t is always humbling to stop and reflect on our accomplishments as each year draws to a close.

Among the list of industry accolades Pindan has received this year, we were honoured to learn of our continued success in the HIA-Cordell Construction 100 and Housing 100 Reports.

Twelve months after beginning a $100m+ housing maintenance contract to maintain and service 5600 DoH properties across this vast area, Pindan Asset Management has now completed more than 33,000 work orders over 6,500 assets and expanded its workforce to 90 staff.

The latest rankings saw Pindan named in the top 20 largest commercial construction companies in Australia and in the top 20 biggest movers in residential starts in Australia. Reinforcing our position as one of Western Australia’s preferred construction companies, we were also ranked the largest semidetached dwelling builder in WA and the fifth largest nationally; the largest multi-unit builder in WA and the fourth largest nationally. In addition, we pleased to be named the fourth largest home builder in Western Australia and the twelfth largest nationally.

Pindan could not be the company it is without the support of its valued sub-contractors and suppliers. They never fail to amaze us when asked to support a worthy cause and during the past few months have quietly added the finishing touches to the latest Pindan/Master Builders charity home.

This recognition underpins Pindan’s commitment to integrated solutions, where our core capabilities of building, funding and managing work in sync to benefit all parties.

The home will be sold later this month and we look forward to donating the net proceeds from the sale to our chosen charity for 2014/2015, Parkerville Children and Youth Care.

Notable projects completed in 2015 that fit this bill include the Freshwater development in Claremont in partnership with Aria Land, the Elements development at South Beach and the Gascoyne Health Redevelopment.

The funds will go a long way to help them support more than 2,000 of WA’s most vulnerable young people to recover from trauma from abuse.

The project is located on the corner of Stirling Highway and Freshwater Parade in Claremont and features 70 high-end apartments over two mid-rise buildings, 10 commercial units and a lap pool. Pindan was involved in both the capital raising and construction of the project and Paul Simpson, Managing Director of Aria Land, said Pindan’s ability to deliver to such a high standard resulted in the development being built on time and on budget. “Aria Land is a boutique developer and development manager and Pindan’s standards in respect to all areas such as construction standards, pricing, management and general business ethics align with ours. “There are few builders that possess such attributes, as well as the capacity to build luxury developments, making Pindan the perfect partner for Aria Land,” Paul said. Freshwater is the second development Pindan has built for Aria Land, having previously built West One in Hay Street, West Perth. Scott Davison, General Manager Funds Management for Pindan Capital, said having previously worked with Aria Land, Freshwater presented a great opportunity for Pindan to become an equity partner as well as builder of the development.

indan has won two prestigious awards in recent months.

A project that brought new life to the heritage-listed, fire ravaged Claremont Council Chambers caught the attention of the National Master Builders Association at its Excellence in Building and Construction Awards on November 14 on the Gold Coast. The project was named by the national body as the Best Commercial/Industrial Construction Award ($5 million to $10 million) in Australia. “Pindan have taken this old heritage building in Claremont and revived it to something of brilliance,” Wilhelm Harnisch CEO of Master Builders said. The project consisted of restoring the old heritage council offices and building a new three-storey extension to the existing offices. “Not only did Pindan restore the old building and extend the workspaces, they restored the old clock on the gable façade, a familiar sight for generations of local road users,” he said.

“The restoration turned out beautifully and was delivered on time despite the industrial design and material challenges that Pindan faced. Pindan are very worthy winners of this National Excellence Award,” Mr Harnisch said. Pindan’s Director of Construction, Mark Thompson, said the team was thrilled by the win. “We have a long and proud history of expertly building modern facilities with heritage structures and are honoured to have been recognised nationally by our peers for this challenging project,” he added. Meanwhile, in August, Pindan’s North One - Subi Centro was named a winner in the Medium Density category of the 2015 Urban Development Institute of Australia WA (UDIA WA) Awards for Excellence. North One was completed in late 2014 and recognised as a strong example of a high quality built form and architectural excellence. The mixed use development comprising of 88 apartments, 17 commercial units and unique communal rooftop facilities known as “The Loggia” was described by the UDIA judges as “outstanding”.

for the old and the new Senior Project Manager for Pindan, Tim Cummins, said the focus on a high quality communal space at North One was purposeful and unique, when compared to similar developments. “Our emphasis was on creating communal spaces which are well used – places where residents and commercial tenants can entertain clients and friends – and our rooftop is a great example of that,” he said. Tim added that all apartments feature a high quality fit out, an unusual feature for apartments at an entry level pricing structure, but vital in ensuring the internal design of the building matched the external architecture. “Architecturally, the external façade with its angular forms of the building on the north side and its patterned brick blades on the south are contemporary and striking, so it was essential the internal fitout had the same wow factor,” he said. The judges agreed, also praising North One for its “symbiotic” relationship with adjoining buildings such as the historic St Joseph’s Church.

indan will design, procure and build 50 residential homes for Chevron Australia next year after securing a contract in August.

The modular homes will accommodate the residential operational workforce of Chevron’s Wheatstone project, and will be built on land owned by Chevron in Barrada Estate in Onslow.

“A detailed design phase for the homes is underway and expected to be finished by November,” he said. “Mobilisation to Onslow is planned for early 2016 and the first houses will be delivered to Chevron progressively from mid-2016. At peak construction, the workforce to deliver this contract is expected to be up to 60 personnel.

Great communication the best prescription for hospital revamps

C

ollaboration and open communication have been credited for the successful completion by Pindan of significant redevelopment works at the Carnarvon

Health Campus and Exmouth Health Service this month. Pindan began the $35 m Gascoyne Health Redevelopment project in August 2014, concurrently managing two complex projects located some 365kms apart. The facilities, which remained open during the works, received new Ambulatory Care Centres housing services such as Mental Health, Population Health and Dental Health as well as upgrades to emergency (Carnarvon) and triage (Exmouth) areas, office spaces and existing primary hospital infrastructure. Logan Joyce, Project Manager, said that from the beginning, both projects required robust planning processes to ensure successful completion. “It was clear from the outset that communication was the key to ensuring all stakeholders were well informed of the project activities on a regular basis,” he said.

“Pindan, with the project team, also applied rigorous investigations into how the existing services within the hospitals worked and how these services would be managed during the upgrade process in a safe manner,” he said. Logan said upgrading existing infrastructure at both projects while they were open for business presented a few challenges. “To effectively manage the changeover from old to new without hindering the hospitals’ operations, Pindan and the project team carried out a series of workshops to proactively discuss risks and formulate strategies to mitigate negative impacts on the project,” he explained. “It is considered this open, transparent and truly collaborative approach to project problem solving was the greatest triumph over the testing nature of these projects.” Logan said he was pleased to see the projects delivered successfully, with minimal disruption to both hospitals’ operations and within the agreed timeline. “We attribute the project’s success to the culture of collaboration adopted by Pindan and the project team throughout the project’s lifecycle,” he said.

Innovation pays off for Pindan Asset Management as it reflects on year of growth

indan Asset Management has reflected on a stellar year of growth and innovation following the commencement of a pivotal contract with the WA Department of Housing (DoH) last November. The five-year housing maintenance contract – which has the potential to run for a total of 11 years – initially asked Pindan Asset Management to maintain and service 5600 DoH properties in the Pilbara and Mid West/Gascoyne regions. To date, more than 33,000 work orders have been completed by a dedicated team, which is on call 24 hours a day, 365 days a week and manages an average 150 requests each day across 6050 assets. According to General Manager, Pindan Asset Management, Stephen Arndt, Pindan Asset Management has already achieved several milestones, including the addition of 450 remote community houses to the contract scope. “When Pindan Asset Management began servicing this contract on 1 November 2014, we had just completed a three-month mobilisation process,” he said. “That process allowed us to purchase and customise our Enterprise Resource Planning system known as IFS and establish regional branches in Geraldton, Hedland and Karratha.

“Another key milestone was the integration with the DOH system to allow multiple messages between the two organisation’s systems across the life of a work order, and we recruited 44 direct employees and back office staff plus a network of strategic sub-contractors to support the service delivery effort.


Reflecting on Pindan Asset Management’s “evolution’” during the past 12 months, Stephen recalled the following achievements:

• The first issued work order completed in 45 minutes. Feedback from DoH has indicated that this is a record response time for any work order in the region • Being DOH’s top or second best performing head contractor across the state for every quarterly reporting period • An extra 120 GROH (Government Regional Officers’ Housing) refurbishments have been completed • Further developed the ERP system to include Recipient Created Tax Invoicing and full inventory management • Purchased and customised a business intelligence tool – Qlik View which forms Pindan Asset Management‘s daily operational management tool • Developed a mobile incident and inspection reporting application • Secured an additional client, adding 400 extra properties

Stephen said Pindan Asset Management has also established three other regional branches in Carnarvon, Meekatharra and Newman and grown the workforce to include 90 directly employed staff. “We are the only head contractor that direct employs,” he said. “Plus, being the only new head contractor working on the contract, our service delivery approach has proved successful for the vast region we cover, when you consider performance results.” The cornerstone of Pindan Asset Management’s approach is a unique “lock-step” method – including pre-work checklists, risk assessment, photographs of progress and post work checklists/ tenant surveys – to manage each work order to ensure consistency in approach. “With our system we have the ability to continuously refine the spare parts that we carry to suit the local area, similarly we continually monitor our labour profile to ensure we have the right trades in the right place with the right parts to be able to complete as many jobs as possible without the need to return to base,” Stephen explains. “This is all done in real time and on a mobile device without the need for paperwork.” Looking forward to 2016 and beyond, Stephen said Pindan Asset Management was considering several “like opportunities”, placing Pindan Asset Management in an excellent position to continue its rapid growth and expansion. “With long-term contracts (10 years plus) in place, and on offer, and leading-edge systems and process working to support these, Pindan Asset Management is well placed for the foreseeable future,” he said.

F

or as long as she can remember Melanie Coles has been fascinated by construction.

“She also had many years’ experience on big projects in South and Port Hedland while she was an apprentice.

Growing up in Hedland she was intrigued by the various projects springing to life around her and while considering future occupations in high school, she decided to test her skills.

“When I was approached to come and work directly for Pindan Asset Management as a Supervisor, I offered to take two workers with me that I highly recommended and Melanie was one of them.”

After experiencing four trades during work experience stints – ranging from cabinet making to boiler making and plumbing – Melanie was surprised to discover a talent, and passion for, cabinetry.

Melanie said that she felt destined to be involved with Department of Housing projects, having assisted with their New Living Program during her apprenticeship.

She commenced an apprenticeship in 2010 and gained valuable experience as a contractor on large projects, run by Pindan and other companies in the North West, by the time she had completed the trade in mid-2014. When Pindan Asset Management began recruiting local staff to assist with its large-scale Department of Housing contract earlier this year, Melanie was offered a job as a Maintenance Carpenter in Karratha. Supervisor, Slava Slavashevskiy, explained how Melanie was handpicked for the role. “Melanie has worked directly for Pindan since June 2015 but previously worked for me at Timber First as a Leading Carpenter,” he said.

“I also did two weeks in Newman at the Art Gallery, then went to Meekatharra for two weeks doing maintenance and did second fix for Pindan during the second half of last year,” she said. In addition, I worked on the renovations at Port Hedland’s International Airport and it seems that it doesn’t’ matter where I go, or who I work for, I always end up doing Department of Housing related work.”Six months after taking on the role, Melanie says she is enjoying the professional growth she has experienced. “The thing I like most about working for Pindan is that I can express myself in the carpentry aspect of my job and take on the organising part of my day,” she said. “In many companies you don’t get that role, so I can really say that I have matured over my time with the company.”

estern Australians are known for their generosity and the latest Pindan/Master Builders charity home at Rivers Edge in Guildford was no exception.

Managing Director of Pindan, George Allingame, said all contractors and suppliers had worked tirelessly to bring the project to fruition and he could not be prouder of the result.
