Why do people buy where they do? Ever wondered what top ten attributes a home buyer looks for when purchasing a new property? Last year the Grattan Institute, which focuses on public policy, conducted a comprehensive survey of 700 homebuyers and came up with 56 reasons as to what people look for in their ideal home. Although the survey was conducted in Sydney and Melbourne most of the results would seem applicable to Western Australia. The number one factor most important to home buyers, was the number of bedrooms. The second factor was ‘safety for people and property’, presumably quality locks on doors and windows, an alarm system, protection for the car and a positive perception of the neighborhood. Coming in at third was the ability to be near family and friends. This was more important to people than the ability to be near work. Fourth, was the number of living spaces, such as lounge and living rooms. Fifth was whether or not the house was
detached, perhaps illustrating a desire by many people to own a more individual dwelling rather than be part of a strata complex. Six and seven were to be near local shops or a shopping centre, while eighth was the desire to be near a bus stop. In ninth place was the desire to have a garage and tenth was to be away from traffic congestion. Much further down the list were factors such as being near a pre-school, having a swimming pool, being close to the CBD, near the beach or having a water view. While there may be some differences between the buying motivations of people in Perth and those over east, most of the core factors appear fairly universal: number of bedrooms, security, being near friends and family, access to shops and public transport and a decent garage.

Sellers must show 100 identity points
In the last two years, overseas con artists have managed to sell two properties in Perth which they didn’t own. This was devastating not only to the rightful owners of these properties, but also to the real estate agencies who were also victims in this dreadful situation. In both, so-called, Nigerian property scams, the criminals were able to convince the agent, the settlement agent, the banks and Landgate that they were the title holder and could sell the property. Once the transfers had occurred and the sales settled it became apparent that everyone had been duped, including the legitimate owners of the houses. These property scams had been possible because identity checks had not previously been a requirement as part of the listing process when selling a home. However, as technology has advanced it has become possible for scammers to fake an identity and present themselves to a real estate agent as the legitimate owner of a property when in fact they are not the owner. In response to these frauds, the state government has now implemented a system whereby the seller of a property must produce evidence of their identity in much the same way as you must do when you wish to open an account with a bank or telephone company. This now means a 100-point check in most cases, by which the seller has to produce a series of different identity documents such as a passport, drivers license, rates notice, bank
