Barbecue Talk WITH GAYE EACOTT It seems traditional throughout Australia, from the suburbs around the cities, to the most remote communities, that at some stage talk around the barbecue will come round to discussing real estate.

The recent announcement by Chevron regarding the Wheatstone project will give another boost to the region. Investment by Chevron is $29bn, with the creation of 6500 jobs predicted and a forecast increase in Onslow’s long-term population from the current 700 to 2200. House prices in the Pilbara grew 6.9% in the last 12 months to June and rents have jumped more 11.1% for houses over the past year. Source: Financial Review, RP Data. These are exciting times to be living in this dynamic part of the country and, as we are seeing this amazing growth continue, we are also witnessing an important change in our towns. Broome’s residential market in summary By Sue Pascoe The residential real estate market in Broome is on the move, with 205 properties sold last financial year. Sale prices have not changed dramatically, however buyer enquiry and demand has certainly increased. There have also been significant increases in rental values over the past seven to eight months with some properties leasing quickly for in excess of $150 per week increases from previous values. Vacancies rates for rental properties are also low at present with consistent demand for quality rental properties. In late 2010, 77 vacant blocks were made available in the Waranyjarri Estate at Broome North. This release by Landcorp came with the intent

of providing affordable housing options for Broome residents and investors and they were very well received by the general public. Additionally, a variety of House and Land packages were released, with eight builders selected to provide buyers with a multitude of new housing options. This month a further 39 residential blocks will be made available for private treaty sale, together with two grouped housing lots and nine medium density residential sites being offered to the market. Investor interest has significantly increased picking up, especially since the announcement in May when an historic deal was struck between traditional owners of

land at James Price Point who voted to allow a gas precinct to be constructed on their land. This arrangement was formalised in July, 2011. Predictions are that Broome will once again become an investment hotspot. With an increasing demand for rental properties investors can take advantage of buying now whilst prices remain relatively stable with the knowledge that they will receive fair rent for their property with the possibility of increases in the next six – 12 months. Additionally, Broome has always held appeal to buyers who have seen consistent increases in capital values over the years with values increasing by an average of 10.6% per annum over the past five years.

Advice for residents entering the property market The Shire of Roebourne is encouraging residents to take great care when building a new home or purchasing an existing residential property. Shire of Roebourne Director of Development and Regulatory Services David Pentz said the Shire did not provide a residential property inspection service. “However, if you have engaged a builder to construct a new home or have purchased an existing residential property and are unhappy with either, I encourage you to employ an independent property assessor,” Mr Pentz said. “The assessor should be a competent professional, who can inspect your property to determine the extent of the remedial works which may be required. “Once you have been provided with a copy of the assessment

“Typically, if a dispute arises with the builder of a new home or the seller of an existing one, it will need to be dealt with as a civil contractual matter through the courts,” he said. “For this reason, those considering building a new home should protect themselves against financial loss by taking out home indemnity insurance.” Mr Pentz said under the Home Building Contracts Act 1991 and the Home Indemnity Act, which came into effect in 1997, before a developer or builder can accept payment from a prospective buyer; they are statutorily
