The threshold of a golden era

In a previous article I spoke about my belief in The Iron Ore Story and I went on to discuss how the expansion work underway would attract many new people into the town to fill the jobs being created by all the industrial and commercial expansion.

The Pilbara residential property market is governed by the same laws of supply and demand that dictate house price fluctuation the world over. In the US at present we see steep drops in the property market for a number of reasons; mainly because the market was substantially over built, thus bringing more homes on to the market than the sales rate required, and secondly, that unemployment is high and because of this people are concerned about job security. People in the US are not prepared to undertake any more debt while they are concerned about their job security. This situation does not exist in Australia in general, here in the Pilbara in particular. There are pockets of difficulty here in Australia but this is mainly confined to the tourism areas such as the Gold Coast and other similar areas with a substantial tourism based economy with lots of holiday homes. Many investors are now suffering under the burden of negative gearing, often with reduced income to meet their commitments. Australia has a steadily growing population and at times such as these when vast sums are being invested in the mining and resources sector there is little capital left over for housing development. Skilled workers such as tradespeople and engineers are being drawn to the mining towns by the higher wages on offer as our resource giants compete for labour to complete their expansion programmes. Reports recently provided by housing industry analysts suggest

that housing starts, particularly in the eastern states are still quite low, but this I believe in part is because of the population shift north and west to the areas of the country that are benefitting most from the expansion of the mining industry. Put simply, the tradespeople who used to build homes and apartment blocks in Sydney, Melbourne, Perth and on the Gold Coast are now building infrastructure in Karratha, Port Hedland and Newman. Many of these tradespeople working over here are paying off homes they have left behind on the east coast and are not in a position to invest themselves in the local market. It is these people who look to the rental market here in the Pilbara to provide for their residential requirements. As more and more workers come in to town, the need for rental accommodation increases, the law of supply and demand kicks in and weekly rental rates rise. The flow on effect is that increased rental returns drive our residential house prices higher still. All of the major resource companies operating here in the Pilbara have long term plans to improve existing infrastructure and to commission new infrastructure by investing many billions of dollars. These jobs that are being created provide long term secure employment at substantial levels of income.The income figures for workers here in the Pilbara are so significant that according to a Commonwealth Bank report issued last year, Port Hedland was the highest tax paying post code in Australia with Karratha second and the opulent Mosman, an exclusive Sydney harbour front suburb, coming in third.
