Thinking of a real estate career in 2013?
One of the attractions of working in real estate is that people of most ages can confidently start a career. This is different to many other professions, which tend to require training at a young age and a lengthy internship. A real estate career requires considerable professional education, but life experience can also be a great advantage. Real estate offers a wide selection of career paths including property sales and property management in the residential, commercial and rural sectors. There are also exciting opportunities in property development, business broking or working as a buyers agent. The State Government regulates qualifications for employment in the real estate sector and has a keen interest in seeing high standards are maintained. The starting point for most real estate careers is work as a registered real estate sales representative. This involves completing a course in property studies either at REIWA or another real estate training provider. To qualify for registration as a sales representative or property manager in Western Australia you must be aged over 18 and hold a current police clearance. Commonwealth industrial relations law means that sales representatives may be paid a
base salary and don’t have to rely on commissions alone. Property managers are generally paid a salary. A real estate salesperson must be employed by a licensed real estate agent who operates an agency. The requirements for a real estate license are more onerous if you are thinking of eventually running your own business. In order to be a licensed agent you must have completed a Diploma in Property Services (Agency Management) which can be undertaken as a one year part-time course at REIWA or elsewhere. A property degree from
Curtin University would also satisfy the educational requirements for licensing as a real estate agent. Other requirements for licensing include two years experience in negotiating real estate transactions, current police clearance and various other requirements which typically apply to any type of business operator. People can commence their real estate careers from 18 years of age having had experience in an unrelated field. More people are entering the sector with tertiary qualifications and with broad interest in all sectors of the market.
Experience in real estate work can be transportable, as some other states and territories recognise WA’s qualifications in their jurisdictions. Real estate can be a challenging yet rewarding career. There is a continuing demand for top quality property managers and for professional sales consultants with long term goals. How To Boost Your Investing Clout
Let’s be honest. Few people have enough spare cash sitting around to pay upfront for an investment property.
Borrowing can give you the leg up you need to afford an investment property that would otherwise be out of reach. As everyone knows, to do so, you’ll usually need to take out a mortgage against that property or use the equity in your home to pay for it. Three reasons to borrow • It’s possible to achieve higher gains and make more income, and so achieve your financial goals earlier • Most costs (including interest) are tax-deductible so long as you keep evidence of expenses and can justify them • You can afford to buy a better quality and wider range of properties than if you were restricted to using only your own capital • Two reasons not to borrow • You have to be able to afford the interest (especially if interest rates go up) payments and you will have to eventually repay the loan. • If the value of your investment property heads in the wrong direction, you can end up losing money and you’ll still
have to repay the loan – a negative equity situation. Nevertheless, a properly managed investment loan can be a great strategy for growing your wealth faster. Securing a great investment property loan A mortgage is a mortgage, and most of the loans that can be used to purchase your own home can also be used to purchase an investment property. They’re re-labelled as “investment” loans, and the borrowing process and some of the loan features and conditions differ slightly. You can borrow to buy an investment property in two main ways. 1. Using your own home as equity The first is to use your own home as equity (if you own it outright or have paid off a lot of your mortgage already). This can involve redrawing on your existing mortgage or going back to the lender and increasing the loan amount to cover the new property. Some lenders won’t require a deposit for
the investment property if you already have adequate equity in your home. 2. Using the investment property as equity The second way to pay for an investment property is to use that property as equity, instead of your home. Most investment property loans allow you to make interest-only or principaland-interest repayments. The best variable rates currently available are as low as 6.23% (fromUBank). Finding the lowest available interest rate is as important when you’re borrowing to invest as when you’re borrowing to pay for your own home, but here are some other attributes
that don’t apply much to a home loan yet are vital for an investment property: • Portability. You might want to buy and sell investment properties more quickly than you would your own home, so having a portable, flexible loan is critical • Low fees. Pay close attention to entry fees and exit penalties, especially if your aim is to use leverage to buy more than one investment property. You don’t want to have to re-negotiate the whole loan contract and pay set-up costs each time to add a new property • High loan-to-value ratio. Investment loans that don’t require a deposit at all are preferable (the lender will accept equity in your home in lieu of a deposit), and you want to avoid paying lenders’ mortgage insurance (LMI) if possible • Repayment flexibility. This is also important. You may prefer interest-only payments, particularly in the early years of establishing your property portfolio. Source: com.au

The minefield of credit reporting alone Brokers who don’t have contact with a reputable credit rating repairer to refer bad credit clients to, may be missing out on more than just commission from lost deals. In some cases, they may also be doing their clients a disservice, says a leading credit rating repairer and advocate for credit reporting accuracy. CEO of MyCRA Credit Rating Repairs, Graham Doessel says that while many people whose credit history shows up with defaults deserve that rating, there are also many whose credit file contains errors and omissions and he says those people should be given the chance to clear their name. Mr Doessel wants to help educate brokers and consumers alike on some of the myths surrounding credit files. Consumers always know they have bad credit before they apply for a loan. There can be many reasons for people not to know they have bad credit until they apply for a loan. They may have moved, been hospitalised, been an identity theft victim or even been a victim of error with their creditor. If the client was not notified prior to the default, in many instances the listing has been placed on the credit file unlawfully, and should be disputed. Credit file listings are always correctly placed on credit files. Credit reporting mistakes can and do happen – but most consumers are unable to recognise credit file errors. Some estimates point to as many as 34% of credit files containing errors or omissions. Credit file complaints are easily disputed. Some brokers assume if the listing is there – the client must be deserving of it. But in reality, once a listing has been placed on a credit file, it is very difficult for individuals to have it removed. So even if the listing shouldn’t be there, most often people are forced to put up with it. Often they are told the listing can be marked as paid, but will not be removed from the credit file. If a Default or Clear-out is on the credit file it can never be removed prior to the end date. Some brokers assume credit repair must be a ‘con’, as in their experience listings are never removed. In truth, unless the client can show why the listing was placed unlawfully on the credit file it will not be removed. It is up to the client (or the credit repairer acting on their behalf) to show reason as to why the listing was placed unlawfully, and negotiate its removal. The process of credit repair involves an audit-like investigation of the entire case to determine, based on legislation whether the credit listing was placed unlawfully on the credit file. If this is determined, the credit repairer will formally negotiate the removal of the listing from the credit file on the client’s behalf. A bad credit client should be steered to the nonconforming market. If a broker considers duty of care to their client, and they believe the client should be able to obtain mainstream credit, except for bad credit history – then another step must be inserted in the process – deciding on the possible validity of the bad credit before providing non-conforming finance options to them. Credit repair is a waste of money. If a potential borrower is able to have their unfair credit listing removed, they can reduce their interest charges by thousands just by entering a loan with a mainstream lender. On a loan amount of $350,000, a borrower would pay $487.62 more in interest each month over the first three years in a non-conforming loan at 9% interest vs the standard variable rate of say 7%. When we look at that in total, the borrower would be up for a staggering $17,554.34 more just in interest alone over those first three years.

It’s no surprise that investors are attracted to buying properties in mining towns because of the huge rental returns and regular capital growth. However, these financial riches are accompanied by unique challenges as often the investor lives hundreds of kilometres from their investment property, due to most mining towns being located in remote areas of Australia. Figures
indicate
that
while
approximately half of all landlords in capital cities manage their own investment properties, very few selfmanage their investments if they are located in regional areas such as the Pilbara. Logistically, it is too difficult and can be fraught with danger. In addition, there are key differences between the type of tenants in the mining town marketplaces and those who rent properties in city areas. Traditionally, tenants in cities tend to be young, single or couples, who are students or have just entered the work force. In contrast, tenants in mining towns are predominantly mining companies who are leasing properties for highly paid, skilled employees. The predominance of these corporate tenants in mining towns comes with an expectation of quality accommodation in some markets, with a preference to new or near new properties that are professionally managed by local agents to assist with urgent leasing and maintenance requirements.
Mining companies are mindful of supporting their highly paid workforce and invest allot of time and energy in retaining staff and families within the town. Astute companies are mindful that Low quality accommodation and lack of professional management, results in higher turnover of staff, impacting the company negatively from a financial and cultural perspective. The key to successful investing in mining areas is relying on the right advice about the type of property that will appeal to the marketplace, prior to purchase.
