As New Zealand and the rest of the world faces a health crisis that has disrupted just about everything, much of the real estate market is in hiatus. However, Covid 19 will pass, and aspects of normal life will resume: just how soon and in what form we are not yet sure. Looking at rural property trends prior to the mid-March lockdown, summer listings of sheep and beef farms received positive interest, plenty of transactions occurred and steady demand supported values. In the dairy sector market constraints were tighter, although payout prospects were encouraging enough to persuade most who might otherwise be inclined to sell a dairy property to carry on farming. Overall, the outlook for rural property is positive. With our

markets still open and the world needing our produce, agriculture is well placed to lead the New Zealand economy out of its current difficulties. Real estate is critical to all primary production sectors. Farmers will be motivated to transact land through this crisis, and beyond, possibly with greater opportunities to do so as their importance to the New Zealand economy becomes more evident.

Strong interest in a limited quantity of listings characterised summer’s rural property activity in the north of the South Island. Values remained strong, with demand steady and those properties that were offered selling well, particularly in Nelson. As in several other districts, the traditional late summer dry delayed some marketing decisions. Some recent rainfall helped the autum growth, newly sown winter feed crops are responding and the whole district is greening up. In two of the region’s specialist sectors, dry conditions were ideal for grape harvest with the viticulture market strengthening on a low volume of sales; while in Nelson’s Tapawera area demand for property suitable for hops remains heightened, the area growing one of the brewing industry’s essential ingredients keeps expanding as New Zealand’s unique offering gains export traction, and change of land use is driving sales.

Several high quality North Canterbury sheep and beef properties sold well during the summer, usually with multiple parties tabling offers. Values ranged from $1000 to $1200 per stock unit. Some sales are taking longer than they would historically have done: with stricter environmental conditions, buyers are requiring more detailed due diligence to understand how they can farm a new acquisition. Vendors therefore need to have as much detail as possible before they go to the market. Good properties were still selling well in early autumn, with strong demand for sheep and beef units able to carry 5000 stock units or more. Dry conditions discouraged vendors from going to the market in early autumn, though as the market adjusts to new banking criteria, vendors and purchasers could become more active. Summer dairy sector activity was minimal.

Dairy farmers supplying Westland Milk Products are becoming accustomed to the local processor’s new overseas owners, after the company exited its previous co-operative model in the middle of last year. Their projected payout at the end of the current season is providing some much needed optimism. Recent enquiry for rural property in the region has been minimal due to uncertainty around future policy on agriculture and environmental compliance. As elsewhere in the country, obtaining finance has been a hurdle that purchasers have struggled to overcome. None of the West Coast’s larger rural properties have changed hands for some time. As the supply of farms on offer considerably outweighs purchaser demand, a change in the mindset of financiers with the economy in flux might precipitate increased market activity, though this is unlikely to become apparent for several weeks.

Recent Mid and South Canterbury vendors have adapted to tighter lending by leaving finance in their properties. One notable January sale, of 360 hectare sheep and beef farm Eskdale, Hinds, was an example. Others listed for sale with this approach, including Cracroft, a 448 hectare Ruapuna cropping and finishing block, generated strong enquiry. A 486 hectare Pleasant Point arable sheep and beef property sold in March, while a 125 hectare Waimate arable finishing farm was poised for autumn sale. Tighter constraints around dairy have further restricted that market sector. Where irrigation is lacking, or concerns exist around environmental compliance, dairy farm transactions will be difficult. In such instances sale prices are likely to fall below GV. Those motivated to purchase dairy farms have revised value expectations in recent months, and are seeking to engage with vendors at new levels.

Local activity dominated Otago’s summer rural property market: buyers are generally based close to the property they are interested in. Several listings resulted in farms being broken up into smaller parcels for sale to neighbours seeking to augment existing units. Despite keen interest, larger sheep and beef properties are not coming to the market. With the higher returns on offer, and good climatic conditions in the region, farmers who might otherwise sell are comfortable to remain in situ for the present season. One larger listing, Tima Hills, a Midaltitude 1010 hectare sheep and beef farm at Millers Flat, Central Otago, should attract strong attention through the autumn. Meanwhile, forestry interest in the region’s hill country remains apparent, and the sale of a large South Otago forestry property, signalled for the autumn, will gauge the market.

Listings and sales of Southland dairy farms found a level during the summer. Purchasers reported that finance was difficult to secure. Alternative options to ensure transactions of grazing properties include vendors leaving equity in the farm, lease to buy, and the subdivision of properties into more manageable lots for locals to purchase. A notable sale was a long held property at Castlerock: an extensive 1025 hectare Lumsden sheep, beef and deer breeding and finishing unit, carrying around 7000 stock units, which sold in December for $7.35 million. Demand for larger Southland sheep and beef farms was steady, with genuine enquiry from purchasers. Only a few new listings are set to proceed during the autumn, suggesting that those with good properties who are prepared to offer them will be met by more enthusiastic buyers.

South Island Local activity dominated the summer rural property market: buyers were generally based nearby and several listings resulted in the subdivision of farms for sale to neighbours augmenting existing units. A number of high quality North Canterbury sheep and beef properties sold at values ranging from $1000 to $1200 per stock unit. Those already involved in grapes, including wineries, families and other investors, accounted for most viticulture property sales In the lifestyle market, Canterbury’s robust credentials retain enduring appeal, while unsurpassed criteria and a good range of strong prices set lifestyle property in and around Queenstown apart from other districts in the lower half of the South Island.

Growing Garlic Garlic is one of Kath Irvine’s favourite crops, having been a garlic grower for more than 24 years. Here Kath shares her knowledge on how to grow glorious garlic. When to plant: Plant garlic in autumn so when diseases such as garlic rust become prevalent, the bulbs are already a good size. Good drainage and quality soil: If you have heavy soil in your garden plant garlic in pots or make a mound and plant into that. Depending on soil health, garlic may benefit from adding a layer of compost (2cm deep) as the soil needs to support the crop for six months. Rotate: Garlic is a hungry plant so don’t grow after a heavy feeder or three years after any of its oniony relatives.

Positioning: Plant garlic 30cm apart, with the tips of the bulbs level with the top of the soil. Make your rows 20cm apart. Mulch to retain moisture and minimise weeds. Weed: Pull weeds from your garlic bed frequently, as if left to grow, they will steal the nutrition meant for your garlic. Weeds also block light and air encouraging rot and fungus. Feed: Kath recommends using seaweed feed once a month. Harvest and cure: Knowing when to harvest, Kath says, is the key to producing juicy and long living garlic. Check

the top of the garlic: when the tops begin to dry, it’s a sign it’s harvest time. Dig up a bulb to check and continue this process until your bulbs are beautifully formed. Note, once the tops are completely dry the garlic is past its prime so harvest before then. Harvest garlic on a dry day, gently rubbing the bulk of the dirt off the bulb, leaving the skin intact. Hang in small bunches in an airy, dry place out of direct sunlight. Once dry, lightly trim the roots and either plait or trim the tops. Avoid removing too much skin as the more protected the bulbs, the better they’ll store.


Garlic Rust In recent years Kath Irvine has tackled garlic rust, a fungal disease which hits mid spring. Here Kath shares the techniques that assist her in managing the disease. Garlic rust is a fast spreading fungus. It presents as raised, orangey spots covering the foliage. Rust results in the bulbs having limited growth, although they are still edible. One important point to note is that rust spreads quickly and easily from plant to plant, particularly in wet, mild weather. Ways to prevent garlic rust Separate susceptible crops: Plant alliums (such as chives, leeks, onions) as far from each other as possible. If rust shows up in perennial alliums you may want to remove them from your garden to prevent them infecting other plants. Healthy soil: Free draining and/or nourishing soil is key. Heavy clay (wet feet) and likewise poor sand (too dry) are most susceptible.

Space well: Rust is minimised with good air movement hence Kath’s advice to plant 30cm apart. Use mulch: Such as ramial woodchips (mulch made from deciduous trees) as it provides soil with lots of nutrients and energy. Sound nutrition: Limit the nitrogen in your garlic bed as it feeds rust, so don’t overapply. How to fight rust when it hits Act immediately! Trim off infected leaves on a fine day (the warmer the temperatures the better). The key is to check daily and trim off the infected foliage as it appears which will hold back the spread of rust. Be careful when removing infected leaves from your garlic crop to minimise spores being dispersed onto healthy plants.

“We flew into Dunedin for a look and the house is only a few minutes’ drive from the airport. As soon as we turned in the gate, I said to David, ‘We will buy this.’

While their Australian friends were somewhat taken aback, and thought the change would be major, David reckons that is not the way it turned out.

“That’s the ironic thing. People thought this would be a huge change. Actually it isn’t. We both work from home, and have done for years, so lifestyle property is really important to us: it’s something we understand well. “We need to have privacy, though also accessibility. We both continued to work. I travel regularly to Wellington, and because the airport is so near, that is easy. Being here is virtually the same as when we lived in rural Victoria,” he says. “We have an excellent work-life balance. Looking after a lifestyle property keeps us active, though doesn’t detract from our jobs, and we both find it easy to focus our efforts on work,” adds Jacqueline. Moving from a city of around five million to one just a fraction of that size also worked out well.

“We have found Dunedin great. It is a university city, so lively: a cool small city. It has plenty of theatre, music, and everything we enjoy. It is like the best bits of Melbourne, condensed,” says Jacqueline. They planned to stay at ‘The Brook’ for several years, entertaining in the all day sun on the large north facing terrace, tending the horses and alpacas, planting trees and enjoying the garden, which they have worked on with huge pleasure, benefiting from a microclimate they contend keeps East Taieri three or four degrees warmer than Wellington, not to mention Dunedin.

Rob, his partner Kaye McCurdy and their six children, aged four to 20, have been based there, while Ian, his partner Kasey Robertson and their son live in Lawrence. Originally from Oxford, via a period in North Otago, Rob says the farming arrangement has worked well for the family. “Having two blocks in two distinct districts, they are never both dry at the same time, which gives us good flexibility and insurance against

weather and climate issues. From here we have options around either finishing up here, sending the lambs down to Lawrence to finish, or selling them as stores, which has been preferable in recent seasons. Calves are usually sent to Lawrence in the spring to grow out down there. “Splitting our farming operation across two locations separated by a 40 minute drive has also given us the capacity to run lambing in two distinct periods. We aim to start and finish lambing in Lawrence before lambing at Millers Flat, making it easier to manage and share the workload. We aim to do the same with the likes of tailing, calf marking, and weaning, which we do ourselves. It has been less stressful to work together and pace ourselves, rather than trying

Rob McQueen has enjoyed his family’s tenure on Tima Hills. “It is a genuine farm, with reliable, healthy, clean country. There is no gorse or broom, and the altitude helps it hang on that bit better than the valley. It has been a pleasure to farm, though we are looking to grow our business, meaning it’s time to make the move,” he says. A closer look Sheep and beef

Even though red meat returns dipped early in the year, interest in sheep and beef property remained solid until early autumn. Although some notable properties came forward, in several regions demand outstripped the supply of property listed. Consequently, farms presented for autumn sale with carrying capacity of 5000 stock units or more were set to attract attention. Several respected North Canterbury sheep and beef properties sold during the summer between $1000 to $1200 per stock unit. An extensive 1025 hectare Lumsden property, carrying around 7000 stock units, sold in December for $7.35 million. During and beyond the present crisis, demand is set to remain elevated, suggesting anyone offering a sheep and beef property to the market will be well received, particularly those presenting as much detail as possible about their farm, enabling purchasers to undertake thorough due diligence.

South Island dairy

With 11 Southland dairy farms sold between November and the end of February, compared to seven for the corresponding period last year, the market was slowly finding its level. Values for top tier Southland farms ranged from $34,000 to $38,000 per hectare; $25,000 to $30,000 for mid-range; while at the lower end they sat around $20,000. In Canterbury the market was at a low ebb. Indicated prices were ten to 15 per cent below agreed values from two or three years ago, though a shortage of sales meant conclusive evidence of a price correction was lacking. With financial constraints potentially easing in the current economic conditions, the market could gain some traction, particularly as anyone with the means to purchase likely to find the South Island dairy sector a rewarding market to operate in.

Viticulture

Extraordinary circumstances surrounded the 2020 harvest. Dry conditions were ideal for grape production, leaving many growers satisfied with yield and grape quality. Although uncertain about forward sales, the sector is taking heart that the 2020 vintage will be a good one. Prior to the current coronavirus hiatus, several new property listings of established vineyards came to the market. Buyers were engaged and active, resulting in some solid sales. Those motivated to purchase were already involved in viticulture,

including wineries seeking to expand production, and individuals and family wine entities who are willing and able to expand their holdings. Values showed some upward movement, with sales of larger Awatere Valley blocks reportedly up to $150,000 per canopy hectare, while the stronger recent sales of Wairau Plains vineyards range from $230,000 to $260,000 per canopy hectare, firm on previous prices.

Cropping

Cropping farmers benefited from a generally profitable summer, with the weather and markets resulting in strong yields and excellent prices for wheat, barley, and particularly clover. As in the dairy sector however, despite favourable conditions, the market for arable farms through summer was lacklustre. Even when vendors revised pricing expectations, the appetite to purchase was unenthusiastic. Based on the market response to summer listings, a price reduction of at least 15 per cent is indicated compared to values that prevailed two or three years ago. As yet though, that has not been put to the test. Those inclined to farm on are unlikely to be too concerned. Anyone considering stepping up to purchase a cropping farm, and able to secure finance, is likely to meet a willing and receptive market in the autumn.

Forestry

Values sit between $25,000 and $30,000 per hectare for mature forests, up to $40,000 per hectare for premium blocks, and between $5,000 and $7,000 per hectare for bareland. Progress on the sale of a 729 hectare forestry property with an $18 million price tag at Clinton, South Otago, will be closely scrutinised. Elsewhere, the situation in China had a rapid impact on timber exporters, with contractors limiting work and shipping companies dropping cartage rates while the Chinese market was in flux. At that point domestic demand for timber remained strong, though in recent weeks the situation has become significantly less clear and timber mills have been locked down. Those with smaller on-farm plantations approaching maturity, with an eye to superannuation, will have no option other than holding off on harvesting for another season or two.
