Technology enables people from all walks of life to work from home staying in touch with the office, their colleagues and customers more easily than was possible in the past,” he says. Bryan is a travel broker. As part of a large nationwide consultancy it was straightforward to relocate from Auckland and work remotely. Meanwhile legal executive Gilda took her skills from Auckland to Tauranga so they could achieve the long held dream of lifestyle living. “After many years in Auckland, living in an apartment and working in an office, it has been a good move. With an internet connection I can work from anywhere. Being a broker is the way the travel industry is going. People want to work for themselves with the flexibility to keep their own hours. I can do everything from here at the press of a button. “This is a better work-life balance. Those I know working from home are happier away from the hassle that goes with city life and with less of the stress associated with being

in a city environment. “Several of our neighbours work from home. Although I thoroughly recommend the lifestyle, you must have the discipline to manage your time,” he says. Moving from central Auckland was a twostep process for the couple. “Initially we had a beach house at Waihi, then we decided what we really wanted was a lifestyle block with more room. Although I had always been in the city, Gilda previously lived in Poverty Bay. We wanted the opportunity for a big garden to grow food, run some stock, keep chooks and all the things that go with the land,” says Bryan. During their search they were fortunate enough to meet Kirsty, who took on their mission. “I could see what they wanted, and knowing the different Bay of Plenty communities, I knew we could find a property that met their requirements eventually,” she says. Kirsty’s determination paid off, though it took time. “She was fantastic. Although it took over 12 months to find a place, Kirsty had the patience to stick it out. We sold the house at


the beach, so we were cash buyers. She put up with us and did a brilliant job. We really appreciated her help,” says Bryan. McLaren Falls Park is now a near neighbour: 190 hectares of parkland set alongside Lake McLaren, it is one of the Bay of Plenty’s hidden gems with camping, fishing, kayaking, glow worms, bush walks, bike trails and one of New Zealand’s best botanical collections of trees.

As well as the park, and their one hectare block now featuring three paddocks, plenty of fruit trees and a vege garden with 15 raised beds, Bryan and Gilda are loving the McLaren Falls community. “At the start it felt like we were being vetted, with our neighbours checking us out. We quickly worked out we were going to fit in and have been completely at home since, part of a really strong community sense. There is a group of around 14 of us within a

few kilometres who regularly get together for a catch up and a game of cards. We are all of a similar age with the same interests and attitudes and a strong sense of caring, looking out and looking after each other. It is so different to when we lived in a high rise and never even knew our neighbours. “We’ve had no second thoughts about the move. It is a great lifestyle and suits us admirably,” says Bryan.

Mite free chooks this summer Here’s Kath Irvine’s advice on caring for your chooks this summer - preventing red mites is simpler than management. This is how she ensures nasty red mites don’t infest her beloved ‘girls’.

When the summer sun and heat strikes so do red mites. Red mites are nocturnal parasites that come out at night to feed on your chickens. So it can be tricky to know if you have an infestation as they can’t be spotted during the day. Red mites are nasty, affecting your chooks health. Indicators of red mites include anaemia (shows as pale combs) or your chook is going off the lay. Mites are also notoriously tricky to manage as, even when deprived of food for months, they will burst back to life as soon as they make contact with a chicken or other birdlife.

How to...

First step to protect your chooks from red mites is to check for them. Kath recommends doing this as late at night as possible using a head torch to inspect your chook house. You’re looking for tiny black or red critters moving over your chickens or in the house itself. Mites turn red when they are full of blood. Charming! If they’re not immediately obvious, don’t stop looking. Run your fingers along the perches, ceilings and egg boxes. If they’re there you’ll collect them on your finger. Don’t freak out - you can’t ‘catch’ them, they’re only interested in birds!

Kath has two chook houses - one for summer, one for winter, with the purpose of depriving the mites of their food source. As mites can last months without a feed it’s important not to rely on this strategy alone. Along with two houses, Kath:

• Keeps a constant eye on her chook’s health • Regularly checks for mites • Uses anti parasitic herbs in forage and strewing • Gives her ‘girls’ daily dust baths

For protection use dust masks. Lay your chook on a piece of fabric and dust your chook front and back, getting right in under the feathers. Remember around the neck and the backside, which as long your chooks are healthy, isn’t gross! Be gentle, especially when handling their delicate wings.

How to... clean your coop

Preventing red mites

• Gives her chicken coops a thorough clean as well as dusting her chooks twice a year

Two people are required – one holds and one dusts.

Kath’s chickens spend six months in each house. Before they move into a clean house, she dusts her chooks with diatomaceous earth which helps prevent external parasites, such as lice and fleas, by cutting through their outer shells, dehydrating them. Note: this treatment is for prevention, not management. If you have mites you’ll need to spray the house with mite killer, then dust the birds.

Firstly remove all the old sawdust, then take out all the removable parts of the coop - the ladder and perches. Thoroughly spray the house and the removable parts with mite killer. Once sprayed, fill the house with fresh bedding and spread with diatomaceous earth.

One of Taupo’s historic residences changed hands recently. Rona Reid and Stuart McKinstry sold the 105 year old home, now situated on a 4.5 hectare property at Oruanui 20 kilometres north of Taupo, to Kim Alquist and Vicki Williams.

using light fixtures from the old Wairakei Hotel, French doors and leadlights. They also opened it up to make it more open plan and brought the trees that had been growing around the house in Rawhiti Street.

“This is a delightful historical Taupo home built from local matai, kauri and rimu and lovingly restored with the addition of contemporary insulation and a few other modern comforts. Built in 1915 the house was originally located in Rawhiti Street, Taupo, where in its day it was one of the town’s grandest residences, serving in turn as a surgery for a local GP, a boarding house and a wedding reception venue, as well as doing time as a family home.

“We dug up about 50 trees including several mature specimens. We moved maples, rhododendrons, camelias and red beech, among others. Apart from a beautiful oak, which I was very sad to lose, we managed to keep the rest of the trees alive, successfully re-planting them around the house to properly establish it within its new grounds,” says Rona.

“It is a genuinely charming residence with a heart-warming back story and, since its move 20 kilometres up the highway, it has gained a new lease of life,” Jil says. When Rona and Stuart found the house in 1997 it required a bit of love as Rona explains. “It was run down, though the bones were strong. It needed a revamp and the exterior needed painting. Because of its age, it was all lead paint, so we had to take care when removing that,” she says. Rona and Stuart shifted the house in 1998, in two sections, with two trucks. “I was nine months pregnant at the time and it was a nerve wracking experience. We cut the house in half and took the roof off so it would fit under the powerlines. It was loaded on the trucks and ready to leave the property at 3am. All Rawhiti Street’s other residents came out to watch. We left everything inside the house because we thought we could save some money on removal costs, though with the roof off, that turned out to be a risk. It poured with rain and everything was flooded; our furniture and clothes and even the grand piano which was also still inside the house,” says Rona. Fortunately, apart from the weather, the move went to plan and on its new site they stitched the house back together and put on a new roof. Extensive restoration included

At one time Oruanui was bigger than Taupo, a flourishing settlement built around a timber mill and the source of the wood taken to Taupo to construct the house. Those days are long gone and now, aside from the house, a marae, a small church and a cemetery are all that remain of the settlement. Kim and Vicki fell in love with the house. Kim says its character and history won them over. “All the wood panelling and ceilings, with the kauri, matai and rimu make the house delightful. Sitting back 200 metres from the road, and with trees established around it, you wouldn’t know it had only been here 20 years. It fits in so well, as if it had been here since the day it was built. “Studying the history of the house, which Jil and Gary researched and handed on, we found an amazing family connection. Gerard Ward was born in the house in 1933, back when it was still in Rawhiti Street. His father was a local teacher and he spent his childhood in Taupo, eventually becoming an eminent geographer. Part of the story of the house is a detailed academic article that he wrote in the early 2000s tracing his personal history and linking that to Taupo and the district. His story mentions that Professor Ward was influenced in his career choice by his geography teacher at Kings College Auckland, Ray Hogg. Ray Hogg was my uncle,” says Kim. After running motels in Taupo for the past 15 years, Kim and Vicki plan to establish blueberries on their new property.

Splendid seedlings Kath Irvine schools us on how to raise good seedlings this spring and summer. Follow these easy steps for healthy seedlings: 1. Begin with fresh seeds as old ones won’t germinate as well. If you store seeds yourself – date them. Or if you purchase them make sure the packet is date stamped. 2. Ensure your seed trays are clean and watch out for the corners which harbour bacteria. Clean using water and a scrubbing brush, followed by drying in the sun. 3. Gather your tools: trays or pots, labels, a waterproof pen, spoons and seed raising mix. 4. Prepare your seed tray: fill with seed mix then place in a tub of water until it is wet from top to bottom. Next, remove the tray and let the water drain, smooth the top and firm down with your hand. Put in your labels. 5. Sow your seed at a depth of twice its width, so that a two seed high pile will be level with the top of the soil. • For fine seed, such as lettuce, sprinkle seeds on the top of the firmed down seed mix, then cover with a sprinkle of more seed mix, then firm down.

7. The perfect moisture level is described by Kath as ‘barely moist’ - not too wet and not too dry. To achieve this dip your tray of seedlings in a container of water (bath, sink or plastic tray). This is called ‘bottom watering’ and prevents dampening off, drying out, fungus and mould (as the foliage is kept dry). Fill the container up to around a third of the seedling tray. Soak it until the top is moist, then take it out. When the top of the tray has dried out – it’s time to water again. 8. Prick your seedlings. This means when a seedling has grown four leaves it needs to move to a new home.

Here’s what to do: • Prepare a seedling tray as Kath has already explained above, making holes ready to receive the seeds. • Water the seedlings, placing the tray in a tub of water. This will prevent the roots from breaking and helps the soil stick to the roots. • Weed out the weak seedlings, choosing only the biggest and straightest ones.

• For middle-sized seed, such as cabbage, turn a spoon upside down and use the end to scratch out a groove. Sprinkle the seeds along the groove, cover and firm down.

• Take a seedling by the leaf (not the stem) and using your teaspoon dig it out. Still holding the leaf, plant it into the new hole, firming the soil in around it.

• For bigger seeds, like pumpkin, make a hole with the end of your upside down spoon, pop the seed in, cover and firm down.

• This process is best done in the evening, when it’s cooler.

6. Raise your seeds in a sunny, warm, protected area away from birds, slugs and family pets.

Situated just north of Georgetown at the base of the Awamoko Hill, 29 kilometres inland from Oamaru, the 6.5 hectare property has been in the hands of Helen Brookes and Terry Fowler since March 1992, as Helen explains. “We were living in Dunedin and Terry wanted to go to the New Zealand Cup in Christchurch in November. We decided to take a few days to make the journey arranging to look at lifestyle properties on the way around Oamaru, Timaru and Ashburton. This was the only one we had a second look at on the way back to Dunedin. At the base of Awamoko Hill, on the top terrace of three on the south bank of the Waitaki River, we are beautifully situated,” she says. That geographical spot creates a microclimate that, along with Helen’s ingenuity, careful nurturing and a PhD she completed in 1987 at Otago University on Charles Darwin’s theories of genetics, has enabled her to grow many plants that do not normally thrive this far south. “I like to push the boundaries and I like to try to grow things outside their usual

geographical area. “Darwin believed that the geographical distribution of species is mostly limited by competition with like species. Competition is the main factor restricting a species from flourishing, so when placed in an environment with little or no competition, he said a species will flourish. That is what I have done with the orchard, largely proving that point,” she says. As well as growing apricots, apples, peaches, nectarines, plums, pears, quinces, feijoas, walnuts and hazelnuts, the orchard has also successfully produced citrus for sale, including lemons, oranges, mandarins and grapefruit. “Even though we are further south than grapefruit will regularly fruit, we have not just grown the standard New Zealand variety of grapefruit, we have actually been more successful growing the Australian Wheeny variety, which you might expect to be more sensitive to the cold, but which has thrived here,” says Helen. Another horticultural achievement is a peach

tree that germinated from a stone left by the property’s previous owners, which Helen and Terry found growing in a flower bed soon after they moved in. Its fruit had beautiful yellow flesh and it was not susceptible to leaf curl, despite never being sprayed. They applied for plant variety rights accreditation, named the new variety ‘Sweet Perfection,’ provided its budwood for propagation to a Nelson commercial nursery and it has been marketed since to home gardeners and organic producers. Steph Kerr and Joth Hankinson met in a pub in Arrowtown in 2014.

Steph was creative manager for Queenstownbased inbound travel operator Real Journeys, responsible for branding and interior design across the company’s vessels, coaches, aircraft and buildings; Joth, or Jonathon, was a beekeeper, originally from Berwick Upon Tweed in the north of England, who had relocated one year earlier to Lowburn, Central Otago. He calls it his lolly shop,” says Steph. Originally from Ashburton, via Queenstown, Steph is now right at home in Lowburn.

Stella cherry trees grow prolifically and regularly bear large, sweet, dark red fruit. Harvests: From mid-December ready for Christmas. Soil type: Prefers well drained soil, rich in potash and lime. Plant placement: Choose a warm, sunny, dry and sheltered site protected from spring frosts. Plant four to five metres away from other large trees. Cherry trees can be ‘espalier’ trained against a wall or fence in a fan shape.

Climate: Cherry trees suit a climate with cold winters, dry springs and summers. Both the Dawson and Stella variety require cold winters as they have a ‘chill factor’. This means the trees need time spent dormant during the cooler months of the year so a tree is ready to develop flowers and fruit in the spring and summer. Water requirements: Water well while the cherry tree is young as well as during dry periods and when fruit is developing. Pests and diseases: Cherries are prone to bacterial canker, silver leaf disease and aphids (affecting both fruiting and flowering cherry trees). Try applying copper in autumn, lime sulphur and oil in winter and repeated

copper sprays in spring. Remember to cover your cherries as birds will get to them before you have a chance to pick and enjoy them yourself! Pollination: The Stella variety is self-fertile (meaning two trees aren’t required for crosspollination) while the Dawson cherry is partially self-fertile. The Dawson will produce more fruit if cross pollinated so plant near a Lapins or Stella cherry tree. Tree size: Cherry trees can grow up to seven metres tall. Recommended pruning system: Central leader or vase shape.

In 1976 Don and Dorothy Cromb moved from Mossburn, where they were managing Mount Hamilton, to Fiordland taking up a 200 hectare farm, Tapua, at Wilderness Road, The Key 20 kilometres south east of Te Anau.

Over the course of the next 30 years, successfully farming Perendales, they doubled the size of the property. Then, in the spring of 2006 due to ill health, they sold their farm to a neighbour and shifted closer to the bright lights of Te Anau, to a .9 hectare lifestyle block in the Te Runga community. We will miss our friends in Te Anau, though I grew up in Cromwell and know plenty of people in the town, so it is going to be an easy move for us to make,” he says.
