and the city of Joondalup, with the latter now a thriving city. The planning undertaken in developing these two is the same as being applied to the Pilbara. The other aspect of this type of development is that more people will move into the area and this in turn has a dramatic effect on the real estate market. As the new land subdivisions are completed and the display homes built a higher standard of accommodation is established, the expectations of the buyer become higher.

For any type of stain, you can try whipped detergent fill a container with 50/50 of dish detergent and water and use a handmixer to whip it up, then use a rag to rub the froth into the spot, rinse with water. Shampoo mixed with water is also a good general stain remover. If you need to use hired outside help, there are companies out there which are environmentally friendly, and only use ‘green’ products. It’s a great feeling when you have a nice clean house ready to go on the market, and you know you’ve done your part for the environment in doing so.

The Residential Tenancies Act allows a further $260 to be collected if the tenant is permitted to keep any cat or dog on the premises to meet the cost of any fumigation of the premises that may be required at the termination of the tenancy. If the fumigation cost exceeds $260 then the tenant would be responsible for any excess. Pet Bond can only be charged once, irrespective of the number pets being allowed. I have a fixed term lease. How much notice do I have to give to the owner/ agent to vacate the property at the end of the lease? The Residential Tenancies Act does not require any notice to be given by either party at the expiration of a fixed term lease. If a tenant with the authority of the owner remains in the premises on the termination
of a fixed term lease without entering into a new fixed term lease then the lease reverts to a periodic lease With a periodic lease the tenant must give 21 days written notice to terminate. With a periodic lease, the owner is required to give 60 days written notice. How often can a real estate agent carry out routine inspections? Normally the first routine inspection would be carried out after the first six weeks, and thereafter quarterly. How much notice must a real estate agent/owner give for inspecting the property? The Residential Tenancies Act at section 46 Owner’s Right of Entry states that an owner may enter a property: for the purpose of inspecting the premises or any other purpose, on a day and at a reasonable hour, specified in a notice given to the tenant not less than seven nor more than 14 days in advance. How long should it take to have a bond returned? Once the Form 4 Application for Disposal of Security Bond has been signed, no further deductions may be made from the bond. The bond would then normally be refunded within seven to 10 days. If the property is sold, how much notice to terminate a tenancy does the owner/ agent have to give? Under Section 63 of the Residential Tenancy Act if you are a periodical tenant, 30 days notice is required to be given once the landlord/s have entered into a contract for sale of the premises. If you are on a fixed term tenancy, you have the right to remain as a tenant in the premises until the end of the fixed tenancy period. The property I am renting does not have window locks and I am unable to obtain contents insurance. Does the owner have to provide window locks? The Residential Tenancies Act at section 45 only requires that “the owner shall provide and maintain such locks or other devices as are necessary to ensure that the premises are reasonably secure”.

How much notice should the owner/ agent give to me for prospective purchasers to inspect the property? The Residential Tenancies Act at section 46(1)(g) states that the owner or agent may enter the property “for the purpose of showing the premises to prospective purchasers, at any reasonable hour and on a reasonable number of occasions, after giving the tenant reasonable notice.” What happens if I do not pay the agreed rent? A basic obligation of a tenant is to pay the rent. If the rent is not paid by the agreed date, then the owner/ managing agent may seek to end the tenancy. The tenancy may be ended through two alternatives: Firstly, not less than one day after the rent should have been paid, the owner may issue a Breach Notice or Non Payment of Rent of Rent (Form 21). This notice requires the tenant to pay all outstanding rent within 14 days. If the rent remains unpaid, the owner may issue a Notice of Termination for Non Payment of Rent (Form 1A). This notice seeks to terminate the tenancy
agreement and requires the tenant to leave the property within seven days. Secondly, not less than one day after the rent should have been paid, the owner may issue a Notice of Termination for NonPayment of Rent (Form 1B. The notice warns the tenant that unless the outstanding rent is paid within the next 7 days, the owner/agent may apply to the court for an order to terminate the tenancy agreement. Can I withhold rent? No. If the owner does not honour his/her obligations under the lease agreement, the tenant is not legally able to withhold rent. The tenant may issue a Notice of Breach of Agreement (by Owner) Form 20A. If the situation is not fixed by the termination of the notice period, an application may be made to the Magistrates Court seeking an order for the owner to remedy the alleged breach. Rapid response to Pilbara’s industrial growth The pace of industrial growth in the Pilbara is set to full speed as Gap Ridge Industrial Estate experiences rapid development. Stage one civil works are now complete and stages two, three and four are soon to start after approval from the State Government. The next stages include water, sewer, power, communications and storm water drainage. All lots will be capable of high speed broadband. The lots will range in size from 2,000sqm to six hectares. Gap Ridge Industrial Estate has already
attracted 32 companies which indicates the importance of Gap Ridge’s 260ha light and general industrial site. Regional Development and Lands Minister Brendon Grylls said in a LandCorp statement that it’s another Pilbara success story.
“Some tenants are already established in the region and require additional and better serviced land, while others are seeking to develop new facilities; but the common denominator is that all are looking to create more opportunities and more jobs in the Pilbara.”
“The estate, being developed by LandCorp through the Government’s Pilbara Cities initiative, has become another Pilbara success story with only a few lots remaining in the first stage,” Mr Grylls said.
Gap Ridge Industrial Estate is located 9 kilometers west of Karratha at the corner of Dampier Highway and Exploration Drive. Large lots are selling now with sizes ranging from 4.14ha to 6.08ha
