Hello once again and welcome to the Spring 2015 edition of my Annerley Property Market Commentary. I hope this finds you and your family well and that you are all enjoying the beautiful spring weather. Spring already! Hasn’t the year flown? We will soon be hearing how many shopping days it is to Christmas. Since my last Market Commentary we have continued to see some great sale results here in our wonderful suburb. The local market is continuing to show some very positive market indicators. Of interest is the number of Sydney investors actively looking for property in the area. The Sydney property market is ‘cost prohibitive’ to many investors as the Sydney median house price for the quarter ending 30 June 2015 was $1,000,616. The Sydney market is hot therefore many investors are seeing Brisbane as a very viable alternative for investment. Considering the problems Queensland has experienced in the last couple of years, with a change of government, dramatic cuts to public spending and the end of the mining boom, it’s a surprise that Brisbane house prices did not fall by and large. Admittedly Brisbane’s growth has been modest when compared to that of Sydney and Melbourne. During the year to June 2015, median dwelling values grew by just 3.4% while Sydney prices surged to 16.2% and Melbourne median prices climbed to 10.2%. A renowned senior economist, whilst acknowledging that the current growth in median dwelling values is modest, believes Brisbane still has lots of potential for investors looking at acquiring quality properties. However the apartment market in Brisbane may be heading for oversupply due to the many projects underway. Many investors are attracted to this market due to its relatively low entry price point. If the apartments are located inner-city, rental levels are stronger. Rentals are also stronger if the apartment blocks are close to universities. The concerning issue is that with so many apartments being continuously added to the market, rental levels will weaken and capital growth with these new builds will be unlikely in the short term.

Annerley
As previously mentioned in past reports the level of buyer competition in a suburb can greatly affect prices achieved. The diagram below, produced by realestate.com.au, illustrates the current level of buyer interest in Annerley. Once again interest is far above the QLD average.
High interest can definitely equate to high prices. Of great interest is that there have been two sales in Annerley in the past week well in excess of $1million. One, a property in Clive Street sold for $1,410,000 and the other, a property in Wilkins Street East sold for $1,180,000. These are fabulous results!

Over the years I have become very passionate about Annerley and its surrounding suburbs. It was therefore only natural to want to become more involved in the local community and help where required. For the last two years I have been the major sponsor of the Mary Immaculate Catholic Primary School Multi-Cultural Festival. This was held on Saturday 5th September and once again was a really FUN day! There were rides, a jumping castle, food stalls offering a multitude of cuisines from around the world, cake stalls, raffles and lots of entertainment. As a major sponsor of the festival, and to add to the fun, I once again ran a ‘Guess how many balloons in the Place Mini’ competition. Entry was FREE with the prize being a Gift Card of the winner’s choice to the value of $250. There was a great response to the competition with a broad range of guesses being made. The correct answer this year was 113. Due to the fact that there was more than one correct entry, the winner was drawn at the primary school Monday afternoon, post event. The lucky winner, who had recently enrolled their child at the school was thrilled to win the prize.
