North Island Auckland dominates the nationwide lifestyle property market and sales in the region rose late last year. In adjacent regions, particularly Waikato, the market is vibrant, albeit on slightly reduced sales volumes compared to the past few years. In Gisborne the median price for lifestyle blocks jumped by 26% during 2019. Meanwhile, Wellington’s market for lifestyle property is healthy, particularly Southern Wairarapa and the Kapiti Coast.

Jonathan and Anne Patton, their son JD, and daughters Emily and Charlotte were all born and bred in the United States, with roots in South Carolina and more recently Texas. Since the middle of last year however, their future has been set in New Zealand, which offers them a series of advantages, as Jonathan explains. “We benefit from a lifestyle here that is great financial value compared to living on a similar property in the Unites States; I have business in South East Asia and back in Texas, and New Zealand is one flight away from each; and we believe the economy here will thrive over the next few years, which makes New Zealand

an ideal country for our children to become adults,” he said. Andrew Fowler of PGG Wrightson Real Estate, Tauranga helped the Pattons find the 11.6 hectare Katikati lifestyle property that will be home as these aspirations become reality. “We started travelling to New Zealand three years ago after friends moved here from Texas. We decided to follow them in 2018, and moved in June 2019. Once we found the property we wanted, Andrew helped


us structure with the vendor a purchase arrangement that allowed us to meet our emigration requirements. JD and Emily started at school in New Zealand last year, with Charlotte starting this year, and that transition has gone well. They are already picking up some New Zealand accents,” he says. Living in view of the Pacific Ocean, 20 kilometres from Waihi Beach and with the opportunity to head to the mountains when the mood takes them is ideal for the Pattons.

“Just as we first came here to visit friends and fell in love with it, we have since had at least two other families visiting us from Texas who are now set on relocation to New Zealand themselves. “I have worked internationally, both commercially and on not-for-profit projects. Anne and I sought to give JD, Emily and Charlotte an international experience. Our visit to New Zealand came at the right time for our children, who are nine, seven and four now. Making the transition has worked well for them,” says Jonathan.

Principal of a financial brokerage, he is currently working on several local opportunities, as well as the international business he brought with him when the family came to New Zealand. “Economically, this is a great place on a number of fronts. We have connected to local funding opportunities, particularly in real estate and technology. There are some brilliant opportunities to invest in and support local development. Although the housing shortage is problematic, it is also an opportunity that should help drive the local economy for several years,” he says. Andrew Fowler says the Patton’s new home sits on a relatively large lifestyle block overlooking Katikati, Kaimai Forest Park and the wider Bay of Plenty.

In the mid 1990s David and Pam Bryant, who were farming on Waikato’s west coast, decided to sell their much loved Te Akau property to move closer to Hamilton. David had farmed since he was 15, says Pam, including a six year spell as a shearer. During that time he saw too many older farmers staying on the land too long. “While we thoroughly enjoyed farming, we wanted to move on while we were still young enough to enjoy something else. Our children had left home, so the timing was right,” she explains. After selling the farm they spent 10 months camping in a small farm cottage, chasing every possible option for a new home, before coming across a 6.5 hectare property in Newstead, eight kilometres east of Hamilton. “As the real estate agent took us down the drive, I looked across at David and said: ‘This is it, I can feel it,’” says Pam.

 Although the house appeared in a sad

state and the garden worse, a beautiful stand of large redwoods instantly appealed to the couple.

 “She was a farmhouse built in the 1920s, solid as anything, tall and gracious, with no structural defects. All she needed was some TLC and a wee bit of hard work.”

 With plenty of that to give, David and Pam waited 18 months before doing anything more than cleaning and growing accustomed to the way the Newstead seasons change. “We tackled the garden first. I dug new flower beds and planted, while David fenced the property and prepared the pastures for our beloved sheep. “Inside, the house was a blank canvas. Every room was in a state of disrepair, with assorted carpets on every floor and different strips


in the doorways. It was a hotchpotch. New curtains and carpet made a huge difference, with the beautiful wide floor boards beneath, and the high ceilings providing an extra spacious feel. “As a typical old farmhouse, the laundry was on the sunny side, with the kitchen opposite, so we swapped them over,” she says. Refurbishing took nearly four years. Meanwhile, Pam started a catering company and David kept busy trading and farming sheep.

 Named after the trees in the home paddock, ‘Redwoods’ embraced David and Pam, and their children Stuart, Alice and Belinda on frequent family occasions.

“We enjoyed creating many happy memories. We hosted two 21st birthday parties and both our daughters’ weddings. Marquees fit the gardens perfectly, and it was magical dancing to a band after midnight on the lawn. With the sides of the marquees up and the gardens reaching in, floral arrangements were minimal.

 “We hosted many Christmas lunches and dinners on the lawn, beneath large umbrellas or under the stars, as well as croquet parties and pétanque, while the diving board over the pool is regularly in use,” Pam says.
 After 25 years, the Bryants are ending their tenure, aiming to move into Hamilton. They have engaged Angela and Russell Thomas of PGG Wrightson Real Estate, Hamilton to market ‘Redwoods’. Angela says it is a house to come home to. “From the minute you enter, the house wraps

Summer heat produces hot chillies Having planted and grown your chilli plants over the spring and summer, you’ll still be enjoying their harvest going into autumn, with the plant fruiting multiple times. Here, NZ Gardener magazine provides helpful hints on growing your own chillies which come in a spectrum of colours, sizes and degrees of hotness. Find the variety that satisfies your taste buds! Chillies love the heat so the plants can be tricky to grow in New Zealand. Choose varieties with a shorter growing season so they have finished fruiting by the time the cooler weather arrives. NZ Gardener recommends varieties to grow if you’re in a cooler climate and ones to avoid:

AVOID: habanero, tabasco and rocoto. RECOMMEND: Early jalapeno, Hungarian yellow wax, hot cherry, cayenne and Thai super chilli F1.

Top Tips • Each plant fruits multiple times over a season and this can be further encouraged by picking immature chillies as they can be eaten before they are fully ripe. Remember to cut (as opposed to pull) chillies off the plant as this also aids the plant to fruit again. • Chillies can be kept in the freezer so no need for wastage. Freeze either as a whole or larger chillies can be de-seeded and frozen as strips.

Growing chilli plants in a pot Sow chilli seeds from September to October, transplanting them to a sheltered spot in October or November. Chilli seeds take a couple of weeks to germinate and are usually ready for transplanting four to six weeks later. Flowers should appear a couple of weeks after transplanting with pods gradually growing from the centre of the flower until they reach full size. You can also purchase nursery-grown seedlings. Fertilise the seedlings with a high potassium fertiliser such as those formulated for tomatoes. Large pots are best and potting mix suits chilli plants as it is warmer than soil in the ground. Pots enable the plants to be moved around your property, locating them in the sunniest, most sheltered positions.

If you have one, a greenhouse or tunnel house can home your pots too, protecting against bad weather. Chilli plants don’t need to be grown from seed every year. Just remember to bring your plants indoors or under shelter during the winter so they stay warm and frost free. Growing chilli plants in soil Chilli plants can be grown in soil but require protection from cold weather. Place a circle of clear plastic pinned to stakes around the plant for additional warmth and shelter. The best protection for your chillies would be to grow them in soil, inside a greenhouse or tunnel house. Growing Garlic Garlic is one of Kath Irvine’s favourite crops, having been a garlic grower for more than 24 years. Here Kath shares her knowledge on how to grow glorious garlic. When to plant: Plant garlic in autumn so when diseases such as garlic rust become prevalent, the bulbs are already a good size. Good drainage and quality soil: If you have heavy soil in your garden plant garlic in pots or make a mound and plant into that. Depending on soil health, garlic may benefit from adding a layer of compost (2cm deep) as the soil needs to support the crop for six months. Rotate: Garlic is a hungry plant so don’t grow after a heavy feeder or three years after any of its oniony relatives.

Garlic Rust In recent years Kath Irvine has tackled garlic rust, a fungal disease which hits mid spring. Here Kath shares the techniques that assist her in managing the disease. Garlic rust is a fast spreading fungus. It presents as raised, orangey spots covering the foliage. Rust results in the bulbs having limited growth, although they are still edible. One important point to note is that rust spreads quickly and easily from plant to plant, particularly in wet, mild weather. Ways to prevent garlic rust Separate susceptible crops: Plant alliums (such as chives, leeks, onions) as far from each other as possible. If rust shows up in perennial alliums you may want to remove them from your garden to prevent them infecting other plants.

How to fight rust when it hits Act immediately! Trim off infected leaves on a fine day (the warmer the temperatures the better). Mike and Haley Tweeddale, with growing daughters Riley and Millie, were looking for a larger place,

running 300 hives in the early days, building to 2000 in a family partnership in the early 1970s as the business grew. Although some of the technology has changed, keeping bees and extracting honey is fundamentally the same as it was 90 years ago. Now William and Pearl’s son Walter, who took over the Wedderburn beekeeping base in the late 1970s, has decided to move on. Located at Wedderburn, 15 kilometres northwest of Ranfurly, the business comprises

a generous family homestead within a large landscaped garden on 1.7 hectares, several buildings, all the substantial plant necessary to keep bees and extract honey, 1300 hives and the relevant agreements with local farmers to site them. On behalf of Walter and wife Eileen, Sally Taylor of PGG Wrightson Real Estate, Alexandra, in conjunction with colleague Shane Turfus, is marketing ‘Adamson’s Honey’. She says it is an established and sustainable operation.

“A family business, nationally recognised for top grade white clover honey and a specialist line of wild thyme honey, this is ready for a new owner to walk in. For someone without beekeeping experience, Walter is available to assist with the transition. “A risk management programme is in place, monitoring honey production, processing, packaging and storage to ensure every step complies with the industry’s export code of practice. Walter says the lifestyle would best suit someone who loves the outdoors. “That’s what I have enjoyed most. You are out and about the whole time, in and out of local farms, observing what is going on in the community. It is very interesting. Although in a practical sense you are working hives, you are also dealing with people all the time, so it is important to enjoy that. “While work carries on through the winter, our busiest period is from September to April. Beekeeping is labour intensive. We have been fortunate for the last eight years with overseas workers. We keep them busy for seven months, then they go back to the northern sun for five months, and we keep going with only the occasional casual worker.

We’ve had the same couple from the Czech Republic working for us most of that time. They are happy with the lifestyle and working arrangements and haven’t experienced a winter for eight years,” says Walter. Wild thyme honey, harvested in the spring from hives sited in specific locations, has grown in popularity as New Zealanders have developed a more sophisticated palate. Central Otago is the only area in the southern hemisphere that produces thyme honey. “It is a northern Mediterranean flavour, with export appeal, mostly to Europe. We have produced it for around 35 years, and local consumption has gradually increased. People are more willing to try something different,”

says Walter. With sites on approximately 55 Central Otago farms, the business has remained much as it has always been, although transport has grown easier since William and Pearl started out. “In the early stages they were only just out of the horse and cart. Since then, the principles of extracting honey have basically remained the same, though much of the plant and equipment has gradually gone stainless, with some automation, which is not that big a change,” he says. Walter reckons a new owner would take a couple of years to come fully up to speed with the business.

Six years ago interior designer Jacqueline HadleyWarring and her husband David, a software developer, were living on the rural outskirts of Melbourne, in the Dandenong Ranges near the wine growing Yarra region. 84 A national team of local experts

While Jacqueline is originally from England, Wellington-born David fancied returning home to live. As she explains, although Jacqueline had never been to the South Island, when they began seriously researching the idea, she became more enthusiastic than David. “We started looking online at property, and I quickly became totally addicted to it. I flew out to view a property in Alexandra by myself, and realised the South Island scenery is breathtaking. I went back to Melbourne and was quite emotional with David because it was so beautiful. I told him we must go to the South Island,” she says. “She was almost cross that I had been keeping a secret from her,” says David. As their search intensified, they found a property in East Taieri: ‘The Brook’, just out of Mosgiel and 18 kilometres west of Dunedin. “We flew into Dunedin for a look and the house is only a few minutes’ drive from the airport. As soon as we turned in the gate, I said to David: ‘We will buy this.’

“Just seeing the driveway, the landscaping, all the beautiful trees, it was stunning and surpassed our expectations. This is the one. We just decided, immediately,” says Jacqueline. While their Australian friends were somewhat taken aback, and thought the change would be major, David reckons that is not the way it turned out. “That’s the ironic thing. People thought this would be a huge change. Actually it isn’t. We both work from home, and have done for years, so lifestyle property is really important to us: it’s something we understand well. “We need to have privacy, though also accessibility. We both continued to work. I travel regularly to Wellington, and because the airport is so near, that is easy. Being here is virtually the same as when we lived in rural Victoria,” he says. “We have an excellent work-life balance. Looking after a lifestyle property keeps us active, though doesn’t detract from our jobs, and we both find it easy to focus our efforts on work,” adds Jacqueline.

When Anna-marie Gilmour was growing up on her parents’ Alexandra lifestyle property in the 1990s, a cute rustic cottage nearby in Letts Gully caught her imagination.

“As I watched the property develop I had a special feeling about it, thinking: ‘Wouldn’t it be amazing to live there one day?’ Then around ten years ago, it came on the market. I went for a look, which made me fall even further in love with it,” she says. Although not able to buy, Anna-marie did meet Jo Priebee of PGG Wrightson Real Estate, Alexandra, who was selling the house, and they became friends. “Jo had owned the property herself previously, when she moved to Alexandra in the early 2000s. She extended the original tiny cottage. Later, with her husband John, they developed the land and put a second cottage on the property,” says Anna-marie. this was her time. “My husband Kerry and I have been together for about four years. We have similar tastes and when I took Kerry for a look, fortunately he loved its charm too. We put in an offer, which was accepted, so the way it has finally worked out is perfect,” says Anna-marie. Sustainable farming practices Autumn is here, so now is a great time to assess if any containers, drums or agrichemicals on your property need recycling or collecting. Sound like a tedious task? Thanks to Agrecovery it’s easy! Agrecovery is a not-for-profit charitable trust established to address ‘on farm’ waste issues by providing farmers, lifestyle block owners and growers nationwide with a container recycling and collection programme. Here at PGG Wrightson we are committed to supporting and encouraging farmers to use sustainable farming practices. In each of our 97 PGG Wrightson and Fruitfed Supplies stores, cardboard and paper recycling is provided along with a number of drop-off points for empty triple rinsed plastic containers as part of the Agrecovery programme. Agricultural chemicals, animal health and dairy hygiene products present risks to both the environment and people when disposed of by burning or burying. Direct contact with dumped products presents health risks to both people and livestock, while ground seepage and residue from

burning contaminates pollutes the land, air and water. Here’s a quick guide on how to recycle containers and drums and organise the collection of agrichemicals from your property: Agrichemical collection Book your agrichemicals to be collected online at www.agrecovery.co.nz or call 0800 247 326. You will be notified when a collection is taking place in your area. Containers You need to triple rinse your 0 – 60L containers so they are eligible for recycling. This ensures the containers are free of chemical residue and dirt. Go online to www.agrecovery.co.nz, select containers, and view the list of ‘participating brand owners’ to see if the containers are a part of this programme.

To find your local drop off site go to www.agrecovery.co.nz/resources/sitesand-events/. Large drums and intermediate bulk containers (IBC) Large drums and IBCs can be collected for re-use or recycling from your property. They must be plastic and sized 61L – 1,000L. Just as with smaller containers the drums need to be triple rinsed to ensure they are free of chemical residue and dirt. Go online to www.agrecovery.co.nz, select drums, and view the list of ‘participating brand owners’ to see if the drums are eligible for collection. To have drums picked up from your property book online at www.agrecovery. co.nz or call 0800 247 326. Note you require a minimum of four drums or one IBC to be eligible for on-farm collection. Agrecovery recycles empty agrichemical containers, drums and IBCs. This plastic is made into useful new products right here in NZ. Agrecovery also safely disposes of unwanted agrichemicals.
