The residential housing market surrounding Karratha continues to post record rental returns and strong property growth this month. Whilst stock levels are holding relatively steady, the returns are steadily advancing. The rising rents are fast shaping a marketplace where lifestyle isn’t the only factor supporting some of the highest yields in the Pilbara. The current time frame for a market sale is less than six weeks in Karratha, due largely to a recent spike in investment yields. Properties continue to be purchased by a variety of buyers, however the strongest focus is nationwide investors looking for strong capital growth and high

rents. Karratha is currently offering 124 properties for sale amongst all town agencies and only 50 available for rent. Less than four weeks ago there were 142 available properties for sale, that’s 18 properties in less than 28 days, equalling 1.5 properties sold every day. Point Samson and Wickham are starting to pick up pace with the expected announcement of the Anketell Port project. Given that Point Samson has only 300 full time residents, the impending announcement will squeeze this already starving market to breaking point. Recent positive media regarding this announcement has the smart investor buyers already focusing in on this area. As the Point Samson market has proven in the past, it can provide some

record breaking returns when it heats up and with the Anketell Port project on the cusp, this market is surely about to fire up.
