5280 MAGAZINE Top Producers Award in 2023 REAL PRODUCERS Top 200 Denver Agent in 2022 Repeat Denver Metro Association of Realtors’ Excellence Award Winner Since 2007 (Above Awards Based on Sales Production) FIVE STAR Real Estate Agent 2010-2023 Five Star Professionals, Award first offered in 2010 (Above Award Based on Client Satisfaction)

Meet Nancy Greager CRS, CNE, CLHMS, CME Buying and selling homes is a very different process than it was even just a few years ago, and it’s one of the most important decisions we will ever make. As a result, it’s critical to partner with a Realtor who possesses the knowledge, skills and commitment to navigate our dynamic market and achieve the best possible outcome. Nancy Greager, an award-winning real estate professional, draws upon more than two decades of real estate sales and marketing experience when helping buyers and sellers with their real estate needs. This background, coupled with her outstanding

market knowledge, work ethic and negotiation skills, allows Nancy to provide exceptional real estate experiences for her clients. This might explain why over 95% of her business is referral-based! After first attending University of Colorado Boulder for a few years, Nancy graduated magna cum laude with a Business degree from Metropolitan State University in Denver. She is a consecutive “FIVE STAR Real Estate Agent” award winner for 2010-2023, as named by Denver’s 5280 magazine and bestowed to fewer than 7% of Denverarea Realtors each year. Even rarer, of the almost 23,000 licensed Realtors currently in Denver, only 80 have won the award all fourteen years it’s been offered. Still greater than all the awards she’s won for her sales production, The FIVE STAR award is most

meaningful to Nancy because it’s based solely on client satisfaction. Nancy also possesses the “Certified Residential Specialist” (CRS), “Certified Negotiation Expert” (CNE), and “Certified Luxury Homes Marketing Specialist” (CLHMS) designations, thus placing her in an elite group of Realtors across the country. She is a member of the National Association of Realtors, the Denver Metro Association of Realtors, and is a consecutive DMAR Roundtable of Excellence Award winner. Nancy is active in the community, volunteering her time with various non-profit and educational organizations such as Delores House, Samaritan House, Colorado Village Collaborative (for those experiencing homelessness), Kent Denver School, Family

& Community Education & Support (FACES), Metro Denver Gang Coalition, Cherry Creek Arts Festival, Lab at Belmar, Dress for Success, and Parade of Homes to name a few. She is also an award-winning mixed media artist and has sold her artwork through local art agents, galleries and art shows in the Denver area. Whether you are considering your first or fiftieth move, Nancy welcomes the opportunity to meet with you to present her unparalleled marketing tools and expertise to assist in achieving all of your real estate goals.

Sandy + Mike

Nancy, we wanted to thank you again for selling our home and for being such a pleasure to work with throughout the entire process. Your knowledge and experience helped us to price our house to sell, rather than to sit, and your impressive marketing skills brought in competing offers for more than list price on the first day. Your strategy was flawless and your hard work made it happen. On a more personal note, we especially appreciated your sensitivity, thoughtfulness and 24/7 availability – selling a home is always stressful, but we felt you were there for us every step of the way. As we pack up to move to the east coast, our only regret is that you won’t be there to help us buy our new home.

Chris + Katie

We’ve had the privilege of working with Nancy Greager as buyers and sellers. We run out of superlatives when talking about her to friends. Her expertise and attention to detail are second to none in our opinion. She’s just amazing at what she does and a true professional. We were out of the state during the recent sale of our home and it was so nice having someone we trusted to help run things when we couldn’t be there. Multiple times she went above and beyond to ensure a smooth transaction process for us. That included meeting with contractors, inspectors, and even just stopping by the property to make sure everything was clean and OK. All of the details were covered with her which made the whole process stress free for us. The best thing about working with Nancy is that you will always feel like her top priority. We can’t recommend Nancy highly enough!

Justin + Sarah

Having worked with Nancy on both the buying and selling side of real estate, we can speak meaningfully about her talents as an agent. The short story is simply this - she is a lifesaving asset to have on your team during either position of the buying/selling process. The deals that we succeeded in getting done were a direct result of her abilities and efforts, and frankly we wouldn’t have been able to manage as well as we did without her specifically. Nancy is the consummate professional who not only possesses the acumen required of the best agents in the field, but is also fueled with the type of career passion that can truly inspire. She excels specifically in strategy and reading the market, understanding the complete picture of the financial and legal areas of the sales process, and communicating with all involved parties with perfect effectiveness. Nancy is the complete package and the kind of partner you’d be thankful to find by your side in any trench. We cannot endorse her enough.

Brooke

“Nancy is an exceptional realtor. I just closed on my house last month. It’s my fourth time buying a house, my first time in CO, and it’s the best experience I’ve ever had working with an agent! This market is unprecedented, and with Nancy’s expertise, I was able to find a house I loved, in an area I loved, in my budget - a difficult feat when houses are on the market for only 2 days. But then the next step - coming up with an offer that will be chosen by the seller (in my case, w/in 4 hrs) - that’s an even bigger hurdle and where Nancy’s experience, skill and practical guidance really shone. Nancy worked with me to submit an offer that combined several components beyond just price that would make my offer very attractive to a seller. Once I was under contract, Nancy also took charge of making sure everything went smoothly - coordinating all aspects of inspections, ensuring I understood every provision in the various agreements, and making sure I stayed on top of everything I needed to do. Finally, Nancy established a very positive and effective relationship with the sellers’ agent which, again, contributed to everything running smoothly. On top of all of this, Nancy was lovely to work with personally. I highly recommend her!”

Peggy + Justin

“We’re giving Nancy a 5-star review, because there wasn’t an option for 6! Nancy has been our agent for several years, and we’ve always had a great experience working with her. She’s represented us twice as buyers, once as sellers, each purchase/sale with its own unique market conditions. Nancy draws from her considerable experience and attention to detail to find us just what we’re looking for every time. She’s knowledgeable about all of the business/legal aspects, market trends, marketing/listing/showing/pricing, and the *psychology* of it all! Nancy expertly maneuvers the inevitable challenges and time-sensitive issues that arise during a real estate transaction. She does a tremendous amount of market analysis, so you’ ll always feel confident going into your decisions on listing, and making/ accepting an offer. She has a great network of contacts for everything from designers to movers to building trades to everything in between. Always ask for her advice! Nancy’s an all-around wonderful person, a real joy to work with!”

NancY FUND: A Fund to Help Restaurant Workers Non-employed Assistance for Nourishment + CharitY

We believe $50k would go a long way towards meeting our goals:

From the Partners at Culinary Creative: This fund was sparked by a longtime regular of our restaurant community, Nancy Greager and her desire to assist the staff that are going to be out of work during the pandemic. Her generous donation of $14,000 is providing the seed capital, and will support meals and healthcare for our staff.

We are feeding the 300+ of our staff members as well as their loved ones with a daily meal. We are continuing to pay for those enrolled in our health insurance plan. We will support them with any other urgent needs that may arise for them or their families. As of December 31, 2020, the Nancy FUND has raised $59,000 for restaurant employees.

We’re committed to supporting all of our staff and their families. This fund will support our programs as well as provide for staff members struggling with bills and other hardship they endure as a result of the COVID-19 pandemic.

About the commission My commission as a buyer’s agent might be paid by the listing agent or by the seller, which are the most common scenarios. It’s rare but possible that a buyer would pay my commission, which would only occur if a listing agent or seller are not agreeing to pay all or part of my commission.

Prior to showing a property, I will make every effort to confirm and disclose to you if a listing agent or seller is offering to pay a buyer agent commission. However, if I’m not able to confirm this, there’s a provision in our Exclusive Right-To-Buy Listing Agreement that instructs me to request that the seller pay my commission in any offer I present on your behalf.

About communication • Buyer communicates to buyer’s agent • Seller communicates to listing (seller’s) agent • Buyer’s agent and listing agent communicate with each other on behalf of their respective clients • Buyer’s agent and listing agent communicate with lender, title, inspectors, etc. • Please conduct all communications and negotiations directly through me • I have a Transaction Coordinator who assists me with various parts of the transaction. A Glossary of Real Estate Terms

Appraiser The person who decides the market value of a home based on its condition and the selling prices of comparable homes recently sold in the area. His or her job is to compute a fair estimate of market value to help the lender determine a reasonable loan amount.

Assessor A public official who appraises property for tax purposes, determining the assessed value, not the tax rate.

Closing The conclusion of a real estate transaction, which includes delivery of a deed, financial adjustments, signing of notes and disbursement of funds necessary to the sale or loan.

Contincency A condition that must be met before a contract is binding. For example, the sale of a home might be contingent upon the seller paying for certain repairs, resulting from the buyer’s inspection.

Conventional Loan

Open Mortgage

A loan made with real estate as security and not involving government participation in the form of insuring (FHA) or guaranteeing (VA) the loan.

A mortgage that may be repaid in full at any time over the life of the loan without a pre-payment penalty.

Point Fixed-Rate Loan A loan with the same rate of interest for the life of the loan.

A point is a dollar amount paid to a lender for making a loan, each point being equal to one percent of the loan amount, also called a discount point.

Homeowner’s Policy Realtor A multiple-peril insurance policy commonly called a package policy. Available to owners of private homes, it covers the dwelling and contents in case of theft, fire, or wind damage, as well as liability for property damage and personal liability.

A member of the National Association of Realtors who subscribes to a strict code of ethics.

Title Interest Rate Cap The maximum interest rate change allowed on an adjustable-rate loan for any one adjustment period during the life of the loan.

Documentary evidence of the right to or ownership of the property, which in real estate is the deed. Title may be acquired through purchase, inheritance, gift or exchange, as well as through foreclosure of a mortgage.

Your Mortgage Payment Typically Includes: Principal The amount of money borrowed. Each month a portion of the principal is paid back. Over time, interest becomes a smaller part of the monthly mortgage payment, and more of the payment goes toward reducing the principal owed.

Property Taxes Taxes paid to a local government, usually a percentage of your property value, based on the mil levy. Your lender generally collects the taxes through your monthly payments and pays them directly to the local government. The amount of tax will vary depending upon where you live and the typle of property you own.

Hazard Insurance An insurance policy that protects you from financial losses on your property that result from fire or other hazards.

Interest The cost of borrowing money, usually expressed as an annual percentage of the loan amount, for example, 4% or 6%. Principal and interest are amortized over a period of years, typically for 15 or 30 years.

Private Mortgage Insurance (PMI) An insurance policy for down payments of less than 20% of the home price, which helps mortgage lenders recover some losses if a borrower fails to fully repay. Mortgage insurance makes it possible to buy a home with a low down payment.

Schools Research Resources Choosing schools is a very personal process, as different criteria are important to different people. For example, some prefer low student-toteacher ratios while others may be more concerned with a school’s curriculum. Test scores are one indicator of the strength of a school, and those with the highest average scores tend to be in the most strongly funded districts. Since demand is consistent for neighborhoods that feed into top performing schools, there tends to be a strong correlation between school performance and real estate values for these areas.
