FUND BUILD MANAGE Capability statement

BUILD OVER 40 YEARS OF CONSTRUCTiON EXCELLENCE In operation since 1977, and with our founding directors still at the helm today, Pindan is a leading national property group. Our expertise to FUND BUILD MANAGE property Australia-wide is well recognised and trusted as a symbol of quality and reliability. With an annual turnover of A$500 million and employing 350 staff, Pindan has proven capabilities and a can-do commitment that delivers results. We offer a comprehensive range of services including construction management, design management, property funds management, development management, asset maintenance and project marketing and sales. Today, our portfolio of partnerships include private and public enterprise and federal, state and local governments. Our award-winning projects span from non-process infrastructure and villages, commercial, industrial and health and care facilities through to community, education, residential, civil works, infrastructure, asset management and maintenance. It’s a track record that speaks volumes about our expertise. About how we partner with clients and consultants from the outset to safeguard the viability and vision of every project. About combining leading-edge techniques and materials to reduce costs, time frames and complexity. And about doing all this while elevating safety, quality and sustainability standards on every project. Our Building on Partnerships ethos has seen Pindan prosper with our personal and collective commitment to get the job done. It sets Pindan apart and is the reason why our clients choose us time and again, safe in the knowledge that we truly embody our belief in partnerships.

Capability Statement 18/19

FUND While many clients come to us solely for our construction expertise and capabilities, we also collaborate with clients as joint venture and capital raising partners where appropriate. That’s where our AFS-licensed and ASIC-compliant property funds management arm – Pindan Capital – comes in, raising capital to finance our clients’ projects if feasible, or by potentially co-investing and sharing the financial risk. Backed by a financial partnership with international property group, Oxley Holdings Ltd, we make for an industry powerhouse, combining decades of skill and experience with the capital and proven record to deliver major projects.

MANAGE Having managed a host of property development projects throughout Australia – for clients, as well as ourselves – we’re uniquely qualified as development management consultants. We have an enormous amount of project management experience, helping you through all facets of your own development and ensuring it is completed as efficiently as possible. We can assist in initial feasibilities and site acquisition, through to planning, project marketing and sales. All seamlessly integrated with our design & construct capabilities to ensure a streamlined experience.

Capability Statement 18/19

THE PINDAN EDGE DESIGN & CONSTRUCT AND EARLY CONTRACTOR INVOLVEMENT Our in-house design management, engineering and cost-planning capabilities means we can value-add from the outset. Indeed, that’s where our renowned Design & Construct (D&C) and Early Contractor Involvement (ECI) expertise can make all the difference to the success of your project. More and more of our clients and consultants are using our invaluable in-house perspective and expertise to find innovative ways to improve buildability by refining and streamlining projects. In fact, since 2008 we’ve been awarded D&C and ECI contracts worth over A$1.8 billion. Whether we’re consulting and contributing to design development, or taking on full project management responsibility, our early involvement means we can ensure construction feasibility and provide recommendations and solutions that minimise timeframes and budgets. It could mean suggesting structural solutions or alternative construction methods and materials, through to mitigating risk by flagging up potential construction or compliance issues. In short, our D&C and ECI input provides peace of mind that your project will be planned, documented and realised as efficiently and effectively as possible, providing certainty around costs, as well as schedules, thanks to our fixed budget commitment.

INNOVATIVE METHODS AND MATERIALS We understand the best construction techniques and structural systems that best suit each project’s unique specifications. We carefully consider materials, warranty periods, equipment and plant to ensure they are sufficiently robust to provide the lowest overall cost when considering capital, maintenance and operational cost over the building’s life cycle.

Capability Statement 18/19

LIFE CYCLE MAINTENANCE Our significant in-house maintenance operations via our dedicated business unit Pindan Asset Management enables us, after we have successfully constructed your project, to efficiently maintain, both planned and reactive, your facility over its lifespan thereby further ensuring lowest possible life cycle cost.

A TRUSTED NETWORK We’ve nurtured a loyal workforce and network of trusted consultants, sub-contractors, tradesmen and suppliers. They are the embodiment of our partnership ethos and one of the main reasons we’re able to consistently deliver the highest quality across an increasingly diverse range of projects. From engaging their early involvement at the design phase through to undertaking the works onsite, there’s no substitute for relationships which have developed over many years of working together. The result being the best possible outcome for our clients.

THE BEST PEOPLE When you engage Pindan, you’ll get the best people on the job. Highly qualified and at the top of their game, our executive and management team is arguably one of the most stable in the industry with no less than 50 top performers employed for 10 or more years. We invest in highly experienced personnel with architectural and engineering backgrounds who speak the same language as our consultants. We have dedicated people in cost-planning, programming and quality control whose main purpose is to add further value into your project. Our high levels of staff loyalty - over 50% of the construction team have been with Pindan for more than five years – means we’ll retain all the intellectual knowledge needed to see you through efficiently from concept-to-completion.

Corporate social responsibility Family values define our culture. Supporting local charities We have a long history of working with local charities, such as the Cancer Council, Parkerville Children and Youth Care, Cystic Fibrosis and the Association for the Blind. Since 2007, we’ve raised circa A$1 million through the construction and sale of charity homes and staff fundraising. They’re why we care for our people and our partners, promoting a safe and inclusive family-friendly environment where everyone enjoys the support, training and flexible working arrangement they need. The same values mean our community, charity and environmental initiatives are part and parcel of life at Pindan.

Engaging with communities Our commitment to local communities can be seen in everything we do, from the way we consult with local people so we can design and build in harmony with the environment and community, through to proactively promoting Indigenous employment. We are particularly proud of our mentorship of fledgling Indigenous businesses into multiskilled enterprises, which is why many of our projects in remote areas far exceed the 20% Indigenous labour component required.

Capability Statement 18/19

From the Red Cross’ corporate blood donation drive, through to donations for crisis relief and Christmas gifts for children in care, giving back is very much part of the fabric of our caring culture at Pindan.

Caring for the environment Just as we care for local people and communities, we also care for the environment. This commitment is perhaps most obvious in the way we integrate sustainable design features into our buildings to minimise their environmental impact. However, it’s a commitment that goes beyond our design team. Sustainable work practices are embedded in everything we do. Our sites are managed to ensure minimum impact on the local environment, and we adhere to all statutory and local government requirements, always.
